01Making it feel like home

Making Mont Kiara Aman feel like home: floor plans and styling

Most Mont Kiara Aman homes are 3+1s with three bathrooms, about 1,600 to 2,650 sq ft.

After twenty years of other households, styling one is less about filling rooms and more about editing them: what to keep, what to soften, and what to bring in.

Sunrise Berhad finished the two towers on Jalan Kiara 2 in December 2005, on a 5.8-acre site with tennis and squash courts and a mini market among its facilities. A home here may well have seen a few tenancies and a few changes of taste. That is useful: the rooms have proved how they work, and the job is to make them yours.

  • About 1,600–2,650 sq ftThree bedrooms plus one, three bathrooms
  • From about 4,300 sq ftSuper deluxe homes and penthouses

StarProperty’s record gives these sizes; PropertyGuru’s building page has a wider span, about 1,668 to 4,647 sq ft. Your own home is measured before we plan.

Original, replaced or somewhere between

No handover list for Mont Kiara Aman is published, and after twenty years it hardly matters: some homes have new kitchens or wardrobes, others still have the 2005 ones. We note what is fitted and let it set the rules, such as which wall the bed can take and which timber the dining chairs should answer.

The +1 room is often the most neglected space in an older home. We look at its window and size before proposing a study, a guest room or a dressing room.

02Styling a home

Styling a rented Mont Kiara Aman home

Renting at Mont Kiara Aman, you are free to change whatever isn’t attached: furniture, rugs, lamps, curtains, art.

Drilling, built-in joinery, wiring and plumbing need your landlord’s written yes, and management’s approval after that.

Older furniture, second chances

Furnished Mont Kiara Aman homes tend to come with furniture from an earlier era. A solid timber dining table is often worth keeping and dressing again; a sagging sofa rarely is. We list every piece, and you decide with us what stays and what goes back, where the tenancy allows.

Working round dated finishes

Tiles and kitchen fronts usually stay in a rented home, so the styling works around them: a large rug over a floor you don’t love, linen curtains instead of heavy drapes, warm lamps in place of harsh ceiling light, and colour carried in cushions and throws rather than paint.

When nothing can be drilled

A tenancy that rules out holes still leaves plenty: art leaning on a long sideboard, a picture ledge where the landlord agrees to one, new curtains on the existing rods, and floor lamps by the reading chairs.

Ready for the move-in date

We order the sofa and dining table first, because they take longest, and finish the bedrooms first, because sleep comes first. If a container is still on its way, the plan leaves room for what is in it.

03How does styling work?

Styling at Mont Kiara Aman, from first call to install day

Styling a Mont Kiara Aman home takes one stylist through a call, a visit, a written plan and an install day, with you choosing what to buy in between.

The on-site work runs one to two weeks; new furniture needs four to twelve weeks to arrive before that. Mont Kiara Aman is two blocks, so we confirm with management which lift takes furniture in your block, and when, before booking deliveries.

  1. First, a conversation Free
What came with the home, what you are bringing, who is moving in and when.
  2. The visit RM200, deducted if you proceed
Rooms and the +1 measured; the existing furniture listed and sorted; the finishes noted.
  3. Fee in writing, then a plan
A written fee, then a layout and shopping list per room, with long-lead items at the top.
  4. Your purchases
Buy it yourself from the list, or have our Procurement Concierge order and track everything.
  5. Install
The stylist arranges the furniture, hangs the pictures, lights the lamps and dresses the beds in a single visit.

A twenty-year-old home comes with its own inventory. We keep track of what stays, what goes and what is on its way.

Interior styling

05Want more than styling?

Want more than styling at Mont Kiara Aman?

Sometimes, the furniture is all a Mont Kiara Aman home needs.

Other times, twenty years show in the rooms you use most.

The kitchen has had its time. A bathroom belongs to another decade. The wardrobes are sound but don’t fit what you own. That’s where interior design comes in.

We sort out with you what is worth renewing now, what can wait, and what simply needs new doors or a new light.

Styling makes the home yours as it stands. Interior design renews what time has worn.

06What does interior design cover?

Interior design at Mont Kiara Aman, twenty years on

Mont Kiara Aman was completed in December 2005.

The 3+1 layout still works well, but after twenty years many kitchens, bathrooms and floors are due for renewal.

The usual order is kitchen first, then the bathrooms, then floors and wardrobes. In a home this age it pays to look behind the finishes as well: new fittings rely on the wiring and pipes behind them, so we have those checked before anything is drawn.

What a Mont Kiara Aman renovation usually covers

  • KeepThe layoutThree bedrooms plus one, which rarely needs walls moved
  • RenewKitchen, bathsThe rooms most likely to be due after twenty years
  • ReplaceFloorsOften the single change that lifts an older home most
  • CheckWiring, pipesTested before drawing, along with ceiling heights

Your sale or tenancy agreement lists what the home came with; on the visit we compare it with what is there now.

Renovation rules at Mont Kiara Aman

Management approves works at Mont Kiara Aman, and its renovation rules aren’t published. We ask for the current set, with the deposit, working hours and forms, before quoting.

We haven’t designed a home at Mont Kiara Aman so far; on the first call we take you through homes we’ve designed in other Kuala Lumpur buildings.

Sign-offs before works at Mont Kiara Aman

If you rent, the landlord agrees in writing first. Management then approves the works under its own rules. Some jobs also need a council permit, which the contractor arranges.

Replumbing, removing a wall or structural changes typically need all three, so we raise them at the first meeting. Styling that leaves the walls alone needs none.

What interior design costs at Mont Kiara Aman

At Mont Kiara Aman, we estimate our design fee for a 3+1 at RM19,745–26,875.

It pays for the design service, agreed in writing before work starts; the renovation and the furniture are budgeted on their own.

RM3,565
Living and dining
RM5,485

Our fee is for the design service. Renovation and furniture are separate budgets, shown below.

Three bedrooms and the kitchen at RM3,565 each, plus RM5,485 for the open-plan living and dining: 4 × RM3,565 + RM5,485 = RM19,745. Two more rooms, for instance a bathroom and the +1 as a study, take it to RM26,875.

With interior design you also get our Procurement Concierge, and rooms that need only styling are styled at half the usual fee.

Our design fee, estimated

3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

What the two levels mean

Curated: laminate or melamine carpentry, quartz or sintered stone worktops, the ceiling kept or replastered, and furniture from brands including Commune, Cellini and Poet Living.

Bespoke: crafted joinery, sintered stone worktops, a detailed plaster ceiling, and furniture from brands including Space Furniture, BoConcept and Molteni&C.

How we count the design fee

A kitchen with its own door is one room in the fee. If your Mont Kiara Aman kitchen is open to the dining room, subtract RM3,565; we check on the visit. The fee is paid in stages and doesn’t change with the materials you pick.

Fee plus Curated renovation and furniture (Commune, Cellini, Poet Living) comes to about RM214k–356k for a 3+1 of around 1,600 sq ft.
