Why do generous 1985 rooms and forty-one years of owners shape a Menara Bangsar brief?
Two 24-storey towers from 1985, with three-bedroom homes of 1,650 to 1,750 sq ft. Space is rarely short here. What needs care is an old flat’s wiring and pipes, and whatever earlier owners left behind.
Sundays in Bed is a residential interior design studio in Kuala Lumpur. We haven’t yet completed a home at Menara Bangsar, so this guide draws on published records, today’s listings and what we check in any flat of this age.
Bandar Raya Developments, the company that went on to build Bangsar Shopping Centre a few minutes’ walk away, finished the two freehold towers at 299 Jalan Maarof in 1985. Blocks A and B are 24 storeys each.
Menara Bangsar units are 1,650 to 1,750 sq ft built-up, and the penthouses about 3,300 sq ft.

Three bedrooms in 1,650 sq ft is roomy by today’s measure; Bangsar Hill Park, finished decades later, fits its three-bedrooms into 1,345 to 1,478 sq ft.
So the question is seldom where the sofa goes. It’s what each room is for, and whether the services behind the walls are sound.
Forty-one years also means several owners. Many flats here have been let for long stretches, and listings describe homes renovated, partly furnished or fully furnished. Yours may carry a landlord’s kitchen or wardrobes, built to let rather than to live with.

Which decisions come before the drawings in a forty-year-old Menara Bangsar flat?
The ones hidden behind the walls, then the ones about how you live. Five of them shape most briefs in these two towers.
What’s behind the walls. A flat finished in 1985 may still have its original wiring, distribution board and water pipes. We check them on the first visit, because replacing them after the finishes go in means opening new walls twice.
The kitchen. No plan of the 1,650 and 1,750 sq ft kitchens is published, so we start from yours. A closed kitchen suits wok cooking most nights; opening it to the dining depends on the structure, the services and management’s approval.
The +1. The 1,750 sq ft plan is listed as a 3+1, and some agents count the extra room as a fourth bedroom. Helper’s room, study, laundry or store: we settle its job before drawing a single cupboard.
The Jalan Maarof side. Traffic builds at peak hours. Where the plan allows, we put sleep on the quieter side, and give road-facing rooms lined curtains or secondary glazing before anything decorative.
What earlier owners got right. Many homes here have been renovated at least once. A sound timber floor, solid wardrobes or a recent kitchen can stay exactly as they are; we spend where the flat has aged, not where it still works.
What does it cost to design and furnish a Menara Bangsar 3+1 built in 1985?
Designing a 1,750 sq ft 3+1 here is estimated at RM26,875–34,005 in Sundays in Bed fees; a 3,300 sq ft penthouse, RM37,570–44,700. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 1,750 sq ft 3+1 here comes to about RM259k–425k in all.
Spend where it matters. Skip what doesn’t. In a 1985 flat that usually means wiring, plumbing, the kitchen and the bathrooms before any feature wall. Pick the closest plan, switch on the rooms you’d change, and read every figure as a guide until contractors quote.
3 bedrooms, 2 bathrooms and the kitchen: 6 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Each lower fee covers the usual brief: living and dining, kitchen, every bedroom and two of the three bathrooms, plus any study. The higher one allows two more rooms, perhaps that third bathroom, or the +1 as a laundry where it isn’t counted.
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
Every row is a resale flat from 1985; a 1,650 sq ft three-bedroom prices as the 3+1. Each has three bathrooms, the penthouse four, and few owners redo them all, so we’ve counted one fewer. Count only the ones you’d change.
No plan of the typical kitchens is published, so we’ve priced yours as a closed room of its own; the penthouse’s dry and wet kitchens count as two. We confirm which you have on the visit.
The ranges allow for new air-conditioning, kitchen joinery, appliances and wardrobes. Where a previous owner’s are sound and stay, expect less. These are October 2026 guides; only your contractors can quote.
Furnishing to let? Three-bedrooms here have long rented at RM3,000–6,000 monthly. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How our fee adds up. Room by room. Each bedroom, bathroom, kitchen or study we design is RM3,565; the living and dining together, RM5,485. A Menara Bangsar bathroom a past owner redid well simply stays off the list.
That total is written into our agreement before the first drawing and paid in stages. It isn’t tied to what contractors charge, so rewiring the whole flat, or choosing stone over tile, moves their quote and leaves our fee where it was.

What happens, step by step, when a forty-year-old Menara Bangsar flat is renovated?
Most owners here bought a lived-in flat, so the work begins with understanding what earlier owners left. The designer on your first call stays to style the finished rooms. We design and manage; licensed contractors you choose build it, from quotes we gather and compare with you.

Renovating a 1985 flat. Any developer’s defect period ended decades ago, so whatever has worn out behind the walls becomes part of the scope. We look for it on the site visit, not halfway through the works.
In Kuala Lumpur your licensed contractor usually obtains the DBKL permit, and management approves the work. Menara Bangsar hasn’t published its deposit, permitted hours or lift arrangements, so we get the current terms from the office before quotes go out.
After forty years and several owners, how does a Menara Bangsar flat become yours?
By starting with your household, not the last owner’s. Two towers, two main plans; yours should feel like nobody else’s.
A family whose teenagers each want a door to close, a couple home from abroad, someone after a quiet study a short walk from the MRT: the same 3+1 suits each, differently. We begin with mornings, guests and what needs a place to live.

What renovating nearby has cost
We don’t yet have a Menara Bangsar project of our own to show you. Bangsar’s published renovation records are the next best guide: across the eleven with both spend and floor area, the median is RM114 per sq ft.
Among them, Bayu Angkasa, a 1,400 sq ft three-bedroom, cost RM135,000. At that median, a 1,750 sq ft Menara Bangsar 3+1 would be about RM200,000, below the Curated range above, which assumes new services, joinery and furniture.

Owners’ questions about Menara Bangsar
Is a 1985 Menara Bangsar flat worth rewiring?
Often, if nobody has done it yet. 1980s wiring and distribution boards weren’t planned for today’s air-conditioners, ovens and induction hobs. On the site visit we check what’s there, and whether an earlier owner upgraded it, before writing the scope.
What’s the difference between the 1,650 and 1,750 sq ft homes?
Both have three bedrooms and three bathrooms. The 1,750 sq ft plan is usually listed as a 3+1, with a small extra room some agents count as a fourth bedroom. We confirm yours on the visit, kitchen layout included.
Can the kitchen be opened up to the dining room?
Sometimes. It depends on which walls carry structure or services, and on management’s approval. If a wok goes on most nights, a glass partition and a stronger hood may serve you better than losing the wall. We look at yours before suggesting either.
How do I keep the noise from Jalan Maarof out?
Start with the rooms that face it. Lined curtains, upholstered furniture and rugs soften sound; secondary glazing does more, where management allows it. Where the plan permits, bedrooms go on the quieter side of the flat.
We’ve let the flat for years. What changes when we move back in?
Usually storage, the kitchen and the bedrooms. A tenant’s fit-out is built to be hard-wearing and neutral; living there, you’ll want wardrobes sized for your things, a kitchen for how you cook, and lighting you chose. Sound joinery can stay with new doors.
