Making Hartamas Regency feel like home: floor plans and styling
Which phase you are in changes the plan: Hartamas Regency 1 is mostly single-floor three-plus-ones, while Hartamas Regency 2 adds duplexes.
Styling works with either, using loose pieces only.
Hartamas Regency is two condominiums in Dutamas from the same developer: Hartamas Regency 1, a single block, and Hartamas Regency 2, which adds duplexes. In both, the commonest home has three bedrooms plus one.

What comes with the home, and what to keep
Twenty years on, what came with a Hartamas Regency home varies from one to the next: some kitchens and wardrobes are originals, some have been replaced.
Whatever is built in sets the limits. A wardrobe wall leaves one sensible place for the bed; a run of kitchen cabinets decides which dining chairs will sit comfortably beside it. Furniture left by someone else is sorted next, and your own things are placed before anything new is bought.
In the smaller three-plus-ones at Hartamas Regency 1, the +1 is a small room, so we decide early whether it is a study, a store or a helper’s room. In the Hartamas Regency 2 duplexes, the stair is what to plan around: what can be carried up it, and what the landing can hold.
Styling a rented Hartamas Regency home
If you rent in either phase of Hartamas Regency, everything movable is yours to change.
Holes in walls, hacking and built-ins need the landlord’s written agreement before management sees them.
Small rooms, two bathrooms
The Hartamas Regency 1 three-plus-ones put four rooms and two bathrooms into as little as 1,181 sq ft. In a rented home that means furniture with a light footprint: a bed with drawers, a slim desk in the +1 room, a round table that seats four without blocking the way to the kitchen.
Whatever the landlord left is listed first, and we decide together what stays.
Duplex homes in Hartamas Regency 2
A duplex splits the day in two: living downstairs, sleeping upstairs. We style the stair wall and the landing as part of the home rather than a corridor, with art that can be leaned or hung on existing hooks, and a runner that needs no fixing.
What a landlord usually has to agree
Moving furniture, rugs, lamps and art needs nobody’s permission. Hooks, rails and shelves leave holes, so ask first; hacking, built-ins, rewiring and plumbing need consent in writing, and then management’s approval.
Arriving with a shipment
Give us your move-in date on the first call. The bed and the sofa are ordered first, and the bedroom is set up before the rest so you have somewhere to sleep. Publika and Solaris Mont Kiara are close by for the small things in the first week.
Getting a home ready to let

Styling at Hartamas Regency, from first call to install day
At Hartamas Regency the same stylist plans your rooms, helps you choose and buy, and comes back to set everything up when it has all been delivered.
Expect one to two weeks of styling once furniture is in, and four to twelve weeks for new pieces to be made and delivered. Duplexes take a little longer, because each floor is set up separately.
Hartamas Regency 1 has a secure-access lift lobby, so deliveries go through management. We book the time and the lift before the large pieces are ordered, and in a duplex we measure the stair too.

Moving house in Dutamas means juggling the lift booking, the landlord’s list and the deliveries. We hold all three, and you can ask how it is going at any time.
What styling costs at Hartamas Regency
Styling a Hartamas Regency 3+1 is an estimated RM7,780–11,210; a 4+1 is RM9,495–12,925 and a 5+1 RM11,210–14,640.
Each room is RM1,715, the open-plan living and dining RM2,635, and you have the fee in writing before we start.
We price the bedrooms and the living and dining for the lower figure. The upper one adds two rooms, typically the +1 as a study and a dressing room; in a home under 1,200 sq ft, such as type A at Hartamas Regency 1, it adds just one, so a 3+1 there is RM7,780–9,495. There are no free rooms, and room size doesn’t change the rate.

StarProperty’s profile of Hartamas Regency 1 names JL Facilities Management as its manager. Neither phase’s renovation rules seem to be published, so we ask management for the current copy, deposit, hours and forms included, before we quote.

Before any works at Hartamas Regency
Renting? Your landlord’s written consent comes first. Management’s approval follows, and a city authority permit where the work calls for one, applied for by the contractor.
Opening up a duplex stair, moving a bathroom or taking out a wall is the kind of work that needs all three, so we discuss it at the start. Styling that drills nothing needs none.

At Hartamas Regency our design fee is an estimated RM19,745–26,875 for a 3+1, RM23,310–30,440 for a 4+1 and RM26,875–34,005 for a 5+1.
The fee is for the design itself and is set down in writing at the start; renovation and furniture are budgeted on their own.

We count each bedroom and the kitchen at RM3,565, and the living and dining together at RM5,485. A 3+1 is four rooms plus the living space, RM19,745; a 4+1 duplex, five rooms, RM23,310; a 5+1 duplex, six rooms, RM26,875. A redone bathroom and the +1 fitted as a study take them to RM26,875, RM30,440 and RM34,005.
Interior design includes our Procurement Concierge, and rooms needing styling only are styled at half price.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

How the fee works
A kitchen behind its own door is a room in the fee; one open to the dining area isn’t, which takes off RM3,565. The visit tells us which you have. We invoice in stages, and if you upgrade a worktop, the difference sits in the contractor’s quote, not ours.
The 1,887 sq ft 3+1, a size both phases share, comes to roughly RM214k–356k with our fee and renovation and furniture at Curated (Commune, Cellini, Poet Living).

Behind the renovation figures
Ranges assume an older home with new floors throughout; bathrooms are left out of the lower figure, and you can add them in the calculator.
They include wardrobes, kitchen cabinetry, bedroom air-conditioners, a washer-dryer, hob and hood; anything you keep from the original handover (chapter 01) is deducted. Vanities aren’t in the figures.

Letting a Hartamas Regency home? If the built-ins are sound, styling may be all it needs. Where works are due, the Essential level, with Ikea, SSF Home or Harvey Norman furniture, is faster to install and wears well between tenancies; our design fee stays the same.
