Making 78 LAD feel like home: floor plans and styling
Styling at 78 LAD starts from scale.
The typical homes are about 2,050 sq ft, the duplexes about 4,200 and the triplex over 6,000, so the furniture, lighting, rugs and art we add have to hold their own, all without building work.
78 LAD is easy to overlook: one block of twenty homes on Lorong Ampang 2, set between Holiday Villa and the Russian Centre of Science and Culture. Kuala Lumpur’s structure plan holds this corner of Ampang Hilir to low-rise building, which is why the lanes around Embassy Row still read as gardens with houses in them.

Furnishing rooms this size
Twenty homes means twenty histories: some redone, some close to how they were built. The first visit tells us which.
The +1 in a typical home is a smaller fourth room. One household sleeps a child or a guest in it, another works there; we style it once we know which.
Big rooms go wrong by having too little in them, a sofa marooned against a long wall, a rug floating mid-floor. We plan in larger pieces and fewer of them, and pull the seating close enough to talk without raising your voice.
In the duplexes and the triplex, stairs and landings count as rooms. A chair and a lamp on a landing, or a painting hung for the climb, tie the upper floor to the one below.
Styling a rented 78 LAD home
As a tenant at 78 LAD you can bring in or swap anything freestanding: sofas, rugs, lamps, curtains, pictures.

Renovation rules at 78 LAD
Works go through the building’s management. In a block of twenty, few neighbours share your walls, which makes working hours and noise matter all the more. The rules aren’t published that we could find, so we get the current set, the deposit and the forms before quoting.

Before any works at 78 LAD
Order of approval: the landlord in writing if you rent, management under its rules, then Kuala Lumpur City Hall (DBKL) where a permit is needed, applied for by your contractor.
Plumbing moves, wall removal and structure tend to need all three. Freestanding furniture needs none.

In one of the fifteen typical homes, a full brief usually means each bedroom and the kitchen at RM3,565, and the living and dining together at RM5,485. Three bedrooms: 4 × RM3,565 + RM5,485 = RM19,745. Four: 5 × RM3,565 + RM5,485 = RM23,310. Take on two bathrooms as well and you reach RM26,875 or RM30,440. A four-bedroom duplex of about 4,200 sq ft has the same rooms to design, so the same fee; the larger floor shows up on the builder’s side. The seven-bedroom triplex we price once we’ve seen all three floors.
Interior design brings our Procurement Concierge with it, and any room needing furniture only is styled at half the rate.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

Behind the 78 LAD numbers
The estimate treats the kitchen as its own room behind a door. Where it opens onto the dining area, RM3,565 comes off; we’ll see which on the visit.
With Curated renovation and furniture (Commune, Cellini, Poet Living), a 2,050 sq ft three-bedroom comes to around RM216k–379k including our fee. Finer stone or joinery raises the contractor’s side only.

An older home with new floors throughout. No bathroom is redone in the lower figure; add yours in the calculator.
Wardrobes, kitchen units, bedroom air-conditioning, washer-dryer, hob and hood are in each range; keep good ones and the total falls. Vanities are outside it.
