01Making it feel like home

Making Bayu Angkasa feel like home: floor plans and styling

Styling a Bayu Angkasa home starts with the three-bedroom plan as it is, then adds the furniture, lighting, rugs and art that make it yours, with no works.

The floor plans below show where the space is.

Bayu Angkasa’s homes have been lived in for more than twenty years, so most have known a household or two before yours. Whether you’ve just collected the keys or have lived here a while and want it to feel finished, our interior styling begins with what is already in the rooms.

Most of the homes are three-bedrooms of about 1,500–1,600 sq ft, with penthouses much larger above them.

  • 1,163–1,600 sq ftStandard: three bedrooms, two or three bathrooms
  • 1,600 sq ftType A: three bedrooms, two bathrooms
  • About 3,100–3,380 sq ftPenthouses: five or six bedrooms

Sizes from StarProperty, MyRumahBaru and an EdgeProp report; the sources differ slightly, so we measure.

What the plan asks of the furniture

In a three-bedroom of this size, the living and dining usually share one long room. Styling gives each end its own reason to be there: a rug and a pair of lamps to anchor the sofa, a pendant-height lamp or a low sideboard to hold the dining end, and nothing in between that blocks the way through.

The Type B homes come with a yard, according to MyRumahBaru. It is worth planning as a working space for laundry, ironing and the things that don’t belong in the kitchen, so the kitchen itself can stay calm.

The third bedroom is the one to decide first: a guest room, a study, or a room that does both with a daybed and a desk.

02Styling a home

Styling a rented Bayu Angkasa home in Bangsar

Tenants at Bayu Angkasa can restyle freely with anything that stands on its own, from sofas and beds to rugs, lamps and art.

Fixing into walls, joinery or hacking needs the landlord to agree in writing, then the management office.

Working with a landlord’s furniture

Bayu Angkasa homes let furnished often come with sturdy beds and a decent dining set, and a tired sofa beside them. We keep what is solid, send back what drags the room down, and see what a bigger rug, new shades on the lamps and the pictures rehung at eye level can do before buying a single large piece.

What you can and can’t change

Your tenancy’s furnishing and alterations clauses set the limits. Moving and adding loose furniture is yours to decide. Anything screwed into a wall usually needs a word with the landlord first; built-ins, wiring, plumbing and hacking need written consent, and the management office signs off after that.

Within those limits: a long picture ledge on the sideboard, a bookcase that stands alone, lamps in place of new lights, and curtains on whatever rail is there.

Timing it to your move

The sooner we know the date, the better. Beds and sofas, with the longest waits, are ordered first, and the bedrooms are done before the living room so the household can sleep properly from day one.

Buying with the next move in mind

A rug, good lamps, art and a dining table move from home to home without trouble. Sofas and beds are chosen at a size that would suit a smaller flat as well, and built-to-measure pieces are kept to a minimum.

Letting it out

An owner readying a Bayu Angkasa home for new tenants can often manage with styling alone; the to-let note further down deals with homes needing works.

03How does styling work?

Styling at Bayu Angkasa, from first call to install day

Bayu Angkasa homes are looked after by a single stylist from the first phone call to the last cushion.

We draw up the rooms, you approve what is bought, and we come back to style once it is delivered.

Count on one to two weeks for the styling, after deliveries that commonly take four to twelve. The slowest items are therefore the first we settle.

Bayu Angkasa sits at the top of a hill with its own approach, so we confirm with the management office how deliveries are received and when lifts can be reserved.

  1. Hearing how the household lives Free
Who lives here, what the home came with, what you’d hate to lose, and the date you have in mind.
  2. Visiting with a tape measure RM200, taken off the fee if you continue
Each room, the yard and the third bedroom measured, and every existing piece noted as keep, move or return.
  3. Fee agreed, rooms planned
The fee is confirmed in writing first. Each room then gets a placement plan and a list of pieces to complete it.
  4. Ordering
Buy from the list yourself or pass it to our Procurement Concierge, and we keep the delivery log either way.
  5. Styling day
When the last piece has arrived, your stylist arranges each room in person, down to the cushions and the lamps.

Inventories, delivery slots and a moving date add up to a lot of loose ends. We keep them in one place for you, and you can check on progress whenever you like.

04How much does styling cost?

What styling costs at Bayu Angkasa

For a Bayu Angkasa three-bedroom, styling is an estimated RM7,780–11,210: RM1,715 per bedroom and RM2,635 for the long living and dining room, confirmed in writing before any work.

Bedrooms with the living and dining room make the first figure. The second includes two rooms more, say the kitchen and the entrance hall; for the smaller three-bedrooms under 1,200 sq ft we’d add only one, giving RM9,495. Room size never changes the charge, and every room is charged.

Three bedrooms at RM1,715 plus RM2,635 for the living and dining is RM7,780; two more rooms make it RM11,210. The five- and six-bedroom penthouses are costed room by room after a visit.

October 2026 estimates; the quotation comes after we have seen the home. Furniture is bought on top, from a list matched to what you want to spend.

Inside the styling fee

An opening conversation over your photos and plan. A visit to measure and to look at what you have, which we put to work before proposing anything new. A layout and buying list per room: furniture positions, picture heights, lamps, fabrics and the last small things. Then, with everything delivered, your stylist sets the rooms up in person.

Ordering can be handed to our Procurement Concierge, who buys, chases and receives on your behalf.

05Want more than styling?

Want more than styling at Bayu Angkasa?

Sometimes the furniture is all a Bayu Angkasa home needs.

Other times the sofa is right, but the kitchen has had its time.

The bathrooms feel like another decade. The wardrobes don’t hold what a family owns now. That’s where interior design comes in.

We weigh up with you what is worth keeping and what is worth doing well, from one tired bathroom to the whole flat.

Styling furnishes the home you have. Design reshapes it where that matters.

06What does interior design cover?

Interior design at Bayu Angkasa, for the long run

Bayu Angkasa’s three-bedrooms are a sensible size for a family, on a hill above Bangsar.

After more than twenty years, original kitchens, bathrooms and wardrobes may be ready for a rethink.

Where furniture alone won’t fix it, design picks up, and it need not mean the whole flat at once.

Perhaps a kitchen opened to the dining end, if the structure allows it, wardrobes rebuilt to the ceiling, or a main bathroom you’d look forward to using.

What a Bayu Angkasa renovation usually covers

  • KeepRoom sizesThree proper bedrooms, which no renovation needs to add
  • AdaptWardrobesIf the carcasses are sound, new doors, lighting and fittings can be enough
  • RenewKitchen, bathsThe rooms a long stay is most likely to redo
  • CheckWalls, wiringWhich walls can move and what the wiring will carry, before any plan is drawn

Renovation rules at Bayu Angkasa

No renovation guidelines for Bayu Angkasa appear online. The management office keeps them, so we collect the latest version, with its deposit, hours and forms, ahead of any contractor’s price. We’ve not yet designed a home here; our Bangsar and Damansara Heights work is what we’ll share on the call.

Before any works at Bayu Angkasa

Renovation here needs a chain of yeses. A tenant starts with the owner’s written consent; then comes the management office, on its own forms; and certain works also need a local authority permit, obtained by the contractor.

Opening up a kitchen or moving a bathroom usually needs the whole chain, which is why we ask about it early. Loose-furniture styling needs none of it.

What interior design services do you offer at Bayu Angkasa?

At Bayu Angkasa we style three-bedrooms and penthouses room by room, and design kitchens, bathrooms and wardrobes for households planning to stay.
