Making Secoya Residence feel like home: layouts and styling
Styling a Secoya Residence home starts with what is already in the rooms, then adds the furniture, lighting, rugs and art that make it yours, with no works.
Its layouts, below, run from two bedrooms to a 4+1.
Secoya Residence is the second home tower in Pantai Sentral Park, IJM Land’s 58-acre development beside Bangsar South, which borders the Bukit Kerinchi Forest Reserve. The Edge, writing about the developer, spells it Secoya Residences; listings drop the s.
- 1,050 sq ftTwo bedrooms and two bathrooms (Type A)
- 1,360 sq ftThree bedrooms and three bathrooms, with a balcony (Type B)
- 1,450–1,460 sq ftThree bedrooms and three bathrooms (Types B1 and B2)
- 1,670 sq ftFour bedrooms plus one, three bathrooms, a balcony and a yard (Type C)
Layouts from MyRumahBaru’s list of the developer’s types; The Edge gives the same 1,050 to 1,670 sq ft range. Your own plan may differ, so we measure.
Daylight, the +1 room and what to keep
MyRumahBaru describes Secoya’s floor plate as shallow, drawn to let daylight further into the rooms and air through them. For styling, that means rooms lit from the window side for much of the day, so we keep tall pieces off the glass, choose sheers that soften the light rather than block it, and save the lamps for the evening.
In a home handed over in 2019, the wardrobes and the kitchen are usually worth keeping, so we check them on the visit and spend on what moves. What came with a let home, a landlord’s sofa or a rug, is listed as keep, move or return.
The 4+1 has a yard and an extra room. Listings don’t say what the +1 was drawn as, so on the visit we look at its size and window before suggesting a study, a guest room or a store for luggage between trips.
Styling a rented Secoya Residence home
Tenants at Secoya Residence can reshape a home without touching its walls: furniture, rugs, lamps, curtains and pictures are all fair game.
Fixings, hacking and built-ins wait for the owner’s consent in writing, then for building management.
If the home came furnished
A furnished Secoya flat has usually been furnished to let: a practical sofa, a dining set, beds in each room. We list each piece and keep the sound frames, then change what sits on and around them, such as cushions and throws, a larger rug, better bed linen, and lamps where the overhead light falls hard.
Reading the lease
Find the clause on alterations before anything goes on a wall. Hooks, rods and brackets leave marks, so most owners expect a request; rewiring, plumbing, hacking or new joinery needs written consent and then management approval.
When the owner would rather not, a young flat still has plenty of give: pictures leaned along a ledge, a clothes rail on castors in the +1 room, a floor lamp where a pendant might have gone, curtains on the track already fitted.
Keys first, furniture second
Tell us the handover date even before the keys are in your hand; a video call over the floor plan is enough to start. The sofa and the dining table take longest to arrive, so they are settled early, and the main bedroom is ready before the rest.
Buying for the next flat too
We buy with the flat after this one in mind: a sofa of modest depth, a table that seats four or six, rugs and lamps that will look right in a different light. Made-to-measure work stays to a minimum.
Between one tenancy and the next
Letting your Secoya flat? Styling can freshen it for the next household without a single works permit: joinery left as it is, loose furniture renewed, rooms finished. If works are needed too, the Furnishing to let note below has figures.
Styling at Secoya Residence, from first call to install day
At Secoya Residence a single stylist runs the job, start to finish.
We plan each room, you approve and buy, and once the deliveries are in we come back and put the home together.
On site, styling takes one to two weeks. The wait is for furniture made to order, typically four to twelve weeks, so those pieces go on the list in week one.
In a 41-storey tower, the lift booking decides the pace of the day. We get the management’s delivery hours and lift rules before the big items are booked, so the van and the lift are free at the same time.
- First, a call Free of chargeWho is moving in, when the keys come, what the owner has left in the flat, and what you are bringing.
- Measuring the flat RM200, deducted from the fee if you continueEach room, the balcony and the 4+1’s extra room measured, light noted, and the existing furniture sorted.
- Agreeing the rooms and the feeThe rooms we will style and their cost, confirmed in writing; then a layout and a buying list for each, long-lead pieces at the top.
- OrderingYou buy from the list at your own pace, or our Procurement Concierge orders, tracks and books every delivery into the tower.
- Install dayYour stylist sets the furniture, hangs the art, dresses the beds and switches on the lamps, in person.
Keys, a container and an owner’s inventory rarely land in the same week. We hold the timeline; message us whenever you want to know where things stand.
What styling costs at Secoya Residence
Our styling fee at Secoya Residence is an estimated RM6,065–7,780 for the two-bedroom, RM7,780–11,210 for a three-bedroom and RM9,495–12,925 for the 4+1, worked out at RM1,715 a bedroom and RM2,635 for the shared living and dining, and confirmed in writing first.
The first figure in each row covers bedrooms plus the living and dining. The second adds the rooms Secoya households most often want finished next: one for the 1,050 sq ft two-bedroom, perhaps a study corner, and two for the bigger types, typically the balcony and, in the 4+1, the extra room. Every room is charged the same however large it is, and none is free.
| Home | Lower figure covers | Lower figure | With more rooms |
|---|---|---|---|
| Two bedrooms 1,050 sq ft | Two bedrooms, living and dining | RM6,065 | RM7,780 |
| Three bedrooms 1,360–1,460 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
| 4+1 1,670 sq ft | Four bedrooms, living and dining | RM9,495 | RM12,925 |
Working: RM1,715 × 2 + RM2,635 = RM6,065 (plus one room, RM7,780); × 3 + RM2,635 = RM7,780 (plus two, RM11,210); × 4 + RM2,635 = RM9,495 (plus two, RM12,925).
These are October 2026 estimates rather than a quotation. Furniture is paid for separately, from a shortlist built around your budget.
What styling includes
At Secoya it runs like this: a call, face to face or on video, with your floor plan and a few photos; a visit to measure and to see what you already have, which we use first; a room-by-room layout with a list of the lamps, textiles, art and objects that complete it; and an install day once every parcel has arrived.
If ordering from ten shops sounds like a chore, our Procurement Concierge takes it on, from the orders and receipts to the lift bookings.
Want more than styling at Secoya Residence?
Often a Secoya Residence flat needs nothing but furniture.
Sometimes the sofa is fine and it is the kitchen, chosen for someone else’s way of cooking, that grates.
Or the wardrobes are fitted the wrong way round for what you hang. Or the bathroom is perfectly fine and entirely forgettable. Here, design does what styling can’t.
We help you decide which changes are worth making in a seven-year-old flat, and which are not, room by room.
Styling furnishes the flat as built. Interior design alters what was built, only where it earns its keep.
Interior design at Secoya Residence, when a newer home needs more
Secoya Residence was handed over in 2019, so a full strip-out is rarely the brief.
More often it is joinery, lighting and a kitchen that suit whoever lives there now.
Work can happen a room at a time, around a tenancy or a school term.
What a Secoya Residence renovation usually covers
- KeepFloor plateThe daylight and through-air the shallow plan was drawn for
- AdaptWardrobesFresh doors, lights and fittings inside carcasses that are still sound

Renovation rules at Secoya Residence
Secoya Residence is in Kuala Lumpur, so where a permit is needed it comes from Kuala Lumpur City Hall (DBKL). The building’s own renovation rules aren’t online, so before any contractor prices the job we ask management for the current set, with the deposit, the permitted hours and the forms.
No Secoya home of ours to show you yet. We talk you through ones we have designed nearby instead: Bangsar Hill Park in Bangsar and Setia Sky Seputeh in Seputeh.
Before any works at Secoya Residence
A tenant’s first step is the owner’s written say-so. Next comes building management’s approval in writing. Where the job calls for it, DBKL issues a permit, applied for by your contractor.
Re-routing plumbing, removing a wall or altering the yard are the jobs most likely to need all three; we flag them at the first meeting. Furniture and lamps need none.
What interior design costs at Secoya Residence
Designing a Secoya Residence flat costs an estimated RM16,180–23,310 in Sundays in Bed fees for the two-bedroom, RM19,745–26,875 for a three-bedroom and RM23,310–30,440 for the 4+1.
The fee covers our design work only and is agreed on paper first; the build and the furniture have budgets of their own.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
Each bedroom and the kitchen count as one room at RM3,565; the open living and dining is RM5,485. So: RM16,180 for two bedrooms, RM19,745 for three, RM23,310 for the 4+1. Add two rooms, say a bathroom and the extra room as a study, for RM23,310, RM26,875 and RM30,440.
Choose design and our Procurement Concierge comes with it, and any room needing only styling is styled for half the usual fee.
2 bedrooms and the kitchen: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
We have counted the kitchen as a separate room. If yours opens straight onto the dining table, deduct RM3,565; the visit settles it. Payment is staged, and upgrading a worktop changes the contractor’s figure, not ours.
Fee plus works and furniture at Curated (Commune, Cellini, Poet Living) lands at roughly RM185k–310k for the 1,050 sq ft two-bedroom.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| Two bedrooms 1,050 sq ft | RM16,180–23,310 | RM169k–293k | RM337k–664k |
| Three bedrooms 1,360–1,460 sq ft | RM19,745–26,875 | RM194k–336k | RM383k–752k |
| 4+1 1,670 sq ft | RM23,310–30,440 | RM220k–379k | RM430k–841k |
Curated furniture comes from Commune, Cellini and Poet Living; Bespoke from Space Furniture, BoConcept and Molteni&C. Neither column includes our fee.
Estimates, October 2026.
Where the ranges come from
We priced each type as a lived-in home rather than one fresh from the developer, with new flooring. Bathrooms are left out of the lower figure; the calculator adds any you want redone.
Included: wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood. Keep the ones you have and those come off. Vanities are outside the ranges.
Furnishing to let?
Letting the flat? Where it only needs furnishing, styling does the job. Where works are needed as well, Essential, with furniture from Ikea, SSF Home or Harvey Norman, installs quickly and wears well from one tenant to the next, and our fee doesn’t change with the level.
Essential works and furniture, our fee not included
- Two bedrooms
- RM94k–145k
- Three bedrooms

FAQ
Styling and interior design questions at Secoya Residence
How do you style a furnished Secoya Residence home?
We keep the sound pieces and change what surrounds them. In a furnished Secoya Residence flat each item is listed to keep, move or return, then rug, lamps, linen and art go in, and larger furniture only if it is still needed.
Can I style a rented Secoya Residence home without the landlord’s permission?
For loose things, yes: furniture, rugs, lamps, curtains on the existing track, pictures leaned on a ledge. At Secoya Residence anything screwed in, hacked or built in needs the owner’s consent in writing and then building management’s.
How much does interior styling cost at Secoya Residence?
An estimated RM6,065–7,780 for the two-bedroom, RM7,780–11,210 for a three-bedroom and RM9,495–12,925 for the 4+1. That is RM1,715 a bedroom and RM2,635 for the living and dining at Secoya Residence, with one or two extra rooms in the higher figure. Furniture is extra.
What does interior styling include at Secoya Residence?
Call, measuring visit, a layout and shopping list per room, and install day with your stylist on site. At Secoya Residence you can start with just the main bedroom, and our Procurement Concierge can take the ordering off your hands.
How long does it take to style a Secoya Residence home?
Styling is one to two weeks once the furniture is in; new pieces usually take four to twelve weeks to arrive. For a Secoya Residence handover we order the slow items first and book the tower lift for install day early.
What are the floor plans at Secoya Residence?
Secoya Residence has homes of 1,050 to 1,670 sq ft: a two-bedroom of 1,050 sq ft, three-bedrooms of 1,360 to 1,460 sq ft, and a 4+1 of 1,670 sq ft with a yard. The larger types have three bathrooms, by MyRumahBaru’s list of the layouts.
Who developed Secoya Residence, and when was it completed?
IJM Land, as the second residential project in its Pantai Sentral Park. The Edge reports it was launched in June 2015 and completed in June 2019: one 41-storey tower of 243 homes, on leasehold land in Kuala Lumpur.
Do I need interior design or styling for my Secoya Residence home?
Styling, if the flat works and simply needs to feel lived in. Interior design, if you want a different kitchen, wardrobes or a use for the 4+1’s extra room at Secoya Residence. One can follow the other, years apart if you like.
How much does interior design cost at Secoya Residence?
Our design fee at Secoya Residence is estimated at RM16,180–23,310 for the two-bedroom, RM19,745–26,875 for a three-bedroom and RM23,310–30,440 for the 4+1. Building work and furniture come on top, roughly RM169k–293k at Curated (Commune, Cellini, Poet Living) for the two-bedroom.
Does Secoya Residence have renovation rules?
Yes. Works go through Secoya Residence’s management and, where needed, a DBKL permit. The rules aren’t published, so we obtain the current version before quoting; tenants need the owner’s written consent first.
What interior design services do you offer at Secoya Residence?
At Secoya Residence we style rented and owned flats room by room, and design kitchens, wardrobes and the 4+1’s extra room for those planning to stay. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Styling and our Procurement Concierge can be booked without a design project, and Virtual Design covers homes outside Kuala Lumpur and Selangor.
