Two master suites, each with its own bathroom and walk-in wardrobe, share the first floor of an Erica Residence house, and it’s designed to keep itself cool.
We’ll begin by working out who sleeps where.
We’re Sundays in Bed, a Kuala Lumpur studio that designs and looks after homes. While you wait for your keys, there’s time to plan together. You choose the rooms you’d like help with, and we agree each one’s fee with you in writing before we begin.
Erica Residence is one freehold estate of 68 three-storey semi-detached houses in Bandar Bukit Puchong. AYER’s Bukit Hitam Development is building it, due for completion in 2026.
Every Erica home has the same built-up plan:

The layout and storage
Fifty houses sit on 35 × 70 ft lots and eighteen on 35 × 80 ft; the house itself is identical on both.
On the first floor, two master suites face front and back across a family area by the stair, each with a walk-in wardrobe and its own bathroom. The developer pitched the house at households of several generations, so maybe yours is one, with a parent or grown children close by.
The house also carries a provisional Platinum GreenRE rating, which the developer and the press report as a first for a landed scheme in Malaysia. Roof insulation, enhanced glazing, solar hot water and a skylight over the stair are already in place for you.
So we’ll help you give each generation its own corner, and keep the daylight and moving air the house depends on.
Before a single drawing, who do you picture at home here?
We start with who will live on which floor, and with what the house already does well.
Once we know both, the rest of the design follows.
If a grandparent is coming to live with you
Each master suite has a walk-in wardrobe and an en-suite, either side of the first-floor family area. We’ll settle which couple takes which, and whether a grandparent can manage that one flight every day, before any furniture.
If you’d rather not run the air-con all day
A skylight over the stair lights the middle of the house, and the open stairwell is part of how the house ventilates itself; both are in the GreenRE design. So we keep the stairwell open, without solid screens or heavy fittings at the top.
If you cook with a lot of heat
The kitchen opens straight onto the dining, with a laundry yard behind and wall tiles only to 1,500 mm. If you fry most nights, a glass screen, a stronger hood or a cooking corner in the yard comes before cabinet doors.
If you love sitting outside
The second-floor lanai has its own bathroom, and the flat roof is a private deck left ready for solar panels or planting. We’ll furnish both as outdoor rooms that can take rain and sun.
If the house arrives well finished
Laminated floors upstairs, tiles below, six fitted bathrooms and the solar hot water all come with the house. We’ll put your budget into wardrobes, kitchen joinery and lighting, which the specification doesn’t list.
How much will your Erica house cost to design with us?
To design the whole Erica house, four bedrooms and the games room included, the Sundays in Bed design fee is estimated at RM23,310–30,440; for the two master suites with the living and dining, RM12,615–19,745.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

4 bedrooms and a study: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
The total is agreed on paper first, and payments come in stages. It isn’t linked to what the contractors charge, so full-height veneer wardrobes in both suites change your budget and leave our fee where it was.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a whole Erica house here comes to an estimated RM193k–390k in all.
Put your money into what the house leaves open. Here that means joinery, lighting and the outdoor rooms, as the floors and bathrooms arrive new. Pick a starting point, then add the rooms you want drawn; every figure is an estimate until contractors price them.

The lower figure is a typical layout: living and dining with the open kitchen, each bedroom chosen and, for the whole house, the games room. The higher one allows two more rooms, such as the lanai’s bathroom or a master en-suite.

How these figures are worked out
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
We’ve assumed not every bathroom needs designing. Count only the ones you’d change. The six bathrooms and powder room arrive new, so none is priced; the whole-house row counts the games room as a study.
Each range includes wardrobes, kitchen cabinets, a hob and hood, a washer-dryer and bedroom air-conditioners, none of which the brochure specification lists, so expect most of it to apply. Solar hot water already comes with the house.
Furnishing to let?
A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Can we start planning your house before the keys arrive?
You can plan before the keys arrive, because Erica is due for completion in 2026.
One designer stays beside you from that first call through to the styled rooms. We handle the drawings and the management; contractors you choose do the building, from quotes we collect and compare with you.

A new house brings a developer’s defect list, a council permit and three floors of trades, often in the same month. We’ll keep them in order, and let you know when each needs your decision. The full process
Before anyone drills
Once you take vacant possession, the defect liability period gives you 24 months. Put every crack and hollow tile in writing to Bukit Hitam Development before a contractor arrives.
Erica falls under Majlis Perbandaran Sepang (MPSepang), not MBSJ like much of Puchong. Your licensed contractor applies for its permit; enclosing the lanai or roofing the deck adds floor area and would normally need approved plans. No estate renovation rules are published yet, so we ask first.
What will your Erica house hold that’s only yours?
We start with the people moving in and how your family lives, then design each floor around them.
Maybe you’ll have three generations under one roof, or a couple with teenagers and a home office. This plan can hold either, so we start with the people moving in, their routines, their things and their festivals, and the look follows.

What renovating a landed home like yours has cost
We haven’t designed an Erica home yet, and we don’t publish a cost index for Puchong. The nearest published renovation records are landed houses elsewhere in Kuala Lumpur and Selangor, some smaller and some larger, from other firms’ projects.
In Taman Seputeh, two landed houses of 3,300 to 8,600 sq ft came to RM420,000–600,000. In Bandar Utama, three terraces of 2,100 to 3,800 sq ft ran from RM200,000 to RM630,000.
Scope varied from house to house, so treat them as a guide to scale. They’re on our Seputeh renovation cost index and our TTDI and Bandar Utama one.

Erica Residence, from the parents’ suite to the roof
Is Erica Residence the same as D’Erica Residence?
No. Erica Residence is AYER’s estate of 68 three-storey semi-Ds in Bandar Bukit Puchong, approved by MPSepang. D’Erica Residence is a separate development in Damansara Perdana. If your home is there instead, tell us, and we’ll talk about that one.
Which master suite should my parents take?
Both have a walk-in wardrobe and en-suite: one at the front with a balcony, one at the back. The quieter side usually wins, depending on your lot. If stairs are hard, the ground-floor utility room has its own bathroom; we check whether it works as a bedroom.
What can we do with the roof deck?
Treat it as an outdoor room. The flat roof was left ready for solar panels or planting, so we plan seating around any panels, choose furniture for sun and rain, and keep heavy planters off the waterproofing. Roofing it over would normally need MPSepang’s approval.
Will the GreenRE features limit what we can change?
Very little, but a few are worth protecting. Keep the skylight over the stair clear and the stairwell open, since the house is designed to ventilate through it. Leave the solar hot water as it is, and choose low-VOC paint, as the developer did.
How much does it cost to renovate and furnish an Erica Residence house?
For the whole house, an estimated RM170k–359k at Curated (Commune, Cellini or Poet Living), or RM350k–839k at Bespoke (Space Furniture, BoConcept or Molteni&C), before our fee. With no wardrobes or kitchen cabinets in the handover, expect most of that range to apply.
Should we start designing before the keys arrive?
Yes, if you can. Completion is due in 2026, and wardrobes and kitchen joinery take longest to make. Starting early means drawings and contractors’ quotes are ready once you’ve reported defects; we confirm every measurement on the site visit.
