Making Seni Mont Kiara feel like home: floor plans and styling
Styling a Seni Mont Kiara home starts with what is already there, then adds the furniture, lighting, rugs and art that make it yours, with no works needed.
The floor plans below show where the space is.
Arriving is the part nobody plans for. The rooms at Seni Mont Kiara feel generous before they feel like yours, and whether the home came bare, half furnished or with a previous household’s sofa still in place, our interior styling begins with a look round what is already there.
Seni, the Malay word for art, sits on Changkat Duta Kiara, one of the i-Zen series that Aseana Properties and the Ireka Group built with CapitaLand Financial. Its four blocks are named after painters: Picasso, Van Gogh, Dali and Monet. The standard homes have three or four bedrooms, and nearly every type adds a +1 room.
- 2,411 sq ftThree bedrooms and three bathrooms
- 2,437–2,906 sq ftThree bedrooms plus one, four bathrooms
- 3,401 sq ftThree bedrooms plus one, four bathrooms, in the low-rise blocks
- 3,531–3,714 sq ftFour bedrooms plus one, five bathrooms
- From about 4,000 sq ftPenthouses, in both the towers and the low-rise blocks
Built-up sizes from StarProperty’s and MyRumahBaru’s lists of the developer’s types; StarProperty puts the smallest low-rise homes at 2,336 sq ft. Your own plan may differ, so we measure.
What comes with the home, and what to keep
Every Seni home was handed over with air-conditioners, kitchen cabinets and appliances, wardrobes, fully fitted bathrooms and water heaters. Some of that will have been replaced since; some will be much as it was.
For styling, that sorts the home into three piles. What is built in stays, and we work with it: the wardrobes decide where the bed can go, and the kitchen cabinets set the colour the dining chairs have to live beside. What is loose and someone else’s, a landlord’s sofa or a previous owner’s rug, can stay, move to another room or go back. And what is yours, from the boxes still arriving, gets the wall it deserves.
The +1 room is the one to decide first. Listings don’t say what it was drawn as, so on the visit we look at its size and window before suggesting a study, a guest room, a dressing room or a store for suitcases between trips.
Seni’s homes have balconies, and some look over the garden and pools. We keep the furniture low near the glass and let the green do the work, and a pair of chairs on the balcony can be the first thing that makes the place feel lived in.
Styling a rented Seni Mont Kiara home
Renting at Seni Mont Kiara, you can change almost everything that isn’t built in: furniture, rugs, lamps, curtains and art.
Anything drilled, hacked or built in needs your landlord’s written OK first, and management’s rules after that.
If the home came furnished
If your Seni home came with someone else’s furniture, we list what is there before anything is bought, room by room, and mark each piece keep, move or return. A landlord’s dining table in good order can stay; a sofa that doesn’t suit how you sit in the evening can go back, if your tenancy allows it.
We rework what is already in the rooms before suggesting anything new. Often a rug, two lamps and the art moved to the right walls do more than a new sofa would.
What a tenancy usually allows
Read the furnishing and alterations clauses first. Loose pieces are yours to change. Picture hooks, curtain rods and shelves usually need the landlord’s agreement, because they leave holes; hacking, new built-ins, rewiring and plumbing need it in writing, and then management’s approval.
Where the answer is no, there are ways round it: a picture ledge, or art leaned on a console; a freestanding rail in the +1 room; floor and table lamps in place of new ceiling lights; and curtains hung from whatever is already there.
Working to a move-in date
Tell us the date on the first call. The long-lead pieces, a sofa or a dining table, are chosen first and the cushions last, and the bedroom is done first, so there is somewhere calm to sleep while the rest arrives.
If your shipment is still at sea, we plan around the day it lands: rooms measured, placement guide drawn, and room left for what you are bringing.
Pieces that travel to the next home
If Seni is one home of several, we style it with the next one in mind. Rugs, lamps, art and a dining table move easily; a sofa sized for a Seni living room may not. We choose the large pieces so they can sit in a smaller room later, and keep anything made to measure to a minimum.
Furnishing between tenancies
If you own a Seni home and let it, styling can ready it for the next tenancy without any works: the wardrobes and kitchen kept, the loose furniture refreshed, the rooms finished. The Furnishing to let note further down covers homes that need works as well.
Styling at Seni Mont Kiara, from first call to install day
At Seni Mont Kiara, one stylist looks after your home from the first call until the last cushion is placed.
We plan the rooms, you choose what to buy, and we style it all once it has arrived.
Styling itself takes one to two weeks. Where new furniture is needed, deliveries usually add four to twelve weeks, which is why the long-lead pieces are chosen first.
Large pieces come up in the building’s dedicated service lift. We ask management for delivery times before the sofa and the dining table are booked, so the van and the lift are free on the same morning.
- A first call about how you live FreeWho is moving in, what is coming in the shipment, what came with the home, and the date you’d like to sleep there.
- The visit, tape measure in hand RM200, deducted if you go ahead with usEvery room measured, the +1 room and the balcony looked at, and the furniture already there listed as keep, move or return.
- The fee in writing, then the placement guideFirst the rooms and our styling fee, in writing. Then a placement guide for each room and a shopping list for the pieces that finish it, long-lead pieces first.
- Sourcing, at your paceYou buy from the shortlist yourself, or hand the orders and deliveries to our Procurement Concierge. We keep the list of what has arrived and what hasn’t.
- Install dayOnce everything has arrived, your stylist styles the rooms in person: furniture placed, art hung, lamps lit, the bed made.
Between a shipment, a landlord’s inventory and a move-in date, there’s a lot to keep track of. We’ll keep it for you, and you can ask us what comes next at any time.
What styling costs at Seni Mont Kiara
At Seni Mont Kiara, the Sundays in Bed styling fee is an estimated RM7,780–11,210 for a 3 or 3+1 and RM9,495–12,925 for a 4+1.
It is RM1,715 for each room we style and RM2,635 for the open-plan living and dining, agreed in writing before we begin.
The lower figure styles the bedrooms and the living and dining. The upper figure adds two more rooms, for example the +1 room set up as a study, and a dressing room. Styling has no free rooms, and the size of a room doesn’t change its fee.
| Home | Lower figure covers | Lower figure | With two more rooms |
|---|---|---|---|
| 3 or 3+1 2,336–3,401 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
| 4+1 3,531–3,714 sq ft | Four bedrooms, living and dining | RM9,495 | RM12,925 |
How they add up: 3 × RM1,715 + RM2,635 = RM7,780, and two more rooms at RM1,715 each make RM11,210. For a 4+1, 4 × RM1,715 + RM2,635 = RM9,495, or RM12,925 with two more rooms. Penthouses are priced room by room on the visit.
October 2026 estimates, not a quotation. Furniture and finishing pieces are bought separately, from a shortlist made to suit your budget.
What styling includes
A first call, in person or over video, with your photos and floor plan. A visit to measure and to see what you own, which we rework before suggesting anything new. Then a placement guide and a shopping list for each room: where the furniture goes, how the art is hung, and the lighting, textiles and accessories that finish it. Once everything has arrived, your stylist styles the rooms in person.
If you’d rather not do the ordering, our Procurement Concierge is an option: we place the orders, manage the paperwork and coordinate the deliveries.
Want more than styling at Seni Mont Kiara?
Sometimes, the furniture is all a Seni Mont Kiara home needs.
Other times, the sofa is fine, but the kitchen has had its time.
The wardrobes don’t quite work. The bathroom feels like it belongs to another decade. That’s where interior design comes in.
We’ll help you work out what to keep, what to change and what is worth doing properly, whether that means redesigning one room or rethinking the home as a whole.
Styling makes the existing home feel like yours. Interior design changes the home itself, where it needs it.
Interior design at Seni Mont Kiara, when home needs a little more
Seni Mont Kiara’s homes have generous space, private lift lobbies and layouts that leave plenty of room to make your own.
But sixteen years after completion, some of the original kitchens, bathrooms and wardrobes may be ready for a rethink.
If you’d like to change more than the furniture, we’ll help you plan what comes next.
Perhaps it’s a kitchen that works harder, wardrobes that make better use of the space, or a bathroom you’d actually look forward to using. You don’t have to renovate everything at once. We can work room by room, starting with what matters most to you.
What a Seni Mont Kiara renovation usually covers
- KeepSpace, layoutGenerous rooms and a +1 room, which no renovation needs to add
- AdaptWardrobesIf the carcasses are sound, new doors, lighting and inner fittings can be enough
- RenewKitchen, bathsThe rooms a long stay is most likely to redo, one at a time if you prefer
- CheckCeilings, planNo ceiling height or kitchen layout is published, so we measure both and read your own plan
Your sale or tenancy agreement says what your home came with, and we check it against the rooms on the visit.
Renovation rules at Seni Mont Kiara
Seni is run by its management corporation, which in 2021 worked with Henry Butcher Malaysia (Mont Kiara) as property manager, and that year won Silver among strata homes ten years and older in EdgeProp Malaysia’s property management awards. EdgeProp also reported that residents use the JagaApp app to book facilities and find application forms.
We couldn’t find Seni’s renovation rules published, so before any quote we ask management for its current copy, with the deposit, working hours and the forms it needs. We haven’t designed a Seni home of our own yet, so on the first call we talk you through homes we have designed elsewhere in Kuala Lumpur.
Before any works at Seni Mont Kiara
Three permissions, in this order. If you rent, your landlord’s written consent. Then management’s written approval, under the rules it gives you. And where the work needs one, a permit from Kuala Lumpur City Hall (DBKL), which the contractor you choose applies for.
Moving plumbing, taking down a wall or anything structural is the work most likely to need all three, so we raise it at our first meeting. Styling that drills nothing needs none of them.
What interior design costs at Seni Mont Kiara
At Seni Mont Kiara, the Sundays in Bed design fee is an estimated RM19,745–26,875 for a 3 or 3+1 and RM23,310–30,440 for a 4+1.
It pays for the design service and is agreed in writing before we begin; renovation and furniture are separate budgets.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
The lower figure is a typical brief for a Seni home: each bedroom and the kitchen at RM3,565, plus the open-plan living and dining at RM5,485. For a 3+1 that is 4 × RM3,565 + RM5,485 = RM19,745; for a 4+1, 5 × RM3,565 + RM5,485 = RM23,310. The upper figure adds two more rooms, say a bathroom redone and the +1 room fitted out as a study: RM26,875 and RM30,440.
Choosing interior design includes our Procurement Concierge, and any room that only needs styling is styled at half the styling fee.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
We’ve counted the kitchen as a room, as it is when it sits behind its own door. If your Seni kitchen is open to the dining area, it comes off and the estimate falls by RM3,565; we confirm which you have on the visit. The fee is agreed in writing and paid in stages, and a dearer stone for the counter shows up in the contractor’s quote while ours stays as agreed.
Added together, our fee and renovation and furniture at Curated (Commune, Cellini, Poet Living) come to roughly RM215k–379k for a 2,437 sq ft 3+1.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 3 or 3+1 2,336–3,401 sq ft | RM19,745–26,875 | RM196k–359k | RM386k–802k |
| 4+1 3,531–3,714 sq ft | RM23,310–30,440 | RM223k–433k | RM436k–953k |
Curated: furniture from Commune, Cellini and Poet Living. Bespoke: furniture from Space Furniture, BoConcept and Molteni&C. Both are renovation and furniture before our fee.
October 2026 estimates, not a quotation.
How these figures are worked out
The renovation ranges are priced as an older home, with new floors. No bathroom is priced for redesign in the lower figure; add the ones you’d change in the calculator.
Each range includes wardrobes, kitchen cabinetry, bedroom air-conditioners, a washer-dryer, hob and hood. If your home still has the ones it came with (see chapter 01) and you’d keep them, those come off. Vanities sit outside these figures.
Furnishing to let?
Readying a Seni home for the next tenancy? If it needs only furniture, styling may be all it takes. If it needs works too, our Essential level, with furniture from Ikea, SSF Home or Harvey Norman, goes in faster and takes the wear of changing tenants. FAQ
Styling and interior design questions at Seni Mont Kiara
How do you style a Seni Mont Kiara home that came partly furnished?
We start with what came with it. At Seni Mont Kiara the built-in pieces, such as the wardrobes and kitchen cabinets, usually stay, and we list every loose piece as keep, move or return before suggesting anything new. The new pieces then fill the gaps around what you already have.
Can I style a rented Seni Mont Kiara home without the landlord’s permission?
Yes, for anything loose: furniture, rugs, lamps, curtains on whatever hangs there now, and art on a ledge or a console. Anything that drills, hacks or builds in at Seni Mont Kiara needs your landlord’s written consent first, and works need management’s approval after that. We read your tenancy’s alterations clause with you before planning a room.
How much does interior styling cost at Seni Mont Kiara?
An estimated RM7,780–11,210 for a 3 or 3+1 and RM9,495–12,925 for a 4+1 at Seni Mont Kiara. The lower figure styles the bedrooms (RM1,715 each) and the open-plan living and dining (RM2,635); the upper adds two more rooms, such as a study and a dressing room. The fee is agreed in writing before we begin, and furniture is bought separately.
What does interior styling include at Seni Mont Kiara?
A first call, a visit to measure, then a placement guide and a shopping list for each room you choose, and a day when your stylist styles the rooms in person once everything has arrived. At Seni Mont Kiara that can be one bedroom or the whole home. Furniture is bought by you, or through our Procurement Concierge if you prefer.
How long does it take to style a Seni Mont Kiara home?
One to two weeks to style, once everything has arrived. Where new furniture is needed, deliveries usually add four to twelve weeks, so for a Seni Mont Kiara move-in date we choose the long-lead pieces first. The first call can happen over video with your floor plan, even before you arrive.
Can the furniture from a Seni Mont Kiara home come with me when I move?
Yes, if it is loose rather than built in. For a Seni Mont Kiara home we choose rugs, lamps, art and the larger pieces so they can sit in a smaller room later, and keep made-to-measure items to a minimum. Built-in joinery stays with the home.
What are the floor plans at Seni Mont Kiara?
Seni Mont Kiara’s standard homes run from about 2,300 to 3,700 sq ft built-up: three bedrooms, three plus one, or four plus one, with three to five bathrooms. Penthouses in both the towers and the low-rise blocks start at about 4,000 sq ft.
Do I need interior design or styling for my Seni Mont Kiara home?
Styling, if the home works and you want it to feel like yours: furniture, lighting, rugs and art, with no works. Interior design, if you want to change the home itself, such as the kitchen, a bathroom or the wardrobes at Seni Mont Kiara. You can start with styling and come back to interior design room by room.
How much does interior design cost at Seni Mont Kiara?
The Sundays in Bed design fee at Seni Mont Kiara is an estimated RM19,745–26,875 for a 3 or 3+1 and RM23,310–30,440 for a 4+1, agreed in writing before we begin. The lower figure covers the bedrooms, the kitchen, and the living and dining; the upper adds two more rooms. The fee is for the design service: renovation and furniture are separate budgets, roughly RM196k–359k at Curated (Commune, Cellini, Poet Living) for a 2,437 sq ft 3+1.
Does Seni Mont Kiara have renovation rules?
Yes: any renovation goes through Seni Mont Kiara’s management corporation, but we couldn’t find its rules published. Before any quote we ask management for its current copy, with the deposit, working hours and forms. If you rent, your landlord’s written consent comes first.
What interior design services do you offer at Seni Mont Kiara?
At Seni Mont Kiara we style rented and owned homes room by room, and design kitchens, bathrooms and joinery for people staying longer. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Interior styling and our Procurement Concierge are available without a full design, and Virtual Design looks after homes outside Kuala Lumpur and Selangor.
