Interior designer at 1 Bukit Utama

Room by room, 1 Bukit Utama begins to feel like home.

Generous rooms, a lanai-style balcony and green on every side. We’ll arrange them around how your household lives, keeping what works and adding the furniture, lighting and art still missing. No renovation needed to begin.

A living room at dusk: a cream armchair with a cushion and throw, a table lamp on a dark timber cabinet, framed art on an olive wall, and a leather sofa in the room beyond

An armchair by the window, a lamp, a picture hung at eye height. Small, loose decisions that make a large home feel lived in.

01Making it feel like home

Making 1 Bukit Utama feel like home: floor plans and styling

Styling a 1 Bukit Utama home starts with the large rooms as they are, then adds the furniture, lighting, rugs and art that make them yours, with no works.

The floor plans below show where the space is.

Large rooms are a gift and a puzzle. In a home of nearly 2,000 sq ft, a sofa that looked generous in the shop can float in the middle of the living room, and a dining table for six can leave the far end of the room unclaimed. Our interior styling begins by working out what each part of the room is for.

1 Bukit Utama was the first phase of Bukit Utama in Bandar Utama; 9 Bukit Utama followed it. Every home listed has a balcony and a yard.

  • About 1,916–2,034 sq ftThree bedrooms, three bathrooms
  • About 1,981 sq ftThree bedrooms plus one, three bathrooms
  • 3,950 sq ftDuplex penthouse: four bedrooms plus one, five bathrooms

Sizes and bedroom counts from MyRumahBaru’s list of layouts; your own plan may differ, so we measure.

Large rooms, lanai balconies and the +1 room

In a living room this size, two seating groups often work better than one: a sofa and chairs facing each other for conversation, and a quieter corner with a reading chair and a lamp. A rug under each group keeps them from drifting.

MyRumahBaru describes the balconies as lanai-style, and the setting is green on every side. Outdoor chairs, a low table and a couple of large pots can turn the balcony into the room you use most in the early morning.

The +1 room is the one to decide first. Listings don’t say what it was drawn as, so on the visit we look at its size and window before suggesting a study, a guest room or a store.

02Styling a home

Styling a rented 1 Bukit Utama home

If you rent at 1 Bukit Utama, the furniture, rugs, lamps, curtains and art can all be your choice.

Drilling, built-in joinery and anything that hacks a wall go to the owner first, in writing, and the building’s management second.

When a big home came furnished thinly

A rented 1 Bukit Utama home often has enough furniture for a smaller flat spread across a much larger one. We record what is there and decide with you what stays; usually the cure is more, not different: a second seating group, a rug big enough for the room, and three or four more lamps.

Where a tenancy draws the line

Anything you can carry in and out is yours to arrange. Fixings that leave a mark generally need the owner’s nod; cabinetry, wiring, plumbing and hacking need it on paper, with management’s approval after.

A long wall can still be filled without a single hole: a low cabinet with art propped along it, a standing bookcase, a floor lamp at each end.

Moving in around a school year

Give us the date, and the start of term if it matters. We order the long-wait pieces at once and finish any children’s rooms early, so they settle while the rest follows.

Choosing pieces that can move on

If this is one posting among several, large pieces are picked to suit a smaller room later on, and built-to-fit items are avoided.

Owners between tenants

A 1 Bukit Utama owner can refresh a home for new tenants through styling alone; homes that also need work are covered in the to-let note further down.

03How does styling work?

How styling works at 1 Bukit Utama, first call to install

A 1 Bukit Utama home keeps the same stylist from first call to the evening the last lamp goes on.

Our part is the plan; yours is approving the purchases; the styling waits for the deliveries.

The styling takes a week or two. The furniture takes longer, often four to twelve weeks, so the pieces with the longest lead go on order first.

With five blocks sharing the grounds, we confirm with management how lorries are let in and lifts reserved before the big pieces ship.

  1. Talking it through Free
Who lives here, which rooms get used and which don’t, what came with the home and your timing.
  2. A measured visit RM200, deducted from the fee if you go on
Every room measured, plus the +1 room, the yard and the balcony; existing furniture sorted keep, move or return.
  3. Agreeing the fee, then planning
First the fee, in writing. Then a layout and buying list for each room.
  4. Getting it delivered
You order, or our Procurement Concierge does; either way we keep the list of what is in and what is due.
  5. Setting the rooms
Your stylist comes back once it is all here to place, hang, light and make up each room.

Furnishing a home near 2,000 sq ft runs to a long list of rugs, lamps, curtains and small things. We keep that list, and you can ask where it stands at any point.

Prefer not to manage the orders? Our Procurement Concierge places them and follows them through to your door.

05Want more than styling?

Want more than styling at 1 Bukit Utama?

Sometimes the furniture is all a 1 Bukit Utama home needs.

Other times the furniture is fine, but the kitchen and bathrooms are still the ones the building was finished with.

The kitchen no longer suits how the household cooks. The bathrooms are showing their twenty years. That’s where interior design comes in.

We help you rank the changes, from a single bathroom to the whole home, so the budget goes where you’ll feel it.

Styling fills the rooms. Interior design remakes them.

06What does interior design cover?

Interior design at 1 Bukit Utama, when you’re staying on

1 Bukit Utama’s homes are large, freehold and set in green.

Twenty years after completion, original kitchens, bathrooms and wardrobes may be ready for a rethink.

When new furniture isn’t enough, design can take the home on in stages, so nobody has to move out.

Perhaps a kitchen that works with the yard behind it, wardrobes rebuilt to the ceiling, or the +1 room made into a proper study.

What a 1 Bukit Utama renovation usually covers

  • KeepRoom sizesLarge rooms and a balcony, which no renovation needs to add
  • AdaptWardrobesIf the carcasses are sound, new doors, lighting and fittings can be enough
  • RenewKitchen, bathsThree bathrooms or more, so they can be done one at a time
  • CheckKitchen, yardHow the kitchen and yard connect, and where the plumbing runs

Renovation rules at 1 Bukit Utama

1 Bukit Utama’s renovation rules aren’t publicly posted. Before contractors price the job, we obtain management’s current version, including the deposit, the hours work is allowed and the forms. We haven’t yet designed a home in the development, so on the call we share projects from elsewhere in the Klang Valley.

Before any works at 1 Bukit Utama

Permission comes in up to three layers. The owner’s written consent, if you’re renting. Management’s approval under the development’s rules. And, for some work, a local authority permit, which the contractor applies for.

Moving a kitchen towards the yard, relocating a bathroom or removing a wall usually needs all three; we ask about them straight away. Styling that attaches nothing needs none.
