Making Lumina Kiara feel like home: floor plans and styling
Lumina Kiara has four home types, and 45 of its 104 homes are duplexes.
Styling here starts with which kind you have, because a two-floor home needs its stair, landing and upper rooms planned with the living room, not after it.
ECH Development & Management built two slim towers on Jalan Duta Kiara and kept the count low: 104 homes on 2.35 acres. Just over half are single-level; the rest are Maisonette and Premiere duplexes. With so few homes, the lifts and the pool are shared with few neighbours, and the homes suit a quieter, more personal kind of furnishing.

Sixteen years of other people’s choices
Completed in 2010, Lumina Kiara homes have had time to change. Some kitchens and wardrobes will have been replaced; some will be original. We found no published handover list, so we note what is fitted and plan the loose furniture around it.
In the duplexes, the stair is the piece everybody passes and nobody furnishes. A runner, a run of framed prints up the wall and a lamp left on at the landing make the two floors read as one home.
Styling a rented Lumina Kiara home
In a rented Lumina Kiara home, anything you can carry is yours to change: sofas, beds, rugs, lamps, curtains and art.
Anything screwed to the walls, wired or plumbed waits for the landlord’s written agreement and management’s approval.
Furnished, but not for you
A furnished duplex often has its finer pieces downstairs and whatever was left over upstairs. We walk both floors with you, mark each piece keep, move or return, and rebalance before anything new is bought.
What the alterations clause usually says
Most tenancies let you change loose furniture freely, ask before any hole is drilled, and require written consent for built-ins, wiring and plumbing. Where drilling is off the table, floor lamps, leaning art and freestanding rails carry the look instead.
Moving in on a deadline
The bedrooms come first so the household sleeps well from the first night; the sofa and dining table, which take longest, are ordered first. In a duplex we also check that anything large will turn on the stair before it is bought.
Choosing for the next move
If this is a posting of a few years, we choose a sofa and dining table that would fit a smaller living room later, and leave made-to-measure pieces out. Rugs, lamps and art travel easily.
Styling at Lumina Kiara, from first call to install day
A Lumina Kiara styling project has one stylist from start to finish: a call, a measured visit, a written plan, your purchases, and a day when the rooms are put together.
On site, styling takes one to two weeks; deliveries before that take four to twelve weeks when pieces are new. For the upper floor of a duplex, every large item has to clear the stair as well as the lift, so both are measured on the visit. We book delivery times with management before the van is.

What styling costs at Lumina Kiara
We estimate styling at Lumina Kiara at RM7,780–11,210 for a three-bedroom Avantgarde and RM9,495–12,925 for any 4+1 type, charging RM1,715 per room and RM2,635 for the open-plan living and dining, agreed before work begins.
The lower figure is the bedrooms and the living and dining. The upper adds two rooms, typically the +1 room as a study and, in a duplex, the upstairs family room. A two-bedroom Avantgarde is one room fewer: RM6,065 to RM9,495. Room size doesn’t change the fee, and no room is free.

One call over your photos and plan, one measuring visit, a placement plan and shopping list for every room (furniture, light, textiles, art), and a styling day once the pieces are in.

Interior design at Lumina Kiara, when home needs a little more
Lumina Kiara’s homes are generous, and 45 of the 104 are duplexes.
But sixteen years after completion, some of the original kitchens, bathrooms and wardrobes may be ready for a rethink.
For a long stay, the usual starting points are the kitchen, one or two bathrooms and the wardrobes. In a duplex, the space under the stair is worth a look too: it can take a pantry, a coat cupboard or a small study. You can do one floor now and the other later.

Renovation rules at Lumina Kiara
Lumina Kiara has its own management office, which approves any works. Its renovation rules aren’t online, so we collect the current copy, with the deposit and permitted hours, before we quote.
We haven’t yet designed a Lumina Kiara home; the first call is where we share homes we’ve designed in other Kuala Lumpur buildings.
Approvals before works at Lumina Kiara
Three sign-offs, in order: the landlord’s, in writing, if you rent; management’s, under its rules; and, for some works, a council permit that your contractor applies for.
Relocating plumbing, removing walls or touching structure usually needs all three, so it comes up at our first meeting. Styling without drilling needs none.
What interior design costs at Lumina Kiara
We estimate our design fee at Lumina Kiara at RM19,745–26,875 for a three-bedroom Avantgarde and RM23,310–30,440 for a 4+1.

Bedrooms and the kitchen are RM3,565 each, the open-plan living and dining RM5,485. An Avantgarde with three bedrooms: 4 × RM3,565 + RM5,485 = RM19,745. A 4+1: 5 × RM3,565 + RM5,485 = RM23,310. With two more rooms, such as a bathroom and the +1 study, RM26,875 and RM30,440.
Interior design includes our Procurement Concierge, and any room that just needs styling is charged at half the styling rate.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
The Curated level uses melamine or laminate joinery, quartz or sintered stone tops and either the current ceiling or new plaster, with furniture from the likes of Commune, Cellini and Poet Living.
The Bespoke level uses finer joinery, sintered stone tops and a detailed plaster ceiling, with furniture from the likes of Space Furniture, BoConcept and Molteni&C.
About the design fee
We count a kitchen behind its own door as a room. If your Lumina Kiara kitchen is open to the dining area, deduct RM3,565; the visit confirms it. Payments are staged, and pricier finishes change the contractor’s figure, not ours.
Combined with Curated renovation and furniture (Commune, Cellini, Poet Living), the total is roughly RM214k–356k for a 1,448 sq ft Avantgarde.

The assumptions behind these ranges
Lumina Kiara homes are priced as older homes, with new floors throughout. Bathrooms are not redesigned in the lower figure; add them in the calculator. A duplex stair is priced on the visit.
The ranges include wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood, less anything you keep. Vanities are extra.
Furnishing to let?
Letting a Lumina Kiara home? Styling alone may ready it if only the furniture needs attention. If works are needed, our Essential level (Ikea, SSF Home, Harvey Norman) is faster to put in and wears well between tenants. The design fee is unchanged.

Floor by floor. At Lumina Kiara we look at upstairs and downstairs together, keep the fitted wardrobes and kitchen, and sort each loose piece into keep, move or return, so the good furniture isn’t all in one room.
What does a Lumina Kiara tenancy let me change?
