Settling into Tivoli Villas: floor plans and styling

Styling a Tivoli Villas home starts with the rooms as they are, then adds the furniture, lighting, rugs and art that make them yours, with no works.

The floor plans below show the range, from studios to family homes.

Tivoli Villas sits on Jalan Medang Tanduk in Bukit Bandaraya, Bangsar. BRDB built it low and spread out, with Roman-style columns, colonnades and arches, and took its name from Tibur, the ancient town in Lazio now called Tivoli. Each floor has two homes and one lift, so the landing outside your door is shared with a single neighbour.

  • 560–850 sq ftStudios and one-bedroom homes
  • 850–1,200 sq ftTwo bedrooms
  • 1,538 sq ftThree bedrooms plus one, three bathrooms
  • Up to about 2,800 sq ftLarger homes, and penthouse duplexes

Sizes from StarProperty’s and MyRumahBaru’s lists of the layouts, which differ a little at both ends. Yours may differ again, which is why the tape measure comes out on the visit.

What came with the home, and what to keep

After more than thirty years, few Tivoli homes are as they were handed over. Some kitchens and wardrobes will be original, some redone by an owner along the way, and many homes are let with a landlord’s furniture in them. On the visit we sort all of it into three piles.

Joinery stays, and the plan bends round it: the wardrobe wall decides where the bed goes, and the kitchen’s colour is the one the dining chairs have to live beside. A landlord’s loose pieces can stay, move to another room or go back. And your own things, from the boxes still arriving, get the walls they deserve.

The balconies come first. StarProperty describes them as large, off the bedrooms and the living room, and notes that some residents find the living room smaller for it. We treat the balcony as half of that room: a pair of chairs and a low table outside, and the sofa turned so the room opens towards the air rather than away from it.

02Styling a home

Styling a rented Tivoli Villas home

A Tivoli Villas tenancy still leaves a lot to play with: every loose piece, the rugs, the lamps, the curtains and the art.

What needs a drill or a hammer waits for your landlord’s written yes, and then for the management’s.

If the home came furnished

Plenty of Tivoli homes are let with furniture that has outlasted a few tenancies. Before a single purchase, we walk each room with you and tag every piece: stays, moves, or goes back to the landlord. A solid timber table in good order earns its place; a sofa too deep for the room can be returned, if the agreement allows it.

The quickest change is usually the light. Older flats often have one ceiling point per room, and two lamps at sitting height, a rug to warm the floor and the art rehung where the eye lands will alter a room more than a new sofa.

What your tenancy agreement allows

Look for the alterations clause. A picture hook, a curtain rod or a shelf leaves a hole, so most landlords want to be asked; anything hacked, wired, plumbed or built in needs their consent on paper, and then the management’s.

If the answer is no, a 1993 flat still takes kindly to a picture ledge, art propped on a sideboard, a standing rail for clothes and curtains on the track that is already up.

Moving in to a date

Give us the day you want to sleep there. The sofa and the dining table are the slow pieces, so they are picked in the first week; the bedroom is made up first, so the move itself has somewhere quiet to end.

Furniture that can leave with you

Bangsar may be one posting of several. Rugs, lamps, pictures and a dining table go anywhere; a deep sofa sized for a Tivoli living room may not, so we keep its depth modest and order almost nothing to measure.

Readying a let home between tenants

Owners letting a Tivoli flat can refresh it for the next household with no works at all: built-ins kept, tired loose pieces replaced, the balcony set up as a second sitting room. If the kitchen or bathroom needs more, see Furnishing to let, lower down.

03How does styling work?

How styling works at Tivoli Villas, from first call to install day

One stylist carries a Tivoli Villas home from the first conversation to the evening the last lamp goes on.

We draw up each room, you decide what to buy, and once it has all arrived we put the rooms together.

The styling itself is quick: a week or two. Furniture ordered new is slower, often four to twelve weeks from order to door, which is why the big pieces are chosen at the start rather than the end.

Two homes share each lift here, so deliveries need a little choreography. Before the sofa is booked, we check the management’s delivery hours and the size of the lift car, so it goes up first time.

  1. A conversation about the move No charge
Who is coming, what the shipment holds, what the landlord left behind, and the night you hope to sleep there.
  2. A visit to Jalan Medang Tanduk RM200, taken off the fee if you go ahead
Rooms and balcony measured, the lift checked, and every loose piece tagged to stay, move or go back.
  3. Your fee on paper, then the room plans
We confirm which rooms and what they cost in writing, then send a layout and a buying list for each one, slow pieces first.
  4. Buying, yourself or through us
Order from the list as it suits you, or let our Procurement Concierge place the orders and chase the deliveries.
  5. The day it comes together
With everything in, your stylist arranges the rooms in person: furniture set, pictures hung, lamps on and the bed made up.

Inventories, delivery slots, a lift shared with the neighbours: hand us the list, and ask us at any point what happens next.

04How much does styling cost?

What styling costs at Tivoli Villas

Styling a Tivoli Villas two-bedroom comes to an estimated RM6,065–7,780, and a 3+1 to RM7,780–11,210.

Each bedroom is RM1,715, the living and dining together RM2,635, and we put the total in writing before work starts.

Bedrooms plus the living and dining make the first figure. The second adds what Tivoli homes tend to ask for next: a single room for a two-bedroom of 1,200 sq ft or under, often the balcony furnished as an outdoor room, and two for a 3+1, usually the +1 as a study plus the balcony. There are no free rooms in styling, and a big room costs the same as a small one.

3+1 1,538 sq ftThree bedrooms, living and diningRM7,780RM11,210

The sums: two bedrooms at RM1,715 plus RM2,635 is RM6,065; one more room, RM7,780. Three bedrooms plus the living and dining is RM7,780; two more rooms, RM11,210. Studios, one-bedrooms, the larger homes and the penthouse duplexes we price room by room once we have seen them.

Estimates as of October 2026, not a quote. The furniture itself is a separate spend, chosen from a shortlist pitched at the budget you give us.

What styling includes

For a Tivoli home: a first conversation, in person or on video, over your photos and floor plan; the visit, where we measure and see what you already own, and rework that before adding anything; then, room by room, a layout showing where everything sits and a list of the lamps, textiles, pictures and small things that finish it. When the last delivery lands, your stylist comes back and sets the rooms.

Rather not deal with orders and couriers? Our Procurement Concierge places them, keeps the paperwork and books the deliveries round the lift.

Interior styling

05Want more than styling?

Want more than styling at Tivoli Villas?

For many Tivoli Villas homes, new furniture is enough.

For others, the sofa can stay but the kitchen may have been there since 1993.

The wardrobe doors stick. The bathroom tiles are of their decade. That is the point where interior design takes over from styling.

Together we sort what is worth keeping from what is worth redoing properly, whether that is a single bathroom or every room off the colonnade.

Styling dresses the home you have. Interior design changes the bones of it, only where they need changing.

06What does interior design cover?

Interior design at Tivoli Villas, when a 1993 home needs more

Tivoli Villas has what a renovation can’t add: room around the blocks, a quiet landing and generous balconies.

After more than thirty years, though, plenty of its kitchens, bathrooms and wardrobes are ready for a rethink.

You needn’t do it all at once: the kitchen or a single bathroom can come first, and the rest in a later year.

What a Tivoli Villas renovation usually covers

  • KeepBalconiesOutdoor rooms we plan with the living room, rather than enclose
  • AdaptWardrobesSound carcasses can take new doors, lighting and inner fittings
  • RenewKitchen, bathsThe rooms a home of this age most often needs redone
  • CheckWiring, pipesIn a home this age we check both before any finish is chosen

Your purchase or tenancy papers list what the flat came with; we compare that against what is actually there.

Renovation rules at Tivoli Villas

Works here are cleared through the management. Its renovation rules aren’t published anywhere we could find, so we ask the office for the current version, deposit, permitted hours and forms included, before anyone quotes. With one lift to every two homes, the plan for getting materials up and debris down matters as much as the drawings.

We haven’t designed a Tivoli Villas home of our own yet. On the first call we walk you through homes we have designed elsewhere, among them Bangsar Hill Park in Bangsar.

Before any works at Tivoli Villas

Tenants need the owner’s consent in writing before anything else. Owners and tenants alike then need the management’s written approval, and bigger jobs may need a council permit, which your contractor applies for.

Moving a pipe, removing a wall or changing anything on a balcony will likely need all three, so we raise those on day one. Lamps, rugs and a picture ledge need none.

Interior design fees at Tivoli Villas

07How much does interior design cost?

What interior design costs at Tivoli Villas

Interior design for a Tivoli Villas two-bedroom is an estimated RM16,180–23,310 in Sundays in Bed fees, and RM19,745–26,875 for a 3+1.

That is our design fee alone, set down in writing up front; building work and furniture are budgeted separately.

Each room we design
RM3,565
Living and dining
RM5,485

Our fee is for the design service. Renovation and furniture are separate budgets, shown below.

A typical Tivoli brief covers each bedroom and the kitchen at RM3,565 apiece, with the living and dining as one room at RM5,485. Two bedrooms and a kitchen: RM16,180. Three bedrooms and a kitchen: RM19,745. The higher figure allows two more rooms, often a bathroom and a study: RM23,310 or RM26,875.

Interior design comes with our Procurement Concierge, and rooms that only need dressing are styled at half price.

Our design fee, estimated

2 bedrooms and the kitchen: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

BespokeRM337,000 to RM664,000

Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

The figures treat the kitchen as its own room. Some Tivoli kitchens have since been opened to the dining area; if yours has, take RM3,565 off, and we confirm it on the visit. Our fee is paid in stages and doesn’t move if you choose a dearer worktop; that shows up in the contractor’s price, not ours.

Put together, our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) is roughly RM185k–310k for a 1,200 sq ft two-bedroom.

Behind these figures

We priced a Tivoli flat as an older home getting new floors throughout. The lower figures leave the bathrooms alone; add the ones you’d redo in the calculator.

Wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood are all in the ranges; whatever you keep from chapter 01 comes off. Basins and vanities are not included.

Furnishing to let?

Getting a Tivoli flat ready for new tenants? Furniture alone may do it, and styling covers that. Where works are needed too, our Essential level, furnished from Ikea, SSF Home or Harvey Norman, is quicker to install and stands up to tenancy changes; the design fee is the same at every level.

FAQ

Styling and interior design questions at Tivoli Villas

How do you style a Tivoli Villas home that came furnished?

By sorting before shopping. In a furnished Tivoli Villas flat we tag each landlord’s piece to stay, move or go back, plan around the built-in wardrobes and kitchen, and usually add lamps, a rug and pictures before anything large.

Can I style a rented Tivoli Villas home without the landlord’s permission?

Mostly, yes. Loose furniture, rugs, lamps, curtains on the existing rails and pictures on a ledge need nobody’s sign-off at Tivoli Villas. Drilling, hacking or built-in work needs the owner’s written consent, then the management’s.

How much does interior styling cost at Tivoli Villas?

Around RM6,065–7,780 for a Tivoli Villas two-bedroom and RM7,780–11,210 for a 3+1. Bedrooms are RM1,715 each and the living and dining RM2,635; the higher figure adds a balcony or study. Furniture is bought on top.

What does interior styling include at Tivoli Villas?

The call, a measuring visit, a layout and buying list per room, and a final day when the stylist sets everything in place. At Tivoli Villas it can be one bedroom or the balcony alone; our Procurement Concierge can handle the orders.

How long does it take to style a Tivoli Villas home?

About a week or two of styling, after a delivery wait of roughly four to twelve weeks for new pieces. At Tivoli Villas we order the slow items first and time the big deliveries around the lift each pair of homes shares.

How do you furnish the balconies at Tivoli Villas?

As a room of their own. Tivoli Villas’ balconies are large and open off the bedrooms and living room, so they get weatherproof chairs, a low table and a lamp, and the sofa faces out. Enclosing one is a question for the management.

What are the floor plans at Tivoli Villas?

Tivoli Villas runs from studios of about 560 sq ft to larger homes of about 2,800 sq ft, plus penthouse duplexes. Two-bedrooms are about 850 to 1,200 sq ft, and the 3+1 is 1,538 sq ft with three bathrooms, by MyRumahBaru’s list.

Do I need interior design or styling for my Tivoli Villas home?

If the flat works and only needs to feel like yours, styling. If a Tivoli Villas kitchen, bathroom or wardrobe has had its day, interior design. Plenty of people style first and renovate a room at a time later.

How much does interior design cost at Tivoli Villas?

Our design fee at Tivoli Villas is an estimated RM16,180–23,310 for a two-bedroom and RM19,745–26,875 for a 3+1, confirmed in writing. Works and furniture sit apart from it: roughly RM169k–293k at Curated (Commune, Cellini, Poet Living) for a 1,200 sq ft two-bedroom.

Does Tivoli Villas have renovation rules?

It does, through its management, though they aren’t published. We get the current copy, with deposit, hours and forms, before any contractor quotes. Tenants need the owner’s written consent first.

What interior design services do you offer at Tivoli Villas?

At Tivoli Villas we style flats and their balconies room by room, and redesign kitchens, bathrooms and wardrobes in homes lived in since the nineties. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. You can also book styling or our Procurement Concierge on their own, and Virtual Design serves homes beyond Kuala Lumpur and Selangor.
