01Making it feel like home

Making Kiara View TTDI feel like home: layouts and styling

Kiara View is one 14-storey block of about 104 homes on TTDI Hills, in Taman Tun Dr Ismail rather than Mont Kiara.

Its nine layouts run from two bedrooms to one large four-bedroom plan, and styling suits all of them.

The name sends plenty of people looking in Mont Kiara first. Kiara View stands on Jalan Datuk Sulaiman at the top of TTDI Hills, and StarProperty describes the TTDI forest park as being on its doorstep. Mornings here start green: leaves at the window, soft light that changes colour through the day, and one block of homes rather than a cluster of towers.

Kiara View TTDI floor plans

  • 1,173–1,195 sq ftTwo bedrooms, two bathrooms (types A and B)
  • 1,334–1,625 sq ftThree bedrooms, two bathrooms (types C to H)
  • 2,734 sq ftFour bedrooms, the largest plan (type I)

Layouts as MyRumahBaru lists them; StarProperty gives two bathrooms in each home. A home may have changed since it was drawn, so we measure yours.

What the home came with, and what to keep

Kiara View homes rarely arrive alike. One may still have its first kitchen, the next a newer one, and a rented home may come with a landlord’s sofa and beds already in place.

We start with what can’t move. A wardrobe wall settles where the bed goes; the kitchen counter decides how near the dining table can sit. Then the loose furniture: what stays, what moves to another room, what the landlord can take back. Your own pieces find their places before a single new thing is chosen.

In the four-bedroom plan, two bathrooms serve the whole household, so the bedrooms carry more of the getting-ready: a mirror and a stool in the main bedroom, hooks and a bench by each door.

02Styling a home

Styling a rented Kiara View TTDI home beside the forest

Rent at Kiara View and everything you can lift is yours to change.

Anything that drills, hacks or builds in waits for the landlord’s written yes, then management’s.

Living with the forest

Homes this close to trees take in green, shifting light and air that is often humid. We lean towards linen, wool and oiled timber, which cope with damp better than lacquer or velvet, keep the sofa a hand’s width off the wall so air moves behind it, and choose curtains that come down for a wash.

Two bedrooms under 1,200 sq ft

Types A and B are the compact plans. A daybed lets the second bedroom be a study most days and a guest room when someone visits, and a round table keeps the path to the kitchen open.

The four-bedroom plan

Type I is more than twice the size of the smallest homes. The risk is a room nobody uses, so we give each one a job before buying for it: a reading room, a room for guests, a room for the children’s things.

What the landlord has to agree

Free to change: furniture, rugs, lamps, cushions, art propped on a shelf. Ask first: picture hooks, curtain rails, shelves, anything that leaves a hole. Written consent, then management’s approval: built-ins, hacking, new wiring or plumbing.

Arriving on a date

Tell us the day you land. The bed and the sofa are ordered first, because they take longest, and one bedroom is set up before the rest. StarProperty notes The Curve, One Utama and Ikea are a short drive away, which helps with the small things in the first week.

03How does styling work?

How styling a Kiara View TTDI home works, call to install day

One stylist looks after your Kiara View home from the plan to the shopping to the afternoon everything is placed.

Allow four to twelve weeks for furniture to be made and delivered, and a week or two of styling after that. Every delivery comes up through the one block, so we book the lift and a loading time with management before anything large is ordered, and we measure the lift car: a three-seater has to fit in it standing on end.

  1. First call Free
Which layout you have, who is moving in, what the home came with, and the night you need a bed.
  2. Measuring visit RM200, deducted if you go ahead with us
Every room and the lift measured, and a note of where the forest light falls in the morning and the late afternoon.
  3. Fee in writing, then the plan
Our styling fee agreed first. Then a placement guide and a shopping list for each room, with the slowest pieces at the top.
  4. Buying and deliveries
You buy from the shortlist with our help, and we book each delivery slot with management.
  5. Install day
Your stylist places the furniture, hangs the art, makes the beds and leaves the lamps on.

Settling into TTDI is easier when someone else holds the lift bookings, the landlord’s inventory and the delivery dates. That part is ours, and you can ask where things stand whenever you like.

Interior styling The full process

04How much does styling cost?

What styling costs at Kiara View TTDI

Styling a three-bedroom Kiara View home is an estimated RM7,780–11,210, a two-bedroom RM6,065–7,780 and the four-bedroom plan RM9,495–12,925.

Each room is RM1,715, the open-plan living and dining RM2,635, and the fee is in writing before we begin.

The lower figure is the bedrooms plus the living and dining. Homes over 1,200 sq ft add up to two more rooms at the top of the range, perhaps a study corner and a dressing area; types A and B, just under that size, add one. No room comes free, and a large room costs what a small one does.

Interior styling

05Want more than styling?

Want more than styling at Kiara View TTDI?

Often the furniture is all a Kiara View home needs.

Sometimes the kitchen, the bathrooms or the wardrobes are the real trouble, and no new sofa will fix them.

A kitchen patched more than once, two bathrooms carrying a four-bedroom household, wardrobes too shallow for a coat on a hanger: these are design questions.

We help you decide what to keep and what to change, starting with one room or taking on the whole home.

Styling makes the home you have feel like yours. Interior design changes the parts of it that have stopped working.

06What does interior design cover?

Interior design at Kiara View TTDI for a longer stay

Kiara View was completed in 1993, so in many of its homes the wiring, the pipes behind the bathrooms and the kitchen carcasses are where an interior design begins.

The compact plans usually ask for storage: wardrobes to the ceiling, a kitchen that hides its appliances, a second bedroom that can work as a study. The four-bedroom type I raises bigger questions, mostly about two bathrooms and four bedrooms, and whether part of one bedroom can become an en suite, which depends on where the pipes can run.

What a Kiara View renovation usually covers

  • KeepOutlookWindows onto the trees, which every new plan should face rather than block
  • RenewWet areasThe kitchen and both bathrooms, waterproofed again before new tiles go down
  • CheckServicesWiring, water heater circuits and pipes behind the walls of an early-1990s home
  • AdaptStorageFull-height wardrobes and better fittings in the two and three-bedroom plans

Renovation rules at Kiara View TTDI

We haven’t found Kiara View’s renovation rules published, so we ask the management office for the current set, with the deposit, the working hours and the forms, before we price anything. If you rent, the landlord’s written consent comes first.

We haven’t designed a home at Kiara View. On the first call we can walk you through our work elsewhere in Kuala Lumpur.

Before any works at Kiara View

Three permissions, in this order: the landlord’s, if you rent; management’s; and a permit from the city where the work calls for one, which the contractor applies for.

Moving a bathroom, taking down a wall or rewiring a room can need all three, so we raise it on the first call. Styling that puts no holes in anything needs none of them.

Interior design fees at Kiara View TTDI

07How much does interior design cost?

What interior design costs at Kiara View TTDI

At Kiara View our design fee is an estimated RM16,180–19,745 for a two-bedroom, RM19,745–26,875 for a three-bedroom and RM23,310–30,440 for the four-bedroom plan.

The fee covers the design and is agreed in writing; renovation and furniture are separate budgets.

Each room we design
RM3,565
Living and dining
RM5,485

Our fee is for the design service. Renovation and furniture are separate budgets, shown below.

Each bedroom and the kitchen count at RM3,565, and the living and dining together at RM5,485. Two bedrooms make three rooms plus the living space, RM16,180; three bedrooms RM19,745; four RM23,310. A bathroom and a study at the top of each range take them to RM19,745 (one extra room only, since types A and B are under 1,200 sq ft), RM26,875 and RM30,440.

With interior design, any room that only needs styling is styled at half the usual rate.

Our design fee, estimated

2 bedrooms and the kitchen: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

A kitchen with its own door counts as a room. Opened up to the dining area, it joins the living space and the fee drops by RM3,565. We invoice in stages, and if you choose a dearer tile, the difference shows in the contractor’s quote, not in ours.

A three-bedroom of about 1,600 sq ft comes to roughly RM214k–356k with our fee, renovation and Curated furniture (Commune, Cellini, Poet Living).

Behind the renovation figures

We’ve assumed an older home renewed throughout: new floors, kitchen cabinets, wardrobes in each bedroom, bedroom air-conditioners, a washer-dryer, hob and hood. Bathrooms sit outside the lower figure, and you can add them in the calculator. Anything original you keep comes off; vanities aren’t included.

FAQ

Questions about styling and design at Kiara View TTDI

Is Kiara View in Mont Kiara or in TTDI?

TTDI. Kiara View is on Jalan Datuk Sulaiman, at the top of TTDI Hills in Taman Tun Dr Ismail. It isn’t part of Mont Kiara, though the two names are often mixed up in searches.

How do you style a Kiara View TTDI home that came furnished?

We list what is there first. Built-in wardrobes and the kitchen stay; the landlord’s loose pieces are marked keep, move or return; and new furniture fills only the gaps, sized to your layout, whether that is a two-bedroom type A or the four-bedroom type I.

Can I style a rented Kiara View home without the landlord’s permission?

For anything you can carry, yes: furniture, rugs, lamps and art leaned against a wall. Hooks, rails and shelves need the landlord’s agreement, and built-ins or hacking need written consent and then management’s approval. We read your tenancy clause with you.

How much does interior styling cost at Kiara View TTDI?

An estimated RM6,065–7,780 for a two-bedroom, RM7,780–11,210 for a three-bedroom and RM9,495–12,925 for the four-bedroom plan. That is RM1,715 a bedroom and RM2,635 for the open-plan living and dining, with one or two extra rooms at the top of each range. Furniture is separate.

What does interior styling include at Kiara View TTDI?

A first call, a measuring visit, a placement guide and shopping list for every room you choose, and an install day once everything has been delivered. We also book the lift and delivery slots with management.

How long does it take to style a Kiara View home?

About one to two weeks of styling once the furniture has arrived, and four to twelve weeks for pieces to be made and delivered. If you have a move-in date, we order the bed and sofa first.

What are the floor plans at Kiara View TTDI?

MyRumahBaru lists nine types: two-bedroom types A and B at 1,173 and 1,195 sq ft, three-bedroom types C to H from 1,334 to 1,625 sq ft, and a four-bedroom type I at 2,734 sq ft. StarProperty gives two bathrooms in each home.

When was Kiara View TTDI completed?

MyRumahBaru lists Kiara View as completed in 1993. It is freehold, with about 104 homes in a single 14-storey block, according to StarProperty.

Do I need interior design or styling for my Kiara View home?

Styling, if the home works and simply doesn’t feel like yours. Interior design, if the kitchen, the two bathrooms or the storage are what bother you. Many people style first and redesign one room later.

How much does interior design cost at Kiara View TTDI?

An estimated RM16,180–19,745 for a two-bedroom, RM19,745–26,875 for a three-bedroom and RM23,310–30,440 for the four-bedroom plan, agreed in writing. Renovation and furniture are separate, roughly RM194k–336k at Curated (Commune, Cellini, Poet Living) for a three-bedroom of about 1,600 sq ft.

Do I need approval to renovate at Kiara View TTDI?

Yes. Management’s written approval comes before any work, and a tenant needs the landlord’s consent before that. We haven’t found the rules published, so we ask the office for the current set, deposit and hours before we quote.

What interior design services do you offer at Kiara View TTDI?

At Kiara View we style rented and owned homes from two to four bedrooms, and redesign kitchens, bathrooms and storage for people planning a longer stay. For a design, we draw the plans, go through contractors’ quotes with you and oversee the works on site, while contractors do the building. Styling can be booked on its own, and Virtual Design serves homes outside Kuala Lumpur and Selangor.
