Interior designer at KM1 East

A lift lobby of your own at KM1 East, and a home that feels yours.

Three bedrooms and up to three more rooms besides: a KM1 East home has space to spare, and space with nothing in it rarely feels like home. We furnish and style it room by room, from the private lobby inwards, around what you already own. No renovation needed. Just a home that feels like you.

A linen sofa with olive, rust and oatmeal cushions and a knitted throw, on a timber floor and a jute rug, with sheer curtains behind

Linen, wool and jute in quiet colours. Rooms the size of KM1 East’s need fewer pieces, chosen larger, than most people expect.

01Making it feel like home

Making KM1 East, Bukit Jalil feel like home: floor plans and styling

Styling a KM1 East home begins at the lift doors, because every home has its own lobby, and then works through rooms that outnumber most households’ furniture.

None of it needs works. The floor plans below show what each type holds.

Berjaya Land completed KM1 East in 2014 on Jalan Bukit Jalil Perkasa 11: two blocks, 178 homes, of which 154 are condominiums and 24 are condo-villas. MyRumahBaru notes that the homes lean towards the golf course. Every type has three bedrooms, and then one, two or three rooms more.

  • 1,878 sq ftThree bedrooms plus one, four bathrooms (Type A)
  • 2,021 sq ftThree bedrooms plus two, four bathrooms (Type B)
  • 2,253–2,346 sq ftCondo-villas: three bedrooms plus three, four bathrooms plus one (Types C and D)

Sizes from MyRumahBaru, which shows a yard in every type and a balcony in Types B to D. We check your own plan on site.

The lobby, the extra rooms and the handover

Think of the private lift lobby as a room. It is where guests form their first impression and where shoes come off. A console, a mirror, a lamp and somewhere to sit are enough to make it feel lived in.

The extra rooms are the bigger opportunity. Nobody publishes what they were drawn as, so we judge each by its size and window: a study, a guest bedroom, a playroom, a dressing room. A condo-villa has room for three of those at once.

We couldn’t find a published list of what KM1 East homes were handed over with, so the first visit records what is built in and what is loose.

02Styling a home

Styling a rented KM1 East home

Renting at KM1 East, you are free to change the loose things: furniture, rugs, lighting you plug in, curtains, pictures.

Built-in joinery, wiring and plumbing stay as they are unless the owner agrees in writing and management approves.

Furnished, but not for this many rooms

A furnished KM1 East let may come with enough for the main rooms and little for the extra ones. We list what is there, decide what stays, and look at which rooms are worth furnishing now and which can wait.

The lift lobby is often the cheapest room to change and the one you notice every day.

What the tenancy will and won’t allow

Read the alterations clause. Furniture and soft furnishings are yours to change; hooks, rails and shelves normally need the owner’s agreement; any carpentry, wiring or plumbing needs it in writing and management’s approval too.

If not, a mirror propped on the lobby console, a standing clothes rail, plug-in lights and curtains on the existing tracks will do.

Settled in before a start date

If you are working to a term date or a start date, tell us first. Beds, the dining table and the sofa are ordered at once, and the bedrooms are styled first so everyone has somewhere calm to sleep.

Furnishing extra rooms you may not have next time

With up to six rooms to furnish besides the living room, we keep the pieces for the extra rooms simple and adaptable, so a study desk or a guest bed works in a smaller home later.

Owners preparing for a new tenancy

An owner can ready a KM1 East home for the next tenant with styling alone: joinery kept, tired pieces replaced, the lobby and extra rooms set up so their use is obvious at a viewing. Where works are also needed, see Furnishing to let below.

03How does styling work?

Styling at KM1 East, from first call to install day

At KM1 East, one stylist sees your home through from the first call to the last cushion.

We plan it, you choose what to buy, and we arrange it all when it arrives.

Allow a week or two for the styling. New furniture usually takes four to twelve weeks to arrive, so the slowest pieces are ordered first.

Because every home has a private lift lobby, install day is calmer than in most buildings: the lift opens into your own lobby. We still check management’s delivery hours and lift booking before arranging a van.

  1. A call about the household Free
Who is living there, what each extra room should be, what is being shipped, and when you want to move in.
  2. Visiting with a tape measure RM200, deducted if you go ahead with us
Every room measured, the lobby and extra rooms assessed, and existing furniture sorted into keep, move and return.
  3. Agreeing the fee and the plan
Rooms and fee are confirmed in writing, then each room gets a layout and buying list, slowest items first.
  4. Buying and tracking
Order from the list yourself or through the Procurement Concierge; we track each delivery to the lobby.
  5. Setting up the home
Your stylist arranges furniture, hangs art, places lamps and makes the beds, lobby included.

A move to Bukit Jalil can run alongside school places, work start dates and shipping. We keep the styling side tidy and are a message away when you want an update.

Interior styling The full process

04How much does styling cost?

What styling costs at KM1 East

Styling at KM1 East is estimated at RM7,780–11,210 for every type, because each has three bedrooms.

We charge RM1,715 per room and RM2,635 for the open-plan living and dining, written down and agreed before we start.

The lower figure styles the three bedrooms with the living and dining. The upper figure adds two of the extra rooms, set up perhaps as a study and a guest room. Every room is charged and size doesn’t change the rate; a condo-villa’s third extra room, or the lift lobby styled as a room in its own right, adds RM1,715.

Condo-villa 2,253–2,346 sq ftThree bedrooms, living and diningRM7,780RM11,210

Three bedrooms at RM1,715 is RM5,145; add RM2,635 for the living and dining and the estimate is RM7,780. Two extra rooms at RM1,715 each bring it to RM11,210.

Estimated for October 2026. The furniture is bought separately, from a list we tailor to what you want to spend.

Step by step, what styling involves here

We talk first, in person or on video, using your photographs and plan. On the visit we measure, look at the lobby and every extra room, and take stock of your furniture so it can be reused. Each room then gets a plan and a shopping list, lamps and textiles included. When it has all been delivered, a stylist comes to put the rooms together.

The Procurement Concierge can handle orders, payments and delivery bookings if you would rather not.

05Want more than styling?

Want more than styling at KM1 East?

For many KM1 East homes, the right furniture is enough.

For others, twelve years on, it is the kitchen or the bathrooms that need attention.

Perhaps an extra room should become a proper study with built-in shelves, or the wardrobes no longer suit you, or a bathroom has had its day. That is interior design.

We help you choose what to keep, what to change and where to spend, whether that is one room or the whole home.

Styling dresses the home as it is. Interior design changes it where it needs it.

06What does interior design cover?

Interior design at KM1 East, when home needs a little more

KM1 East’s homes are large, with one to three extra rooms in every layout.

Twelve years after completion, some of the original kitchens, bathrooms and wardrobes may be ready for a rethink.

The layouts already give you more rooms than most households need; the work is in making each one useful.

A kitchen that suits how your family eats, a study fitted out properly, bathrooms brought up to date: we can tackle them in the order that matters to you.

What a KM1 East renovation usually covers

  • KeepLayoutThree bedrooms and up to three extra rooms; nothing needs adding
  • AdaptExtra roomsA +2 or +3 room fitted with built-in joinery as a study or dressing room
  • RenewKitchen, bathsUsually first for a long stay, and easy to phase
  • CheckCeilings, planNo ceiling height or kitchen layout is published, so we measure and read your plan

Your sale or tenancy agreement lists what came with the home; we check it on the visit.

Renovation rules at KM1 East

KM1 East’s renovation rules aren’t published that we could find. Before quoting we ask management for the current copy, with the deposit, working hours and forms. We haven’t designed a KM1 East home yet, so on the first call we show you homes we have designed elsewhere in Kuala Lumpur.

Before any works at KM1 East

Three approvals in sequence: the owner’s written consent if you rent, management’s written approval under its rules, and a council permit where the work requires one, which your contractor applies for.

Moving plumbing, removing a wall or anything structural usually needs all three, and we raise it at the first meeting. Styling that doesn’t drill needs none.

FAQ

KM1 East styling and interior design questions

Can you style a KM1 East home that is already part-furnished?

Yes. At KM1 East we keep the built-in joinery, sort each loose piece into keep, move or return, and decide which extra rooms to furnish now. New pieces fill only the gaps.

Will my landlord need to approve styling at KM1 East?

Not for loose things: furniture, rugs, plug-in lamps, curtains on existing tracks and leaning art. At KM1 East anything drilled, built in or plumbed needs the owner’s written consent and management’s approval.

How much does it cost to style a KM1 East home?

About RM7,780–11,210 for any type at KM1 East. Three bedrooms at RM1,715 each plus RM2,635 for the living and dining make the lower figure; two extra rooms make the upper. The fee is agreed in writing; furniture is bought separately.

What do I get when you style my KM1 East home?

A call, a measuring visit, a plan and shopping list per room, and an install day once deliveries are in. At KM1 East you choose the rooms, one or all of them, and buy yourself or through our Procurement Concierge.

How long does styling a KM1 East home take?

A week or two of styling after delivery, with four to twelve weeks for new furniture to arrive. For a KM1 East move-in we order the slow pieces first; the first call can be by video before you arrive.

How do you style the private lift lobby at KM1 East?

As the first room of the home. Every KM1 East home has its own lift lobby, so a console, a mirror, a lamp and a bench for shoes make it yours without works. Renting, we lean the mirror or stand it on the console rather than hang it.

What floor plans does KM1 East have?

A 1,878 sq ft 3+1 and a 2,021 sq ft 3+2, each with four bathrooms, and condo-villas of 2,253 to 2,346 sq ft with three bedrooms plus three. Every type has a yard and a private lift lobby.

Does my KM1 East home need styling or interior design?

Styling, if the home works and the rooms simply need furnishing and character. Interior design, if the kitchen, bathrooms or wardrobes at KM1 East need changing, or an extra room needs built-in joinery. Start with either.

What does an interior designer cost at KM1 East?

Our estimate at KM1 East is RM19,745–26,875 for any type, agreed in writing. The lower figure covers the three bedrooms, the kitchen and the living and dining; the upper adds two rooms. Works and furniture are separate, roughly RM194k–336k at Curated (Commune, Cellini, Poet Living) for a 1,878 sq ft Type A.

Does KM1 East have renovation rules?

Yes, through management, but they aren’t published. We ask KM1 East’s management for the current rules, deposit and hours before quoting; tenants need the owner’s written consent first.

What services do you offer at KM1 East?

Room-by-room styling for tenants and owners at KM1 East, and interior design for kitchens, bathrooms, studies and wardrobes. We draw, compare contractors’ quotes with you and oversee the works, which contractors build. Styling and the Procurement Concierge are available on their own, and Virtual Design serves homes outside Kuala Lumpur and Selangor.
