TRX Residences layouts, handed over fitted down to the fridge
TRX Residences homes were handed over, as Lendlease describes them, with the kitchen, wardrobes, air-conditioning and Kohler bathrooms already in, so our interior design at TRX is mostly furniture, light, curtains and the study, and seldom building work.
Everything works on the first evening in a TRX Residences home: the Italian kitchen, the Kohler taps, the air-conditioning, the wardrobes. What the rooms don’t yet have is anything that says who lives in them, and the developer left one practical gap as well, because no washing machine came with the home.
We have yet to design a home in Tower A or Tower B. For yours, we’d price the design room by room and agree it with you on paper before we begin, starting from what the handover already gives you. Your sale agreement is the record of what that is.
TRX Residences is the residential part of The Exchange TRX, the 17-acre core of Tun Razak Exchange that Lendlease built in KL’s financial district. Its developer, LQ Residential 1, is a joint venture of Lendlease and TRX City, and the first plot is a pair of freehold serviced-apartment towers, with TRX’s own postcode, 55188. The CTBUH’s Skyscraper Center lists DP Architects as the designers and IJM Construction as the builder.

What the building does for you
Lendlease put 90,000 sq ft of shared space on Levels 8, 29 and 30. By the brochure’s layout, Level 8 holds gourmet dining rooms, a private living room and a conservatory, and Levels 29 and 30 a residents’ lounge, a media room and space for co-working. With rooms like those to book, a one-bedroom has no need of a table for twelve, or of a desk at the foot of the bed.
Level 8 is also where the link bridge leaves for the 10-acre TRX City Park and The Exchange TRX, and pocket gardens recur every five floors up the towers.

In a TRX Residences home, we start with the three things the handover leaves open: how you come in, what the study will be used for, and the look of the rooms after dark.
If your keys and shopping land on the kitchen counter
Lendlease’s brochure describes the kitchen as each home’s landing area, the first room you meet coming in. Without anywhere else to go, keys, post and bags settle on the Italian worktop, so we add a slim cabinet or a shelf by the door, with a tray for keys and a drawer for post, and the counter is left for cooking.
If the study could be one of three different rooms
The two-bedrooms of 850 and 1,076 sq ft and the 721 sq ft Type 2B each have a study. Office, nursery, guest room or walk-in wardrobe: we settle its single use with you first, because that job decides the sockets, the lighting, and whether the joinery needs a desk or a hanging rail.
If you want the evenings softer
The curtain wall is double-glazed with low-E glass, which already takes the edge off heat and traffic noise. At TRX, curtains do the work of privacy and a warmer evening light, and anything tall goes against a solid wall, away from the glass.
If yours is one of the smaller one-bedrooms
At 474 and 538 sq ft, Types 1 and 1A need furniture measured to the room. A two-seater and one good armchair often sit better than a long sofa, and a round table seats more than its size suggests. Bigger dinners can move downstairs to the dining rooms on Level 8.
If you’d like to change a switch or an air-conditioner
The Smart Community App replaces key cards and handles visitors and bookings, and Lendlease’s completion release describes its lighting and air-conditioning controls as being for the facilities you book. Whether anything inside your home answers to it isn’t published, so before a switch, dimmer or air-conditioner is replaced, we check what it connects to.
If you’re thinking of a new ceiling, or more storage
The Edge’s 2020 launch report lists sprinklers, smoke detectors and a digital door lock among the homes’ fittings. A lowered ceiling or a cove for hidden lighting has to leave those heads and detectors working, so any ceiling we draw goes to management with the fire services shown, before a contractor prices it. For storage, the brochure gives selected homes a locker on a car-park level: if yours has one, the suitcases and the golf bag can live there, and a cupboard indoors is freed for linen.
If you want the air as clean as the handover
The developer’s brochure describes the interiors as finished in VOC-free materials, with natural and mechanical ventilation in every bedroom. We keep to the same standard in what we add, choosing low-VOC paints, adhesives and boards, and we leave the bedroom vents clear when a wardrobe or a bedhead goes against that wall.
If the kitchen looks a little too new
Lendlease fitted imported Italian cabinets, reconstituted worktops and SMEG appliances in 2024, and buyers were offered a choice of colour scheme. We keep all of it, and change what the hand and eye meet most: a handle, a strip of light beneath the wall cupboards, an open shelf for the cups you reach for daily.
What interior design costs at TRX Residences
At TRX Residences, an 850 sq ft two-bedroom with study carries an estimated Sundays in Bed design fee of RM16,180–19,745, and a one-bedroom RM9,050–12,615: a fee per room, agreed in writing before we begin.

Because Lendlease fitted the kitchen and bathrooms, a TRX design fee can be spent wholly on the rooms you live in. A bedroom or the study is RM3,565 apiece; the open living and dining space counts as one room, at RM5,485. Choose a type in the calculator, then the rooms.

What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the TRX fee is agreed
You read the fee and sign it before we start, then settle it in stages through the project. Contractors’ invoices sit outside it, so choosing a stone top over laminate for the new study desk leaves our fee where it was.
Priced with everything bought new, an 850 sq ft 2+1 in either tower comes to about RM149k–264k at Curated, our fee included.

The lower number assumes we draw the open-plan living, dining and kitchen, every bedroom and any study. The upper one includes a further room, perhaps a Kohler bathroom you’d rather change, and two further rooms in a three-bedroom.
Estimates from October 2026, not a quotation: your contractors alone can price the work.
What the TRX ranges assume
The ranges treat kitchen cabinets, appliances, air-conditioners, wardrobes and a washer-dryer as new purchases. By the developer’s brochure and The Edge’s 2020 launch report, everything on that list but the washer-dryer came with the home; your sale agreement confirms what yours has.
No bathroom is priced, since the Kohler fittings date from the 2024 handover.
Furnishing to let?
Lendlease sold TRX Residences to buyers from 25 countries, and a home bought from abroad may be let before anyone in the family lives in it. The handover already covers what a tenant expects of a kitchen and bathroom, so a quick, hard-wearing furnishing at our Essential level, which draws on Harvey Norman, Ikea and SSF Home, can be all it needs. Whatever the level, our fee stays put.

Renovating a near-new TRX Residences home, its fittings protected
At TRX Residences, a single designer carries your home from first call to finished styling, and the fittings Lendlease handed over are protected while trades are in.
Our part is the design and the management; a contractor of your choosing builds, once every quote has been through our hands and yours.
Both towers are tall, at 53 and 57 storeys, and residents are already living on the floors around yours, and each delivery, a sofa or a slab of stone alike, is timed through management. Before a trade arrives we cover the Italian cabinets, SMEG appliances and Kohler fittings, and photograph each one, so any wear at the end can be compared with the pictures.

Before the first trade arrives
Lendlease announced completion in May 2024. If something from the handover still isn’t right, report it to the developer in writing, following your sale agreement’s procedure, before any contractor works near it, so a repair is never mistaken for part of the new job.
DBKL approved the towers, so any renovation permit is a DBKL one, applied for by your contractor, and management’s approval comes before the works start. Its house rules for renovation, covering the deposit, permitted hours and the lifts, aren’t in the public domain, so we request the latest version from the office ahead of any pricing. If the brief is only furniture, curtains and lamps, building works may not be needed at all.
TRX Residences interior design: what the handover left to you
TRX Residences homes share one handover specification, so yours will differ from your neighbours’ in what you bring to it: the furniture, the lamps, the textiles and the things you collect.
Two homes of the same TRX type can end up nothing alike: one with a monitor and a task lamp in the study, the other with a cot and a nursing chair. We begin by asking who uses each room, and at what hours, before anything is chosen.

What have renovations in nearby KLCC homes cost?
No TRX Residences home appears yet among the renovation records other firms have published, and we haven’t designed one either. The nearest guide is our KLCC renovation cost index: 18 homes in all, at a median cost of RM158 per sq ft. Its lowest, two Star Residences homes of 948–1,400 sq ft whose owners kept the handover and spent on furnishing, came to RM56,000–80,000.

Your TRX Residences home: kitchen, study and laundry
Is it worth replacing the Italian kitchen in a TRX Residences home?
Rarely. The kitchens at TRX Residences date from the 2024 handover: imported Italian cabinets, reconstituted worktops and SMEG appliances with a fridge. For wok cooking most evenings, the money is better spent on a stronger hood and good light over the worktop than on new cabinets.
Where does the washing machine go in a TRX Residences home?
Its place is settled early, because TRX Residences homes were handed over without a washing machine. On the site visit we look along the kitchen run and at any tall cupboard for a spot with water, drainage and power, and then you buy a washer-dryer sized to fit it.
What layouts does TRX Residences have?
TRX Residences has 13 apartment types across its two towers, from a 474 sq ft one-bedroom to three-bedrooms of 1,636 sq ft. The two-bedrooms of 850 and 1,076 sq ft and the 721 sq ft Type 2B one-bedroom each come with a study; the three-bedrooms have two bathrooms up to 1,259 sq ft and three from 1,345 sq ft. Designing a study as a room of its own adds RM3,565 to our fee.
Does the TRX app control the lights and air-conditioning at home?
At TRX Residences, the published sources don’t settle it. Lendlease’s completion release describes the Smart Community App’s lighting and air-conditioning controls as being for facilities you book, beside visitor passes and digital access in place of key cards, while a 2024 sales feature names the same controls without saying where. That is why the site visit includes a look at what your own switches and air-conditioners connect to, before any of them is changed.
