Interior designer at Kiaramas, Mont Kiara
Settling into Kiaramas, one room at a time.
Sutera, Cendana, Ayuria, Danai or Gateway: whichever tower you’ve moved into, and however the home came, empty, half furnished or full of a landlord’s choices, we’ll make it feel like yours. Furniture, lighting, rugs and art, with pieces that can come along to your next home. No renovation needed.

Linen, an olive throw and a lamp to read by. The quickest room to make your own is usually the one you wake up in.

Kiaramas floor plans and styling, building by building
Kiaramas is a family of five buildings in Mont Kiara by one developer, Asia Quest Holdings, built over nine years and each with its own plans.
Styling starts with which building you are in and what your home came with.
Five buildings, one name, and homes that differ more than the name suggests. A Sutera three-bedroom and a Danai four-bedroom ask for quite different furniture, so our interior styling starts with which tower you are in. Here is what each one gives you to work with.
Kiaramas Sutera floor plans and styling
Sutera, completed in 2004, is the oldest of the five and has the widest spread of layouts. MyRumahBaru lists a three-bedroom of about 1,347 sq ft, 3+1 and 3+2 homes of about 1,650 to 1,900 sq ft, four-bedrooms of about 1,670 and 3,000 sq ft, and 5+1 homes of about 3,800 to 4,100 sq ft. After twenty-two years, most have been lived in by more than one household, so we look at what each one left behind before suggesting anything new.
Kiaramas Cendana floor plans and styling
Cendana is a single 29-storey tower of 184 homes, completed in March 2006. Standard homes are about 1,650 to 2,460 sq ft and penthouses about 2,850 to 4,830 sq ft. StarProperty notes that every home has an additional wet kitchen area and an extra utility room, and timber flooring in the main bedroom, which wants a rug sized to let the floor show round it.
Kiaramas Ayuria floor plans and styling
Ayuria, completed in 2008, is the largest: 480 homes in three blocks on a 9.155-acre site, with a 520-foot water feature winding round the towers. Its standard homes are 3+1s of about 1,600 to 2,000 sq ft, with a powder room and balconies, and the duplexes and penthouses, from level 29, are about 3,200 to 4,000 sq ft. StarProperty gives ceilings of about ten feet, so we hang curtains high and choose taller lamps to use the height.
Gateway Kiaramas: serviced apartment layouts and styling
Gateway Kiaramas, completed in January 2010, pairs a 30-storey block of serviced apartments with an 11-storey office block. Homes run from about 743 to 3,563 sq ft. In the smaller ones every piece has to earn its place, so we look for furniture that stores as well as it sits.
Kiaramas Danai floor plans and styling
Danai is the newest, completed in 2013: two 34-storey blocks with 274 homes, most of them about 2,025 to 2,498 sq ft in three, 3+1 and four-bedroom layouts. MyRumahBaru describes each home with a private lift lobby, separate wet and dry kitchens and a yard, handed over with kitchen appliances, air-conditioners, water heaters, built-in wardrobes and shower screens. With the built-ins already there, styling is mostly about the loose pieces.
Years, storeys and homes from StarProperty, EdgeProp and MyRumahBaru; sizes from MyRumahBaru’s and StarProperty’s lists of layouts. Your own plan may differ, so we measure.
Styling a rented Kiaramas home in Mont Kiara
Tenants across the Kiaramas buildings can change whatever stands free: sofas, beds, rugs, lamps, curtains and pictures.
Anything screwed, hacked or built in needs the landlord’s signature first and the building management’s approval second.
A furnished let in Sutera, Ayuria or Gateway
Furnished Kiaramas homes tend to come with a landlord’s set: the matching sofa and armchairs, the six-seat glass table, a television console. We sort it with you into what earns its place, what moves to another room and what the landlord can take back, then work out what is missing.
Rearranging comes before buying. In an Ayuria living room with ten-foot ceilings, a floor lamp and a large picture hung higher can change the room more than any new sofa.
What your tenancy lets you change
Look for two clauses: furnishing, and alterations. Freestanding pieces are yours to swap. Drilling for pictures or shelves usually needs the landlord’s agreement; carpentry, wiring and plumbing need it in writing and then the management office’s approval.
If the landlord says no to holes, the +1 room can take a standing clothes rail, pictures can lean on a console, and lamps can replace new ceiling points.
Moving in from abroad
Many households arrive with a container still at sea. We measure and plan while it travels, leave room for the pieces you’re shipping, and buy only what fills the gaps, bedroom first so there is a calm place to sleep from the first night.
Buying for the next posting
If Kiaramas is one stop of several, the rugs, lamps, art and dining table should travel well. A sofa sized for a Cendana penthouse may not fit the next home, so we lean towards modular pieces and standard rug sizes, and keep made-to-measure to a minimum.
Owners letting between tenants
If you own a Kiaramas home and let it, styling can refresh it between tenants with no works: the Danai built-ins or Sutera’s kitchen left in place, the loose furniture renewed. Homes needing works as well are covered under Furnishing to let below.
Styling at Kiaramas, from first call to install day
Whichever Kiaramas tower you are in, one stylist runs your home from the first call to install day.
We plan the rooms, you pick what to buy, and we arrange everything once it has arrived.
The styling days themselves are one to two weeks. If furniture is being made or shipped, add four to twelve weeks for deliveries, so the slowest orders go in first.
Each building keeps its own management office and delivery rules; StarProperty notes a separate service lift for loading at Cendana. Before a sofa or a dining table is booked, we confirm the delivery slot with the right office, so the lorry and the lift are free together.

- Measuring, room by room RM200, deducted if you go ahead with usEvery room taped, the +1 room and balconies looked at, and the landlord’s pieces sorted into keep, move or return.

Container dates, inventories, delivery slots at five different management offices: we keep track of it all, and you can ask us where things stand whenever you like.
What styling costs at Kiaramas
Styling a Kiaramas home carries an estimated Sundays in Bed fee of RM7,780–11,210 for a 3 or 3+1 and RM9,495–12,925 for a 4 or 4+1, at RM1,715 for each room we style and RM2,635 for the open-plan living and dining, agreed in writing before we start.
The lower figure covers the bedrooms plus the living and dining. Two more rooms make the upper figure: across Kiaramas these are most often the +1 room set up as a study and a dressing room, or Danai’s yard and dry kitchen dressed with the dining area. No room is free, and a big room costs the same as a small one.
| Home | Lower figure covers | Lower figure | With two more rooms |
|---|---|---|---|
| 3 or 3+1 about 1,350–2,500 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
| 4 or 4+1 about 1,670–3,000 sq ft | Four bedrooms, living and dining | RM9,495 | RM12,925 |
The sums: 3 × RM1,715 + RM2,635 = RM7,780, or RM11,210 with two more rooms. For a 4 or 4+1, 4 × RM1,715 + RM2,635 = RM9,495, or RM12,925 with two more rooms. Gateway’s smaller serviced apartments and the Ayuria and Cendana duplexes and penthouses are priced room by room after the visit.
October 2026 estimates rather than a quotation. Furniture is bought separately, from a shortlist set to your budget.
What styling at Kiaramas includes
A first conversation in person or on video, with your floor plan and photos of the home as it is. A visit to measure and to see what came with the home and what you own, all of which we rework before proposing anything new. A placement guide and shopping list for each room: furniture positions, art heights, and the lamps, textiles and objects that finish it. Then, once everything is delivered, your stylist styles each room in person.
Our Procurement Concierge can take on the ordering, paperwork and delivery bookings if you’d rather not.
Want more than styling at Kiaramas?
Plenty of Kiaramas homes need nothing more than the right furniture.
In the older towers, though, a kitchen or bathroom from 2004 or 2006 can be the thing that still doesn’t feel like yours.
A Sutera kitchen that has fed twenty years of tenants. A Cendana bathroom with its original long bath. Wardrobes that suit the last owner’s clothes. Those are jobs for interior design.
We’ll work through with you what to keep, what to change and what to do properly, in one room or across the whole home.
Styling settles the rooms you have. Interior design changes what is built into them.
Interior design at Kiaramas, when a home needs more than furniture
The Kiaramas buildings were finished between 2004 and 2013, so some kitchens, bathrooms and wardrobes are original and some have already been redone.
Interior design starts by working out which you have.
Staying longer, or bought to live in? We can plan the changes in the order that makes sense: a kitchen that cooks the way you do, wardrobes for what you own, a bathroom you enjoy. Nothing has to happen at once.
What a Kiaramas renovation usually covers
- KeepSpace, +1 roomGenerous plans, many with a +1, which a renovation doesn’t need to add
- AdaptWardrobesDanai’s built-ins and sound older carcasses can take new doors and lighting
- RenewKitchen, bathsMost likely in Sutera and Cendana, the two oldest towers
- CheckWet kitchenCendana and Danai list a separate wet kitchen; we check yours on the visit
Renovation rules in the Kiaramas buildings
Every tower answers to its own management, and none of the five publishes its renovation rules that we could find. Before quoting, we ask your building’s office for the current rules, deposit, working hours and forms. We have not yet designed a Kiaramas home, so on the first call we show you homes we have designed elsewhere in Kuala Lumpur.
Before any works at Kiaramas
Up to three approvals, in sequence: the landlord’s written consent if you rent; your tower management’s written approval under its own rules; and a council permit where the work calls for one, which your contractor applies for.
Relocating plumbing, removing a wall or touching the structure tends to need all three, so we raise it at the first meeting. Styling needs none.
What interior design costs at Kiaramas
Interior design at Kiaramas carries an estimated Sundays in Bed fee of RM19,745–26,875 for a 3+1 with one kitchen and RM26,875–34,005 for a four-bedroom with dry and wet kitchens, agreed in writing before work begins.
The fee is for our design service; renovation and furniture have their own budgets.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
We price a typical Kiaramas brief room by room: every bedroom and every kitchen at RM3,565, the open-plan living and dining at RM5,485. A 3+1 with one kitchen, common in Ayuria and Sutera, comes to 4 × RM3,565 + RM5,485 = RM19,745. A Danai four-bedroom with its dry and wet kitchens comes to 6 × RM3,565 + RM5,485 = RM26,875. Two more rooms, such as a bathroom and the +1 room as a study, give the upper figures of RM26,875 and RM34,005.
Interior design includes our Procurement Concierge, and rooms that need only styling are styled at half the styling fee.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
The 3+1 figure assumes one kitchen behind a door. Where a Kiaramas home also has a wet kitchen, as Cendana’s and Danai’s do, pick Dry + wet in the calculator and RM3,565 is added; where the kitchen opens to the dining room, it comes off. We confirm on the visit. The fee is set in writing and paid in stages, so a dearer counter stone changes the contractor’s quote, not ours.
Together, our fee and renovation and furniture at Curated (Commune, Cellini, Poet Living) come to roughly RM214k–356k for a 1,700 sq ft 3+1.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 3+1, one kitchen about 1,600–2,000 sq ft | RM19,745–26,875 | RM194k–336k | RM383k–752k |
| 4 bedrooms, dry + wet about 2,025–2,498 sq ft | RM26,875–34,005 | RM243k–443k | RM467k–959k |
Curated: furniture from Commune, Cellini and Poet Living. Bespoke: furniture from Space Furniture, BoConcept and Molteni&C. Both are renovation and furniture before our fee.
October 2026 estimates, not a quotation.
How these figures are worked out
These renovation ranges assume an older home with new floors laid. The lower figure redesigns no bathroom; add any you’d redo in the calculator.
Wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood are inside each range. Danai homes were handed over with wardrobes, appliances and air-conditioners, so if yours are staying, those come off. Vanities are not included.
Furnishing to let?
Letting a Kiaramas home? If only the furniture is tired, styling may be enough. If there are works too, our Essential level, with furniture from Ikea, SSF Home or Harvey Norman, installs quickly and stands up to changing tenants. The design fee is the same at every level.

FAQ
Styling and interior design questions at Kiaramas
How do you style a Kiaramas home that came furnished?
Begin with what is there. In a Kiaramas Danai home the wardrobes and kitchen appliances came with the handover; in a furnished Sutera or Ayuria let, the landlord’s set usually does. We sort every loose piece into keep, move or return, then fill only the gaps.
Can I style a rented Kiaramas home without the landlord’s permission?
Yes, for anything freestanding: furniture, rugs, lamps, curtains on the rods already up, and art leaning on a console. In every Kiaramas tower, drilling, hacking or built-ins need the landlord’s written consent, and works then need management’s approval.
How much does interior styling cost at Kiaramas?
Estimated at RM7,780–11,210 for a 3 or 3+1, such as a standard Kiaramas Ayuria home, and RM9,495–12,925 for a 4 or 4+1, such as a Kiaramas Danai four-bedroom. Each bedroom is RM1,715 and the open-plan living and dining RM2,635; the upper figure adds two rooms. Furniture is extra.
How long does it take to style a Kiaramas home?
Allow one to two weeks of styling once everything is delivered. New furniture adds four to twelve weeks, so for a Kiaramas move-in date the long-lead pieces are ordered first, and the planning can begin on video while you are still abroad.
What are the floor plans at Kiaramas Ayuria?
Kiaramas Ayuria’s standard homes are 3+1s of about 1,600 to 2,000 sq ft, with a powder room and balconies. Its duplexes and penthouses start from level 29 and are about 3,200 to 4,000 sq ft. There are 480 homes in three blocks, completed in 2008.
What are the floor plans at Kiaramas Sutera?
Kiaramas Sutera has the widest range of the five: from a three-bedroom of about 1,347 sq ft, through 3+1, 3+2 and four-bedroom homes of about 1,650 to 3,000 sq ft, to 5+1 homes of about 3,800 to 4,100 sq ft. It was completed in 2004.
What are the floor plans at Kiaramas Cendana?
Kiaramas Cendana’s standard homes are about 1,650 to 2,460 sq ft and its penthouses about 2,850 to 4,830 sq ft, in one 29-storey tower of 184 homes. Every home has a wet kitchen area and a utility room as well as the main kitchen.
What came with a Kiaramas Danai home?
Kiaramas Danai homes were handed over with kitchen appliances, air-conditioners, water heaters, built-in wardrobes and shower screens, according to MyRumahBaru. Each has a private lift lobby, separate wet and dry kitchens and a yard, and most are about 2,025 to 2,498 sq ft.
Is Gateway Kiaramas a condominium or serviced apartments?
Gateway Kiaramas is a mixed development: a 30-storey block of serviced apartments beside an 11-storey office block, completed in January 2010 on freehold land. Its homes run from about 743 to 3,563 sq ft, so styling there ranges from a compact home to a large family one.
When were the Kiaramas buildings completed?
Kiaramas Sutera in 2004, Kiaramas Cendana in March 2006, Kiaramas Ayuria in 2008, Gateway Kiaramas in January 2010 and Kiaramas Danai in 2013. All five are freehold and were developed by Asia Quest Holdings.
How much does interior design cost at Kiaramas?
Estimated at RM19,745–26,875 for a 3+1 with one kitchen and RM26,875–34,005 for a four-bedroom with dry and wet kitchens, as at Kiaramas Danai, agreed in writing. Renovation and furniture are separate, roughly RM194k–336k at Curated (Commune, Cellini, Poet Living) for a 1,700 sq ft 3+1.
Do the Kiaramas buildings have renovation rules?
Yes: each of the five, from Kiaramas Sutera to Kiaramas Danai, has its own management and rules, but we couldn’t find any of them published. Before any quote we ask your building’s management for its current copy, with the deposit, working hours and forms. If you rent, your landlord’s written consent comes first.
What interior design services do you offer at Kiaramas?
Across Kiaramas Sutera, Cendana, Ayuria, Danai and Gateway Kiaramas, we style rented and owned homes room by room, and design kitchens, bathrooms and joinery for people staying longer. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Interior styling and our Procurement Concierge are available without a full design, and Virtual Design looks after homes outside Kuala Lumpur and Selangor.
