01Making it feel like home

Bangsar Puteri layouts, and the styling each one suits

Bangsar Puteri has three plans: a two-bedroom of about 1,100 sq ft and three-bedrooms of about 1,450 and 1,700 sq ft, each with two bathrooms.

Styling works inside those walls, with furniture, lighting and textiles, and leaves the kitchen and wardrobes as they are.

BRDB finished Bangsar Puteri in 1987, about three years after Bangsar Shopping Centre opened across the road. Its four blocks sit along Jalan Medang Serai on Bukit Bandaraya, with a pool, a gym, tennis and squash courts and a playground shared between them.

  • about 1,100 sq ftType A: two bedrooms and two bathrooms
  • about 1,450 sq ftType B: three bedrooms and two bathrooms
  • about 1,700 sq ftType C: three bedrooms and two bathrooms

Types and sizes from MyRumahBaru’s project page; recorded sales on list.my run from 1,066 to 1,755 sq ft, so measure yours rather than trust a brochure.

Older rooms, and how we light them

StarProperty notes that the building is well kept but shows its years. Inside, that often means ceiling lights in the middle of each room, doors and skirting from another decade, and good proportions underneath.

We work with the proportions and quietly correct the rest: two or three lamps at different heights in place of one bright ceiling light, curtains hung higher and wider than the window to make it read taller, and a large rug to pull a long living room together.

The extra bedroom in Types B and C rarely needs to be a third bedroom every night. It can be a study with a daybed, a dressing room, or a guest room that is also where the suitcases live.

02Styling a home

Styling a Bangsar Puteri home you rent

In a rented Bangsar Puteri home you can bring in and move anything freestanding as you like.

Holes in walls need the landlord’s agreement, and built-ins, wiring and plumbing need it in writing, then management’s approval.

Starting from a furnished lease

Many Bangsar Puteri homes are let with furniture. We go through the inventory with you, keep the pieces that are sound and in proportion, and ask the landlord to store or collect the others before anything new arrives, so no room has two sofas in it for a month.

Changes a landlord usually allows

Lamps, rugs, cushions, throws and art: no one to ask. Curtains on the existing tracks: the same. New tracks, mirrors hung on walls and shelving mean drilling, so we put those to the landlord with a photo of each spot. Anything built in waits for written consent.

Linen, light and sound

Older condominium floors and walls can carry sound between rooms. Lined curtains, a thick rug under the dining table and an upholstered headboard soften a room and make it quieter at night, with no works at all.

Pieces you will take with you

We favour furniture that suits more than one plan: a sofa of a sensible depth, a round table that seats four and opens to six, a bed that can sit under a sloped ceiling or a window. When you move, it moves too.

If you own and let

Owners preparing a Bangsar Puteri home for new tenants can refresh it with styling alone. If the kitchen or bathrooms also need work, Furnishing to let, further down, is the section for that.

03How does styling work?

From the first call to install day at Bangsar Puteri

Your stylist runs a Bangsar Puteri project from first conversation to finished room: we draw up the plan and the list, you choose, and we set everything up on the day.

Most new furniture arrives in four to twelve weeks; the rooms come together in one to two weeks once it has landed. If you have a moving-in date, we start the bedroom first so there is somewhere calm to sleep while the rest arrives.

Four blocks means four sets of lifts and loading points. On the visit we check which your block uses, measure the lift and the corridor, and confirm delivery hours with management before a large piece is ordered.

  1. A call to begin Free
Which type you live in, who shares it, what came with the lease and when you need it ready.
  2. The visit RM200, deducted if you go ahead with us
Rooms, lift and corridor measured; the landlord’s furniture listed as stay, move or return.
  3. A plan for each room
Once the rooms and fee are agreed in writing, each room gets a layout and a shopping list, with long-lead pieces flagged.
  4. Ordering
You order from the list; we track each delivery and book it into the block’s loading hours.
  5. Setting up
Your stylist arranges the furniture, hangs curtains and art, and leaves the lamps on.

A furnished lease, a landlord to consult and four weeks of deliveries: we keep it in one list, and you can ask us where things stand whenever you like.

04How much does styling cost?

What styling costs at Bangsar Puteri

Our estimate is RM6,065–7,780 to style a Type A two-bedroom and RM7,780–11,210 for a three-bedroom Type B or C, at RM1,715 a room and RM2,635 for the open-plan living and dining.

We agree the fee in writing first.

The lower figure is the bedrooms plus the living and dining. Type A is under 1,200 sq ft, so its upper figure adds one room, perhaps the balcony; Types B and C add two, such as a study corner and a dressing area. No room is free, and a small one costs the same as a large one.

What styling includes at Bangsar Puteri

A call, a measuring visit, a layout and shopping list for each room, and an install day. In a home of this age we also say which ceiling lights to leave off and which existing pieces are worth keeping.

05Want more than styling?

Want more than styling at Bangsar Puteri?

Lamps and linen can change the mood of a Bangsar Puteri home.

They can’t change the wiring, the kitchen or the bathrooms.

Perhaps the rooms feel right now, but the kitchen counters are worn and the bathroom tiles are the ones that came in 1987. That is the point where interior design comes in.

For anyone making Bangsar Puteri a long-term home, we work out what to keep, what to replace and in what order, from one bathroom to the whole flat.

Styling furnishes the home you have. Interior design renews the home itself.

06What does interior design cover?

Interior design at Bangsar Puteri, beyond the furniture

Bangsar Puteri’s homes have freehold titles and roomy plans on Bukit Bandaraya.

Built in 1987, many are likely to be due for new wiring, plumbing and kitchens before the finishes are worth spending on.

The order matters in a home of this age. Electrical and plumbing checks come first, then the kitchen and bathrooms that depend on them, then wardrobes, ceilings and paint. Working that way, a new floor is never lifted to reach an old pipe.

Where a Bangsar Puteri renovation usually starts

  • CheckWiring, pipesOriginal runs are tested before anything is drawn
  • RenewKitchenOften the room that has aged most since 1987
  • RenewBathroomsTwo in every plan; one can wait if the budget prefers
  • KeepPlanThe rooms are a good size, so walls rarely need to move

We look at what your home actually has on site; some will have been redone, others not.

Renovation rules at Bangsar Puteri

The management holds the building’s renovation rules, deposit and working hours. They aren’t published that we could see, so we ask for them before any contractor prices the job.

Bangsar Puteri would be a first for us. Our finished homes, including Bangsar Hill Park in Bangsar, are what we share on the first call.

Before any works at Bangsar Puteri

Tenants start with the landlord’s written consent. Next comes management’s approval in writing and, for some work, a city permit, which the contractor obtains.

Rewiring, new plumbing, moving the kitchen or removing a wall need all three. Restyling with freestanding furniture needs none.

Interior design fees at Bangsar Puteri

07How much does interior design cost?

What interior design costs at Bangsar Puteri

For a Type A two-bedroom at Bangsar Puteri, our design fee is an estimated RM16,180–23,310; for a three-bedroom Type B or C, RM19,745–26,875.

It covers our design work, is agreed in writing before we start, and is separate from renovation and furniture.

Each room we design
RM3,565
Living and dining
RM5,485

This is the fee for our design service. Renovation and furniture are budgeted separately below.

Each bedroom and the kitchen count at RM3,565; the living and dining together are RM5,485. Type A is three rooms plus the living space, RM16,180; Types B and C four, RM19,745. Redo both bathrooms and the figures become RM23,310 and RM26,875.

With interior design, rooms that only need styling are charged at half the styling fee.

Our design fee, estimated

2 bedrooms and the kitchen at Bangsar Puteri: 3 rooms at RM3,565 each, and RM5,485 for the open-plan living and dining. We don’t charge for the foyer, yard or service area.

Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

If your kitchen has already been opened to the dining area, it joins the living space and the fee drops by RM3,565. The fee is set in writing at the start and paid in stages; choosing a dearer tile changes the contractor’s price, not ours.

For a Type A of about 1,100 sq ft, our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) is roughly RM185k–310k.

Behind the renovation figures

Bangsar Puteri homes are priced as older homes with new floors; bathrooms are left out of the lower figure, and you can add them in the calculator.

Wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood are included, so whatever you keep comes off. Vanities are excluded.

Furnishing to let?

Readying a Bangsar Puteri home for tenants? Styling alone may do it. Where works are needed, the Essential level, furnished from Ikea, SSF Home or Harvey Norman, is quick to fit out and wears well; our fee is the same whichever level you choose.

FAQ

Bangsar Puteri styling and interior design questions

How do you style a furnished Bangsar Puteri rental?

By editing first. We list the landlord’s furniture, keep what is sound and in scale, and ask for the rest to be stored or collected. Then lamps, rugs, curtains and a few new pieces fill the gaps.

Do I need my landlord’s permission to style a Bangsar Puteri home?

Not for freestanding things: furniture, rugs, lamps and art. Drilling for tracks, mirrors or shelves needs the landlord’s agreement; built-ins, wiring and plumbing need it in writing, then management’s approval.

How much does interior styling cost at Bangsar Puteri?

We estimate RM6,065–7,780 for a Type A two-bedroom and RM7,780–11,210 for a three-bedroom Type B or C: RM1,715 a bedroom plus RM2,635 for the open-plan living and dining, with one more room at the top of the Type A range and two for the others. Furniture is bought separately.

What does interior styling include at Bangsar Puteri?

A call, a measuring visit, a layout and shopping list for each room and an install day. In Bangsar Puteri we also plan the lamps, since the original ceiling lights rarely flatter a room.

How long does styling a Bangsar Puteri home take?

Usually four to twelve weeks for new furniture to arrive, then one to two weeks to set up. The bedroom is done first if you need to move in before everything lands.

What can the third bedroom in a Bangsar Puteri Type B or C become?

Whatever you need most: a study with a daybed, a dressing room, a guest room or a place for luggage and the ironing. We give it one clear use and furnish it with pieces that can move with you.

What are the floor plans at Bangsar Puteri?

MyRumahBaru lists three types: Type A, a two-bedroom of about 1,100 sq ft, and Types B and C, three-bedrooms of about 1,450 and 1,700 sq ft, all with two bathrooms. Recorded sales on list.my run from 1,066 to 1,755 sq ft across four blocks.

Styling or interior design for a Bangsar Puteri home?

Styling, if the kitchen and bathrooms are fine and the home just needs to feel like yours. Interior design, if the wiring, plumbing or kitchen from 1987 is the real problem. Styling now and redesigning later works well.

How much does interior design cost at Bangsar Puteri?

We estimate RM16,180–23,310 for Type A and RM19,745–26,875 for Types B and C, for the bedrooms, kitchen and living and dining, with two more rooms at the top of each range. Renovation and furniture are separate: around RM169k–293k at Curated (Commune, Cellini, Poet Living) for Type A.

Are there renovation rules at Bangsar Puteri?

Yes, with the management, and not published that we could find. We ask for the rules, deposit and working hours before quoting, and have the wiring and pipes checked before a kitchen or bathroom is planned. Tenants need the landlord’s written consent first.

What interior design services do you offer at Bangsar Puteri?

At Bangsar Puteri we style rented and owned homes, and redesign kitchens, bathrooms and wardrobes in homes that have been lived in since 1987. We draw the plans, compare contractors’ quotes with you and manage the works on site; contractors carry out the building. Virtual Design serves homes outside Kuala Lumpur and Selangor.
