01Making it feel like home

Making Sri Penaga feel like home: floor plans and styling

A Sri Penaga home is styled with what it already has: thirty-year-old walls, a kitchen someone else chose, perhaps a landlord’s sofa.

We add furniture, lamps, rugs and art, and touch nothing structural. The plans vary more than in most buildings.

Sri Penaga is one of the earliest condominiums in Bangsar. Its two towers stand with a row of low-rise townhouses and the pool between them, and the apartments come in thirteen sizes, more than most buildings offer.

  • 1,033 sq ftTwo bedrooms and two bathrooms, the smallest layout
  • 2,152 sq ftThree bedrooms plus a helper’s room, three bathrooms
  • Up to 2,497 sq ftThe largest single-floor homes

From StarProperty’s building profile, an EdgeProp record and a published sale listing. With thirteen sizes, yours may be one not shown here.

What comes with the home, and what to keep

After thirty years, no two Sri Penaga homes are quite alike inside. Some kitchens and wardrobes will be originals from 1996, many will have been redone, and the visit tells us which.

In an older home, the good pieces are often the oldest: a solid timber table or a well-made cabinet can anchor a room better than anything new. We keep those, work round the built-ins, and send back what doesn’t suit you.

In the two-bedroom homes, every piece has to earn its place. A round dining table that doubles as a desk, a sofa without bulky arms and a bed with drawers under it make 1,033 sq ft feel unhurried. In the larger homes, we decide first what the helper’s room is for: a helper, a study, or suitcases between trips.

02Styling a home

Styling a rented Sri Penaga home

Rent at Sri Penaga and the movable things are yours to change, from sofa to curtains.

Anything screwed, hacked or built in needs the landlord’s agreement on paper first, then management’s.

Working with a landlord’s furniture

Rented Sri Penaga homes often come with a landlord’s furniture of mixed ages. We list it, keep what is solid, and ask the landlord to store or collect the rest, so the rooms are cleared before anything new arrives.

The tenancy, in practice

Furniture, rugs, lamps and art: no permission needed. Hooks, curtain rails and shelves leave marks, so the landlord should agree; hacking, built-ins, wiring and plumbing need written consent and then management’s approval.

In a building of this age, where ceiling lights may be dated, floor and table lamps make the biggest difference without touching the wiring.

Day one in Bangsar

Bangsar Shopping Centre is across the road, so the small things, a lamp, towels, a plant, can be bought on day one. The larger pieces are ordered around the day your shipment lands, and the bedroom is finished first.

Furniture for a compact home, and for the next one

In a 1,033 sq ft home, the sofa and table decide everything. We choose pieces that suit Sri Penaga’s rooms now and will still fit a different plan later, and avoid anything made to measure.

Owners letting their home

If you own a Sri Penaga home and let it, styling can refresh it between tenancies without works. Furnishing to let, further down, covers homes that also need works.

03How does styling work?

Styling at Sri Penaga, from first call to install day

One stylist takes your Sri Penaga home from the first conversation to the last lamp switched on: the plan is ours, the choices are yours, and we arrange everything on the day.

Expect one to two weeks of styling after the furniture lands, and four to twelve weeks for new pieces to arrive; we order the slow ones first.

Lifts in a building from 1996 can be smaller than a new sofa expects. We measure the lift car and the corridor turn on the visit, and check delivery times with management, before anything large is ordered.

  1. Talking it through Free
Who lives here, what came with the home, what is arriving and when you want to move in.
  2. A visit to measure RM200, deducted if you go ahead with us
The rooms, the lift and the corridor measured; the landlord’s pieces sorted into keep, move or return.
  3. Fee in writing, plans per room
We agree the rooms and the fee in writing, then send a placement guide and shopping list for each, slow pieces first.
  4. Ordering
You order from the list, or our Procurement Concierge does it and books the deliveries.
  5. The install
When everything is in, your stylist sets up each room, hangs the art and lights the lamps.

An older building, a landlord’s inventory and a shipment date: there’s a fair amount to coordinate. We keep track, and you can ask us where things are whenever you like.

04How much does styling cost?

What styling costs at Sri Penaga

We estimate RM6,065–7,780 to style a Sri Penaga two-bedroom and RM7,780–11,210 for a 3+1, at RM1,715 a room and RM2,635 for the open-plan living and dining.

You agree the fee in writing before we begin.

Our lower figure is the bedrooms plus the living and dining. Above that, a two-bedroom adds one room, perhaps the balcony or a dressing corner, and a 3+1 adds two, such as the helper’s room as a study and a dressing room. No free rooms, and the same rate for a small room as a big one.

Two bedrooms at RM1,715 plus RM2,635 for the living and dining: RM6,065, or RM7,780 with one more room. Three bedrooms: RM7,780, or RM11,210 with two more. Other plans are counted room by room on the visit.

October 2026 estimates rather than a quote. Furniture is a separate spend, chosen from a shortlist made for your budget.

What styling includes at Sri Penaga

A call, a measuring visit, a placement guide and shopping list for each room, and an install day. In an older Sri Penaga home, we also note which existing pieces are worth keeping, and which lights to replace with lamps.

Our Procurement Concierge can place the orders and handle deliveries.

Interior styling

05Want more than styling?

Want more than styling at Sri Penaga?

Furniture can change how a Sri Penaga home feels.

It can’t change a 1990s kitchen or a bathroom that has done thirty years of service.

The wardrobes are from another era. The bathroom tiles have seen thirty years of Bangsar mornings. That’s where interior design comes in.

For anyone settling at Sri Penaga for the long term, we plan what to keep, what to replace and in what order, one room or the whole home.

Styling furnishes the home you have. Interior design updates the home itself.

06What does interior design cover?

Interior design at Sri Penaga, when home needs a little more

Sri Penaga’s homes have a freehold title and an address in the middle of Bangsar.

Thirty years after completion, original kitchens, bathrooms and wardrobes are likely to be ready for a rethink.

Thirty-year-old homes reward a careful order of work. The hidden services come first, then the rooms that use them: kitchen and bathrooms. Wardrobes and finishes follow. Done that way, nothing new has to be opened up again a year later.

What a Sri Penaga renovation usually covers

  • KeepWalls, planMost briefs here change the finishes and the fittings, not the walls
  • RenewKitchen, bathsIn a 1996 building, the rooms most likely to be due
  • CheckWiring, pipesLooked at before a kitchen or bathroom is planned
  • AdaptWardrobesNew doors, lighting and inner fittings on sound carcasses

Your agreement records what the home came with; after thirty years we check it on site.

Renovation rules at Sri Penaga

StarProperty’s profile of the building names Azmi & Co as its manager. The renovation rules aren’t published that we could see, so we ask management for them, with the deposit, working hours and forms, before quoting.

We haven’t yet designed a Sri Penaga home; on the first call we share Kuala Lumpur homes we have designed instead.

Before any works at Sri Penaga

For tenants, the landlord’s written consent comes first; management’s written approval second; and, where needed, a city authority permit, which the contractor obtains.

Rewiring, re-piping, moving a kitchen or removing a wall are the jobs that need all three at Sri Penaga, so we raise them early. Styling without drilling needs none.

Interior design fees at Sri Penaga

07How much does interior design cost?

What interior design costs at Sri Penaga

For a Sri Penaga two-bedroom our design fee is an estimated RM16,180–23,310, and RM19,745–26,875 for a 3+1.

It pays for the design, is agreed in writing before work starts, and sits apart from the renovation and furniture budgets.

Each room we design
RM3,565
Living and dining
RM5,485

Our fee is for the design service. Renovation and furniture are separate budgets, shown below.

The bedrooms and kitchen count as rooms at RM3,565 each; the living and dining together are RM5,485. A two-bedroom is three rooms plus the living space, RM16,180, and a 3+1 four, RM19,745. Add a redone bathroom and a study: RM23,310 and RM26,875.

With interior design you also get our Procurement Concierge, and styling-only rooms at half the styling fee.

Our design fee, estimated

2 bedrooms and the kitchen: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

If your Sri Penaga kitchen has been opened up to the dining area, it leaves the count and the fee drops by RM3,565. The fee is agreed in writing and paid in stages, and material upgrades show in the contractor’s price rather than ours.

For a 1,033 sq ft two-bedroom, our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) is roughly RM185k–309k.

Behind the renovation figures

We price Sri Penaga homes as older homes with new floors, and leave bathrooms out of the lower figure; add any in the calculator.

Wardrobes, kitchen cabinetry, bedroom air-conditioners, a washer-dryer, hob and hood are included, so whatever you keep comes off. Vanities are excluded.

Furnishing to let?

Refreshing a Sri Penaga home for new tenants? Furniture alone may be enough. If works are needed, the Essential level, with Ikea, SSF Home or Harvey Norman furniture, goes in quickly and handles wear; our fee is the same at every level.

FAQ

Styling and interior design questions at Sri Penaga

How do you style a Sri Penaga home that came furnished?

We sort the landlord’s furniture first, keep the solid pieces, and ask for the rest to be stored or collected. Sri Penaga’s built-in wardrobes and kitchen stay, and new pieces fill only the gaps.

Can I style a rented Sri Penaga home without the landlord’s permission?

For movable things, yes: furniture, rugs, lamps and art. Hooks, rails and shelves at Sri Penaga need the landlord’s say-so; hacking, built-ins and rewiring need it in writing, then management’s approval.

How much does interior styling cost at Sri Penaga?

Our estimate is RM6,065–7,780 for a two-bedroom and RM7,780–11,210 for a 3+1: RM1,715 a bedroom plus RM2,635 for the open-plan living and dining, with one extra room at the top of the two-bedroom range and two for the 3+1. Furniture is bought separately.

What does interior styling include at Sri Penaga?

A call, a measuring visit that includes the lift, a plan and shopping list for each room, and an install day. At Sri Penaga we also note which existing pieces are worth keeping. Ordering can go through our Procurement Concierge.

How long does it take to style a Sri Penaga home?

Plan on four to twelve weeks for new furniture to arrive, then one to two weeks of styling. Because Sri Penaga’s lifts date from 1996, we measure them before ordering anything large.

How do you make a two-bedroom Sri Penaga home feel bigger?

By choosing fewer, better-proportioned pieces. In Sri Penaga’s 1,033 sq ft two-bedrooms we use a round dining table that doubles as a desk, a sofa without bulky arms, storage under the bed and lamps instead of more ceiling lights, so each room has one clear job.

What are the floor plans at Sri Penaga?

Sri Penaga has 304 homes in 13 sizes. The single-floor apartments run from about 1,000 to 2,500 sq ft built-up, from two bedrooms and two bathrooms at 1,033 sq ft to three bedrooms plus a helper’s room. A row of townhouses sits between the two towers.

Do I need interior design or styling for my Sri Penaga home?

Styling suits a Sri Penaga home whose kitchen and bathrooms are fine and that simply needs to feel like yours. Interior design suits one where the 1990s fittings are the problem. You can style now and redesign later.

How much does interior design cost at Sri Penaga?

We estimate RM16,180–23,310 for a two-bedroom and RM19,745–26,875 for a 3+1, covering the bedrooms, the kitchen and the living and dining, with two more rooms at the top of each range. Renovation and furniture are separate: around RM169k–293k at Curated (Commune, Cellini, Poet Living) for a 1,033 sq ft two-bedroom.

Does Sri Penaga have renovation rules?

Yes, held by Sri Penaga’s management and not published that we could find. We ask for them, with the deposit, hours and forms, before quoting, and in a 1996 building we have the wiring and pipes checked before planning a kitchen or bathroom. Tenants need the landlord’s written consent first.

What interior design services do you offer at Sri Penaga?

At Sri Penaga we style rented and owned homes room by room, and redesign kitchens, bathrooms and wardrobes in homes that have been lived in since the 1990s. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Interior styling and our Procurement Concierge are available without a full design, and Virtual Design looks after homes outside Kuala Lumpur and Selangor.
