Styling a small home, and a large one
In a one-bedroom of 750 sq ft, every piece is seen from the sofa. We choose fewer, better-made things: a two-seater with arms to lean on, a round table that seats two and stretches to four, one large rug instead of three small ones.
In a four-bedroom of over 2,500 sq ft the opposite happens, and rooms can look half furnished. So we plan in groups: a sitting area by the window, another for reading, a long table where the family actually eats.
Whatever the size, the gardens are the view. Where a window looks onto trees, we keep the sill clear and the curtains light, and let the green do its work.

For a one- or two-bedroom on a stay of a year or two, we put the effort where it counts: the bed, the sofa, the table and the light. Fewer pieces, well chosen, also mean less to ship or sell when you leave.
Furniture that goes with you
We favour pieces that will suit a different plan: modular sofas, nesting tables, rugs in standard sizes, lamps rather than fittings. Very little is made to measure.

Works inside a Sophia home need management’s approval. We found no published renovation rules, so the current copy, with its deposit, hours and forms, is the first thing we request before any contractor prices the job.

We charge RM3,565 for each bedroom and the kitchen, and RM5,485 for the living and dining. So two bedrooms with the kitchen are RM16,180, three are RM19,745 and four RM23,310; two more rooms, such as the bathrooms, add RM7,130. A one-bedroom starts at RM12,615.
When you choose interior design, rooms that only need styling are styled at half the rate.
2 bedrooms and the kitchen: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

How the fee works
Our fee assumes a closed kitchen. If yours has been opened to the dining area, it joins the living and dining and RM3,565 comes off; we confirm it when we visit. Fees are staged, and a pricier finish changes what the contractor charges, not what we do.
For a 1,320 sq ft three-bedroom, our fee with works and furniture at Curated (Commune, Cellini, Poet Living) comes to roughly RM214k–356k.

How we reached these numbers
Each Sophia plan is priced as an older home being refloored. Bathrooms are kept out of the lower figure; you can add them in the calculator.
We allow for wardrobes, kitchen cabinets, air-conditioning in each bedroom, a washer-dryer and a hob and hood, less whatever stays. Vanities are an extra.
