Making a Park Residences home feel like home: floor plans and styling
Styling a home at The Park Residences starts with family-sized plans, two to four bedrooms with many a +1, and adds the furniture, lighting, rugs and art that make them yours.
No works needed; the floor plans below show the space.
The Park Residences is UOA Group’s condominium development in Bangsar South. Its first two blocks, Acacia and Begonia, hold 470 homes; EdgeProp reported at the launch that they were aimed at families, and they were finished between 2010 and early 2011. The layouts follow from that: few small homes, and most with three or four bedrooms.
- About 1,260 sq ftTwo bedrooms and two bathrooms (Begonia)
- About 1,485–1,500 sq ftThree bedrooms and two bathrooms (Begonia)
- 1,910 sq ftThree bedrooms plus one, three bathrooms (Acacia)
- About 2,068–2,095 sq ftFour bedrooms plus one, three or four bathrooms (Acacia and Begonia)
- About 3,413 sq ftThe largest four-plus-one homes

What fifteen years have left, and the +1 room
Homes finished in 2010 have now had fifteen years of use, often by more than one household. Some kitchens and wardrobes will be as they were handed over and some replaced, so on the visit we note what is there before suggesting anything.
The +1 room in the larger plans is the one to decide first. Listings don’t say what it was drawn as, so we look at its size and window before suggesting a study, a room for a helper or guests, or a store for bikes and suitcases.
In a family plan, the dining table carries the most life: homework, meals, a laptop after dinner. We size it for the household and light it with a pendant hung low enough to gather the table.
Styling a rented Park Residences home in Bangsar South
Renting in Acacia or Begonia, you are free to change everything that isn’t attached: sofa, beds, rugs, lamps, curtains, pictures.
Fixing anything to a wall, or building anything in, needs your landlord’s written yes and then management’s.
A family flat, furnished by the landlord
Lets here are often furnished for a family: beds in every room, a dining set for six, a sofa facing the television. We look at it with you room by room. The sturdy pieces stay and are given better lamps, rugs and cushions; the rest is listed for the landlord, if the tenancy lets you return it.
The two clauses to read
Your furnishing list and your alterations clause. Furniture you bring or move is up to you. Picture hooks and shelves usually need the landlord’s say-so; anything a contractor would do, from carpentry to wiring, needs it in writing, and then the management office signs off.
Children’s rooms can be made without a single hole: a freestanding bookcase, a reading lamp, a rug to play on and pictures on a shelf.
Before the school term starts
Many households here move to a school calendar. We work back from the first day of term: children’s beds and desks first, the dining table next, the living room last.
If you may move again
Choose what travels. A dining table that seats six and folds to four, rugs in standard sizes and lamps rather than ceiling lights all follow you to the next home; very large, made-to-measure pieces don’t.
Owners letting their home
Styling can refresh a Park Residences home between tenants, built-ins kept and loose furniture renewed. Homes that need works as well are covered in Furnishing to let below.
Styling at The Park Residences, from first call to install day
A single stylist sees your Park Residences home from the first conversation through to the last cushion.
We draw up each room, you choose the pieces, and we style them once they are here.
Expect one to two weeks of styling once deliveries are complete, and four to twelve weeks of deliveries before that if new furniture is being made, so the slowest pieces are ordered first.
Whichever block you are in, we check with management when deliveries can come up before the sofa and dining table are booked, so the van and the lift are free together.
- Your household, your timetable FreeWho lives here, which block, the school run, what came with the flat and when you need it done.
- Measuring up RM200, deducted if you go ahead with usEvery room and the +1 measured, the balcony looked at, the landlord’s furniture sorted keep, move or return.
- A fee in writing, then the guideWe agree the styling fee in writing, then give you a placement guide and shopping list for each room.
- Buying the piecesFrom the shortlist at your own pace, or through our Procurement Concierge, who orders and tracks deliveries.

A family move has a lot of moving parts. We keep the checklist, and you can ask us what is outstanding at any point.
What styling costs at The Park Residences
Styling at The Park Residences carries an estimated Sundays in Bed fee of RM6,065–9,495 for a two-bedroom, RM7,780–11,210 for a 3 or 3+1 and RM9,495–12,925 for a 4+1: RM1,715 per room and RM2,635 for the open-plan living and dining, agreed in writing beforehand.
Bedrooms and the living and dining set the lower figure. The upper adds two more rooms; in these family plans that is usually the +1 room made into a study, plus the balcony. No room is free, and size doesn’t change a room’s fee.
| Home | Lower figure covers | Lower figure | With two more rooms |
|---|---|---|---|
| 2 bedrooms about 1,260 sq ft | Two bedrooms, living and dining | RM6,065 | RM9,495 |
| 3 or 3+1 about 1,485–2,068 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
| 4+1 about 2,068–3,413 sq ft | Four bedrooms, living and dining | RM9,495 | RM12,925 |
The sums: 2 × RM1,715 + RM2,635 = RM6,065, or RM9,495 with two more rooms. For a 3 or 3+1: 3 × RM1,715 + RM2,635 = RM7,780, or RM11,210 with two more rooms. For a 4+1: 4 × RM1,715 + RM2,635 = RM9,495, or RM12,925 with two more rooms.

What styling at The Park Residences includes
We start with a conversation, in person or by video, over your photos and floor plan. A visit follows, to measure and to see what came with the flat and what you own; we rework those before suggesting anything new. You then get a placement guide and shopping list per room, and once the deliveries are in, your stylist styles the rooms in person.
Prefer not to order it all yourself? Our Procurement Concierge places the orders, files the paperwork and organises the deliveries.
Want more than styling at The Park Residences?
For many Park Residences homes, furniture is enough.
For others, fifteen years of family life have worn through the kitchen and the wardrobes.
Kitchen doors that no longer close. Wardrobes with nowhere for school uniforms. A main bathroom shared by too many. Those need interior design.
We’ll sort out with you what to keep, what to change and what deserves doing well, one room or all of them.
Styling makes the flat feel like yours. Interior design changes what is built into it.
Interior design at The Park Residences, for the next fifteen years
The Park Residences’ homes were finished in 2010 and 2011, and many are reaching the age when a kitchen, a bathroom or the wardrobes are due a rethink.
Interior design plans what to change, and in what order.
There is no need to do it all at once. In a family home the kitchen and the children’s rooms often come first, and the +1 room can wait until you know what it is for.

Renovation rules at The Park Residences
We found no published renovation rules for The Park Residences, so before quoting we ask management for its current rules, deposit, working hours and forms. We haven’t designed a home here yet; on the first call we show you homes we have designed elsewhere in Kuala Lumpur.
Before any works at The Park Residences
Works at The Park Residences need up to three approvals, in order: the landlord’s, in writing, if you rent; management’s, under its rules; and a council permit for the kinds of work that require one, which the contractor applies for.
Moving plumbing, removing a wall or structural changes usually need all three, so we raise them first. Styling needs none.
What interior design costs at The Park Residences
Interior design at The Park Residences carries an estimated Sundays in Bed fee of RM19,745–26,875 for a three-bedroom and RM23,310–30,440 for a 4+1, agreed in writing before work starts.
It covers our design service only; renovation and furniture are budgeted on their own.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
Our estimate prices a typical family brief: each bedroom and the kitchen at RM3,565, the open-plan living and dining at RM5,485. Three bedrooms: 4 × RM3,565 + RM5,485 = RM19,745. A 4+1: 5 × RM3,565 + RM5,485 = RM23,310. With two more rooms, for instance a bathroom and the +1 as a study, RM26,875 and RM30,440. A two-bedroom starts at about RM16,180.
Interior design includes our Procurement Concierge, and a room that only needs styling is styled at half the styling fee.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
The kitchen counts as its own room here, as it does when it has a door. If yours is open to the dining area, subtract RM3,565; we check on the visit. The fee is agreed in writing and paid in stages, and a pricier counter stone shows in the contractor’s quote, not in ours.
Our fee and renovation and furniture at Curated (Commune, Cellini, Poet Living) come to roughly RM214k–356k for a 1,500 sq ft three-bedroom.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 3 bedrooms about 1,485–1,500 sq ft | RM19,745–26,875 | RM194k–336k | RM383k–752k |
| 4+1 about 2,068–2,095 sq ft | RM23,310–30,440 | RM222k–408k | RM433k–901k |
Curated: furniture from Commune, Cellini and Poet Living. Bespoke: furniture from Space Furniture, BoConcept and Molteni&C. Both are renovation and furniture before our fee.

How these figures are worked out
Renovation is priced for a fifteen-year-old home with new floors. The lower figure redesigns no bathroom; the calculator adds any you choose.
Wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood are in each range; take off what you would keep. Vanities are extra.
Furnishing to let?
Letting your Park Residences home? Fresh loose furniture through styling may do it. Where works are due too, our Essential level, with furniture from Ikea, SSF Home or Harvey Norman, installs fast and copes with a change of tenants. The design fee is the same at any level.

FAQ
Styling and interior design questions at The Park Residences
How do you style a Park Residences home that came furnished?
Room by room, with you. At The Park Residences we decide for each of the landlord’s pieces whether it stays, moves or goes back, give the keepers better company, and shortlist only what is missing.
Can I style a rented Park Residences home without my landlord’s OK?
Yes, for anything freestanding: furniture, rugs, lamps, curtains on existing rods and pictures on shelves. In Acacia and Begonia alike, wall fixings and built-ins need your landlord’s written agreement, and works also need management’s approval.

What does interior styling include at The Park Residences?
A first conversation, a measuring visit, a placement guide and shopping list for each room, and a styling day once it has all arrived. At The Park Residences many families start with the children’s rooms.
How long does it take to style a Park Residences home?
One to two weeks of styling once everything is delivered, after four to twelve weeks of deliveries for new furniture. For a school-term move, we order the beds and desks first.

The Park Residences’ homes run from about 1,260 sq ft for a two-bedroom to about 1,500 sq ft for a three-bedroom, 1,910 sq ft for a 3+1 and about 2,070–2,100 sq ft for a 4+1, according to MyRumahBaru, which also lists a 4+1 of about 3,400 sq ft.
Which blocks make up The Park Residences in Bangsar South?
The Park Residences’ first two blocks, Acacia and Begonia, were built by UOA Group and hold 470 homes. They were completed between 2010 and early 2011 on leasehold land in UOA Group’s Bangsar South township.
Do I need interior design or styling for my Park Residences home?
Styling, if the flat works and you want it to feel like home. Interior design, if the kitchen, wardrobes or a bathroom need to change after fifteen years. Many Park Residences families style now and design later.

What interior design services do you offer at The Park Residences?
At The Park Residences we style rented and owned family homes room by room, and design kitchens, wardrobes and the +1 room for people staying longer.
