Agile Bukit Bintang’s homes came with kitchens, appliances and air-conditioning fitted, but the living rooms and bedrooms had no ceilings or light fittings.
In homes mostly under 950 sq ft, we help you with light and storage first.
We’re Sundays in Bed, a Kuala Lumpur studio that designs and looks after homes. Whichever of the three Agile Bukit Bintang towers yours is in, our fee is set room by room and agreed in writing before work begins.
Agile Bukit Bintang is a freehold development by China’s Agile Property, begun with Tropicana, on 3.76 acres along Jalan Bukit Bintang, about 500 m from Pavilion.
Its three towers rise from a shopping podium and an eight-storey car park. The two tallest are finished; Tower A, the smallest at 38 storeys and 185 homes, came later.

Agile Bukit Bintang units range from 597 to 1,157 sq ft built-up; nearly all have one or two bedrooms.

The garden and space
In a compact home, every shelf and corner needs a job. We’ll help yours hold a whole life and still feel restful, high above one of the city’s busiest shopping streets.
Level 10 has a 25 m lap pool, a gym and function rooms, and Level 60 an 80 m Sky Garden, so your home needn’t hold a treadmill or a twelve-seat table.
Many homes here are let, some by the night. If you’re getting yours ready for tenants, we’ll make it hard-wearing and easy to wipe down, with a locked cupboard of your own. If you’re moving in yourself, we’ll design it around how you live.

We start with whether you’ll live here or let it, and then a few practical decisions.
In a fitted home this compact, those settle most of the result.
If you want a room that feels finished
Living rooms and bedrooms arrived without ceilings or fittings. Agile doesn’t publish the ceiling height, so we measure it first, add a ceiling only where it hides wiring or a curtain track, and place lamps where you’ll actually sit.
If you eat in most evenings
In the two- and three-bedroom plans, the kitchen is a walled room by the front door, with an opening but no door, and an electric ceramic hob. A sliding glass panel keeps frying smells in, and open shelves make it feel bigger.
If you like hot water at the sink
Agile’s list gives centralised hot water to the showers only. If you’d like it at the kitchen sink or the basins, a small heater goes in before any cabinet is touched.
If you need a study, or a room for family
The 1+1’s study has a window but no wardrobe. In Tower B’s 49 three-bedrooms, bedroom three has its own bathroom and the handover adds a second kitchen set: close to a ready-made suite. Your sale plan confirms it.
If you like what you were handed
Porcelain, timber floors, cabinets and appliances all arrived new. We keep them, re-front a cabinet door only if it jars, and put your budget into light, curtains, storage and furniture instead.
What would a designer’s fee be for your Agile Bukit Bintang home?
A two-bedroom at Agile Bukit Bintang carries a Sundays in Bed design fee estimated at RM16,180–19,745 (RM3,565 less if you keep Agile’s kitchen as it is), and a 1+1 RM12,615–16,180.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

2 bedrooms and the kitchen: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
We put the total in writing before any drawing begins, and you pay it in stages. It never rises with the contractors’ bills, so choosing oak over laminate for the study desk changes nothing in our fee.
Choose Curated finishes (Commune, Cellini, Poet Living), add our fee and replace Agile’s kitchen and air-conditioners, and a two-bedroom here comes to about RM143k–252k in all. Keep them and it comes in noticeably lower.
If you’re getting a small home ready. The money tends to go on light, curtains, the missing wardrobe and furniture, rarely on Agile’s kitchen. Choose your layout, then only the rooms you’d like drawn. The fee and ranges stay estimates, at Curated or Bespoke, until contractors quote.

The lower figure is a typical layout: living and dining, the walled kitchen in larger homes (leave it off if you keep Agile’s), each bedroom and the 1+1’s study. The higher allows one more room, perhaps the main bathroom, or bedroom three’s own bathroom in Tower B.

How these figures are worked out
Curated means furniture from Commune, Cellini or Poet Living; Bespoke, from Space Furniture, BoConcept or Molteni&C. The 1+1 row designs its small room as a study, and every row keeps the bathrooms as handed over.
Each range prices new kitchen cabinets, a hob and hood, a washer-dryer, air-conditioners and wardrobes. Agile handed all of these over except wardrobes beyond the master bedroom, so keep them and expect noticeably less.
Furnishing to let?
Many Agile owners let, some by the night. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Who will keep the peace with your neighbours while the work goes on?
One designer is with you from our first call until the home is styled, and looks after the building’s rules and your neighbours along the way.

The management office, DBKL, your corridor neighbours and the lift queue all have a say in a tower this size. We’ll keep them all in step and keep your own week free of it. The full process
First, the building’s consent
Bukit Bintang is DBKL’s, so your licensed contractor applies for the permit once the building management has consented in writing. The management hasn’t published its deposit, working hours or lift-booking rules, so we ask for the current terms before anything is priced.
Where the work is mostly curtains, loose furniture and lamps, it is often just a matter of booking the deliveries.

KLCC’s 18 published renovation records, from towers about 1.5 km north, settle at a median of RM158 per sq ft. Applied to a 922 sq ft two-bedroom, that’s about RM146,000, inside the Curated range above.
At the low end, two Star Residences records sit at RM57–59 per sq ft.
The index’s own reading is that how much of the developer’s handover you keep matters more than which tower you’re in, which suits a home handed over as fitted as these.

Agile Bukit Bintang, from laundry to hot water
Agile handed over a kitchen and air-conditioning. What’s left to design?
Plenty, and little of it demolition. Living rooms and bedrooms came without ceilings or light fittings, the second bedroom or study without a wardrobe, and no room with curtains. Light, storage and furniture take most of the budget here, and show the design.
What does a two-bedroom here cost to renovate and furnish?
For 922 sq ft, renovation and furniture usually land around RM127k–232k at Curated (Commune, Cellini, Poet Living), or RM270k–566k at Bespoke (Space Furniture, BoConcept, Molteni&C), before our fee. Both assume a new kitchen and air-conditioners; keep Agile’s and yours comes in lower.
There’s no balcony. Where does the washing dry?
The published plans show air-conditioner ledges, not balconies, and Agile’s handover list gives every home a 2-in-1 washer-dryer. To air-dry as well, a ceiling-hung rack in the kitchen or a fold-away one behind a door works. We plan it in early.
Can the 1+1 study become a guest room?
Most can. It has a window and sits by the bathroom, but no wardrobe. A slim built-in one and a sofa bed make a guest room that still works as a study. It’s already in the 1+1 fee above; leave it as it is and the fee drops by RM3,565.
Can Tower B’s three-bedroom work for a parent or a grown child?
It’s laid out for it. Bedroom three has its own bathroom, and Agile’s handover gives this type two sets of kitchen cabinets and two hobs. We plan that corner as a small suite. Letting it separately? Check your sale agreement and the management’s rules first.
Is there hot water at the kitchen sink?
Check yours. The developer’s handover list gives centralised hot water to the showers only, and doesn’t mention the kitchen sink or basins. If you want it there, a small under-sink heater is a simple addition, best planned before any cabinet work.
