What does a ten-year-old AraGreens home ask of its designer?

Six blocks of 15 storeys, about eight homes a floor. Some homes split in two, behind two front doors. Handed over around 2015, most are due their first refresh, not a first fit-out.

Sundays in Bed is a residential interior design studio in Kuala Lumpur. We haven’t designed a home at AraGreens Residences yet; we can design yours for a fee per room, agreed in writing before we begin.

AraGreens is six freehold blocks of 15 storeys and 700 homes on Jalan PJU 1A/3, completed in 2015 by HSB Development, the property arm of the HSC Healthcare doctors’ group. Each block has three passenger lifts and one service lift.

AraGreens units run from 684 to 3,831 sq ft built-up.

Nearly two-thirds of the 7.42-acre site is gardens, pools and courts.

What has aged is inside. Ten years of family life, or tenants, wears out bathrooms, kitchen doors and wardrobes long before floors or layouts. So most briefs here are a refresh: what to replace, what to keep, what to rethink for today’s household.

The dual-key homes raise one question first: who lives in the annex? A parent, a grown-up child, a tenant, or nobody yet. The answer decides the locks, the kitchen and how much sound should pass between the two.

Annex, wet kitchen, helper’s room: which AraGreens decisions come before the drawings?

Who each part of the home is for. In a building planned for several generations under one roof, that comes before any colour or finish.

The annex. In the D and E dual-key types, a smaller unit sits behind its own front door. For a parent, we plan an easy bathroom and a quiet bedroom; for a tenant, a separate lock, tougher finishes and storage nobody shares.

The two kitchens. At least one 2+1 listed here shows a dry kitchen with a separate wet kitchen and yard behind. Leave the wok and drying rack there, and the dry kitchen can open to the dining as a calm room.

The +1 room. In the 2+1 types it is a helper’s room with its own bathroom, which is why two bedrooms come with three bathrooms. With no helper living in, it may serve better as a store, laundry or guest room.

What still works. After ten years, floors, doors and the plan itself usually hold up. We keep what’s sound and spend where wear shows: bathrooms, kitchen fronts, wardrobes and lighting. Only the bathrooms you’d change are priced.

Getting things upstairs. Each block shares one service lift among roughly 115 homes. Sofas, stone tops and wardrobe panels all travel in it, so we measure the car and agree delivery slots with management before anything is ordered.

What does it cost to design and furnish an AraGreens 3+1 or dual-key 4+1?

For a 3+1 here, the Sundays in Bed design fee is estimated at RM30,440–37,570; for a dual-key 4+1, RM37,570–44,700. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to RM283k–463k in all.

After ten years, spend on what wore out. At AraGreens that’s usually bathrooms, kitchen fronts and wardrobes, rarely the floors. Pick your type, then switch on only the rooms you’d like designed. The fee and every range are estimates until contractors quote.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is the usual AraGreens brief: the living and dining, every bedroom, the dry and wet kitchens and the bathrooms shown. The higher allows one more room, or two from 1,200 sq ft, such as the helper’s room as a guest room.

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

AraGreens homes are about ten years old, so each row prices the refresh of a resale home: kitchen fronts and tops, wardrobes, lighting, air-conditioners, and every bathroom but one (the only one, in a two-bedroom), since not every bathroom needs designing. Count only the ones you’d change.

The +1 helper’s room is left as it is. Many resale homes here already have built-in wardrobes and kitchen cabinets; where they’re sound and you keep them, expect less. These are October 2026 estimates, not quotations.

We’ve assumed a separate wet kitchen in the 3+1 and 4+1, as listed 2+1 and Sky Villa homes here show; if yours has one kitchen, the fee is RM3,565 less.

Furnishing to let? iProperty listed 102 AraGreens homes to let in October 2026. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee adds up. RM3,565 for each bedroom, bathroom or kitchen we design, and RM5,485 for the living and dining. In a dual-key home the annex’s rooms count the same way, and any room you leave alone costs nothing.

The total is agreed in writing before we begin, then paid in stages. It isn’t a share of your contractors’ bills, so choosing stone over quartz in the wet kitchen leaves our fee where it was.

Your budget comes first, and it comes from you. Refreshing a ten-year-old home can creep room by room once old tiles come up; our job is to keep each room inside the figure you gave us.

How does a refurbishment run with one service lift for about 115 homes?

Ten years after handover, the developer’s defect period is long over for most homes, so the work sits between you, the management and MBPJ. We design and manage it; contractors build it, chosen by you from quotes we gather and compare together.

    Which type you own, whether the annex is lived in or let, what earlier owners have changed since 2015, and the sum you have in mind.
  2. The site visit RM200, waived if you go ahead with us
    We measure, open the cabinets, look at the bathrooms and wet kitchen for wear, and note which built-ins are worth keeping.
  3. Scope, then design
    Rooms, fee and budget go in writing first. Then layouts, lighting, joinery and finishes, with the annex planned for whoever will live in it.
  4. Drawings and quotes
    A drawing set every contractor prices the same way. We bring their quotes back, go through them line by line with you, and you choose.
  5. Works, then the finished rooms
    We book the service lift with management, coordinate trades and deliveries, check each stage against the drawings, and style the rooms at the end.

A resale refurbishment brings its own surprises: tiles that won’t lift cleanly, tired pipes, a neighbour below. We deal with them as they arise, and tell you what comes next before you need to ask. The full process

Refurbishing an AraGreens resale home. AraGreens falls under the Petaling Jaya City Council (MBPJ). Management approves your plan in writing first; then your licensed contractor applies for the MBPJ permit.

AraGreens’ management hasn’t published its renovation deposit, working hours or how the service lift is booked, so we ask for the current rules before collecting quotes.

After perhaps two owners, how does an AraGreens home become yours?

By starting from the people who live there now, not from the developer’s plan or the last owner’s choices.

One C-type 3+1 might hold a couple and a grandparent; the next, three teenagers and a dog. Beyond the walls, very little should match. We start with your household: who cooks, who stays over, who needs the quiet room.

What Ara Damansara renovations have cost

We haven’t designed a home at AraGreens yet, so the nearest evidence is the published renovation records for Ara Damansara itself.

An 800 sq ft two-bedroom at H20 came to RM85,000 over 14 weeks; a 2,845 sq ft three-bedroom condominium nearby, RM200,000 over 12 weeks.

Across the Damansara townships the median is RM112 per sq ft, or roughly RM168,000 to renovate a 1,500 sq ft 3+1.

Owners’ questions about AraGreens

Can a dual-key AraGreens home be designed as one home, and split again later?

Yes, if it’s planned that way. We keep the annex’s door, power and plumbing usable, and design the link so it can close again. If you’ll let the annex now, it gets its own lock, harder-wearing finishes and its own storage.

Should the helper’s room in a 2+1 become a study?

Only if it works as one. In the 2+1 types it comes with its own bathroom, so a store, laundry or guest room often suits it better. Designing it adds one room, RM3,565, to our fee.

How much does it cost to refurbish and furnish an AraGreens 3+1?

A 1,500 sq ft 3+1 typically takes RM253k–432k to renovate and furnish at Curated (Commune, Cellini or Poet Living), or RM477k–908k at Bespoke (Space Furniture, BoConcept or Molteni&C), plus our design fee. Your contractors’ quotes set the real figure.

Can I keep the wardrobes and kitchen cabinets an earlier owner put in?

Often, yes. Many AraGreens resale homes come with built-in wardrobes and kitchen cabinets. If the carcasses are sound, new doors, tops and handles make them feel new for much less. We check each one on the site visit.

Which approvals does a renovation at AraGreens need?

Usually two. The management approves your plan in writing and sets its own deposit and rules; then MBPJ issues the permit, applied for by your licensed contractor. We prepare the drawings for management and book the service lift.

I’m buying a Sky Villa duplex from the developer. When should I call?

Before you sign, if you can. The developer’s current offers on its remaining duplexes include a renovation subsidy and partial furnishing. Knowing what you’d change helps you weigh them, and a discovery call is free.
