01Making it feel like home

Making Cascadium feel like home: floor plans and styling

Styling a Cascadium home starts with what is already there, then adds the furniture, lighting, rugs and art that make it yours, with no works.

Most homes are standard two-bedroom layouts, with duplexes and penthouses as well.

Cascadium is a small freehold condominium by Sunrise on Jalan Maarof, with Jalan Penaga on its sale records, next to Casa Vista and Bangsar Peak. StarProperty counts 125 homes and calls it low density; other listings give 102 or 120. Listings date the building to around 1991, and one describes two blocks with four homes on each floor.

  • About 1,140–1,220 sq ftTwo bedrooms, two bathrooms
  • 1,600 sq ftDuplexes: three bedrooms, three bathrooms
  • 2,000 sq ftPenthouses: three bedrooms, three bathrooms

StarProperty lists the layouts as 2+2 and 3+3, which sales listings read as bedrooms plus bathrooms; sizes for the standard homes come from the sales it records. Your own plan may differ, so we measure on the visit.

Duplexes, two-bedrooms and what to keep

In a duplex, the stair is the piece of furniture you can’t move. We plan the living room around it, keep the landing clear, and use the wall it climbs for art hung to follow the rise.

In a two-bedroom of about 1,200 sq ft, a few well-chosen pieces do more than a full set: one good sofa, a round table that seats four, and lamps instead of more ceiling lights.

What is built in stays, and we work with it. What is loose and someone else’s can stay, move to another room or go back.

02Styling a home

Styling a rented Cascadium home

A Cascadium lease lets you change the whole loose layer of the flat: chairs, tables, rugs, lamps, curtains and pictures.

Fixings, hacking and fitted joinery need the owner’s permission in writing, then the management’s.

If the home came furnished

We go through what the owner left, item by item, before buying. In a flat this size the floor and the light do most of the work: two lamps, a rug big enough for the sofa’s front feet to sit on it, and curtains that reach the floor.

What the tenancy allows

Freestanding pieces are yours to change. Holes in walls, for hooks, rods or shelves, usually mean asking the owner; wiring, plumbing, hacking and joinery need consent on paper and management’s approval. If the owner says no, use a picture ledge, a rolling rail and floor lamps.

Moving in on a date

In a two-bedroom, the bed and the sofa are what you notice on night one, so those are ordered first and the bedroom is finished before anything else. StarProperty notes that Cascadium uses access cards to move in and out of the building, so ask management for yours before the first delivery is due.

Letting a Cascadium flat

Owners can refresh a let flat between tenants with styling alone, no permits involved. For flats that need works as well, look at Furnishing to let below.

03How does styling work?

How styling works at Cascadium, from first call to install day

Cascadium projects are run by one stylist from the first chat to the final cushion.

We plan, you approve and buy, and we arrange it all when the boxes are in.

Install is a matter of a week or two. Lead times on new furniture, often four to twelve weeks, set the real timetable, so the slow pieces are chosen at once.

In an older building, the lift door and, in a duplex, the internal stair limit how big a sofa can be. We measure both on the visit, and ask management for its delivery hours, before anything large is ordered.

The guard house turns away cars without the building’s sticker, StarProperty says, so every delivery lorry and the install van are booked in by name.

  1. A short first call No fee
Who is moving in, what the owner has left, what is on its way, and when you need the keys to feel like home.
  2. The visit on Jalan Maarof RM200, refunded against the fee if you go ahead
Rooms, lift door and any stair measured; furniture already there sorted to keep or send back.
  3. The fee in writing, then the plans
We agree the rooms and the fee on paper, then send a layout and a list for each room, slow items at the top.
  4. Ordering
Buy at your own pace from the list, or let our Procurement Concierge handle the orders and deliveries.
  5. Install
Your stylist arrives to place the pieces, hang the art and switch the lamps on.

A handful of orders, an owner’s list and a moving date: we keep tabs on all of it, and you can ask where things stand at any point.

04How much does styling cost?

What styling costs at Cascadium

At Cascadium, styling a two-bedroom is an estimated RM6,065–9,495 and a duplex or penthouse RM7,780–11,210: RM1,715 for each bedroom, RM2,635 for the living and dining, set out in writing first.

Bedrooms and the living and dining make the lower figure. The upper one adds a room for flats of 1,200 sq ft or less and two above that, a study corner or a dressing area, say. Size doesn’t change a room’s price, and nothing is thrown in free.

Two bedrooms at RM1,715 plus RM2,635: RM6,065. One more room: RM7,780; two, for a flat just over 1,200 sq ft: RM9,495. Three bedrooms: RM7,780, or RM11,210 with two more rooms. Listings give the two-bedroom two bathrooms and the larger homes three; we check yours on the visit.

October 2026 estimates. Furniture is a separate purchase, from a shortlist set to your budget.

What styling includes

A call with your photos and floor plan, in person or on screen; a visit to measure and to see what you have, which we reuse first; a plan per room with the lamps, fabrics, pictures and objects listed; and an install day when the last delivery is in.

Our Procurement Concierge can place the orders and arrange delivery if you would rather not.

05Want more than styling?

Want more than styling at Cascadium?

Sometimes, the furniture is all a Cascadium home needs.

Other times, the sofa is fine, but the kitchen has had a long life.

The wardrobes are tired; the bathroom belongs to another era. Furniture can’t fix either.

We help you choose which jobs are worth doing in a flat of this age, and in which order.

Styling furnishes; interior design rebuilds the parts that have worn out.

06What does interior design cover?

Interior design at Cascadium, when an older home needs more

Cascadium’s homes are compact and well placed, so a renovation here is mostly renewal: kitchens, bathrooms, wardrobes and the services behind them.

A kitchen first and the bathrooms later is a perfectly good plan.

What a Cascadium renovation usually covers

  • KeepLayoutA two-bedroom plan that works, kept rather than reworked
  • AdaptWardrobesSolid carcasses can take new doors, lighting and fittings
  • RenewKitchen, bathsThe rooms an older home most often needs redone
  • CheckWiring, pipesIn an older building we check both before any finish

Renovation rules at Cascadium

Cascadium’s management signs off any works; StarProperty names Azmi & Co as its managing agent, and we confirm who manages it today. The rules aren’t published, so we ask for the current copy, covering the deposit, hours and forms, before a contractor prices anything.

We haven’t designed a Cascadium home yet. On the first call we take you through homes we have designed elsewhere, including Bangsar Hill Park, also off Jalan Maarof.

Before any works at Cascadium

Tenants start with the owner’s written consent. Then management approves in writing, and where a council permit applies, the contractor gets it.

Moving a pipe, taking down a wall or any structural change usually needs all three, so we raise it early. Styling needs none.

FAQ

Styling and interior design questions at Cascadium

How do you style a furnished Cascadium home?

Light and floor first. In a furnished Cascadium flat we list the owner’s pieces, then bring in lamps, a rug and pictures, and only replace the sofa if it doesn’t suit how you sit.

Can I style a rented Cascadium home without the landlord’s permission?

For freestanding things, yes: furniture, rugs, lamps, curtains on the existing rail, art on a ledge. At Cascadium anything drilled, hacked or fitted needs the owner’s written consent and then management approval.

How much does interior styling cost at Cascadium?

Estimated at RM6,065–9,495 for a Cascadium two-bedroom and RM7,780–11,210 for a duplex or penthouse: RM1,715 per bedroom, RM2,635 for the living and dining, plus one or two rooms in the upper figure. Furniture is extra.

What does interior styling include at Cascadium?

A call, a measuring visit, a plan and list per room, and install day. A Cascadium flat can be styled a single room at a time, and our Procurement Concierge can do the ordering.

How long does it take to style a Cascadium home?

A week or two once the furniture has arrived, which can take four to twelve weeks. For a Cascadium move we order the bed and sofa first and check the lift and stair before anything big is bought. Entry is by access card, so deliveries are booked with management.

How do you style a duplex at Cascadium?

Around the stair. In a Cascadium duplex we keep the landing clear, plan the living room so the stair isn’t behind the sofa, and hang art up the stair wall to follow the rise. Upstairs rooms are styled after the main bedroom.

What are the floor plans at Cascadium?

Cascadium’s standard homes are about 1,140 to 1,220 sq ft with two bedrooms and two bathrooms. Its duplexes, at 1,600 sq ft, and penthouses, at 2,000 sq ft, have three of each. StarProperty lists them as 2+2 and 3+3; we confirm your plan on the visit.

How much does interior design cost at Cascadium?

Our Cascadium design fee is an estimated RM16,180–23,310 for a two-bedroom and RM19,745–26,875 for a duplex or penthouse, in writing. Works and furniture are on top, roughly RM169k–293k at Curated (Commune, Cellini, Poet Living) for a two-bedroom.

Does Cascadium have renovation rules?

Yes, held by its management but not published. StarProperty names Azmi & Co as the managing agent. We get the current rules, with deposit, hours and forms, before any quote, and tenants need the owner’s written consent first.

What interior design services do you offer at Cascadium?

At Cascadium we style two-bedrooms, duplexes and penthouses room by room, and redesign the kitchens, bathrooms and wardrobes of an older building. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Styling and our Procurement Concierge are available by themselves, and Virtual Design is for homes outside Kuala Lumpur and Selangor.
