01Making it feel like home

Making Inwood Residences feel like home: the floor plans

Styling an Inwood Residences flat starts with what came with it and adds furniture, lighting, rugs and art, with no works at all.

Its 211 homes run from about 1,125 sq ft with two bedrooms to about 1,965 sq ft with four.

Inwood Residences was IJM Land’s first project in Pantai Sentral Park, its township on the edge of Bangsar South, laid out beside the Bukit Kerinchi forest reserve with 2.68 km of tree-lined jogging and cycling tracks. Launched in July 2014 and completed in March 2019, as The Edge reports, the tower is listed in sale records as Residensi Pantai Sentral 1.

  • about 1,125 sq ftTwo bedrooms, two bathrooms
  • about 1,215–1,235 sq ftThree bedrooms, some with a utility room, two bathrooms
  • about 1,660 sq ftThree bedrooms with extra rooms
  • about 1,965 sq ftFour bedrooms with two smaller rooms, five bathrooms

Layouts from agents’ listings, which differ a little from one another; The Edge gives 1,216 to 1,965 sq ft and government sale records 1,130 to 1,981 sq ft. We measure yours.

Secoya Residence, the neighbouring tower in the park, has a page of its own.

Living with an Inwood plan

Some of the three-bedroom plans add a small utility room. Fitted with a narrow shelf, a hook rail and a folding rack, it takes laundry and suitcases out of the bedrooms.

The park is planted and the forest reserve is next door, so linen, oak and muted greens tend to suit these rooms. They settle in rather than compete.

In the two- and three-bedroom plans of about 1,125 to 1,235 sq ft, living and dining usually share one room. A round table, a sofa that is not too deep and a rug that defines the seating make it read as two places.

02Styling a home

Styling a rented Inwood Residences home

Renting at Inwood Residences, you can change anything free-standing: furniture, rugs, lamps, curtains, art.

Drilling, built-ins or anything hacked needs the landlord’s written consent, then management’s approval.

Working with what the landlord left

We go through the inventory with you and decide on each piece: keep it where it is, move it to the utility room or the spare bedroom, or ask the landlord to collect it.

When nothing can be drilled

Picture ledges and art that leans, a standing coat rack in the entrance, floor and table lamps on dimmable plugs, curtains on tension rods inside the existing recess.

A moving date to work towards

We order the pieces with the longest lead first and set out the bedrooms before the living room, so the first night in the flat is a comfortable one even if a sofa is still on its way.

Furniture that suits the next flat

A sofa of about two metres, a round table for four and shelving in units usually fit the next flat as well as this one, so what you buy now keeps its value to you.

Getting your own flat ready to let

If the flat needs only furniture before a new tenant, that is styling, with no permits involved. If it needs works, the to-let note further down covers it.

03How does styling work?

Styling at Inwood Residences, from first call to install day

Your stylist plans the flat with you, you approve a buying list, and once the deliveries are in we set out every room, from the bedside lamps to the last picture on the wall.

On site, styling takes a week or two. New furniture usually needs four to twelve weeks to arrive beforehand, so the sofa and dining table are ordered first and the smaller pieces later.

With 211 homes sharing the lifts, we book delivery slots with Inwood’s management and keep large pieces to as few trips as we can.

  1. The first call Free
Who is moving in, which Inwood layout you have, what’s already in the flat and when you need it ready.
  2. A look around the flat RM200, deducted if you go ahead with us
We measure each room, the utility room and the balcony, and note what the landlord has left.
  3. Fee in writing, then the plan
The rooms and the fee agreed on paper, then a layout and a shopping list for every room.
  4. Ordering
You buy from the list, from shops we suggest or ones you already like, and we keep track of what arrives when.
  5. Install day
With everything delivered, your stylist arranges each room, hangs the art and makes the beds.

Questions in between, about a late delivery or a rug that looks different in daylight, come straight to your stylist.

Interior styling

05Want more than styling?

Want more than styling at Inwood Residences?

Often, furniture is all an Inwood flat needs.

Sometimes the kitchen layout fights you, or the wardrobes were chosen for someone else’s clothes.

A utility room nobody can use. Bathrooms you’d rather not show guests. That’s where interior design begins.

We help you decide what to keep, what to change and what deserves doing properly, one room or the whole flat.

Styling works with the rooms you have. Interior design reshapes them.

06What does interior design cover?

Interior design at Inwood Residences, for a longer stay

Inwood was handed over in 2019, so many of its kitchens and bathrooms are still in good order.

Interior design here is usually about fit: storage for your household, a kitchen that works harder, a utility room that earns its space.

Typical briefs: a third bedroom made into a study with proper shelving and room for two screens, wardrobes rebuilt inside to hold more, a kitchen run extended into a breakfast counter, lighting rewired so the living room can be dimmed for the evening.

What an Inwood Residences renovation usually covers

  • KeepBathrooms, tilesRecent enough that many need only new fittings and mirrors
  • ReworkWardrobesNew interiors and doors inside carcasses that are still sound
  • ExtendKitchenMore counter, taller storage, a place to sit
  • PlanLightingLayered light in place of a single ceiling point per room

Renovation rules at Inwood Residences

Works go through Inwood’s management under its own rules. We couldn’t find them published, so we ask for the current copy, deposit and working hours before quoting.

We haven’t designed an Inwood home yet; on the first call we show you our work in Bangsar and Damansara Heights.

Before any works at Inwood Residences

If you rent, the landlord’s written consent comes first, then management’s approval. Where a permit is needed, your contractor applies to Kuala Lumpur City Hall (DBKL).

Moving a wall or a pipe usually needs all three, so we raise it at the first meeting. Styling with furniture alone needs none of them.

Each room we design
RM3,565
Living and dining
RM5,485

Our fee pays for the design. Renovation and furniture are separate budgets, shown below.

For a whole flat, each bedroom and the kitchen count as one room at RM3,565, and living and dining together at RM5,485. Two bedrooms: 3 × RM3,565 + RM5,485 = RM16,180. Three: RM19,745. Four: RM23,310. The upper figures add one room, such as a bathroom, for flats of 1,200 sq ft or less, and two for larger ones.

Once you choose interior design, rooms that need only furniture are styled at half the styling rate.

2 bedrooms and the kitchen come to 3 rooms at RM3,565; living and dining together are RM5,485. Foyer and yard: designed at no charge.

Reading the Inwood Residences estimates

A closed kitchen counts as a room. If yours opens onto the living area, it folds into living and dining and RM3,565 comes off; the visit settles it.

With Curated renovation and furniture (Commune, Cellini, Poet Living), a three-bedroom Inwood flat comes to about RM214k–356k, our fee included.
