What should you plan first in an older Damansara Jaya house?
Decide which rooms you’re changing, then plan the services and the ground floor before any finish: the wiring, the kitchen and the way from the gate to the back door. A house built in the late 1970s was laid out for a different way of living.
Damansara Jaya was built from 1975 by Paramount Garden, part of the See Hoy Chan group. Its first owners moved into double-storey terraces in 1978. A 2011 study counted 1,538 terraces, 179 semi-Ds and 42 bungalows, all freehold. Most of the semi-Ds and bungalows are in SS22A.
Here, that means Stellar Damansara, which has its own page. In the houses, we design the rooms you’re changing, at the same fee per room. A full renovation of an older home is worth walking through on the call first, since the scope varies from house to house.
Start with the wiring and the pipes. After more than forty years, both may be due. Rewiring, new tiles and built-in cabinets all come under MBPJ’s minor works permit. You can apply for it as the owner, so do them in one go.
The gate and the porch. Grilles and the gate go in first, so design them with the house. MBPJ caps a new front fence at 1.5 metres, and at least 30% of it must be open, for light and air.
The kitchen. Original kitchens here tend to sit closed off at the back. Open the dry side to the dining room. If you cook with a wok, keep a wet kitchen behind a door. A terrace kitchen extension has a standard MBPJ plan, provided the original walls stay.
A semi-D’s side garden. In SS22A, a semi-D can build into its setback under MBPJ’s rules. The walls must stay 10 ft from the side and back boundaries. That strip could become a covered dining area or a ground-floor bedroom.
A bedroom downstairs. If you mean to stay, plan a ground-floor bedroom beside a step-free bathroom. It can matter more than a bigger master suite, for parents now or for you later.
The houses next door. Additions need plans from a registered architect, engineer or draughtsperson. MBPJ also asks for a dilapidation report on adjoining buildings, since any damage to them is yours to put right.
How much does it cost to renovate a home in Damansara Jaya?
For an older four-bedroom Damansara Jaya terrace of about 1,500 sq ft, with two of its three bathrooms redone, new floors and a closed kitchen, renovation and furniture come to about RM141k–219k at Essential finishes (Ikea, SSF Home, Harvey Norman), before the Sundays in Bed design fee of RM30,440.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the three levels mean
Essential. Melamine carpentry, quartz tops, a simple plaster ceiling. Furniture from Ikea, SSF Home, Harvey Norman, Fortytwo.my, Heesz, Kinsen Home, Neo Livin, Ruma Home, Joy Studio and Mumu Living.
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

At Essential, furniture comes from Ikea, SSF Home and Harvey Norman; at Curated, from Commune, Cellini and Poet Living.
Priced for a house kept to its layout, with new floors and the bathrooms you choose redone. The ranges cover carpentry, ceilings and paint, lighting and wiring, plumbing and tiling, air-conditioning, kitchen appliances and loose furniture. They leave out a television, structural work, the roof and any extension.

We’ve assumed not every bathroom needs designing. Count only the ones you’d change.
Design or styling? Pick interior design when something will be built: carpentry, wiring, lighting, a new kitchen. Pick styling when the rooms stay as they are and you want the furniture, art and finishing layer done well.
We count rooms, not square feet. A bungalow’s larger rooms cost the same to design as a terrace’s, room for room. Bathrooms you keep as they are aren’t counted.
With interior design, the foyer and utility yard are designed free when your home has a bedroom and a living and dining space. A site visit is RM200, waived if you go ahead with us.
A fixed fee, not a percentage. With a percentage, the design fee grows with every upgrade and every surprise behind an old wall. Ours is set per room and written down before we begin.
Why pay when design is “free”? Free design is usually inside the build price. With a separate fee, the drawings are yours to take to more than one contractor. Their quotes can then be compared on the same work.

We design, draw and manage the project; contractors build it. You choose them from quotes we gather and compare, and your rooms and fee are agreed in writing before work begins.

Which council, and what it covers. Damansara Jaya, SS22 and SS22A, is under the Petaling Jaya City Council, MBPJ.
MBPJ’s minor works permit covers new tiles, painting, rewiring and built-in cabinets. It is approved in 24 working hours.
Standard plans cover common additions: a terrace’s rear kitchen, a front roof, fences and a pergola. Anything else added to the structure needs plans from a registered architect, engineer or draughtsperson, approved in about 14 working days.
Do you cover my part of Damansara Jaya?
Yes. Sundays in Bed designs homes in person across Kuala Lumpur and Selangor, and all of Damansara Jaya is inside that area. A site visit anywhere in it is RM200, waived if you go ahead with us.

Do you work on older Damansara Jaya houses?

Can we start with the kitchen and living area, and do the bedrooms later?
Yes. The kitchen (RM3,565) and the open-plan living and dining (RM5,485) can be designed first and the bedrooms later. The foyer and utility yard are designed free when your home has a bedroom and a living and dining space.
Do I need MBPJ approval to extend my house?
Yes. A rear kitchen extension on a terrace, a front roof or a new fence can use MBPJ’s standard plans. Anything else added to the structure needs plans from a registered architect, engineer or draughtsperson, approved in about 14 working days, and work starts only after approval.
Do you design new condos like Stellar Damansara?

Is the design fee a percentage of my renovation budget?

No. We design, draw and manage the project, and contractors carry out the works, chosen from quotes we gather and compare with you. So the renovation cost is a separate number from our design fee.
