Why do Palazzio’s wing-shaped towers change the brief?

Room and privacy: 160 homes in two curved towers, three to five to a floor, each reached through its own lift lobby. Most are now fifteen years old, so the work is renewing large rooms rather than squeezing small ones.

Sundays in Bed is a residential interior design studio in Kuala Lumpur. We design condominium homes across the city for a fee per room, agreed in writing first. We haven’t yet designed a Palazzio home, so what follows comes from the developer’s own floor plans.

Sunway City completed Sunway Palazzio in 2011 on 4.3 freehold acres off Jalan Sri Hartamas 1, with landed houses on most sides. Its two towers bend like a pair of wings, so many living rooms and master bedrooms meet a curved outer wall.

Sunway Palazzio’s 160 units range from 2,507 sq ft to just over 10,000 sq ft built-up; most are three- and four-bedrooms.

Every published plan follows one pattern: a private lobby with two lifts, a dry kitchen open to the dining and, behind a door, wet kitchen, laundry and a helper’s room with its own bathroom. The master bedroom, with its dressing room, often sits on the curve.

That generosity is built in; the fittings are not. Kitchens, bathrooms, air-conditioning and wiring are reaching fifteen years, and many homes have changed hands since.

So a brief here starts with what has worn, then asks what your household needs from two kitchens and up to six bathrooms.

Scale changes the furniture as well. At 2,500 sq ft and more, a standard sofa and rug look stranded, so pieces are chosen for each room’s size.

Lobby, curve, two kitchens: what should a Palazzio owner settle first?

The parts of the plan you can’t move, and how your household will use the ones you can. Settle these five early and the rest falls into place.

The lift lobby. Two lifts open into a lobby that serves only your home, so it is the first room any guest sees. Shoes, keys, a mirror and good light belong there, within whatever management allows to be fixed.

The curve. The wing-shaped towers bend the outer wall of many master bedrooms and living rooms. Wardrobes and sofas can’t sit flat against a curve, so we place them off the straight walls and bend the curtain track instead.

Two kitchens. Up front, a dry kitchen on show to the dining; behind it, the wet kitchen, laundry and helper’s room, with a service entrance in several types. Give the wok to the back, and design the front to be looked at.

The study. Types A, F, J, K, L and M each have a study, off the dining or beside the master suite. Home office, a child’s bedroom or a quiet television room: we settle its job before drawing a single shelf.

What still works. The plan is generous and the plumbing points are fixed, so we keep both, along with any recent upgrade still in good order. The money goes to the kitchens, the master suite and whatever fifteen years have worn.

What does it cost to redesign a fifteen-year-old Sunway Palazzio home?

For a three-bedroom Type C or D here, the Sundays in Bed design fee is estimated at RM34,005–41,135; for a Type J or K, with four bedrooms and a study, RM48,265–55,395. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a Type A or F here comes to about RM351k–610k in all.

Spend where it matters. Skip what doesn’t. Here, that usually means both kitchens and the master suite first, then only the bathrooms that have worn. Pick your type, and untick any room you’d leave alone. Nothing is firm until contractors quote.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The first figure covers a typical Palazzio scope: living and dining, both kitchens, each bedroom and every bathroom bar one. The second adds two further rooms, say the powder room plus the helper’s bathroom.

Bathrooms: the plans show four to six, powder room and helper’s bathroom included. We’ve priced one fewer, since few owners redo them all; untick any you’d keep. Dry and wet kitchens count as two rooms, and the study in Types A, F, J and K as one.

These ranges replace cabinets in both kitchens, wardrobes, air-conditioners and appliances, as a home handed over in 2010 or 2011 often needs. Some were upgraded at resale; keep what’s sound and yours comes in lower.

Furnishing to let? Palazzio homes advertised to let ask RM10,000–13,500 monthly. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Counting the fee. Every room we draw is RM3,565, whether bedroom, study, bathroom or kitchen; the living and dining together are RM5,485. Here the dry and wet kitchens are two rooms, and a bathroom left alone costs nothing.

We put that sum in writing at the outset and you pay it in stages. Contractors’ prices never move it: marble instead of quartz on the dry-kitchen island alters their invoice, not ours.

Your budget comes up on the first call, whether this is a Type C you let or the Type J your children will grow up in. You name the figure; the rooms are fitted to it.

How does a Palazzio renovation run, from first call to keys?

Owner, landlord or new buyer, you keep one designer from the first call to the final styling. We draw and run the project; the building is done by contractors you pick, after we’ve gathered their quotes and gone through them together.

    Which type and floor, who lives there or rents it, what previous owners altered, and a rough figure in mind.

    Each room and curved wall is measured; the wet kitchen, bathrooms, wiring and air-conditioning are checked; whatever still earns its place is noted.
  3. Agreeing the brief, then designing
    Which rooms, what budget and our fee are written up before any sketch. Plans, lighting, built-ins and materials follow, the dry kitchen, dressing room and study each with a purpose.
  4. Drawings and quotes
    Contractors price and later build from our drawings, and management reviews them before approving. Their quotes come back to us; we walk you through each, and the pick is yours.
  5. Building, then the keys
    Deliveries are agreed with the management office, every stage is checked against our drawings, and the rooms are dressed before you, or your tenant, arrive.

Renovating an older Palazzio home? Any developer warranty lapsed years ago, so start at the management office. Its house rules, deposit, permitted working hours and the route for materials aren’t published; we obtain them before anyone quotes.

Sri Hartamas sits within DBKL’s boundary. Moving pipes or rewiring usually calls for its permit, which your licensed contractor obtains once management has signed off.

Won’t my home end up like the other 159?

Not if it’s planned around you. The same plans repeat up both towers, and many homes have been resold or let since 2011. Yours should fit whoever lives there now.

The same Type J might hold a family of five and a helper, or a couple who need two offices and a room for visiting parents. So the first questions are about yours: who cooks in which kitchen, who uses the study, who visits.

What nearby homes have cost

With no Palazzio project of ours, and no Sri Hartamas figures yet in the published renovation records, the closest evidence is next door. Across 25 Mont Kiara fit-outs in the published renovation records, the median is RM138 per sq ft, or RM260,000.

Two near this size show the spread: Residence 22, 3,043 sq ft, at RM700,000, and MK10, 3,600 sq ft, at RM260,000. At the median, a 3,336 sq ft Type A or F lands near RM460,000.

Sunway Palazzio questions, answered

What does a Sunway Palazzio renovation usually involve?

After fifteen years, usually both kitchens, the master bathroom and dressing room, air-conditioning and lighting. Floors and the remaining bathrooms depend on what earlier owners did. We look round first, then suggest, and the fee covers only rooms you pick.

What might a Type A or F cost to redo and furnish?

Expect roughly RM309k–569k for works and furniture with Curated pieces (Commune, Cellini, Poet Living), or RM569k–1.16M with Bespoke ones (Space Furniture, BoConcept, Molteni&C). Our design fee sits on top. A unit already upgraded at resale needs less.

Can the dry and wet kitchens become one open kitchen?

Sometimes, but it is rarely worth it. The wet kitchen is grouped with the laundry and helper’s bathroom, and any change needs management’s approval, and DBKL’s if pipes move. Most owners keep both: the cooking behind the door, a calmer dry kitchen in front.

How do you furnish a room with a curved wall?

From the straight walls inward. Beds, sofas and wardrobes stand on the flat sides; the curve gets a bent curtain track, a window seat or a reading chair, with a round rug echoing it. Each type curves differently, so we measure yours.

Can the study become another bedroom?

Usually. In Types A and F it opens off the dining, so a door and a wardrobe turn it into a bedroom; in J and K it adjoins the master suite, better as an office or nursery. As one room, RM3,565, it is already counted in the fee estimates above.

I let my Palazzio unit. What is worth renovating?

What tenants notice first and what wears fastest: the kitchens, the main bathrooms, lighting and air-conditioning, in durable, quiet finishes. Ask your agent whether furnished or unfurnished homes of your type let better before buying furniture. We can design either way.
