Making a Pinggiran Kiara home feel like yours: layouts and styling
Pinggiran Kiara is a small condominium of 60 homes in one 10-storey block on Jalan Datuk Sulaiman 6, in TTDI rather than Mont Kiara.
Most homes have three bedrooms in about 1,700 sq ft, and styling can make one feel lived in quickly.
StarProperty describes the block as sitting on a foothill, with windows and balconies that look out over TTDI and Bandar Utama or onto the green of the forest, and Bukit Kiara Park close by. With only 60 homes, it is a small block, and MyRumahBaru calls it a peaceful condominium among the greenery.

Older finishes you can’t change
StarProperty’s review says the building has started to show its age. If you rent, the floors, the kitchen and the bathroom tiles are not yours to change, and they don’t need to be.
A large rug softens a tiled floor and quietens the room. Lamps at eye level take attention away from a tired ceiling light. Full linen curtains hung a little higher and wider than the window make the frame disappear. Plants and a few good pieces of art do the rest.
Styling a rented Pinggiran Kiara home, without works
Renting at Pinggiran Kiara, you can change anything that stands on its own.
Holes, built-ins and hacking need the landlord’s consent in writing, and management’s approval after that.
Rooms with a view out
Where the window looks over the town or into the trees, we arrange the room towards it: a reading chair angled to the glass, a low sideboard under the sill rather than a tall one, nothing that blocks the outlook.
Three bedrooms, three different jobs
Around 1,700 sq ft gives each bedroom room to breathe. We decide what each one is for before we buy: the main bedroom, a room for a child or a guest, and often a study with a proper desk and good light.
A dining table that earns its place
In a home of this size the dining table can be generous, an oval for six that doubles as a desk on weekdays. It is usually the first piece we choose, because the rest of the living room arranges itself around it.
What the landlord has to agree
No permission needed for furniture, rugs, lamps or cushions. Ask before hooks, rails or shelves go up. Built-in wardrobes, hacking, wiring and plumbing need written consent, then management’s approval.
A move-in date to work to

The work of a move is mostly coordination: deliveries, lift times, the landlord’s inventory. We hold it together, and you can check in with us at any point.

Renovation rules at Pinggiran Kiara
We couldn’t find the building’s renovation rules published, so we ask management for the current set, the deposit and the working hours before we quote. In a small block, the hours matter to everyone, so we plan the noisy work into as few days as we can.

Tenants need the landlord’s written consent first. Then management’s approval, and a city permit where the work calls for one, which the contractor applies for.

The three bedrooms and the kitchen are four rooms at RM3,565 each, and the living and dining together RM5,485, which makes RM19,745. Add a bathroom and a study and the figure is RM26,875.
Choosing interior design means any room that needs styling only is styled at half the usual rate.

How the fee works
If the kitchen has its own door, it is a room in the fee; if it opens to the dining area, it is part of the living space and the fee is RM3,565 less. We invoice in stages. Choose a finer stone for the worktop and the contractor’s quote changes, while our fee stays where it was agreed.
A three-bedroom of about 1,720 sq ft comes to roughly RM214k–356k with our fee, renovation and Curated furniture (Commune, Cellini, Poet Living).

Behind the renovation figures
We’ve priced an older home renewed throughout: new floors, a new kitchen, wardrobes in three bedrooms, bedroom air-conditioners, a washer-dryer, hob and hood. Bathrooms are left out of the lower figure, so add them in the calculator. Anything you keep is taken off, and vanities aren’t counted.

No. Pinggiran Kiara is on Jalan Datuk Sulaiman 6 in Taman Tun Dr Ismail, between Kiara View and TTDI Hills. It shares part of a name with Mont Kiara and Bukit Kiara, but it is a TTDI condominium.
Is Pinggiran Kiara the same as Mas Kiara Residences?
No. Pinggiran Kiara is a single 10-storey block of 60 homes. Mas Kiara Residences, also on Jalan Datuk Sulaiman, is two 16-storey towers completed in 2010.
How do you style a Pinggiran Kiara home with older finishes?
We work with them rather than against them. A large rug over the floor tiles, lamps at eye level instead of one ceiling light, and linen curtains hung high and wide do most of the work, with nothing drilled that the landlord hasn’t agreed.
