We’ll help with storage, light, and a clear job for every small room.
We’re Sundays in Bed, a Kuala Lumpur studio that designs and looks after homes. No owner has keys until the building is finished, and we haven’t designed a Pinnacle home yet. Your fee is agreed in writing before we begin.
Pinnacle Ara Damansara is two leasehold serviced-apartment blocks by Pinnacle Armani AD, part of Pinnacle Homes, with 1,225 homes between them. The developer expects to complete both in December 2027.

The layout and space
Homes here are small and mostly alike: on a typical Block A floor, 22 of the 30 are 1+1s. A 622 sq ft 1+1 has no spare corner for a mistake, so we plan it closely with you. Every plan opens its kitchen onto the dining, with the washer in a yard behind.
Some of what you’d otherwise squeeze in, the building already has. Block A’s level 11 holds the pools, an indoor gym, a reading room and a hall; Block B has its own gym and sauna on level 1.
If you’ll commute, the developer is building a covered link bridge to Subang station, on the Shah Alam Line that opened in June 2026. A home you leave by train needs a place by the door for keys, a pass and an umbrella, and we’ll make room for it.
Who is going to sleep, work and unwind in each room?
Each room needs an answer to one question: who is it for, you, a guest, a tenant or family? In a 1+1, that means deciding whether the study is an office, a guest room or a tenant’s bedroom; in a dual-key home, who holds the second key.
That choice sets the wardrobes, the locks and how hard-wearing each room needs to be.
If you need a study
In the 622 and 638 sq ft 1+1s, the developer’s plans draw the study with a double bed in it, beside the second bathroom. Guest room, office or tenant’s bedroom: each needs a different wardrobe, desk and light, and we’ll plan yours.
If a grown-up child or a tenant takes the other half
Block B’s dual-key homes give each bedroom its own bathroom, and one sits behind its own front door. Let it, house a family member, or keep both halves; we plan the lock, the sound and a kettle corner to suit.
If you cook after a long commute
Every published plan runs the kitchen along one wall, open to the dining. Frying reaches the sofa in seconds, so we plan the hood, the extraction and a proper door to the yard before any cabinet fronts.
For the shared spaces downstairs
With a gym, pools, a reading room and a hall shared in the building, your home can skip the exercise corner and the dining table for twelve. Those square feet go to wardrobes and a real desk instead.
For what’s in the package
The homes come semi-furnished, with new bathrooms. We keep whatever in the package works, leave the bathrooms as they are, and spend where the package stops.
What might it cost to design your Pinnacle home together?
For a 1+1 at Pinnacle Ara Damansara, the Sundays in Bed design fee is estimated at RM12,615–16,180; for a dual-key two-bedroom, RM12,615–16,180; for a three-bedroom, RM16,180–19,745.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the three levels mean
Essential. Melamine carpentry, quartz tops, a simple plaster ceiling. Furniture from Ikea, SSF Home, Harvey Norman, Fortytwo.my, Heesz, Kinsen Home, Neo Livin, Ruma Home, Joy Studio and Mumu Living.
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
The sum is written down and agreed before work begins, and you pay it in stages. Our fee follows the rooms, so choosing solid oak over laminate for the study desk changes nothing on our side.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 1+1 here comes to about RM126k–227k in all.
Small homes reward a short list. At Pinnacle that usually means wardrobes, the study and lighting, and seldom the new bathrooms. Choose your type, then switch on only the rooms you want designed.
Furnishing to let? Essential, with furniture from Ikea, SSF Home or Harvey Norman, keeps a fit-out quick and hard-wearing. These ranges are estimates until contractors quote; our fee is agreed in writing before we begin.

The lower figure covers the usual brief: the open-kitchen living and dining, each bedroom, and the 1+1’s study. The higher one allows for one more room you might like designed, such as a bathroom dressed to match. The 3+1 matches the three-bedroom, as its utility room stays as built.

How these figures are worked out
At Essential, furniture comes from Ikea, SSF Home and Harvey Norman; at Curated, from Commune, Cellini and Poet Living.
Each row prices a new handover. The bathrooms are new, so none is counted; the 1+1 row treats the study as a room we design, and the 3+1’s utility room is left as it is.
The ranges allow for air-conditioners, a hob and hood, kitchen cabinets and wardrobes. Pinnacle homes are handed over semi-furnished, as your sale agreement details; whatever it supplies and you keep brings your figure down.
Whether the home is for you or for a tenant, we begin with the number you’re comfortable with and design to it. A wish that outgrows it will be named before we draw it.
Who’ll have your design ready before the rush at handover?
We will, with drawings ready before the queue forms.
Nobody holds Pinnacle keys yet, and the developer expects to finish in December 2027. When they do, contractors and lift slots will be in demand. We design and manage; contractors you choose build it, from quotes we gather and compare with you.

Who approves the work
Pinnacle Ara Damansara falls under the Petaling Jaya City Council (MBPJ), which approved its building plans. Management approves your works in writing first; then your licensed contractor applies for the MBPJ permit.
The building’s renovation rules, deposit, working hours and lift booking haven’t been published yet, so we ask management for them at handover, before anyone quotes.

Planning a Pinnacle home before the keys arrive
Should I let the second key in a dual-key home, or keep it for family?
It depends on who you expect there in five years. A tenant’s half gets its own lock, a fridge and kettle corner and tougher finishes; for family, the link stays open but can close later. Each bedroom already has its own bathroom.
Can the study in a 622 sq ft 1+1 work as a second bedroom?
Often, yes. The developer’s plan draws it with a double bed, beside a bathroom. A bed with drawers, a wall-hung desk and a slim wardrobe let it work as guest room and office. Designing it counts as one room, RM3,565, and that is already in the 1+1 estimate above.
How much does it cost to furnish a Pinnacle 1+1, to live in or to let?
For a 622 sq ft 1+1, renovation and furniture typically run RM59k–95k at Essential (Ikea, SSF Home, Harvey Norman), RM114k–211k at Curated (Commune, Cellini, Poet Living) or RM248k–523k at Bespoke (Space Furniture, BoConcept, Molteni&C), plus our fee. Contractors’ quotes set the real figure.
The keys are due in December 2027. When should I start?
About five to six months before handover, so the drawings and quotes are ready when the keys arrive. With 1,225 homes handed over in the same window, contractors and furniture lead times fill up quickly. A discovery call costs nothing, whenever you make it.
What does the semi-furnished handover include?
The developer describes the homes as semi-furnished but hasn’t published a list. Your sale agreement’s schedule is the one that counts. Send it to us before the visit; anything already supplied that you’re happy to keep comes off your renovation budget.
With pools and a gym on level 11, what can my home leave out?
Most owners can skip a home gym and a big dining table: Block A’s level 11 has a gym, pools, a reading room and a hall, and Block B has its own gym on level 1. The space saved is better spent on storage and a real desk.
