Interior designer at Park Rose
On Jalan Kapas, a Park Rose home that feels yours.
Handed over bare, half done or with a landlord’s sofa, it can still be arranged around your own habits, with furniture, lamps, rugs and art you’ll take along when you go. No renovation needed. Just a home that feels like you.

A kitchen we designed at DC Residency, in Damansara Heights: a dark stone island and stools, built-in ovens and tall grey cabinets.

Making Park Rose feel like home: floor plans and styling
Styling a Park Rose flat begins with whatever is already there, then brings in furniture, lighting, rugs and art, with no works.
There are two layouts: two bedrooms in about 1,230–1,250 sq ft, and three in about 1,690–1,750 sq ft.
Park Rose is a small condominium on Jalan Kapas, in Bukit Bandaraya above Bangsar. Bolton completed it in 2002: 34 homes, four per floor, with a pool, a gym and courts for tennis and squash. So few neighbours make it feel closer to a house than a tower, and it styles well when treated like one.
- 1,227–1,250 sq ftTwo bedrooms, two bathrooms and a balcony
- 1,690–1,750 sq ftThree bedrooms, two bathrooms and a balcony

Living with a Park Rose layout
Many Park Rose flats will still have their 2002 kitchen and wardrobes; others have been redone. We look before suggesting anything.
Both layouts have two bathrooms, so the three-bedroom shares one between two bedrooms. A luggage rack, a bedside lamp and a robe hook make the guest side of the flat feel looked after rather than borrowed.
Each plan has a balcony. Two chairs and a small table out there are often the first thing that makes the flat feel lived in.
Styling a rented Park Rose home
Tenants at Park Rose are free to change what isn’t attached: furniture, rugs, lamps, curtains, artwork.
Anything drilled, hacked or built in needs written consent from the landlord, then management’s approval.
Sorting the landlord’s furniture
We list what the landlord has left and decide, piece by piece, whether it stays where it is, moves to the spare bedroom or goes back to them.
If fixings aren’t allowed
A tall bookcase that stands rather than hangs, plug-in lamps instead of new ceiling lights, and a balcony furnished with pieces that need nothing drilled into the wall.
Moving in once
In a flat this size the bedroom and living room can usually be finished together, so you only move in once.
Pieces that suit the next flat
Park Rose rooms are a fair guide to most flats you might move to, so a sofa, dining table, rugs, lamps and art chosen here tend to travel well.
Letting your own flat
A furniture refresh readies a Park Rose flat for a new tenancy without permissions. The to-let note below covers flats that need works.
Styling at Park Rose, from first call to install day
At Park Rose, your stylist is with you from the first call to the afternoon the balcony chairs go out.
We plan, you buy, and we arrange it all when it lands.
Styling takes a week or two in the flat itself. Before that, new furniture typically needs four to twelve weeks to arrive, so the bigger pieces are ordered first.
In a building of 34 homes, deliveries are noticed. We agree hours with management, check how large items come up, and keep the van to as few visits as we can.
- A first conversation FreeWho will live here, what is coming with you, and your moving date.
- A visit to the flat RM200, deducted if you go ahead with usRooms, the spare bedroom and the balcony measured; the landlord’s pieces noted.
- The fee, then the planFee and rooms in writing, then a layout and a buying list for each room.
- BuyingOrder it yourself, or let our Procurement Concierge place orders and book deliveries.
- Install dayOnce it has all arrived, your stylist sets out each room, hangs the pictures and puts the balcony together.
A move, a landlord’s inventory and a handful of deliveries are easier when someone else keeps track. We do, and you can ask us anything along the way.
What styling costs at Park Rose
Styling a Park Rose flat is an estimated RM6,065–9,495 with two bedrooms and RM7,780–11,210 with three: RM1,715 for every room styled and RM2,635 for the living and dining, agreed in writing first.
Bedrooms plus living and dining make up the lower figure. Both layouts are over 1,200 sq ft, so the upper figure has room for two more, the kitchen and the balcony say. Small rooms cost the same as large ones.
| Home | Lower figure covers | Lower figure | Upper figure |
|---|---|---|---|
| 2 bed about 1,227–1,250 sq ft | Two bedrooms, living and dining | RM6,065 | RM9,495 |
| 3 bed about 1,690–1,750 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
Two bedrooms at RM1,715 and living and dining at RM2,635 total RM6,065; plus two rooms, RM9,495. With three bedrooms, RM7,780, then RM11,210.
Estimated October 2026. The furniture is bought separately, from a list set to the budget you choose.
Included in styling
Your first call, a measured visit, a plan for where everything goes in each room with a list of furniture, lighting, textiles and art to buy, and your stylist on site to arrange it all.
Our Procurement Concierge can take over the ordering and the deliveries if you’d prefer.
Want more than styling at Park Rose?
Plenty of Park Rose flats need nothing more than furniture.
Others are comfortable, but the kitchen and bathrooms are still the 2002 originals.
Wardrobe doors that stick. A spare bedroom with nowhere to put anything. That’s the moment for interior design.
We help you decide what to keep, what to replace and what to do properly, room by room or all at once.
Styling makes the flat feel like yours. Interior design changes the flat.
Interior design at Park Rose, when home needs a little more
Park Rose’s flats are well proportioned and quiet, with few neighbours.
More than twenty years after completion, original kitchens, bathrooms and wardrobes may be ready for a rethink.
More counter in the kitchen, a third bedroom fitted as a study with proper shelving, both bathrooms redone together to shorten the disruption: Park Rose flats lend themselves to being done in stages.
What a Park Rose renovation usually covers
- KeepPlan, balconyTwo or three bedrooms, a balcony and four homes a floor
- AdaptWardrobesNew doors and drawers inside carcasses that are still sound
- RenewKitchen, bathsThe rooms most likely to be original to 2002
- CheckPipes, wiringAfter twenty-four years, we look behind the tiles before pricing
Your agreement records what the flat came with; we compare it with the rooms.
Renovation rules at Park Rose
Park Rose has its own management corporation, and works go through it under its rules. We couldn’t find them published, so we ask for the current copy, deposit and working hours before quoting.
No Park Rose flat is among our projects yet; on the first call we show you what we’ve designed in Bangsar and elsewhere in Kuala Lumpur.
Before any works at Park Rose
If you rent, the landlord agrees in writing first. Management approves next, and where a permit is required, your contractor applies to Kuala Lumpur City Hall (DBKL).
Plumbing moves and wall changes usually need all three, so we flag them early. Furniture-only styling needs none.
What interior design costs at Park Rose
At Park Rose, expect a design fee of about RM16,180–23,310 for two bedrooms and RM19,745–26,875 for three.
It buys the design itself, is agreed on paper before work begins, and has nothing to do with the separate renovation and furniture budgets.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
A whole-flat brief at Park Rose normally designs each bedroom and the kitchen at RM3,565, and the living and dining as one at RM5,485. Two bedrooms: 3 × RM3,565 + RM5,485 = RM16,180. Three: 4 × RM3,565 + RM5,485 = RM19,745. Both bathrooms done as well? Then RM23,310 and RM26,875.
Interior design includes our Procurement Concierge, and rooms that need only furniture are styled for half the styling rate.
2 bedrooms and the kitchen: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
Reading the Park Rose estimates
We count a closed kitchen as one room. An open one is folded into the living and dining, which takes RM3,565 off; the visit tells us.
Add Curated renovation and furniture (Commune, Cellini, Poet Living) to our fee and a 1,227 sq ft two-bedroom totals about RM185k–309k. If you pick dearer finishes, the contractor’s price rises; ours holds.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 2 bed about 1,227–1,250 sq ft | RM16,180–23,310 | RM169k–293k | RM337k–664k |
| 3 bed about 1,690–1,750 sq ft | RM19,745–26,875 | RM194k–336k | RM383k–752k |
For Curated, think Commune, Cellini and Poet Living; for Bespoke, Space Furniture, BoConcept and Molteni&C. Our fee is not included in either.
October 2026 estimates, confirmed by quotation after the visit.
How the Park Rose ranges are built
As a 2002 flat, it is priced as an older home with new floors laid. Neither bathroom is in the lower figure; add them in the calculator.
Each range already holds wardrobes, kitchen cabinets, bedroom air-conditioners, washer-dryer, hob and hood. Originals worth keeping reduce it; vanities are outside it.
Furnishing to let?
Re-letting a Park Rose flat? If furniture is all it needs, that’s styling. If it needs works, the Essential level, with Ikea, SSF Home or Harvey Norman furniture, fits quickly and handles a change of tenants, at the same design fee.
