Anggun Villa 2 is a freehold phase of S P Setia’s Bandar Kinrara: 28 semi-Ds on two streets, completed in July 2026, with a landscaped strip and a court across the road from the Type B houses.
Anggun Villa 2 homes range from 3,951 to 4,337 sq ft built-up, and every house has five bedrooms, a study, six bathrooms, a powder room and two kitchens.

Light and heat
Your house is handed over as a good shell. S P Setia’s specification lists engineered timber upstairs and tiles below. For cooling and hot water it lists connection points, seven or eight for air-conditioning and five for water heaters, and no units. Cabinets, wardrobes and appliances are left for you.
If you have a Type B, your family lives on three levels, with bedroom 5 on the ground floor and bedroom 4 two flights up. In a Type A, four bedrooms sit on one floor, round a double-height living room. Either way, we’ll start from how your family moves through the house.
Then there’s the light. On the developer’s site plan, Type A backs face roughly west and Type B backs roughly south. Afternoon sun can matter more than the view, so we’ll confirm which way yours faces when we visit.
Who’s coming to live in your new house, and who’s coming to stay?
We start with who sleeps on which floor, and who needs to be close to whom.
A handful of early decisions made with the plan in hand spare you most of the changes later.
If someone would rather avoid the stairs
In a Type B, two flights of stairs separate bedroom 5 from bedroom 4 and the lanai. Who climbs, who doesn’t, and where the children sleep relative to you shape the furniture, the lighting and where the air-conditioning goes first.
If you love a tall, bright room
Both types have a double-height space: over the Type A living room, and beside the Type B upper gallery. Curtains, a pendant and a ceiling fan at that height need their fixing points and cleaning access planned before the ceiling is finished.
If you cook the way your family eats
An island in the dry kitchen faces the dining, with the wet kitchen and yard beyond. There’s no gas piping, and wall tiles stop at 5 ft, so we’ll settle the hob and a full-height splashback before any cabinet.
If the family gathers upstairs
Type B’s second floor opens onto a tiled lanai at the back, with ten fan points across the house. We’ll start with shade, a fan and furniture that can take the weather. Enclosing it needs council plans, so we check first.
What you already have
Engineered timber runs through the upstairs bedrooms, gallery and stair, and the bathrooms are tiled to the ceiling. All of it is new, so we’ll design around it and put your budget into storage and lighting, which the handover leaves out.
What would it cost for us to design your Anggun Villa 2 house?
For either house type, with the same rooms, the Sundays in Bed design fee is estimated at RM34,005–41,135.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

5 bedrooms, a study and the dry and wet kitchens: 8 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
The figure goes into writing before work starts, and then it’s paid in stages as the project moves. It isn’t a percentage of the works, so choosing a dearer stone for the island leaves it unchanged.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a Type B here comes to about RM243k–477k in all.

The lower figure is a typical layout: the living and dining, both kitchens, the study and all five bedrooms. The higher one allows for two more rooms you might like designed, such as the Type B family hall and lanai, or the master bathroom.

How these figures are worked out
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
Handed over in 2026, these bathrooms are new, so none is priced. We’ve assumed not every bathroom needs designing. Count only the ones you’d change. The study counts as a room. Bespoke is in the calculator.
The ranges include wardrobes, kitchen cabinets, a hob and hood, a washer-dryer and air-conditioning. At Anggun Villa 2 the specification gives points, not these items, so most will be needed. Anything your sale agreement supplied means less.
Furnishing to let?
A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Who will stay beside you until your first night in the new house?
The same designer is with you from the moment you first call, right up to move-in day.

Before the builders arrive
Anggun Villa 2 received its certificate of completion in July 2026, so the 24-month defect liability period, counted from vacant possession, is open. Report defects to S P Setia in writing before any work covers them.
The Subang Jaya council (MBSJ) approved these houses, and your licensed contractor applies to MBSJ for the renovation permit.
Enclosing the lanai or roofing the yard adds floor area, so it needs approved building plans. We found no published guard-house or residents’ rules here, so we ask S P Setia before work begins.
How will this house learn your family’s ways?
We start from your family’s ordinary days, so the house feels like yours even if the one next door shares your plan.
Maybe yours is a house for three generations, with room for everyone at Chinese New Year or Raya. Tell us how your family cooks, studies and sleeps in at weekends. We’ll plan each floor around that.
Yours might be a two-storey Type A round its double-height living room, or a three-storey Type B with the lanai on top. Of the 28 semi-Ds on these two streets, no two families will use theirs the same way, and we’ll plan yours for the way you live.

What have houses the size of Anggun Villa 2 cost others?
We haven’t shown an Anggun Villa 2 home of our own, and Puchong has no cost index yet. The nearest published renovation record is a three-storey Casaman house in Desa ParkCity: about 4,000 sq ft, five bedrooms, RM450,000 and nine weeks on site.
That’s RM113 per sq ft, from another firm’s project, listed on our Desa ParkCity renovation cost index. Three Damansara Heights semi-D records, of 2,500 to 4,045 sq ft, came to RM160,000–300,000 on our Bukit Tunku and Damansara Heights index.

Anggun Villa 2, floor by floor
Is my Anggun Villa 2 house a Type A or a Type B?
Three storeys with a lanai at the top: a Type B, on Jalan BK 8/2A. Two storeys round a double-height living room: a Type A, on Jalan BK 8/2B; the corner house is the larger A1. Some houses are mirror images of their neighbour.
What does the handover include, and what will I need to add?
Floors, bathroom fittings, two kitchen sinks, fencing and an auto-gate point. Air-conditioning and water heaters appear as points only; cabinets, wardrobes, a hob, a hood and gas piping don’t appear at all. Your sale agreement has the final word.
Can the Type B lanai be enclosed as another room?
Possibly, but that adds floor area, so MBSJ needs approved building plans, not just a renovation permit. Shade, a ceiling fan, outdoor-grade furniture and soft lighting often do more for it. We weigh both with you on site.
How much does it cost to renovate and furnish an Anggun Villa 2 house?
Estimated for a Type B: RM209k–436k with Curated furniture (Commune, Cellini, Poet Living), or RM418k–984k with Bespoke (Space Furniture, BoConcept, Molteni&C), excluding our fee. Wardrobes, kitchen cabinets and air-conditioning are inside those figures, since the handover leaves them out.
Can the ground-floor bedroom work for my parents?
Often, yes. Bedroom 5 and its bathroom are on the ground floor in every type: at the front by the study in a Type A, at the back beside the living room in a Type B. We check its step and doors first.
How is Anggun Villa 2 different from Anggun Villa 3?
Anggun Villa 3 is a later phase of 30 two-storey semi-Ds of 3,951 sq ft. Anggun Villa 2 mixes 12 two-storey houses with 16 three-storey ones that add a family hall, a study area and a lanai.
