What does a two-to-a-floor Bangsar Peak home ask of its designer?

One tower of 45 homes high on Bukit Bandaraya, with two apartments per storey and a lift lobby apiece. Here the task is renewing big rooms, not finding space.

We’re Sundays in Bed, a small Kuala Lumpur practice that plans homes and oversees their building work. We haven’t worked at Bangsar Peak yet. Our fee is per room, agreed in writing before we begin.

Benéton Properties built it on Jalan Medang Serai in 2009: one freehold tower of 18 storeys, at what the developer called “the highest possible point” in the area. Rhombus, also Benéton’s, stands next door.

Bangsar Peak units run from 1,800 to 7,000 sq ft built-up, and 39 of the 45 are four-bedroom apartments in two sizes.

Just two apartments split every storey. Your lifts rise into a lobby that serves you alone, so no stranger passes your front door. The developer’s published plan also shows a separate service lift opening beside the kitchen.

Where your home has one, that second door shapes a renovation more than most owners expect. Contractors, deliveries and rubbish can come and go at the back, while the front lobby stays the family’s own entrance from the first day of works to the last.

And these are seventeen-year-old homes. Some have had a careful renovation, some a hurried one, and some are much as Benéton left them. Which of those yours is, we find out in person before suggesting a thing.

Which rooms in a 2009 Bangsar Peak four-bedroom deserve the budget first?

Start with the hidden things: pipes, membranes, cabling. Then the kitchen, then which rooms your household truly lives in. At this scale, those three fix the budget well before any finish is chosen.

The lobby before the door. Arrival begins the moment the lift opens, in a space nobody else uses. A shoe cabinet, a seat for boots, one good painting: all worth planning, once the strata plan shows which parts are yours to fix things to.

Pipes and wiring from 2009. Four or more bathrooms means plenty of seventeen-year-old waterproofing. We bring in a plumber and an electrician early, so a failing membrane or an overloaded board is priced from day one, not discovered in week five.

The enclosed kitchen. The developer’s plan closes the kitchen behind doors, with a yard and a maid’s room beyond. That suits a wok. Rather than knock it through, the usual answer is to keep it as the wet kitchen and add a dry one facing the dining.

The family area. The archived plan adds a family area with its own balcony, near the bedrooms. It could be where homework happens, where films get watched, or where a visiting mother sleeps for a month. Deciding which comes before any furniture is drawn.

Worth holding on to. Generous proportions, three en-suite bedrooms and an earlier owner’s sound work are costly to recreate. Where cupboards, carcasses or worktops are structurally fine, new doors or a refinish do the job, and the money goes to what has truly worn.

What does it cost to design and furnish a Bangsar Peak four-bedroom?

Designing a 2,950 sq ft four-bedroom at Bangsar Peak, the Sundays in Bed fee is estimated at RM34,005–41,135; a 3,570 sq ft 4+1, at RM37,570–44,700. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a four-bedroom here comes to about RM313k–535k in all.

Spend where it matters. Skip what doesn’t. Here the money tends to belong in bathrooms, cabling and the kitchen; the maid’s room rarely needs it. Tick only the rooms for us to draw; every figure is a guide until contractors price it.

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Lower figure: the layout we’d expect to draw in a home here: the living and dining, the enclosed kitchen, every bedroom and most bathrooms. Higher figure: two extra rooms, perhaps the family area fitted out as a study, and one more bathroom.

Nearly every Bangsar Peak home is a resale from 2009. Few owners redo every bathroom, so each row drops one, typically the maid’s toilet. Counts come from sale and rental listings and differ between homes.

We price the kitchen as the single enclosed room the developer drew. The penthouse row uses one listed 6,000 sq ft home; the pair aren’t alike, so yours is measured on the visit.

New wardrobes, kitchen cabinets, hob, hood and air-conditioning sit inside each range. If a previous renovation left good ones behind, keeping them brings your figure down. All of this is a guide as at October 2026; only contractors give quotations.

Furnishing to let? A 4+1 here was listed at RM18,500 monthly, unfurnished. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee adds up. RM3,565 for every bedroom, bathroom, study or enclosed kitchen we design, and RM5,485 for the living and dining as one. Five bathrooms, but only two that bother you? Only two are counted.

The sum is set out on paper before we begin, then paid in instalments as the project moves. Because it never tracks what contractors charge, upgrading the master bath from porcelain to marble leaves it untouched.

How does a Bangsar Peak renovation run, from first call to last cushion?

One designer carries your Bangsar Peak home from the opening phone call to the final cushion. Our part is design and management. Licensed contractors do the building; you pick them after we’ve brought back several quotes and talked them through with you.

  1. An opening call Free
    Your layout, the people at home, any changes a previous owner made, what the family area is for today, and a rough figure to work within.
  2. The home visit RM200, waived if you go ahead with us
    Tape measure out in every room. We check bathroom floors for seepage, look inside the distribution board, see where late sun falls, and note what deserves to stay.
  3. Scope, then design
    Rooms, budget and our fee are written up and signed off. Then come plans, lighting, joinery and furniture, with the lift lobby and kitchen given as much thought as the living room.
  4. Drawings for quoting
    Every contractor prices from the same set of drawings. We gather the figures, point out why they differ, and the choice of builder is yours.
  5. Works, then styling
    We book the service lift through management, and trades use the back entrance where there is one. We inspect each stage against the drawings, then style the rooms so they’re ready when you walk in.

Seventeen years in, every Bangsar Peak home holds a few surprises. We would rather meet them on the visit than in week six, and price each one for you before anyone touches it. The full process

DBKL and the management office. As a Kuala Lumpur address, Bangsar Peak falls under DBKL, which issues the renovation permit; your licensed contractor files for it. Separately, the management must give written consent before work starts.

Bangsar Peak’s renovation deposit, permitted working hours and service-lift arrangements aren’t published anywhere we could find. We get the current terms from the office before any contractor quotes, then plan deliveries to suit.

Thirty-nine apartments in two sizes: should yours feel like your neighbour's?

It shouldn’t. Thirty-nine apartments come in two sizes, but no two households cook, host or rest alike. Your rooms ought to be shaped by yours.

Some owners have raised a family in rooms like these and now want them calmer; others have just bought and want them to feel theirs. We begin with people: which relatives come for weeks, what you collect, which room gets the light you love. The plan comes second.

Bangsar Peak questions, answered

Should a Bangsar Peak home be renovated, or just refreshed?

Often both. In a seventeen-year-old home of this size, bathrooms, waterproofing and wiring usually need real work, while sound joinery, doors and floors may only need refinishing. The visit tells us which is which, before any figure is written down.

Roughly what do renovation and furniture come to for a 2,950 sq ft home?

Our estimate is RM279k–501k at Curated, furnished from Commune, Cellini or Poet Living, and RM524k–1.05M at Bespoke, from Space Furniture, BoConcept or Molteni&C. Our design fee comes on top. The biggest swing is how many bathrooms you rebuild.

Can we open up the enclosed kitchen?

Partly, usually. Many owners keep the enclosed room for frying and steaming and add a dry kitchen or island facing the dining. Removing walls needs management approval and a check for services inside them, which we arrange before drawing anything.

Can the private lift lobby be decorated?

Within limits. Only your lifts open onto it, but it may still be common property on the strata plan. Loose furniture, lighting, art and a shoe cabinet are usually welcome; fixed joinery or new flooring needs the management’s written consent first.

What could the family area become?

In the plan we’ve seen, it sits by the bedrooms with a balcony of its own, so it suits a den for films, a playroom, a study, or a guest room for parents. As a study we design, it adds one room to our fee.

Can the works avoid our front lobby?

Usually. The developer’s published plan shows a service lift opening beside the kitchen, so materials, trades and rubbish can bypass the main lift lobby; we confirm yours on the visit. We book it with management and keep the front of the home protected throughout.
