Interior designer at Villa Bukit Tunku
Two floors at Villa Bukit Tunku, and both of them yours.
A duplex here can be handed to you empty, partly furnished, or arranged for a household that has since moved on. We settle you into both levels with furniture, lighting, rugs and art picked for your routines, and nothing that has to stay behind when you go. No renovation needed. Just a home that feels like you.

Facing sofas, two armchairs, one large woven rug. When a room is this generous, the arrangement does more work than any single piece.

Making Villa Bukit Tunku feel like home: floor plans and styling
At Villa Bukit Tunku every home spans two levels, so styling treats the duplex as one house: furniture, lighting, rugs and art arranged across both floors, with the structure left as it is.
Up in Kenny Hills, off Jalan Bukit Tunku, Villa Bukit Tunku is a small, green, low-rise estate of five blocks, each four storeys high, with 30 to 40 homes in all. StarProperty describes every unit as a duplex, and living on two levels changes how you settle in. There is usually a level for daytime and a level for sleep, a staircase between them, and more floor than most people’s furniture can fill on day one.
- About 1,950–2,850 sq ftThe duplex sizes in recorded sales, three bedrooms plus one
- Up to about 3,700 sq ftThe largest size StarProperty lists
Sales recorded on StarProperty (2016–17) and in government records (2024) run from 1,948 to 2,831 sq ft; StarProperty’s details reach 3,735. Counts of homes differ too: StarProperty describes 40, EdgeProp 30. No plans by type are published, so we measure yours.
Styling across two levels
Think of a duplex as two rooms talking to each other. We begin downstairs, where you come in, and carry something up with you: one timber, a colour that returns, pictures hung to draw the eye up the stair. That way the upper level reads as the same home, not a separate flat.
The stair sets the limits. Its width, turns and landing decide whether a king bed or a long sofa can reach the upper floor, so those are measured against it before ordering. The space beneath the stair often becomes the nicest nook in the house, for a reading chair, a bench or a small desk.
Built-in fittings stay and steer the plan. Loose furniture left by the last occupant is assessed piece by piece. What you’ve brought is placed first, and the +1 is assigned after we’ve seen its window and size.
Styling a rented Villa Bukit Tunku home
As a tenant at Villa Bukit Tunku you can bring in or swap anything that stands free: sofas, lamps, rugs, curtains, pictures.
Drilling, joinery or works wait for the landlord’s written consent and then management’s approval.
When furniture came with the duplex
A landlord’s furniture in a duplex often ends up crowded onto one floor while the other stays half empty. We list both levels, decide with you what stays, and frequently move an armchair or a side table up the stair where it does more good.
Checking the tenancy first
Go through the furnishing and alterations clauses with us. Freestanding pieces are entirely yours. Anything that leaves holes, such as hooks, rods or shelves, needs the landlord’s agreement; works of any kind need it in writing, and the management’s approval after.
If permission isn’t given: lean art on the stair landing or a console, use floor lamps in place of new ceiling lights, and hang curtains from the rods already fitted.
Planning around the move
Tell us your date on day one. Bedrooms are finished first so there is a calm place to sleep, and the living level follows as the slow pieces arrive. In a four-storey block, we ask management about the lift and stairs before planning any delivery.
Buying with the next home in mind
A home this size can swallow furniture, and a sofa bought to fill it may overwhelm a smaller flat later. We fill the space with arrangement instead: two smaller sofas facing each other, a pair of armchairs, one big rug, all of which split up easily.
Owners preparing to let
Owners at Villa Bukit Tunku can restyle between tenancies without any works: kitchen and wardrobes untouched, worn pieces replaced, both levels finished. Duplexes that also need works are covered in Furnishing to let below.
Styling at Villa Bukit Tunku, from first call to install day
One stylist looks after your Villa Bukit Tunku duplex from the opening conversation to the moment the last cushion goes down.
We plan both levels, you approve what is bought, and we arrange it when it comes.
Arranging a duplex takes a week or two. Newly ordered furniture tends to take four to twelve weeks to arrive, so anything slow, and anything that must climb the stair, is chosen first.
Delivery hours, and where a lorry can wait, are checked with the estate’s management in advance, and we decide which level each large piece goes to before the van turns up.
- A conversation about your routines Without chargeWho is moving in, who sleeps on which level, what was left in the duplex, and the date you need to be living there.
- Measuring both floors RM200, deducted from the fee if you go aheadEach room on both levels measured, the stair and landing checked for large pieces, existing furniture sorted.
- Fee in writing, then the layoutsWe agree the rooms and the fee in writing, then send a layout and buying list for every room, slow pieces first.
- Buying at your own paceYou order from the list, or our Procurement Concierge does. We track deliveries for both floors.
- Setting up, upstairs and downWhen everything is in, your stylist arranges each room in person: furniture, pictures, lamps, beds made.
Two levels, one staircase and an inventory from the landlord give you a lot to hold in your head. We hold it instead, and you can ask how things stand at any time.
What styling costs at Villa Bukit Tunku
Styling a 3+1 duplex at Villa Bukit Tunku is estimated at RM7,780–11,210 in fees.
Rooms are RM1,715 each and the open living and dining RM2,635, and the total is agreed in writing beforehand.
RM7,780 styles the three bedrooms and the living and dining. Reaching RM11,210 means two further rooms, which in a duplex are often the +1 and an upstairs sitting area. No room is styled free, and size doesn’t alter a room’s price.
| Duplex | Rooms at the lower fee | Lower | Upper, two more rooms |
|---|---|---|---|
| 3+1 duplex from about 2,100 sq ft | Three bedrooms, the living and the dining | RM7,780 | RM11,210 |
Calculated as 3 × RM1,715 plus RM2,635 = RM7,780, then two more rooms at RM1,715 = RM11,210. A family room or study beyond those adds RM1,715 apiece.
These are October 2026 estimates; a quote follows the visit. Furniture is paid for separately, chosen from a shortlist built around your budget.
What styling a duplex includes
A first conversation, in person or online, with your photos and plan in front of us. A visit to measure both floors and the stair, and to look at what you already own so it can be reused first. For each room, a plan of where everything goes and a buying list. When all of it has arrived, your stylist sets up the rooms in person, upstairs and down.
Our Procurement Concierge can take over the ordering, paperwork and delivery bookings if you’d rather not.
Want more than styling at Villa Bukit Tunku?
Often a Villa Bukit Tunku duplex just needs furnishing well.
In some the sofa is the easy part and the kitchen is where time shows.
Bathrooms that belong to an earlier decade, or a staircase that feels heavier than the rooms around it: that is interior design territory.
We help you weigh what to keep, what to change and what is worth doing properly, whether that is one bathroom or both floors.
Styling settles you into the duplex as it is. Interior design changes the duplex itself.
Interior design at Villa Bukit Tunku, when home needs a little more
A Villa Bukit Tunku duplex has room to spare and a quiet, green, low-rise setting.
What usually needs a rethink is the original kitchen and bathrooms, and how the two floors connect.
A property listing dates the estate to about 1993, so a kitchen or bathroom that has never been redone is now over thirty years old. When the home itself needs changing, we plan it with you. Both floors don’t have to happen together; a duplex can be done downstairs one year and upstairs the next.
What a Villa Bukit Tunku renovation usually covers
- KeepSpace, outlookTwo levels in a low block among trees, which no renovation can create
- RenewKitchen, bathsThe rooms an older duplex most often needs redone
- RethinkThe stairNew treads, a lighter balustrade and proper lighting can reset the living room
- CheckWiring, pipesIn blocks dated to about 1993, what lies behind the walls drives cost, so we look early
Renovation rules at Villa Bukit Tunku
Villa Bukit Tunku’s renovation rules aren’t published anywhere we could find, so we ask its management for the current version, with deposit, hours and forms, before giving a quote. We have not designed a home at Villa Bukit Tunku yet, and on the first call we show you homes we’ve designed in other parts of Kuala Lumpur.
Before any works at Villa Bukit Tunku
Three sign-offs, in sequence. If you rent, the landlord agrees in writing. The estate’s management then approves under its rules. Where the work needs a local council permit, the contractor you choose applies.
Altering the stair, relocating plumbing or removing a wall is the kind of job that needs all three, so we raise it straight away. Styling, which drills nothing, needs no approval at all.
What interior design costs at Villa Bukit Tunku
Our design fee for a 3+1 Villa Bukit Tunku duplex is estimated at RM19,745–26,875.
It pays for the design itself, is settled in writing before we begin, and is separate from what the renovation and furniture cost.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
For a Villa Bukit Tunku duplex the starting brief is the three bedrooms and the kitchen, RM3,565 each, with RM5,485 for the open living and dining: RM19,745 in total. Add a bathroom and the +1 fitted out as a study and it becomes RM26,875.
Design clients have our Procurement Concierge included, and rooms that only need furniture are styled at half the styling fee.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
Reading the duplex figures
The kitchen is counted as a room, on the basis that it has its own door. If yours is open to the dining area, subtract RM3,565; the visit settles it. The fee is agreed on paper and paid in stages, so a dearer worktop shows up in the builder’s quote while ours holds.
Combined, our fee and Curated renovation and furniture (Commune, Cellini, Poet Living) come to about RM216k–379k for a 2,088 sq ft duplex.
| Duplex | Our fee | Curated | Bespoke |
|---|---|---|---|
| 3+1 duplex from about 2,100 sq ft | RM19,745–26,875 | RM196k–359k | RM386k–802k |
Curated furniture: Commune, Cellini, Poet Living. Bespoke furniture: Space Furniture, BoConcept, Molteni&C. Columns show renovation and furniture, our fee not included.
Estimates for October 2026; the quotation comes later.
What sits inside these ranges
They assume a resale home with new floors. The stair is not priced separately; we add it after seeing it. No bathroom is redesigned in the lower figure; add the ones you want in the calculator.
Wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood are included, less anything you keep. Vanities aren’t.
Furnishing to let?

FAQ
Styling and interior design questions at Villa Bukit Tunku
How do you style a Villa Bukit Tunku duplex that came furnished?
By looking at both floors before buying. At Villa Bukit Tunku we list what the landlord left on each level, agree what stays, and rebalance, often carrying a chair or table up the stair, before anything new is suggested.
Can I style a rented Villa Bukit Tunku home without the landlord’s permission?
For loose things, yes: furniture, rugs, lamps, curtains on existing rods, art on a ledge, a console or the stair landing. Drilling, built-ins or works at Villa Bukit Tunku need the landlord’s written consent, then management’s approval.
How much does interior styling cost at Villa Bukit Tunku?
About RM7,780–11,210 for a 3+1 duplex at Villa Bukit Tunku. Each bedroom is RM1,715 and the open living and dining RM2,635; the upper figure adds two rooms, such as the +1 and an upstairs sitting area. Agreed in writing beforehand, with furniture bought separately.
What does interior styling include at Villa Bukit Tunku?
A first conversation, a visit measuring both floors and the stair, a layout and buying list for each room you pick, and a set-up day once everything is delivered. Buy the pieces yourself or let our Procurement Concierge do it.
How long does it take to style a Villa Bukit Tunku home?
Set-up takes one to two weeks after delivery, and new furniture typically takes four to twelve weeks. At Villa Bukit Tunku we order slow pieces, and anything bound for the upper floor, first.

The estate is freehold, with a pool, jacuzzi, gym, squash court, BBQ area, covered parking and 24-hour security.
How do you furnish a duplex so both floors feel like one home?
At Villa Bukit Tunku we repeat one element on both levels, a timber, a colour or a line of art up the stair, and give each floor its own role, often day downstairs and rest upstairs. Big pieces for the upper floor are checked against the stair before they’re ordered.
Do I need interior design or styling for my Villa Bukit Tunku home?
Styling if the duplex works and just needs to feel like yours. Interior design if the kitchen, the bathrooms or the stair itself need changing. Starting with styling and adding design later, room by room, is entirely possible at Villa Bukit Tunku.

Yes: works go through Villa Bukit Tunku’s management, though we didn’t find its rules published. We obtain the current copy, with deposit, hours and forms, before quoting. Tenants first need the landlord’s written consent.
