What do 25-ft balconies and no shared walls ask of a Five Stones home?
Two open sides, a balcony 25 ft wide and ceilings a foot above the usual. The work here is rarely finding space; it’s making big rooms feel lived in, and keeping the light without the heat.
Sundays in Bed is a residential interior design studio that works across Petaling Jaya. We haven’t yet designed a home at Five Stones; we would price yours room by room, agreed in writing before we begin.
Selangor Dredging built Five Stones on Jalan SS2/72, beside Jasmine Towers, around a one-acre garden with granite sculptures by Colin Okashimo. Every home is a corner one, sharing no party wall with its neighbours.

Five Stones units range from 1,785 to about 4,741 sq ft built-up; every one has three bedrooms or more.

SDB’s idea was a single-storey bungalow lifted into the air: living and dining opening onto the balcony, no fragmented layouts or wasted corners, and ceilings a foot higher than a typical condo’s. Thirteen years on, that shell is still the asset.
What has aged is what went in during 2012: the fitted kitchen and appliances, three air-conditioners, and three to six bathrooms. So most briefs here are a refit, not a rebuild, and the question is which bathrooms and original cabinets deserve a second life.
Windows on two sides, a 25-ft balcony, a 2012 kitchen: where should a Five Stones budget go first?
Into the parts that have aged, not the parts that were built well. Five decisions usually shape the rest.
The balcony. At 25 ft wide, it’s long enough to be a second sitting room. We decide early whether it’s for breakfast, plants or a reading chair, then choose shade, flooring and lighting so it’s used after dark too.
The light. Every home is a corner, so daylight arrives from two sides. Some stacks take the afternoon sun from the west; in those rooms, sheers, dim-out curtains and solar film come before any paint colour.
The kitchen. The 2012 handover came with fitted cabinets, a fridge and an oven. After 13 years, hinges, worktops and appliances usually tire first. In Block D, with its dry and wet kitchens, we plan the two as one working route.
The air-conditioning. SDB fitted three units and ran points and piping to the other rooms, so walls needn’t be hacked. Renewing them is the moment to keep that extra foot of ceiling free of deep bulkheads.
What still works. Homes built this generously often have more in good order than you’d expect. We keep whatever is in good order, re-face rather than rip out where we can, and spend on the rooms you use every day.
What does it cost to design and furnish a Five Stones 3+1, 4+1 or Block D villa?
For a 1,785 sq ft 3+1 in the towers, the Sundays in Bed design fee is estimated at RM23,310–30,440; for a 2,909 sq ft Block D villa, RM41,135–48,265. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM246k–408k in all.
Spend where it matters. Skip what doesn’t. Here that usually means the kitchen, the bathrooms you use daily and the balcony, rarely floors still in good order. Pick the nearest type and the rooms you’d like drawn. Each figure is an estimate until contractors quote.
3 bedrooms and 2 bathrooms: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is a typical layout: the living and dining with its kitchen, each bedroom and the bathrooms counted below. The higher one allows two more rooms, such as the last bathroom, a second kitchen or the +1 as a study.
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
Five Stones was handed over in December 2012, so we price every home here as a resale home, with one bathroom fewer than each type has. We’ve assumed not every bathroom needs designing. Count only the ones you’d change.
The ranges include new air-conditioners, kitchen cabinets, a hob and hood, a washer-dryer and wardrobes. Many homes still have SDB’s original kitchen and three air-conditioners; keep whatever is sound and yours comes in lower.
The Block D row includes its study; the towers’ +1, usually a helper’s room, is left out. All figures are October 2026 estimates, not a quotation.
Furnishing to let? Some Five Stones homes are let, from about RM4,500 a month. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How our fee adds up. RM3,565 for each bedroom, bathroom or study we design, and RM5,485 for the living and dining with its kitchen. Block D’s dry and wet kitchens count as two. A bedroom you’re happy with stays off the bill.
The total is written down and agreed before any drawing starts, then paid in stages. It never rises with the contractors’ prices, so choosing stone over tile for a Five Stones bathroom leaves our fee where it was.

Thirteen years after handover, how does a Five Stones refit actually run?
Owners here have had their keys since 2012, so this is a refit of a lived-in home rather than a fit-out of a new one. One designer takes it from first call to styled rooms; we draw and manage, and contractors you choose build, from quotes we gather and compare with you.

Before the first wall is touched. SS2 falls under Petaling Jaya City Council (MBPJ), so your licensed contractor applies there for the renovation permit. Five Stones’ management will also need to approve the works in writing.
Its renovation deposit, permitted working hours and lift-booking rules aren’t published, so we ask the management office for the current terms before drawing, and plan the programme around them.
Can a Five Stones refit still feel like the bungalow in the sky SDB set out to build?
It can, and more like yours. The shell is generous; what makes it home is fitting the rooms to the people in them, not to a 2012 show unit.
A Block D 4+1 might hold three generations and a helper; a Block A home, a couple whose children have left. We start with who lives here now and how each room is used. Handsome comes easily at this size; fitting your days takes more thought.

What Five Stones renovations have cost
We haven’t designed a home at Five Stones yet.
The evidence is the published renovation records for this development, all by other firms: three homes of 2,200–2,909 sq ft, with four or five bedrooms, at RM120,000–537,000 and 8–12 weeks on site.
That’s RM54–185 per sq ft. The spread is scope: a light refresh at one end, kitchen, bathrooms and joinery all renewed at the other. They’re listed on our Petaling Jaya renovation cost index.

What Five Stones owners ask us
Is a Five Stones home worth a full renovation, or just a refresh?
A refresh often goes further than expected. The shell is sound; what has aged is usually the 2012 kitchen, the air-conditioners and some bathrooms. Published renovation records here run from RM54 to RM185 per sq ft, mostly depending on how much of the original is kept.
Can the +1 room in a tower 3+1 become a study?
Often, yes. It was planned as a helper’s room, so it may need an air-conditioning point, better lighting and a proper desk wall. If we design it, that’s RM3,565 more on our fee; left as it is, nothing.
How do we make a 25-ft balcony usable in this weather?
Shade first: an outdoor blind or tall planters on the sun side. Then weather-proof furniture, a quick-drying rug and low lighting, so it becomes a room used after work, not only a place for plants. We check management’s rules on blinds first.
Our home faces west. What helps with the afternoon heat?
Solar film on the glass, dim-out curtains behind sheers, and paler floors near the windows all help. Some Five Stones stacks take the west sun, so we check your orientation on the site visit before choosing fabrics or sizing a new air-conditioner.
Can SDB’s original air-conditioners be replaced without hacking walls?
Usually. At handover SDB fitted three units and ran points and piping to the other rooms, so new units can often follow existing routes. We have the piping and electrical load checked first, and keep new trunking clear of the taller ceilings.
What might a Block D villa cost to renovate and furnish?
For a 2,909 sq ft 4+1 with dry and wet kitchens, typically RM314k–563k at Curated (Commune, Cellini, Poet Living) or RM583k–1,160k at Bespoke (Space Furniture, BoConcept, Molteni&C), before our fee. It’s an estimate until contractors quote.
