Interior designer at Zehn Bukit Pantai
The rooms at Zehn came furnished. Now make them yours.
Wardrobes, solar screens and a chef’s kitchen were here before you. We add what makes a Zehn Bukit Pantai home yours: the sofa, the rugs, the lamps and the art, chosen to suit how you live and to travel with you later. No renovation needed. Just a home that feels like you.

Making Zehn Bukit Pantai feel like home: floor plans and styling
At Zehn Bukit Pantai, styling begins with the developer’s own fittings, which most homes still have, and builds the furniture, lighting, rugs and art around them.
Nothing is drilled or rebuilt. Here is how the plans run.
Zehn, German for ten, stands on Jalan Bukit Pantai beside Pantai Medical Centre in Bangsar. With 93 homes in two towers, it is a small building with large homes: most have three or four bedrooms plus one, a powder room, and four or five bathrooms.
- 1,905–2,659 sq ftThree bedrooms, four bathrooms
- 2,476–3,046 sq ftThree bedrooms plus one, four bathrooms; type B3 adds a SoHo room
- 2,745–3,509 sq ftFour bedrooms, or four plus one in type B1 at 3,380 sq ft
- 6,792 sq ftThe penthouse, with eight bedrooms
From StarProperty’s and MyRumahBaru’s lists of the developer’s layouts. We measure your own home before planning it.
What came with the home, and what to keep
Zehn’s homes were handed over furnished: sliding solar screens, air-conditioners and wardrobes in the bedrooms, bathroom fittings, linen cabinets, and a washer and dryer in the yard. The kitchen was designed by the chef Cheong Liew, in white, with an island worktop and the dry and wet kitchens divided by a sliding glass door. Some of it will have been replaced since; some will be much as it was.
We treat those fittings as the starting palette. The white kitchen and island set the tone a dining table has to sit beside; the solar screens decide how much afternoon light the living room gets, and so how dark a sofa can be. Anything loose that isn’t yours can stay, move or go back; what is yours gets placed first.
Decide the +1 room early. In type B3 it is drawn as a SoHo room, a small home office; in the others its size and window tell us whether it suits a study, a guest room or luggage between trips.
Styling a rented Zehn Bukit Pantai home
A tenant at Zehn Bukit Pantai can change everything loose, from the sofa to the art.
The developer’s fittings, the screens included, stay as they are unless the landlord agrees in writing, and works then go to management.
Living with the developer’s fittings
Zehn was handed over furnished, so a rented home here usually comes with more than most: solar screens, wardrobes, linen cabinets, a washer and dryer, and Cheong Liew’s white kitchen. None of that is yours to change, and none of it needs to be. We style around it.
White joinery and pale screens can make a large room feel like a showroom. Warmth comes from what is loose: a timber dining table against the white island, a wool rug, linen at the windows, and lamps for the evening.
What your tenancy is likely to allow
Loose pieces are yours to change. Anything that drills, hacks or builds in needs your landlord’s written OK, and then management’s approval. At Zehn that includes the solar screens: we leave them as they are and hang curtains on their own track inside them, where your landlord agrees.
Settling in before the shipment lands
Tell us your move-in date on the first call. We style the main bedroom first, then the living and dining, and leave space where your own pieces will go when they arrive.
Choosing pieces that leave with you
Zehn’s rooms are large, and the next home may not be. Sectional sofas, rugs that work at two sizes and lamps travel well; anything made to measure for a 3,380 sq ft plan stays behind, so we keep it to a minimum.
Readying a home you let
If you own a Zehn home and let it, styling can ready it for the next tenancy without works: the original fittings kept, the loose furniture refreshed, the rooms finished. The Furnishing to let note further down covers homes that need works as well.
Styling at Zehn Bukit Pantai, from first call to install day
One stylist runs your Zehn Bukit Pantai home from start to finish: we draw up each room, you decide what to buy, and once it is all delivered we put it in place.
Because so much is already in a Zehn home, styling often moves quickly: one to two weeks once the pieces are in. New furniture usually takes four to twelve weeks to arrive, so a sofa or dining table is chosen in the first week.
Zehn runs on a personalised access card system, so we ask management how deliveries are booked and which lift takes large pieces before anything big is ordered.
- A first call about how you live FreeWho is moving in, what came with the home, what is still in the shipment, and the date you’d like to sleep there.
- A visit to the home RM200, deducted if you go ahead with usEvery room measured, the +1 or SoHo room and the yard looked at, and the developer’s fittings and any loose furniture listed as keep, move or return.
- The fee in writing, then a plan for each roomFirst the rooms and our styling fee, in writing. Then a placement guide and a shopping list per room, with the pieces that take longest to arrive chosen first.
- Buying, your wayBuy from the shortlist yourself, or let our Procurement Concierge place the orders and book deliveries through Zehn’s management.
- Install dayWhen everything is in, your stylist places the furniture, hangs the art, lights the lamps and makes the beds.
A new job, a landlord’s inventory and a move-in date make for a long list. Hand it to us, and ask what happens next whenever you like.
What styling costs at Zehn Bukit Pantai
Styling a Zehn Bukit Pantai home is an estimated RM7,780–11,210 for a 3 or 3+1 and RM9,495–12,925 for a 4 or 4+1.
We charge RM1,715 a room and RM2,635 for the open-plan living and dining, and the fee is agreed in writing first.
The lower figure covers the bedrooms and the living and dining. The upper adds two more rooms, which at Zehn are usually the SoHo or +1 room set up as a study, and a dressing room or the balcony. Every room styled is charged, and a large room costs the same as a small one.
| Home | Lower figure covers | Lower figure | With more rooms |
|---|---|---|---|
| 3 or 3+1 1,905–3,046 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
| 4 or 4+1 2,745–3,509 sq ft | Four bedrooms, living and dining | RM9,495 | RM12,925 |
The sums: three bedrooms at RM1,715 plus RM2,635 is RM7,780; add a study and a dressing room and it is RM11,210. Four bedrooms come to RM9,495, or RM12,925 with the same two extras. For the penthouse we count the rooms on the visit.
Estimates as at October 2026, not a quotation. The furniture itself is a separate cost, chosen from a shortlist set to your budget.
What styling includes at Zehn
A first call, then a visit to measure and to see what the developer and any previous household left behind, which we work with before suggesting anything new. For each room we style, a placement guide and a shopping list: furniture, lighting, rugs, curtains inside the screens, art and the finishing pieces. Once everything has arrived, your stylist styles the rooms in person.
Our Procurement Concierge can place the orders and coordinate the deliveries if you’d rather not.
Want more than styling at Zehn Bukit Pantai?
New furniture can carry a Zehn Bukit Pantai home a long way.
It can’t fix a bathroom that has worn, or wardrobes that never fitted what you own.
Four or five bathrooms from 2009 are a lot of grout and chrome to live with, and the original wardrobes were planned for someone else’s clothes. That is the point where interior design takes over from styling.
At Zehn, that rarely means starting again. We help you decide which original fittings still earn their place, and redesign the rooms that don’t, one at a time if you prefer.
Styling dresses the home Zehn handed over. Interior design changes the parts of it that no longer work.
Interior design at Zehn Bukit Pantai, when home needs a little more
Zehn Bukit Pantai’s homes came with more than most: a powder room, a yard and a kitchen planned with care.
Close to seventeen years on, it is the bathrooms, wardrobes and worn surfaces that tend to need a designer.
The handover at Zehn was generous, which makes the design question unusual: less what to add than what to keep. A good kitchen layout with a worn surface needs new tops and fronts, not a new plan. Four or five bathrooms rarely need redoing together; we usually start with the main bathroom and the powder room, the two that guests and mornings see most.
What a Zehn Bukit Pantai renovation usually covers
- KeepSpace, layoutBig rooms, a +1 room and a yard: nothing to add
- AdaptKitchenWhere the island and the dry and wet split suit you, new fronts, tops and lighting may do
- RenewBaths, wardrobesUsually the first rooms to go, and they can go one by one
- CheckScreens, planThe solar screens belong to the facade, so management is asked before anything near the windows changes
What your home was handed over with is written in your sale or tenancy agreement; we compare it with what is there on the visit.
Renovation rules at Zehn Bukit Pantai
Zehn’s renovation rules aren’t published that we could find. Before quoting, we get the current copy from management: the deposit, the hours works may run, and the forms. With only 93 homes, neighbours notice noise quickly, so we plan the loudest work into the fewest days.
No Zehn home has been designed by us yet. On the first call we show you work from our other Kuala Lumpur projects instead.
Before any works at Zehn Bukit Pantai
If you rent, your landlord signs off first, in writing. Management approves next, under its own rules. Some works also need a permit from the city authority, which your contractor applies for.
At Zehn, moving the wet kitchen, changing a bathroom’s plumbing or touching anything near the screens is where all three come in, so we raise it on day one. Styling that leaves the walls untouched needs none of them.
What interior design costs at Zehn Bukit Pantai
Designing a Zehn Bukit Pantai home is an estimated RM23,310–30,440 for a 3+1 and RM26,875–34,005 for a 4+1.
That is the fee for our design work, agreed in writing up front; the renovation and the furniture are budgeted separately.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
Zehn’s kitchens are two rooms, a dry kitchen and a wet one behind the glass door, so we count them as two. A 3+1 brief is then three bedrooms and both kitchens at RM3,565 each, plus RM5,485 for the open-plan living and dining: RM23,310. A 4+1 adds a bedroom: RM26,875. Redo a bathroom and fit out the +1 room as a study, and those become RM30,440 and RM34,005.
Interior design comes with our Procurement Concierge, and rooms that need only styling are styled at half the usual rate.
3 bedrooms and the dry and wet kitchens: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
Keep either of Zehn’s kitchens as it is and it drops out of the fee, taking RM3,565 with it. We settle the fee in writing and invoice it in stages; if you choose a dearer stone for the island, that cost lands in the contractor’s quote, not in ours.
Fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) comes to roughly RM240k–417k for a 2,476 sq ft 3+1.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 3+1 2,476–3,046 sq ft | RM23,310–30,440 | RM217k–394k | RM420k–860k |
| 4+1 3,380 sq ft | RM26,875–34,005 | RM245k–470k | RM470k–1,012k |
Curated means furniture from Commune, Cellini and Poet Living; Bespoke, from Space Furniture, BoConcept and Molteni&C. Both columns are renovation and furniture, with our fee on top.
Estimates as at October 2026, not a quotation.
Behind the renovation figures
The ranges treat a Zehn home as an older one getting new floors, with no bathroom redesigned in the lower figure; add bathrooms in the calculator.
They also allow for wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood. Zehn handed most of these over (chapter 01), so whatever you keep comes off. Vanities are not included.
Furnishing to let?
Getting a Zehn home ready for new tenants? With the developer’s fittings still in place, styling alone often does it. Where works are needed, our Essential level, with furniture from Ikea, SSF Home or Harvey Norman, is quicker to fit out and stands up to turnover. The design fee doesn’t change with the level.

FAQ
Styling and interior design questions at Zehn Bukit Pantai
How do you style a Zehn Bukit Pantai home that came furnished?
Around what is there. Zehn Bukit Pantai homes were handed over with wardrobes, solar screens and a chef-designed kitchen, so we keep those, sort any previous household’s furniture into keep, move or return, and add only what the rooms are missing.
Can I style a rented Zehn Bukit Pantai home without the landlord’s permission?
For loose pieces, yes: furniture, rugs, lamps and art leaned rather than hung. The developer’s fittings at Zehn Bukit Pantai, including the solar screens, stay as they are unless your landlord agrees otherwise in writing, and any works then need management’s approval too.
How much does interior styling cost at Zehn Bukit Pantai?
Our estimate is RM7,780–11,210 for a 3 or 3+1 and RM9,495–12,925 for a 4 or 4+1. Each bedroom is RM1,715 and the open-plan living and dining RM2,635; the higher figure includes two extra rooms, such as the SoHo room as a study. It is agreed in writing, and furniture is paid for separately.
What does interior styling include at Zehn Bukit Pantai?
A first call, a visit to measure, and for each room a placement guide and shopping list that work around the developer’s wardrobes, screens and kitchen, then a day when your stylist styles the rooms in person. At Zehn Bukit Pantai that can be the main bedroom alone or the whole home, and our Procurement Concierge can handle the ordering.
How long does it take to style a Zehn Bukit Pantai home?
Usually one to two weeks once the pieces are in, often less at Zehn Bukit Pantai because the wardrobes, screens and kitchen are already there. New furniture adds four to twelve weeks of delivery, so the sofa and dining table are ordered first. The first call can be over video, before you arrive.
What came with the homes at Zehn Bukit Pantai?
A good deal. Zehn Bukit Pantai’s handover list covers sliding solar screens, bedroom air-conditioners and wardrobes, bathroom fittings, linen cabinets, a washer and dryer in the yard, and Cheong Liew’s kitchen with its island and separate dry and wet kitchens. Some homes have replaced pieces since.
What are the floor plans at Zehn Bukit Pantai?
Homes at Zehn Bukit Pantai measure roughly 1,900 to 3,500 sq ft: three bedrooms, three plus one, four, or four plus one, each with a powder room and four or five bathrooms. Type B3 has a SoHo room, and the eight-bedroom penthouse is about 6,800 sq ft.
Do I need interior design or styling for my Zehn Bukit Pantai home?
Styling, if the original fittings still work and the home just needs to feel like yours. Interior design, if a bathroom, the wardrobes or the kitchen at Zehn Bukit Pantai have worn past what new furniture can fix. Many households start with styling and redesign one room later.
How much does interior design cost at Zehn Bukit Pantai?
Our design fee at Zehn Bukit Pantai is an estimated RM23,310–30,440 for a 3+1 and RM26,875–34,005 for a 4+1. It counts the bedrooms, the dry and wet kitchens as two rooms, and the living and dining; the higher figure adds two rooms. Renovation and furniture come on top, roughly RM217k–394k at Curated (Commune, Cellini, Poet Living) for a 2,476 sq ft 3+1.
Does Zehn Bukit Pantai have renovation rules?
It does, through its management, though they aren’t published. We ask for the current copy before quoting: deposit, working hours and forms, and whether anything near the facade’s solar screens may change. In a building of 93 homes we plan the noisiest work into as few days as we can. Tenants need the landlord’s written consent first.
What interior design services do you offer at Zehn Bukit Pantai?
At Zehn Bukit Pantai we style rented and owned homes around their original fittings, and redesign the bathrooms, wardrobes and kitchens that have worn. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Interior styling and our Procurement Concierge are available without a full design, and Virtual Design looks after homes outside Kuala Lumpur and Selangor.
