Interior designer at Mas Kiara Residences
At Mas Kiara Residences, the lamps on by the first evening.
In Block Intan or Block Permata, in TTDI rather than Mont Kiara, we choose the furniture, lighting, rugs and art that make a three-bedroom here feel like yours, and all of it travels with you. No renovation needed. Just a home that feels like you.

Lamps low, a rust chair by the sofa, shelves lit from behind. Where the living and dining share one room, the lighting does more than any new piece.

Making Mas Kiara Residences feel like home: floor plans and styling
Mas Kiara Residences is two 16-storey towers in TTDI, not Mont Kiara, and almost every home in them has three bedrooms and two bathrooms.
Because the plans are so alike, styling is what makes yours different from the one next door.
Mas Kiara has an unusual history. The Edge reported in 2009 that the project was abandoned in 1998, and that Intan Permata Properties took it on, reworked the interior layouts and replaced the old finishes with a more contemporary look before it was completed in 2010. What you find inside is a home of that revival: three bedrooms, two bathrooms and, as MyRumahBaru lists them, a balcony.

- 1,453 sq ftThree bedrooms, two bathrooms, balcony
- 1,539 sq ftThree bedrooms, two bathrooms, balcony
- 3,000–5,000+ sq ftFour penthouse suites
Standard homes as MyRumahBaru and StarProperty list them; The Edge gives the penthouses as 3,000 to more than 5,000 sq ft. We measure your home rather than rely on a brochure.
Same plan, a different home
With 242 homes on three closely related plans, the walls, windows and built-ins in your home are probably much like your neighbours’. That makes the loose things matter more: the shape of the dining table, the height of a lamp, the colour of the sofa against the balcony light.
We list what the home came with, decide with you which of the landlord’s pieces earn their place, and only then shop. The third bedroom is usually the one that needs a clear purpose, so we settle it early: a study, a guest room, a room for the children to spread out.
Styling a rented home at Mas Kiara Residences
If you rent at Mas Kiara, furniture, rugs, lamps and art are entirely your call.
Drilling, built-ins and hacking need the landlord’s written consent, then management’s approval.
Three bedrooms, two bathrooms
Two bathrooms for three bedrooms means the main bedroom often does double duty as a dressing room. A slim dressing table by the window, a valet stand for tomorrow’s clothes and a good reading lamp each side of the bed make the room work harder without touching a wall.
The balcony
The balcony is the easiest room to forget. Two low chairs, a side table and a pair of planters that can be lifted make it somewhere to sit at dusk, and none of it needs a single screw.
Living and dining in one room
In 1,281 to 1,539 sq ft, the living and dining share a room. A round or oval table rather than a long rectangle keeps the route from the door to the balcony clear, and a rug under the sofa marks where living ends.
What the landlord has to agree
Anything free-standing is yours to move. Hooks, shelves and curtain rails leave holes, so ask first. Built-in wardrobes, hacking, rewiring and plumbing need written consent, then management’s approval.
Moving in to a date
Give us your arrival date on the first call. Beds and the sofa are ordered first, and one bedroom is ready before the rest. One Utama and the IKANO Power Centre, which StarProperty names nearby, cover the small things in the first week.
Styling a Mas Kiara home, from the first call to install day
The stylist who plans your Mas Kiara rooms is the one who comes back to arrange them when everything has arrived.
Most furniture takes four to twelve weeks to be made and delivered, and styling follows in a week or two. With two towers sharing the same grounds, we tell management which block and which lift we need, book the loading time, and check that the sofa will turn the corner from the lift lobby to your door.
- A first call FreeBlock Intan or Block Permata, which plan, who is moving in, and what the landlord has left.
- A visit to measure RM200, deducted if you go ahead with usThe rooms, the balcony and the lift, and a list of what is already there marked keep, move or return.
- Fee agreed, rooms plannedThe styling fee in writing, then a placement guide and shopping list per room, longest lead times first.
- OrderingYou buy from the shortlist with our guidance; we book the deliveries with management.
- The afternoon it comes togetherYour stylist arranges the furniture, hangs the art and dresses the beds.
A move into TTDI has three moving parts: the landlord’s inventory, the lift bookings and the delivery dates. We keep all three in step, and you can ask for an update whenever you like.
What styling costs at Mas Kiara Residences
Styling a three-bedroom Mas Kiara home is an estimated RM7,780–11,210: RM1,715 for each bedroom and RM2,635 for the open-plan living and dining, set down in writing before we start.
The penthouses are priced on their rooms after a visit.
Three bedrooms plus the living and dining make the lower figure, RM7,780. Every standard plan here is over 1,200 sq ft, so the upper figure allows two more rooms, often the balcony and a study corner, for RM11,210. There are no free rooms, and a bedroom costs the same whatever its size.
| Home | Lower figure covers | Lower figure | With more rooms |
|---|---|---|---|
| 3 bedrooms 1,281–1,539 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
Three bedrooms at RM1,715 and the living and dining at RM2,635 make RM7,780; two more rooms at RM1,715 make RM11,210.
October 2026 estimates, not a quotation. What you spend on furniture is separate, and the shortlist is built to your budget.

The first call, one visit to measure, a placement guide and a shopping list for each room you choose, and a day with your stylist putting it all in place once the deliveries are in.
Want more than styling at Mas Kiara Residences?
A Mas Kiara home that already works may only need its furniture.
When the trouble is the kitchen, the wardrobes or a bathroom, new furniture just sits around the problem.
A kitchen with too little counter, wardrobes that stop short of the ceiling, a bathroom you’d rather not show guests: these are for interior design, not styling.
We help you choose what to change and plan it properly, a room at a time or all at once.
Styling settles you into the home as it is. Interior design reworks the parts that no longer suit you.
Interior design at Mas Kiara Residences when you plan to stay
The towers at Mas Kiara were begun in the 1990s and finished in 2010, so a design here starts by checking what sits behind the walls before planning the kitchen, the bathrooms and the storage.
In a three-bedroom of 1,281 to 1,539 sq ft, the brief is usually storage and flow: full-height wardrobes, a kitchen that holds more, and a third bedroom fitted as a study with a desk that folds away. Opening the kitchen to the dining area is a common wish; whether it is possible depends on the walls and on management.

Renovation rules at Mas Kiara Residences
We haven’t found the building’s renovation rules published. Before we quote, we ask management for the current copy, the deposit, the permitted working hours and the forms. Tenants need their landlord’s written consent first.
We haven’t designed a home at Mas Kiara. On the first call we can show you our work elsewhere in Kuala Lumpur.
Before any works at Mas Kiara
If you rent, the landlord agrees first, in writing. Management’s approval comes next, and where the work needs a permit from the city, the contractor applies for it.
Opening the kitchen, moving a bathroom or adding built-ins usually needs all of these, so we talk it through before any drawing. Styling that drills nothing needs none.
What interior design costs at Mas Kiara Residences
At Mas Kiara our design fee for a three-bedroom home is an estimated RM19,745–26,875.
It pays for the design, agreed in writing at the start; renovation and furniture are budgeted separately.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
Three bedrooms and the kitchen are four rooms at RM3,565, and the living and dining together is RM5,485: RM19,745. Redesigning a bathroom and fitting the third bedroom as a study adds two rooms, RM26,875. The penthouses are worked out on their own rooms after a visit.
With interior design, any room that needs styling only is styled at half the usual rate.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
A closed kitchen is one room in the fee. Opened onto the dining area, it becomes part of the living space and the fee is RM3,565 lower. Payment is in stages, and a better worktop shows up in the contractor’s quote while our fee stays as agreed.
For the 1,453 sq ft plan, our fee with renovation and Curated furniture (Commune, Cellini, Poet Living) comes to roughly RM214k–356k.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 3 bedrooms 1,281–1,539 sq ft | RM19,745–26,875 | RM194k–336k | RM383k–752k |
Curated: Commune, Cellini and Poet Living furniture. Bespoke: Space Furniture, BoConcept and Molteni&C. These cover renovation and furniture; our fee is added.
Estimates for October 2026; the quotation comes after the visit.
Behind the renovation figures
The ranges assume a full renewal: new floors, kitchen cabinets, wardrobes in all three bedrooms, bedroom air-conditioners, a washer-dryer, hob and hood. Bathrooms are added in the calculator, not in the lower figure, and anything you keep is deducted. Vanities aren’t included.
Furnishing to let?
Getting a Mas Kiara home ready for a tenant? If the kitchen and wardrobes are sound, styling may cover it. If works are due, the Essential level, with Ikea, SSF Home or Harvey Norman furniture, is quick to install and copes well between tenancies, and our design fee is unchanged.
