Papyrus North Kiara is a Kerjaya Prospek Property development on 4.5 acres in Dutamas โ two 38-storey towers holding 454 freehold units, with only six to seven homes per floor. That is unusually low for towers of that height, and it is the fact most worth designing around: fewer neighbours per lift lobby, more usable frontage per unit, and far more flexibility in where light and air actually land.
Layouts run from 1,141 sq ft to 5,523 sq ft. That range matters more than it first appears. The smaller units are conventional family plans. The largest are closer to sky villas, and they need to be designed the way a house is designed โ zoned, sequenced, and planned around how the day moves through them โ rather than furnished the way an apartment is furnished.
Completion is scheduled for March 2028, which leaves a long runway. It is worth using. The decisions that are inexpensive on paper โ moving a wet wall, changing a door swing, planning where the air-conditioning ledge is reached from โ become costly or impossible once a unit is built and handed over. Owners who start early make those calls. Owners who start at handover inherit them.

The unit sizes here vary enormously. Does the fee vary with size?
No. We charge a flat fee per room, agreed before we begin, whether the room sits in a 1,141 sq ft layout or a 5,523 sq ft one. A larger home has more rooms, so the total is higher โ but the rate does not climb with square footage, and there is no per-square-foot surprise at the end.
Papyrus completes in 2028. Is it too early to talk to a designer?
It is the opposite of too early. The period before handover is when layout, joinery and services can still be planned without demolition. We would rather have that conversation eighteen months out than three weeks after you collect the keys.

Yes.
