01Making it feel like home

Making 1 Desa Residence feel like home: floor plans and styling

Homes at 1 Desa Residence are family-sized, from three bedrooms to five, so styling here is mostly about filling generous rooms well: furniture, lighting, rugs and art, set around what the home already has.

MyRumahBaru describes 1 Desa Residence as low density: 104 homes, just four on each floor. Every layout it lists comes with a balcony and two parking bays. It is the size of the rooms that shapes our work here. Big rooms tend to be under-furnished at first, and a half-empty living room feels unsettled long after the boxes are gone.

  • 1,700 sq ftThree bedrooms, three bathrooms
  • 2,140 sq ftFour bedrooms plus one, three bathrooms
  • 4,500 sq ftPenthouses, five bedrooms, four bathrooms

Unit types as MyRumahBaru lists them for the building. We measure every home, because plans differ.

Filling a big room without overfilling it

One very long sofa rarely solves a large living room. We usually create two places in it instead: a conversation group on a rug, and a quieter corner with an armchair and a reading lamp. The dining table gets its own light, so the evening has three pools of lamplight instead of one bright ceiling.

Fitted wardrobes and the kitchen stay as they are and set the rules: beds go where wardrobe doors can open, and dining chairs are chosen to sit well with the cabinet colour. Loose pieces left by the previous household are kept, moved or returned one by one, and your own things get the walls that matter most.

In a 4+1, the +1 room’s job is settled on the visit: a study, a room for a helper, or a bedroom for visiting grandparents.

02Styling a home

Styling a rented 1 Desa Residence home

Renting at 1 Desa Residence, you may change any freestanding furnishing, from the sofa to the curtains on the existing rail.

Fixings, built-in pieces and works need the landlord’s written permission and then the management’s.

If the landlord left furniture

In a family-sized flat, a landlord’s set usually covers the living room and the main bedroom and thins out after that. We list what is there, agree what stays, and spend first where the family spends its days: living, dining and the children’s rooms.

What the tenancy allows

We read the furnishing and alterations clauses together. Freestanding pieces are yours to bring and take. Hooks, rails and shelving leave marks, so ask; hacking, wiring, plumbing or joinery need written consent, then the management’s approval.

Where the landlord says no: art on a console, a standalone bookcase instead of built-in shelves, floor lamps for dark corners, and curtains hung on what’s already there.

Moving in around a school term

Tell us your date, and the school calendar if it matters. The children’s rooms and the main bedroom come first so everyone sleeps properly from the first night; the slower living-room pieces follow.

Pieces that suit a smaller home later

Furniture for rooms this big can be hard to place in a smaller next home. We choose things that divide or shrink: a sectional sofa, an extending table, two armchairs rather than a second sofa.

Owners getting ready to let

Owners at 1 Desa can refresh a flat between tenants through styling alone: kitchen and wardrobes kept, worn pieces replaced, rooms finished for viewings. Homes needing works as well are under Furnishing to let below.

03How does styling work?

Styling at 1 Desa Residence, from first call to install day

Your 1 Desa Residence home stays with one stylist from the opening call to the last cushion placed.

We plan the rooms, you approve the purchases, and we arrange it all once it is delivered.

Arranging the rooms takes one to two weeks. New furniture usually takes four to twelve weeks to arrive, so the longest waits are ordered first.

1 Desa Residence has guards on duty round the clock, so delivery times and the route in for big pieces are arranged with management before anything is booked.

  1. A call about the family No fee
Who lives in the home, how children and visiting relatives use it, what the landlord left, and when you need to move in.
  2. Measuring at 1 Desa RM200, set against the fee if you continue
Every room and the balcony measured, the +1 assessed, and the existing furniture sorted into keep, move and return.
  3. Fee confirmed, rooms planned
Rooms and fee are confirmed in writing; then each room gets a layout and a buying list, slowest items first.
  4. Ordering on your timetable
Buy from the list or let our Procurement Concierge handle it; we keep track of every delivery.
  5. Arranging the rooms
Once it has all arrived, your stylist sets out the furniture, hangs the art, lights the lamps and makes the beds.

A school term, a landlord’s list and four or five bedrooms to furnish is a lot to coordinate. We take that on, and you can check progress whenever you want.

Interior styling The full process

04How much does styling cost?

What styling costs at 1 Desa Residence

At 1 Desa Residence, our styling fee is estimated at RM7,780–11,210 for a three-bedroom home and RM9,495–12,925 for a 4+1.

Rooms are RM1,715 each, open living and dining RM2,635, and the figure is agreed in writing first.

The lower figure styles all the bedrooms and the living and dining. Two extra spaces, say the +1 as a study and the balcony, give the upper figure. Every styled room is charged, at the same rate however large it is.

1 Desa Residence styling fee, estimated

Three bedrooms 1,700 sq ftThree bedrooms, living and diningRM7,780RM11,210
4+1 2,140 sq ftFour bedrooms, living and diningRM9,495RM12,925

For three bedrooms: RM5,145 for the rooms plus RM2,635 = RM7,780, or RM11,210 with two more. For a 4+1: RM6,860 plus RM2,635 = RM9,495, or RM12,925 with two more. Penthouses are counted room by room on site.

October 2026 estimates, firmed up into a quote after the visit. Furniture is a separate cost, from a shortlist matched to your budget.

Included in the styling fee

An introductory conversation, at the flat or by video, around your plan and photos. A visit to measure and to take stock of your existing furniture, which we use before suggesting anything new. A room-by-room placement plan and shopping list. When it has all arrived, your stylist comes in and arranges every room.

If you’d prefer not to manage the buying, our Procurement Concierge places the orders, keeps the paperwork and books the deliveries.

Interior styling

05Want more than styling?

Want more than styling at 1 Desa Residence?

Often a 1 Desa Residence home only wants the right furniture.

In some, the kitchen from 2007 is the real issue.

Wardrobes laid out for another family, bathrooms showing their age: those need interior design, not styling.

We work out with you what to keep, what to replace and where it pays to do things properly, whether one bathroom or the whole home.

Styling makes your 1 Desa home feel like yours as it is. Interior design changes the parts that no longer work.

06What does interior design cover?

Interior design at 1 Desa Residence, when home needs a little more

1 Desa Residence’s homes are large and few to a floor.

But nearly twenty years after completion, the original kitchens, bathrooms and wardrobes may be due for a second look.

When you want to change the home rather than furnish it, we plan the work together. With three or four bathrooms, there’s no need to redo them all at once; the ones used every day can go first.

What a 1 Desa Residence renovation usually covers

  • KeepSpace, privacyBig rooms and only four homes to a floor, which no renovation can add
  • RenewKitchenFor a family that cooks, usually the first room worth redoing
  • ChooseBathroomsThree or four of them; start with the ones used daily
  • AdaptWardrobesSound carcasses can take new doors, lighting and fittings

Renovation rules at 1 Desa Residence

1 Desa Residence’s renovation rules don’t seem to be published, so before quoting we ask the management for its current set, with deposit, working hours and application forms. We haven’t designed a home at 1 Desa Residence yet; on the first call we talk you through homes we’ve designed elsewhere in Kuala Lumpur.

Before any works at 1 Desa Residence

Approvals follow one order. A tenant first gets the landlord’s consent in writing. The management approves the works under its rules. If a local council permit is required, your contractor applies for it.

Moving plumbing, taking out a wall or structural work generally needs all three, so we mention it at our first meeting. Styling without drilling needs none.

Reading the 1 Desa figures

We’ve treated the kitchen as an enclosed room. If yours is open to the dining area, deduct RM3,565; we’ll confirm on the visit. The fee is agreed in writing and invoiced in stages, so upgrading the worktop changes the contractor’s figure, not ours.

Design fee plus Curated renovation and furniture (Commune, Cellini, Poet Living) totals roughly RM245k–431k for a 2,140 sq ft 4+1.

Behind the 1 Desa ranges

Each range prices a resale home with new floors. The lower figure leaves the bathrooms as they are; add any you’d redo in the calculator.

Wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood are included; keep any of your own and the range falls. Vanities are outside it.
