Interior designer at Ameera Residences

Villa or tower, an Ameera Residences home redrawn around you.

Freehold homes in SS2, from three-bedroom tower homes to garden villas and penthouses. We’ll work out with you what to rebuild and what to keep, room by room, with one designer from the first sketch to the last fitting.

A long living room opening onto a garden terrace: two cream sofas facing each other across a jute rug, a pair of olive armchairs, a round dark timber coffee table, an arc floor lamp and paper pendants, with sheer curtains at tall glass doors

Glass doors open to the garden, two sofas face each other across one rug, and light comes from three heights. A garden villa at Ameera can take the same idea: low furniture, one large rug, nothing standing in front of the doors.

Ameera Residences floor plans: tower homes, villas and penthouses

Ameera Residences is a freehold development of 290 homes in SS2, Petaling Jaya, split between a 29-storey tower and a low-rise villa block.

Interior design here starts with which of the two you live in, and with a plan that may be anything from about 1,289 to 6,160 sq ft.

StarProperty describes Ameera as the first phase, on about three acres, of an 11-acre mixed development by SDB. Five Stones, by the same developer, stands on the same street. From our studio in Bukit Damansara we plan Ameera homes one room at a time, with the fee agreed on paper before anything is drawn.

  • The tower29 storeys237 homes, five of them penthouses
  • The villa block4 and 12 storeys53 homes, including garden villas and penthouses

MyRumahBaru lists these layouts:

  • 1,289–1,583 sq ftThree bedrooms, two bathrooms
  • 1,729–1,958 sq ft3+1 bedrooms, three bathrooms
  • 1,729 and 3,480 sq ftVilla homes, three bedrooms
  • 2,739–2,760 sq ftFive bedrooms, four or five bathrooms (deluxe and penthouse types)
  • 6,160 sq ftThe largest penthouse, five bedrooms and five bathrooms

StarProperty’s type list differs from MyRumahBaru’s by a few square feet on some plans, so we measure your home on the visit.

Garden villas, the tower and the +1 room

In a garden villa, the planting outside is part of the room. We keep the window walls clear, choose finishes that sit well beside green, and plan outdoor lighting so the garden still reads after dark.

In the tower, the furniture and joinery have to do more of the work of making a room feel settled: a deep sofa, a rug that anchors it, timber that warms the light.

The 3+1 plans carry a smaller fourth room. Listings don’t say what it was drawn for, so we check its window and air before suggesting a study, a guest room or a store for luggage and seasonal things.

02The design

Renovating an Ameera Residences home: kitchens, baths and storage

Where an Ameera Residences home still has its handover kitchen, bathrooms and wardrobes, they are usually the first things to rethink.

We plan from the inside out: services and waterproofing first, then joinery and finishes, so each is done once.

Wet areas and services first

Before a single tile is chosen, a bathroom being renewed is stripped back so its waterproofing and pipes can be seen. The wiring is checked against what the household runs now, from an induction hob to more air-conditioning, so the new finishes go on once and stay.

Keeping or opening the kitchen

A closed kitchen keeps wok smoke where it belongs. If you want more openness, a glazed screen or a wider opening onto the dining area often brings the light through without giving that up. Removing a wall needs management’s approval and a structural engineer’s view.

Living close to the garden

Villa homes nearer the ground meet more damp mornings and grit from outside. We lean towards stone and timber finishes that wear in gracefully, and towards a proper place by the door for shoes and umbrellas.

Five bedrooms and the penthouses

From about 2,740 sq ft up to the 6,160 sq ft penthouse, these homes have more rooms than most households use every day. We design the rooms you live in properly first, then decide together what the others are for: a study, a dressing room, a room for visiting family.

Wardrobes and storage

If the original wardrobe carcasses are sound, new doors, fittings and a light inside can be enough. Where they aren’t, joinery to the ceiling takes the suitcases and seasonal things that otherwise end up filling the +1 room.

03The design fee

What interior design costs at Ameera Residences

At Ameera Residences, the Sundays in Bed design fee is estimated at RM19,745–26,875 for a three-bedroom or 3+1 home and RM26,875–34,005 for a five-bedroom one.

It is charged per room and agreed in writing before any design work starts.

Each room we design
RM3,565
Living and dining
RM5,485

Design fee only; renovation and furniture are separate budgets.

The fee follows the rooms, not the floor area: the bedrooms and the kitchen at RM3,565 each, and the living and dining together at RM5,485. A three-bedroom home comes to RM19,745 and a five-bedroom one to RM26,875. The upper figures add two rooms, such as two bathrooms or the +1 room made into a study.

Renovation and furniture are budgeted on their own, set out below the fee. The 6,160 sq ft penthouse is priced from its own plan.

Our design fee, estimated

3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and the yard are designed free.

RM19,745
Renovation and furniture for the rooms you’ve chosen, before our fee
CuratedRM194,000 to RM336,000
Commune, Cellini, Poet Living
BespokeRM383,000 to RM752,000
Space Furniture, BoConcept, Molteni&C

The lower end of each level covers the essentials; the upper end adds touches such as cove lighting, a feature wall or an island.

What the two levels mean

Curated: melamine or laminate joinery, quartz or sintered stone tops, the ceiling kept or a new plaster one, and furniture from Commune, Cellini and Poet Living.

Bespoke: detailed joinery, sintered stone, a plaster ceiling with detailing, and furniture from Space Furniture, BoConcept and Molteni&C.

How the fee works

We agree the fee in writing before drawing anything, and it is paid in stages. A dearer stone or extra rewiring changes the contractor’s bill, never ours.

With Curated finishes from Commune, Cellini and Poet Living added to our fee, a 1,583 sq ft Ameera home comes to roughly RM214k–356k in all.

5 bedrooms 2,739–2,760 sq ftRM26,875–34,005RM247k–457kRM480k–1,000k

The lower fee is the living and dining, the kitchen and each bedroom; the upper one adds two rooms, perhaps both bathrooms or a bathroom and the +1 room. The works columns leave our fee out.

Both finish levels are estimates as of October 2026, not a quotation.

How the Ameera ranges are worked out

Each range treats the home as due for a full renewal: new floors, wet areas stripped and redone, new kitchen units and wardrobes. Air-conditioning, a hob, a hood and a washer-dryer are inside the figure; vanities are not, and nor is the 6,160 sq ft penthouse, which we price from its own plan.

Furnishing to let?

Getting an Ameera home ready for tenants? Our Essential level, with furniture from Ikea, SSF Home or Harvey Norman, is quicker to furnish and takes turnover well. The design fee doesn’t change with the level you choose.

04Working together

Your Ameera Residences interior designer, from survey to handover

An Ameera Residences renovation brings in many trades, so one designer stays your contact from the first visit to the final snag list.

Contractors build under our management, once you have chosen between quotes we have compared with you.

Two buildings of very different heights share the grounds and the working hours, so lifts, deliveries and noisy days are agreed with management before the first trade arrives. Neighbours see clean corridors and work that keeps to time.

  1. Tower or villa, and what’s changing Free
Your type and floor area, who lives there, which rooms have aged and which you’d keep as they are.
  2. A visit with a torch and a tape RM200, waived if you go ahead
Every room measured; wiring, water heaters and bathroom waterproofing looked at; the +1 room and the yard checked.
  3. Scope and fee, written down
We agree which rooms we design and the fee on paper, then draw the plan, the joinery, the lighting and the finishes.
  4. One set of drawings for everyone
Contractors price the same drawings that management reviews before approving the work, and we go through the quotes with you before you choose.
  5. Built, checked and styled
We follow the works, deal with whatever opening the walls reveals, check each room against its drawing and style the home for your return.

You can ask at any point what is happening on site this week and what comes next.

The full process

Approvals at Ameera Residences

Management must approve the work in writing before it starts. Ameera’s renovation rules weren’t online when we looked, so we ask for the current copy, with the deposit and working hours, before gathering quotes.

Plumbing, structural or façade changes may also need a permit from MBPJ, the city council for SS2, which your contractor applies for. If you rent, the owner’s written consent comes before all of it.

05Your home

Ameera Residences interior design for the years ahead

People buy into Ameera for the space and the freehold title in an established part of PJ, then make the inside their own.

We design for how your household lives today, in materials that get better with use.

Downstairs, StarProperty lists a swimming pool and a wading pool, a gym, a multipurpose hall, indoor and outdoor play areas for children and landscaped walkways. With those close at hand, a spare room upstairs usually earns more as a study, a guest room or a dressing room than as a home gym.

What an Ameera Residences renovation usually keeps, adapts or adds

FAQ

Interior design questions at Ameera Residences

What are the floor plans at Ameera Residences?

MyRumahBaru lists three-bedroom homes of about 1,289 to 1,583 sq ft, 3+1 homes of about 1,729 and 1,958 sq ft, villa homes of 1,729 and 3,480 sq ft, five-bedroom deluxe and penthouse types of about 2,740 to 2,760 sq ft, and a 6,160 sq ft penthouse.

How many homes are there at Ameera Residences?

290, StarProperty reports: 237 in the 29-storey tower, including five penthouses, and 53 in the low-rise block of four and twelve storeys, including garden villas and penthouses.

Who developed Ameera Residences, and when was it completed?

SDB Properties, part of Selangor Dredging, built it on Jalan SS2/72 in SS2, Petaling Jaya. MyRumahBaru gives completion as the last quarter of 2009, and the homes are freehold with strata title.

How much does interior design cost at Ameera Residences?

Our design fee is estimated at RM19,745–26,875 for a three-bedroom or 3+1 home and RM26,875–34,005 for five bedrooms, at RM3,565 a room and RM5,485 for the living and dining together. It is agreed in writing before we begin.

Is the design fee separate from the renovation budget at Ameera Residences?

Yes. The fee pays for the design and for managing the works; the contractor’s renovation and the furniture are separate. For a 1,583 sq ft home at Curated (Commune, Cellini, Poet Living), works and furniture come to roughly RM194k–336k before our fee.

Do I need approval to renovate at Ameera Residences?

Yes. Management approves the work in writing first, and plumbing, structural or façade changes may also need an MBPJ permit, which the contractor applies for. Tenants need the owner’s written consent before either.

Is a garden villa at Ameera designed differently from a tower home?

In the details, yes. A villa’s rooms are shaped by the garden outside, so we keep windows clear and choose finishes that handle grit and damp. In the tower, joinery, rugs and lighting do more of the work.

Can we live at home during an Ameera Residences renovation?

For a room or two, usually. For a full renewal of the kitchen and bathrooms, most households move out for the noisiest weeks; we plan the order of works around what you decide.

What facilities does Ameera Residences have?

StarProperty lists 24-hour security, a swimming pool and wading pool, a gym, a multipurpose hall, indoor and outdoor children’s play areas and landscaped walkways. MyRumahBaru adds a barbecue area, a sauna and a lounge.

Can I see an Ameera Residences home you’ve designed?

Not yet. On the first call we share homes we’ve designed elsewhere in the Klang Valley and talk through how the same thinking would suit your type.

Can I book styling at Ameera Residences without a renovation?

Yes. Styling is estimated at RM1,715 a room and RM2,635 for the living and dining, agreed in writing. With a design project, any room that needs styling only is styled at half that rate.

What interior design services do you offer at Ameera Residences?

At Ameera Residences we redesign tower homes, garden villas and penthouses, from kitchens and bathrooms to wardrobes and lighting. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Interior styling can be booked without a full design, and Virtual Design looks after homes outside Kuala Lumpur and Selangor.
