Wondering where to begin with a home that came furnished?
Orion Residence homes came fully furnished, in a freehold tower that now houses a hotel too.
We start with what you’re allowed to change, then with what you’d like to.
We’re Sundays in Bed, a Kuala Lumpur studio that designs and looks after homes. For your Orion home you pay by the room, and the fee is agreed in writing before work begins.
Orion Residence is one freehold tower of 46 storeys and 298 homes between Jalan Gading and Jalan Palmer, 200 m from Pavilion KL. It was developed by Orion Tower Sdn Bhd, part of Welton Development.
Since 30 September 2026 the tower has also housed The Orion Kuala Lumpur, a 255-room hotel in Wyndham’s Registry Collection, and some homes are let through its rental pool.
In the developer’s published plans, Orion Residence units run from 491 to 1,329 sq ft built-up; 17 of the 21 layouts are studios or two-bedrooms.

The layout and ceilings
The developer’s notice also lists homes of up to 4,471 sq ft. Their plans aren’t on its website, so if yours is one, we check it on the site visit.
Every home was sold furnished, from Gaggenau or Miele cooking and Kohler bathrooms to VRF air-conditioning and curtains on floor-to-ceiling double glazing.
Maybe this is your first home, bought on your own, or one you’re getting ready to let. Either way, there’s little to build, so together we’ll sort what stays and what goes, and add the pieces that suit the way you live.
Before we change how it looks, can we talk about how you’ll use it?
We read the paperwork first, since a hotel-serviced tower can set limits on what you may change.
Then we plan around how you actually use the home, and the design follows from that.
If your home is, or might be, in the hotel’s rental pool
The operator markets, cleans and maintains homes in the pool for a share of the income, and its agreement sets what you may change. We read it before drawing anything, so there are no surprises later.
If you live in a studio
The 495 sq ft A1 studio is one room, about 5 m wide and 9 m deep, with the bed beside the sofa. A curtain on a ceiling track or a headboard wall can give the sleeping half its privacy.
If yours is a corner home
Corner types such as C1 and D1 follow the tower’s rounded glass, so walls meet at odd angles. We make seating, desks and curtain tracks to bend with the window, and use the space that off-the-shelf pieces waste.
If a parent, a grown child or a guest may stay
In the dual keys, a bedroom suite has its own bathroom and its own front door. Each person needs a different lock, storage and kettle point, and we’ll plan it around whoever will use it.
For the fittings you’ll want to keep
Gaggenau and Miele cooking, Kohler fittings, JUNG switches and the VRF air-conditioning are worth keeping. We’ll spend your budget on lighting, the bed, the sofa, rugs and art, where a home begins to stop looking like a hotel room.
What would it come to, designing your Orion home with us?
For a new 886 sq ft two-bedroom, our design fee is estimated at RM12,615–16,180; for a 1,271 sq ft dual key, RM16,180–23,310.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

2 bedrooms: 2 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
You’ll have the total in writing before anything begins, and you pay it in stages. Our fee is set by the rooms we design, so a made-to-measure sofa for the curved wall adds to your build budget and nothing to our invoice.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a two-bedroom here comes to about RM135k–242k in all.
Spend on what you’ll live with. In a furnished Orion home that means lighting, the bed, the sofa and pieces made for the curved rooms, and rarely the new Kohler bathrooms. Choose a layout, then turn on just the rooms for us to design.

The lower figure is a typical Orion layout: the living and dining with its open pantry, and each bedroom. The higher one adds a room you might also want designed, such as a bathroom, or two rooms in the dual keys.
All are October 2026 guides; only your contractors’ quotes are prices.
How these figures are worked out
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
Orion homes were handed over furnished, so each row prices a new home and leaves the bathrooms out. The dual key’s separate suite counts as its third bedroom.
The ranges still include new wardrobes, pantry cabinets, a hob and hood, laundry and air-conditioning. Most came with the home; keep them and your figure falls well below these.
Furnishing to let?
Furnished Orion homes are advertised at about RM6,000–20,000 monthly. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

If you’re restyling a studio for your own visits, that is a very different sum from refitting a dual key for family. Name the figure you’re comfortable with, and we’ll design within it and flag any wish that starts to stretch it.
With a hotel in the building, who keeps your renovation calm?
Orion’s hotel opened in September 2026, so your works may share lifts and lobbies with its guests.
One designer looks after your home, beginning with your first call and finishing when the rooms are styled. We design and manage; licensed contractors you choose do the building, from quotes we collect and go through with you.

A tower shared by owners, tenants and hotel guests has more people to keep informed than most: management, perhaps the hotel operator, DBKL and your neighbours. Keeping them in step is our job, so you don’t have to chase any of them yourself. The full process
Before any builder starts
The developer’s notice gave March 2025 as the expected completion. The defect liability period runs 24 months from your vacant possession, so if you’re still inside it, report defects to Orion Tower Sdn Bhd in writing before any contractor starts.
In Kuala Lumpur your licensed contractor normally obtains the DBKL permit, and management must approve the works. Orion hasn’t published its deposit, working hours or lift booking rules, so we get the current terms first.
A home in the hotel pool also needs the operator’s consent.

What have owners near Orion spent on their homes?
We haven’t designed an Orion home yet. The closest published renovation record is at the Ritz-Carlton Residences on Jalan Sultan Ismail, another hotel-serviced tower: 1,200 sq ft, RM190,000, about RM158 per sq ft, ten weeks on site.
Eighteen published KLCC records put the median at RM158 per sq ft. For an 886 sq ft Orion two-bedroom, that’s about RM140,000. Every record is on our KLCC renovation cost index.

Orion Residence: the hotel, the studio, the curved glass
Is Orion Residence the same building as The Orion Kuala Lumpur hotel?
Yes. Wyndham’s first Registry Collection hotel in Malaysia soft-opened in the tower on 30 September 2026, with 255 rooms, its pool on level 9 and gym on level 10, as in the residence brochure. It isn’t The Orion on Jalan Tun Razak, an older condominium.
My unit is in the hotel’s rental pool. Can I still redesign it?
Possibly, but the management agreement decides. The operator markets, cleans and maintains pool homes, so changes usually need its consent and may need to meet its standard. Send us the relevant clauses before the site visit and we’ll plan within them.
Can an Orion studio feel like more than one room?
Yes. The bed sits beside the sofa in a room about 5 m wide, lit from one end. A curtain on a ceiling track, a headboard wall with storage or a low shelf gives the sleeping half its own feel, and keeps the daylight.
What should I do with the separate suite in a dual key?
Decide who it’s for first. A parent needs storage and a kettle point; a grown child, a desk; a paying guest, a keypad lock and hard-wearing finishes. It has its own bathroom, so furniture, lighting and storage usually suffice.
How much is the design fee for an Orion studio?
Estimated at RM9,050–12,615 for a 495 sq ft studio. Renovation and furniture add RM103k–193k at Curated (Commune, Cellini or Poet Living), or RM228k–485k at Bespoke (Space Furniture, BoConcept or Molteni&C). Your fee is agreed in writing first.
Will furniture fit against the curved glass walls?
Off-the-shelf pieces usually leave gaps. The corner homes follow the tower’s rounded facade, so we draw window seats, desks and wardrobes to the curve, and bend the curtain tracks with it. We measure the radius on the site visit before anything is ordered.
