Putra Heights, launched by Sime UEP in 1999, is part of Subang Jaya under MBSJ, and its station is where the Kelana Jaya and Sri Petaling lines end.

If your house is near the township’s western or south-eastern edge, check the assessment bill before planning any permit.
On the map, Kota Harmoni and Alam Megah to the west are Shah Alam sections, and Taman Putra Prima, Impiana and Perdana to the south-east are Puchong neighbourhoods, whatever their names suggest. Inside the township, the postcode is 47650 Subang Jaya, and the council named on the Serasi Residences disclosure is MBSJ.
Sime Darby Property describes the whole township as 1,767 acres of freehold. Its newest quarter is Putra Heights Sentral, 25 acres beside the station, where Serasi Residences is the first phase.
The ELITE expressway runs through, with an interchange opened in February 2009, and the LRT station opened in June 2016.

Putra Heights layouts: in a Serasi apartment, storage is the design
In Putra Heights, about 5,000 of the 6,400 properties counted in 2009 were double-storey link houses, alongside 56 bungalow lots; the newest homes are mostly serviced apartments, and the last bungalows at The Glades are its one new landed phase.
If you’ve bought at Serasi Residences, every wall in the apartment needs a job: wardrobes to the ceiling, a bed with drawers, a dining table that folds away. Its homes run from 550 to 850 sq ft.
The statutory disclosure gives December 2026 for completion; Sime Darby’s 2024 release said February 2027. The 24-month defect period only starts at vacant possession, so the design can be ready before then.
The Glades is the township’s other scale: 56 gated and guarded acres at about eight homes an acre, threaded with waterways. Its third phase of The Residences, in Sime Darby’s 2020 brochure, is 15 three-storey bungalows of 6,566 and 7,212 sq ft, each with a home lift and a plunge pool, and compressed stone underfoot in the living and dining rooms. In a house like that, we’d plan around the stone rather than over it, and give each lift landing the care we’d give a hallway.

Renovating in Putra Heights, where a roofed yard is a plan, not a permit
In Putra Heights, finishes and fitted work go on MBSJ’s small works permit, extra floor space needs building plans, and a serviced apartment needs its management’s consent letter first.

Roofing over the yard or pushing the kitchen out adds floor space, so MBSJ wants drawn building plans for it rather than a small works permit. If the house was extended before you bought it, ask to see what was approved.

Subang Jaya: the postcode is 47650 and the council is MBSJ. Taman Putra Prima, Impiana and Perdana, whose names sound close, are Puchong neighbourhoods, and Kota Harmoni to the west is a Shah Alam section.
When will Serasi Residences be ready?

Yes, by its developer’s account: Sime Darby Property describes Putra Heights as a 1,767-acre freehold township, and Serasi Residences, Damayan Residences, The Glades and The Residences IV are all sold as freehold. Your sale agreement or title confirms it for your own home.
Which train lines stop at Putra Heights?
Two. Putra Heights station, opened on 30 June 2016, is where both the Kelana Jaya and the Sri Petaling LRT lines end, and passengers change across the platform. Serasi Residences is about 400 m from it, and Damayan Residences about 650 m.
Do you design homes at The Serenade in The Glades?
Yes, at the same fee per room as anywhere in Putra Heights. The Serenade is The Glades’ final condominium phase, 122 low-rise homes in five blocks of 1,335 to 2,465 sq ft, from three bedrooms to 4+1, with dual-key layouts in Types D and E.
