Interior designer at Mont Kiara Banyan
Plenty of room at Mont Kiara Banyan to make it yours.
Bare, furnished by an owner, or still holding the last household’s things: whatever state your Banyan flat is in, we’ll style it around how you live, with furniture, lighting, rugs and art that move on when you do. No renovation needed. Just a home that feels like you.

A deep sectional, two lounge chairs and shelves lit from within. In a larger home, the sitting room is often where styling starts.

Making Mont Kiara Banyan feel like home: floor plans and styling
Styling a Mont Kiara Banyan home starts with what is already there, then adds the furniture, lighting, rugs and art that make it yours, with no works.
Every layout has at least three bedrooms and a +1 room.
Mont Kiara Banyan, often searched as Banyan Mont Kiara, was built by Sunrise. StarProperty describes a Balinese-inspired exterior, with two roof designs set against each other, one modern and one Balinese. Its homes face four ways: towards Mont Kiara International School, Mont Kiara Meridin, Mont Kiara Bayu, or Jalan Kiara 3 and the pool.
- 1,838 sq ftThree bedrooms plus one (Types C and D)
- 2,100 sq ftThree bedrooms plus one, and one more room (Type E)
- 2,318 sq ftFour bedrooms plus one (Type A)
- 2,648 sq ftFour bedrooms plus one (Type B)
Layouts from StarProperty’s list. Its headline range stops at 2,318 sq ft while the same list includes a 2,648 sq ft Type B, so we measure your own plan.
The +1 rooms, and what to keep
Every Banyan layout has a +1 room, and Type E has two. Listings don’t say what they were drawn as, so on the visit we look at size, window and door before suggesting a study, a guest room, a dressing room or a store for suitcases.
What is built in stays, and we work with it: the wardrobes decide where the beds go, and the kitchen sets the colour the dining chairs sit beside. What is loose and someone else’s can stay, move or go back.
In a home of around two thousand square feet, the risk is too little furniture rather than too much. We plan a large living room as two or three places to sit, each with its own lamp, rather than one long row along the wall.
Styling a rented Mont Kiara Banyan home
On a Mont Kiara Banyan lease, everything that stands on the floor or hangs from an existing rail is yours to rearrange or replace.
Anything screwed, hacked or built in needs the owner’s written agreement first, followed by management’s.
If the home came furnished
Big flats tend to be let with big furniture: a long sofa, a dining table for eight, a bed in every room. We inventory it with you, piece by piece, before buying a thing. The table often stays; the sitting area is usually regrouped, with two armchairs and a lamp creating a second, smaller place to sit.
The lease, clause by clause
The alterations clause decides most of it. Picture hooks, brackets and new rods leave marks, so ask first; wiring, plumbing, hacking and built-in joinery need consent on paper, and management’s approval after that.
Where consent isn’t given, a 2,000 sq ft flat still has room for workarounds: a deep picture shelf, art on a sideboard, a freestanding wardrobe rail in a +1 room, and floor lamps instead of new ceiling points.
Furnishing four bedrooms to a deadline
With three or four bedrooms, the order list is long. The slowest pieces go first, the main bedroom is finished first, and the other rooms follow a week or two behind, so nobody camps on a mattress for long.
Pieces chosen for the move after this one
If Banyan is one stop on a longer posting, we buy for two homes at once: a sofa in sections that can be split, a table with leaves, rugs and lamps that suit any room. Little is made to measure.
Furnishing between tenants
Owners letting a Banyan flat can refresh it with no works at all: the joinery left in place, the loose furniture renewed, the +1 room given a clear use. For flats that need works too, see Furnishing to let below.
How styling works at Mont Kiara Banyan, start to finish
A Mont Kiara Banyan styling job has one stylist from first call to last picture hook.
We design the rooms, you choose and buy, and we arrange everything once it has been delivered.
Expect a week or two of styling once the furniture is in. Getting it in is the long part, commonly four to twelve weeks for anything made to order, so the big pieces are settled first.
StarProperty lists a car park lift among Banyan’s facilities. We ask management which lift deliveries use and when, before the sofa and the dining table are booked.
- Talking it through FreeHousehold, shipment, what the owner left behind, and the week you would like to be settled.
- A visit to Jalan Kiara 2 RM200, credited if you go aheadBedrooms, +1 rooms and living areas measured; furniture already there sorted into keep, move and return.
- Rooms and fee, written downWe confirm which rooms we will style and the fee, then send layouts and buying lists, slowest items first.
- Buying, at your own paceOrder from the lists yourself, or have our Procurement Concierge place orders, track them and book deliveries.
- Setting the roomsOn install day your stylist positions the furniture, hangs the art, lights the lamps and makes the beds.
Four bedrooms, a sea shipment and a landlord’s list add up to a lot of moving parts. We track them, and you can check in with us whenever you like.
What styling costs at Mont Kiara Banyan
For a Mont Kiara Banyan 3+1 our styling fee is an estimated RM7,780–11,210; for a 4+1, RM9,495–12,925.
Bedrooms are charged at RM1,715 each and the open living and dining at RM2,635, with the total put in writing before we start.
Bedrooms and the living and dining set the starting figure. The higher figure takes in two more rooms, which at Banyan is most often the +1 as a study and a dressing room or second sitting area. A room costs the same whatever its size, and every room is charged.
| Home | Lower figure covers | Lower figure | With more rooms |
|---|---|---|---|
| 3+1 1,838–2,100 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
| 4+1 2,318–2,648 sq ft | Four bedrooms, living and dining | RM9,495 | RM12,925 |
In figures: three bedrooms (RM5,145) and the living and dining (RM2,635) make RM7,780, or RM11,210 with two more rooms. Four bedrooms (RM6,860) and the living and dining make RM9,495, or RM12,925 with two more.
Estimated in October 2026; the quotation follows the visit. Furniture is a separate cost, shortlisted to the budget you set.
What styling includes
A first conversation, at your door or over video, with your photos and plan. A measuring visit, where what you already own is worked in before anything new is suggested. For every room, a plan showing where things go and a list of the lighting, textiles, art and objects to finish it. Then a day on site, once the deliveries are complete, when your stylist sets it all out.
Our Procurement Concierge can take the ordering off your hands: orders placed, paperwork kept, deliveries timed.
Want more than styling at Mont Kiara Banyan?
Plenty of Mont Kiara Banyan flats only need furnishing.
Others have a perfectly good sofa and a kitchen that has seen nearly twenty years of dinners.
The wardrobes were fitted for someone else’s clothes. The bathrooms belong to another decade. Those are design problems, not styling ones.
We help you rank them: what to keep, what to rework, and what deserves doing properly, from one bathroom to the whole flat.
Styling works with the flat as it stands. Interior design reworks the flat itself, in the places that need it.
Interior design at Mont Kiara Banyan, for the long run
Mont Kiara Banyan’s homes start at about 1,800 sq ft, with a +1 room in every layout, so space is rarely what needs changing.
After nearly two decades, the kitchens, bathrooms and wardrobes often are.
The work can be phased: a kitchen this year, bathrooms next, the wardrobes when the timing suits.

Renovation rules at Mont Kiara Banyan
All works go through Banyan’s management. We found no published renovation rules, so the current copy, with its deposit, working hours and forms, is the first thing we request, before any contractor is asked to price.
There is no Banyan home of ours to point to yet; on the first call we show you homes we have designed elsewhere in Kuala Lumpur.
Before any works at Mont Kiara Banyan
If you rent, the owner signs off first, in writing. Banyan’s management then approves the works on paper, and larger jobs may need a council permit, which the contractor takes care of.
Relocating a bathroom, taking out a wall or anything structural tends to need all three, so we put it on the table straight away. Styling, which fixes nothing to the walls, needs none.
What interior design costs at Mont Kiara Banyan
Sundays in Bed’s design fee for a Mont Kiara Banyan 3+1 is an estimated RM19,745–26,875, and for a 4+1 RM23,310–30,440.
It pays for the design and is set down in writing before work begins; renovation and furniture are costed separately.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
Bedrooms and the kitchen are RM3,565 each; the living and dining, as one open room, RM5,485. A 3+1 with its kitchen comes to RM19,745, a 4+1 to RM23,310. Two more rooms, a bathroom and the +1 as a study for instance, take those to RM26,875 and RM30,440.
Design clients get our Procurement Concierge included, and rooms that need only styling are styled at half the rate.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
The kitchen is priced as a closed room. If a previous owner opened yours to the dining area, it drops out and the fee falls by RM3,565; we check on the visit. Fees are paid in stages, and a pricier stone affects the contractor’s quote, never our fee.
Our fee plus works and furniture at Curated (Commune, Cellini, Poet Living) comes to roughly RM214k–356k for a 1,838 sq ft 3+1.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 3+1 1,838–2,100 sq ft | RM19,745–26,875 | RM194k–336k | RM383k–752k |
| 4+1 2,318–2,648 sq ft | RM23,310–30,440 | RM222k–408k | RM433k–901k |
Curated furnishes from Commune, Cellini and Poet Living; Bespoke from Space Furniture, BoConcept and Molteni&C. Both are before our fee.
October 2026 estimates.
How we reached these numbers
Each Banyan type is priced as an older flat with new floors laid. Bathroom redesign is left out of the lower figure; add bathrooms in the calculator.
The ranges allow for wardrobes, kitchen units, bedroom air-conditioners, a washer-dryer, hob and hood, less anything from chapter 01 you decide to keep. Vanities are extra.
