The Riana Trees Residences layouts, and what arrives with the keys
Riana Trees homes come without wardrobes or kitchen cabinets, so storage is the first thing Sundays in Bed plans, together with a front door that opens into the kitchen and a job for the third bedroom.
When a home arrives with only its points in place, the plan can follow your life from the first line. The air-conditioner, fan and heater points are already placed, so wardrobes, beds and the kitchen run are drawn around them from the start.
The tower isn’t handed over yet, so no Riana Trees home of ours exists. Sundays in Bed prices a home here by the room, and the fee reaches you in writing before any drawing starts.
Riana Trees Residences is IJM Land’s single leasehold tower of 32 storeys and 336 homes in Pantai Sentral Park, the 58-acre development that borders the Bukit Kerinchi forest reserve. It topped out in September 2026, and vacant possession is targeted for early 2027.
Every home is a three-bedroom, two-bathroom plan of 900 or 955 sq ft built-up.

The precast walls, and the two sides of the corridor
Most floors hold twelve homes in two rows of six along one corridor. On the developer’s key plan one row is labelled City View and the other Forest View; which floors clear the neighbouring blocks isn’t published, so we look from your windows on the visit.
IJM Land built Riana Trees from precast, factory-made components, its first tower built that way. Cutting new wiring into those walls is harder than into brick, so we plan around the points you have and check which walls are brick.
The developer’s list covers laminated timber and porcelain floors and the fittings for both bathrooms, with points for four air-conditioners, two water heaters and five ceiling fans.
Interior design ideas for Riana Trees Residences, built on your weekdays
Riana Trees homes are compact, so daily routines decide the plan: where the shopping lands, where supper is cooked, who works from bedroom 3.
We settle those before any look.
If the front door is also your kitchen door
The door opens beside the hob, so the kitchen doubles as the entrance. A tall shoe cabinet at the door end of the kitchen run, a key shelf and somewhere for parcels keep the dining table clear.
If supper is stir-fried after work
The kitchen is open to the dining and living, with a small yard behind. We’d decide on a glass screen or a stronger ducted hood first, long before cabinet fronts and handles.
For the third bedroom
The smallest room sits between the two bathrooms. For some it becomes a home office, and a sofa bed lets it host a visiting parent too.
If you’d like a wardrobe in every room
The developer’s list has no wardrobes or kitchen cabinets, so joinery is the largest part of most briefs here. The air-conditioner and fan points are already placed, so we draw wardrobes and beds around them.
If you’d rather keep what’s new
The laminated timber, porcelain tiles and both bathrooms will be brand new, so we’ll keep them. If yours faces the forest side, we’d leave the window as the focus of the room, with nothing tall or heavy set against it.
If part of the floor is bare render
The developer’s finishes list names cement render alongside laminated timber, ceramic and porcelain tiles, without saying which rooms get which. On the visit we find where yours is. In a yard, render takes a sealed tile or a coat of waterproof paint well, and a damp corner becomes easier to wipe down.
If the balcony becomes the office
IJM Land’s chief operating officer said in 2023 that the balcony would have louvres and extra power points, so it can be turned into a work corner, and The Edge reported fibre data points in both the living hall and bedroom 2. The published specification lists a single fibre socket, so we check yours against the sale agreement first. A narrow desk, a stool that won’t mind humid air and a fan above make the balcony usable on most days, and bedroom 3 stays free for a guest.
If you’d like downlights and hidden curtain tracks
The specification gives skim coat and paint for most ceilings and plasterboard in some areas, with ceramic wall tiles to 1,500 mm and porcelain elsewhere. Downlights and a concealed curtain track sit easily in plasterboard; under a skim-coated slab they need a new drop ceiling or surface-mounted fittings. We find out which yours has before drawing a single light.

Here is the Riana Trees design fee, and where the joinery comes in. Picture the first weekend after the keys: boxes everywhere and nowhere to put them yet. That’s why joinery takes most of the work here, long before decoration.
The fee itself follows the rooms: three bedrooms and the open living, dining and kitchen. Both bathrooms arrive new, so neither is priced unless you’d like one redesigned.
3 bedrooms: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is the usual brief: the living and dining with its open kitchen, and all three bedrooms. The higher allows one more room you might want drawn, such as the master en-suite.

What the ranges assume
Each range allows for kitchen cabinets with a hob and hood, wardrobes, air-conditioners, water heaters and a washer-dryer. The developer’s list gives points for the air-conditioners and heaters but not the units, so expect most of each range to apply.

We measure the day you have them, and you pick the contractors from quotes we line up to compare.
Level 5, 1.81 acres of planting and 2.68 km of tracks
Riana Trees keeps 1.81 acres of landscaping, and its Level 5 deck has an infinity-edge pool, a lounge pool, a jacuzzi, a wading pool, a barbecue terrace, changing rooms and a gym. Beyond the gate, Pantai Sentral Park’s tree-lined jogging and cycling tracks run for 2.68 km.
With the gym on Level 5 and the tracks below, bedroom 3 can stay a study or a guest room, and a birthday that outgrows a 900 sq ft home can move to the barbecue terrace.
Level 5 also has a herb garden, a reflexology path, a yoga deck, open and enclosed co-working areas and an indoor play zone for children, and the ground floor adds a basketball court, an outdoor gym and an adventure playground. Parcel lockers wait downstairs too, so the kitchen-entrance needn’t give a shelf to deliveries, and the co-working rooms can take a long day of calls that a 900 sq ft home would struggle to keep quiet.

Defects before builders
Your sale agreement sets the defect liability period, counted from vacant possession. List every crack, hollow tile or sticking window for IJM Land in writing before any contractor starts.
Work here falls under DBKL, and your contractor normally applies for the permit. The building’s management will set its own deposit, working hours and lift bookings; none are published yet, so we ask for them first.
Interior design that makes a Riana Trees Residences home yours
At Riana Trees, every home shares one of two plans, so yours becomes your own through the people in it.
A couple working from home and a family with visiting grandparents will each arrange it differently.
Our first questions are about your household: whose wok it is, which of you takes calls from bedroom 3, and whether relatives sleep over in the festive holidays. Style comes after those answers, and we’ll go through it with you.

What three-bedrooms in Bangsar South have cost
We haven’t designed a Riana Trees home yet. For a sense of cost, the closest records are other firms’ published projects in Bangsar South, about two kilometres away by the developer’s reckoning.
At Laurel Residence, one published three-bedroom, two-bathroom renovation came to RM190,000 after 12 weeks on site. Across other firms’ published records, Bangsar South’s median is RM169 a sq ft, against RM114 in Bangsar.
Every scope is different, so read these as a rough marker until there are real quotes for your home. They sit on the Bangsar renovation cost index, where Bangsar South is counted separately.
Two parking bays, a park shuttle, and a town centre still to come
Each home comes with two adjacent parking bays, and the developer says Pantai Sentral Park runs a shuttle to Mid Valley, LRT Universiti and Pantai Dalam station. The park’s Enlace town centre isn’t built yet, so give the kitchen a pantry deep enough for a week’s shopping.

Is Riana Trees the same as other Riana developments in KL?
No. Riana Trees Residences is IJM Land’s single 32-storey tower in Pantai Sentral Park, near Bangsar South and Mid Valley. If your home is in another development with Riana in its name, tell us and we’ll talk about that building.
Riana Trees is the third phase of Pantai Sentral Park, after Inwood and Secoya Residences, and it was launched on 24 June 2023.
Where do shoes go when the front door opens into the kitchen?
Into the kitchen run itself. A full-height shoe cabinet at the door end, matched to the kitchen cabinets, holds a household’s shoes without looking added on, with a hook rail beside it. We size it to your family’s shoes.
Can bedroom 3 work as a home office and a guest room?
Usually, yes. It’s the smallest of the three, between the two bathrooms, so a desk along one wall, shelving above and a sofa bed let it do both. We check where its power points fall on the visit before planning the desk.
The developer’s schedule lists 18 power points and 16 lighting points for the whole home, so a desk, a printer and a lamp in bedroom 3 may well need a new socket. We mark it on the drawings before the joinery is priced.
Forest side or city side: does it change the design?
It can. IJM Land’s key plan labels one row Forest View and the other City View, though which floors clear the neighbouring blocks isn’t published. Green outside may need only light sheers; a city view may want layered curtains for privacy. We check your outlook on the visit.
Can I move walls in a tower built from precast parts?
Carefully. It’s IJM Land’s first tower built from factory-made precast components, and many walls are concrete. Removing or cutting into them may need management’s and an engineer’s approval, so we design around them and confirm which walls are brick on the visit.
How much does it cost to renovate and furnish a Riana Trees unit?
Our calculator puts renovation and furniture for a 900 sq ft Type A at an estimated RM141k–260k at Curated, or RM300k–631k at Bespoke, before our fee. With every wardrobe and kitchen cabinet still to add, expect most of it.
