A private lift lobby in one tower, open-plan one-bedrooms in the other: what shapes the brief at Uptown Residences?

The Family Tower’s 2+1 to 4+1 homes each have their own lift lobby, two kitchens and living rooms up to 21 ft wide; the Lifestyle Tower holds compact one-bedrooms. Both have been lived in for about a decade, so the brief starts with what to keep.

Uptown Residences is See Hoy Chan’s freehold pair of towers on Jalan SS 21/60, beside The Starling in Damansara Uptown. It was launched in 2012.

Uptown Residences units run from 734 to 6,548 sq ft built-up; just over half are 1,687 sq ft or more.

In the Family Tower, each pair of lifts serves just two of the eight homes on a floor, so yours opens onto a lobby of its own. Family Tower homes also have a dry and a wet kitchen, and a helper’s room with its own bathroom.

Every Family Tower home is a corner or semi-detached unit, and both towers have 2.4 m windows.

If you bought here resale, you may have inherited someone else’s kitchen, wardrobes and bathrooms. After ten years, some of that is sound and some is tired. Telling the two apart, room by room, is where a sensible budget begins.

The Lifestyle Tower asks something else: open-plan one-bedrooms around a four-lift core, first offered with an optional furnishing package and its U-box utility cabinet. There the question is storage, and a plan that suits one or two people.

Which decisions come first in a ten-year-old Family Tower 3+1?

The ones that are hardest to change later: the lift lobby, the two kitchens, the storage and the lighting. Furniture and colour follow from those.

The lift lobby. Your lift opens onto a lobby only your household uses, so it can work as a proper foyer: a shoe cabinet, a bench, a mirror and a light that greets you. It’s the first thing guests see.

Two kitchens. Family Tower homes have a dry kitchen and a wet kitchen with a washing area behind. After a decade, we look at the wet kitchen’s cabinets, pipes and hood first; the dry kitchen can often be refaced rather than rebuilt.

The 21 ft living room. Living rooms here run up to 21 ft wide, behind 2.4 m windows: a width easily lost to one long sofa. We zone it: a sitting area, a reading corner or a desk, each with its own light.

The +1 room. Beside the wet kitchen sits a helper’s room with its own bathroom. If no helper lives in, it can become a pantry, a laundry or a store for luggage and bulk buys. We give it a job before drawing anything else.

What still works. A home finished in 2015 often has sound floors, doors and window frames. We keep what has worn well, refresh what hasn’t and put the money where you’ll feel it, instead of stripping a good home back to concrete.

What does it cost to design and furnish an Uptown Residences Family Tower 3+1?

For a 2,207 sq ft Family Tower 3+1, the Sundays in Bed design fee is estimated at RM34,005–41,135; for a 1,687 sq ft 2+1, RM26,875–34,005. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a 2,207 sq ft 3+1 here comes to about RM308k–522k in all.

Spend where it matters. Skip what doesn’t. In a resale home here, that usually means the wet kitchen, the wardrobes and the bathrooms you use daily, not floors that are still sound. Pick a type, then switch on only the rooms to design.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is a typical layout: living and dining, the kitchens, each bedroom and every bathroom but one (or the only one, in a one-bedroom). The higher one adds a room, or two in the Family Tower, such as the +1 as a study, or the bathroom we left out.

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

These are resale homes about ten years old, so we have priced redoing every bathroom but one (in a one-bedroom, its only bathroom), since not every bathroom needs redoing. The +1 is left as a helper’s room. All figures are October 2026 guides, not quotations.

Each range assumes new cabinets in the kitchens, new wardrobes and air-conditioners in the bedrooms, plus a hob, hood and washer-dryer. If the last owner’s are in good order and you keep them, the total falls noticeably.

Furnishing to let? Lifestyle Tower one-bedrooms are advertised at RM3,000–3,400 monthly. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee adds up. RM3,565 for every bedroom, bathroom or kitchen we design, and RM5,485 for the open living and dining. A Family Tower home’s dry and wet kitchens are two rooms; a bedroom you leave alone is none.

We put the total in writing before any drawing starts, and you pay it in stages. Since it counts rooms rather than contractors’ invoices, a quartz worktop in the wet kitchen instead of laminate leaves our fee untouched.

Your budget comes up on the first call, whether the home is a 734 sq ft one-bedroom or a 2,503 sq ft 4+1. You set the figure; we design to it, and say early if a wish won’t fit.

What does renovating a resale Uptown Residences home involve, from MBPJ to moving day?

Some owners here have just bought; others have had their keys since 2015. Either way, you deal with one designer throughout, from the first measure to hanging the curtains. We draw and run the job; contractors build, picked by you once we’ve set their quotes side by side.

  1. The discovery call Free
    Family Tower or Lifestyle Tower, which plan, whether a helper lives in, what the previous owner renovated, and the sum you have in mind.
  2. The site visit RM200, waived if you go ahead with us
    We measure, look under the wet kitchen sink and behind the vanities, test the wiring, and note what a decade has left in good order.
  3. Scope, then design
    Rooms, fee and budget go in writing first. Then the plan: a foyer at the lift lobby, the wide living room zoned, both kitchens and a job for the +1.
  4. Drawings and quotes
    Every contractor prices the same drawings, so a low quote can’t hide a missing item. We walk you through each one; you choose who builds.
  5. On site, then moving in
    We book working hours and lift use with the management office, check each stage against our drawings, then dress the rooms for move-in day.

A resale renovation brings its own surprises: old wiring, a slow leak behind a cabinet, a management form you’ve never seen. Knowing what comes next is our job, not yours. The full process

Renovating in Petaling Jaya. Damansara Utama is MBPJ ground, so the Petaling Jaya City Council issues the permit, usually applied for by your licensed contractor before work begins.

The building’s management office, on the ground and mezzanine floors, must approve the work as well. Its deposit, contractors’ hours and lift booking rules aren’t published, so we ask for the current terms before collecting quotes.

Will a 3+1 here feel like every other Type C plan stacked up the Family Tower?

Not if it’s designed around your household. Five plans repeat up thirty floors; how you cook, work and host is what makes one of them yours.

A 3+1 here might suit a couple whose children have left, or a young family with a helper and three cars. So we begin with yours: who cooks, who works from the dining table, whose parents visit at weekends. The rooms follow from that.

We haven’t designed a home at Uptown Residences yet. Other firms have published two renovations here: homes of 1,500–2,207 sq ft, at RM195,000–380,000, or RM88–253 per sq ft, with 10 to 15 weeks on site.

The two jobs differed in scope, so read them as a guide, not a quote. Across the Damansara townships the median is RM112 per sq ft. Both are on our Petaling Jaya renovation cost index.

Before you renovate at Uptown Residences

Is the Family Tower’s +1 room worth redesigning if no helper lives with us?

Often. It sits beside the wet kitchen with its own bathroom, so it makes a good pantry, laundry and store, or a small study once air-conditioning is added. If we design it, that adds RM3,565 to our fee; left as it is, nothing.

Can the dry and wet kitchens here be opened into one?

Sometimes. It depends on what runs behind the wall, and management and MBPJ must approve. We check on the drawings first. If you fry often, keep the wet kitchen closed and open the dry kitchen to the dining instead.

What might a Family Tower 3+1 cost to renovate and furnish?

For a 2,207 sq ft 3+1, we estimate RM274k–488k at Curated (Commune, Cellini, Poet Living) or RM510k–1.01M at Bespoke (Space Furniture, BoConcept, Molteni&C), before our fee. Two renovations other firms published here ran RM195,000–380,000; their scopes varied, so read them as a guide.

How do you make a Lifestyle Tower one-bedroom feel bigger?

Plan storage before furniture. In an open-plan home of 734–1,040 sq ft, full-height built-ins, a bed with drawers and a table that doubles as a desk do more than extra pieces. If yours has the U-box cabinet, we design around it.

What do the 2.4 m windows mean for curtains and glare?

Plenty of daylight, and in the Family Tower’s corner homes it comes from more than one side. We check which way each room faces, then layer sheers with dim-out curtains hung from a ceiling track, so the windows keep their full height.

How long does a renovation here usually take?

The two published renovations here took 10 to 15 weeks on site. Before that come design, drawings and quotes, usually a few months, and management’s approval must be in hand before any contractor starts.
