Interior designer at Lanai Kiara
Parquet underfoot at Lanai Kiara, and rooms dressed to its warmth.
Timber strip floors run through Lanai Kiara’s homes, and they set the tone for all we bring in: deeper woods, woven textures, lamps that glow rather than glare. Furnished or empty, your home already has something good in it, and we style around that with pieces you can take when you go. No renovation, only a home that feels like yours.

Walnut, brass and a landscape propped rather than hung. Pieces in this register sit naturally on timber strip floors like Lanai Kiara’s, and nothing here asks for a drill.

Lanai Kiara floor plans, and making the home feel like yours
Lanai Kiara’s homes come in more shapes than most in Mont Kiara, from standard apartments to maisonettes and penthouses, and they share timber strip floors.
Styling starts from that timber: match its warmth and the rest of the room falls into place.
Asia Quest Holdings launched Lanai Kiara in 1995 and finished it in 1998, at the head of Jalan Kiara 3 where the road meets the SPRINT highway. It is a single block laid out in several wings, holding 181 homes, with Flora Murni, Laman Suria and Kiara 1888 among its neighbours.
Published floor plans are scarce, so the sizes below are broad:
- About 1,400–1,500 sq ftThe smaller standard homes
- About 2,900–3,500 sq ftLarger homes, from recorded sales of 2,874, 2,960 and 3,541 sq ft
- Up to about 4,300 sq ftThe top of the published range

Styling around timber strip floors
StarProperty notes timber strip parquet and ceramic tiles in the homes. Parquet laid in the 1990s has usually mellowed to honey or amber by now. Cool greys and bright white furniture argue with it; walnut, cane, olive, rust and undyed wool sit happily on it.
Rugs do two jobs here. They quieten the echo that timber brings to a big room, and they protect a floor you may not be allowed to sand. Felt pads under every chair leg cost little and save a conversation at the end of a tenancy.
In a maisonette, the stair is the room nobody styles. A runner, a picture at the half-landing and a lamp at the foot make two floors read as one home.
Styling a rented Lanai Kiara home
Renting at Lanai Kiara, you can change almost anything that stands on the floor and very little that is attached to the walls.
Furniture, rugs, lamps and art are yours to choose; built-ins, wiring and anything drilled wait for the landlord’s written agreement.
Bigger rooms, fewer pieces
The larger Lanai homes tempt people to buy a great deal. Usually they need fewer, larger things: a long sofa rather than two short ones, a dining table that seats eight, a sideboard with some presence. The space between groups of furniture is what makes a big room feel calm.
What the landlord left behind
Furnished lets here can hold pieces bought for the home many years ago. Some are worth keeping, solid timber especially. We list everything, decide with you what stays, and ask your landlord about storing the rest if the tenancy allows it.
When a hook needs permission
Curtain tracks, picture hooks and wall lights all change the unit, so ask before anything goes into a wall. If the landlord declines, use a picture ledge on a console, a standing rail for clothes and floor lamps in place of new ceiling points.
Keeping to a moving date
Tell us the night you need to sleep there. Large upholstered pieces are ordered in the first week; the bedrooms are finished before the living room, so the first night is restful.
Pieces for the next address
Your next home may be a fraction of a Lanai maisonette. A sofa in two sections, nesting side tables and rugs in sizes that suit an ordinary living room make that move gentler.
Styling at Lanai Kiara, from the first call to the last cushion
A Lanai Kiara styling project runs with one stylist from start to finish.
We agree the rooms and our fee first, you approve each piece before it is bought, and we come back to set the rooms once everything has arrived.
Setting the rooms usually takes one to two weeks; a maisonette, with furniture going up a stair, takes a little longer. New pieces generally arrive in four to twelve weeks, so we order the slowest first.
Long sofas and big tables have to clear the lift and the corridor, so we measure both on the visit and ask management for its delivery hours.
- A call about the home and the move FreeYour home type, who is moving in, what is travelling with you, and when you want to be settled.
- A visit with a tape measure RM200, deducted if you go ahead with usEach room measured, the floor and its tone noted, the lift and corridor checked for large pieces, and every loose item photographed.
- The fee agreed, then a plan per roomOur fee and the rooms are confirmed in writing. Each room then gets a layout and a shopping list, with the slowest deliveries at the top.
- Buying when you are readyOrder from our list in your own time. We keep track of what has been ordered, what is on its way and what has landed.
- Setting the roomsWe place the furniture, lay the rugs, hang or lean the art, make the beds and clear the boxes away.
A move across Kuala Lumpur or across the world comes with its own list of deadlines. We hold the furniture part of it: what is ordered, what is late and what still needs your decision.
What styling costs at Lanai Kiara
We estimate styling at Lanai Kiara at RM7,780–11,210 for a three-bedroom home and RM9,495–12,925 for a four-bedroom home, at RM1,715 a room and RM2,635 for the open-plan living and dining.
We agree the figure in writing before work begins.
The lower figure is the bedrooms plus the living and dining. The upper one adds two rooms, such as a study and an upstairs family room in a maisonette. A large room costs the same to style as a small one.
| Lanai home | Rooms in the lower figure | From | Up to |
|---|---|---|---|
| Three-bedroom home about 1,400–1,500 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
| Four-bedroom home or maisonette about 2,900 sq ft and up | Four bedrooms, living and dining | RM9,495 | RM12,925 |
The arithmetic: three bedrooms at RM1,715 with the living and dining at RM2,635 is RM7,780, rising to RM11,210 with two more rooms. Four bedrooms with the living and dining is RM9,495, or RM12,925 with two more.
Estimates for October 2026. The furniture is a separate spend, chosen from a shortlist built around your budget.
What the fee covers
A first conversation over photos and plans, a measuring visit, a layout and shopping list for every room you choose, and a styling day once the deliveries are complete. We look hard at what you already own before suggesting anything new.
Want more than styling at Lanai Kiara?
Sometimes new furniture is all a Lanai Kiara home needs.
Sometimes the furniture is the easy part, and the kitchen or the bathrooms are what you keep noticing.
Perhaps the kitchen no longer suits how you cook, the bathroom tiles have had their day, or the parquet needs more than a rug can give. Interior design is how those change.
We help you decide what to keep, what to replace and where the money matters most, whether that means one room or the whole home.
Styling changes what is in the home. Interior design changes the home itself.
Interior design at Lanai Kiara, for homes that need more
Lanai Kiara was finished in 1998, and many of its homes may still carry their original kitchens, bathrooms and floors.
That gives a long stay a clear place to start: the rooms are large and the plans usually work, so the money goes into surfaces, storage and light.
The building’s variety matters here. A maisonette needs its stair and upper landing designed as part of the home; a penthouse needs its larger rooms broken into places to sit, eat and work.
What a Lanai Kiara renovation usually covers
- KeepLayoutGenerous plans with room to spare; walls rarely need to move
- RestoreParquetTimber strip floors can often be sanded and refinished, if management allows the noise and dust
- RenewKitchen and bathsThe rooms most likely to be original, and the first we look at for a long stay
- AddLightingA plan that brings in lamps and wall lights where the home relies on ceiling points
Your sale or tenancy papers list what the home was handed over with; we check them against the rooms.
Renovation rules at Lanai Kiara
We could not find Lanai Kiara’s renovation rules online. Before quoting, we ask management for the current version, with the deposit, the working hours and the forms it needs. We have not designed a home in this building yet; on the first call we show you homes we have designed in other parts of Kuala Lumpur.
Before any works at Lanai Kiara
Three permissions, in order. A tenant needs the landlord’s written consent; every resident needs management’s written approval; and some works also need a council permit, which your contractor applies for.
Sanding floors, moving plumbing or removing a wall will usually need all three, so we bring them up at the first meeting. Styling that leaves the walls alone needs none.
What interior design costs at Lanai Kiara
Our design fee at Lanai Kiara is estimated at RM19,745–26,875 for a three-bedroom home and RM23,310–30,440 for a four-bedroom home.
It is for the design service only and agreed in writing before we start; renovation and furniture are budgeted separately.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
This fee covers the design service alone. Renovation and furniture sit in separate budgets, set out below.
For three bedrooms, the first figure counts the bedrooms and a closed kitchen at RM3,565 each, plus the living and dining at RM5,485: RM19,745. A fourth bedroom makes it RM23,310. The second figure adds two rooms, say a bathroom and a study, giving RM26,875 and RM30,440.
With interior design, rooms that only need styling are charged at half the styling rate.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

Reading the Lanai Kiara estimate
We have counted the kitchen as its own room, as you would for a closed kitchen. If yours opens into the dining area, take off RM3,565; we confirm it on the visit. Our fee is paid in stages and stays as agreed, whatever finishes you go on to choose.
For a three-bedroom home of about 1,500 sq ft, our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) comes to roughly RM214k–356k.
| Lanai home | Design fee | Curated | Bespoke |
|---|---|---|---|
| Three-bedroom home about 1,500 sq ft | RM19,745–26,875 | RM194k–336k | RM383k–752k |
| Four-bedroom home about 2,874 sq ft | RM23,310–30,440 | RM222k–408k | RM433k–901k |
Curated is furniture from Commune, Cellini and Poet Living; Bespoke, from Space Furniture, BoConcept and Molteni&C. Both columns are works and furniture, before our fee.
Estimates for October 2026, to be confirmed by a quotation.
Behind the renovation figures
We priced Lanai Kiara as an older home, which brings new flooring into the figures; keep and refinish the parquet and that part comes down. Bathrooms are not in the first figure, so add the ones you would redo in the calculator.

FAQ
Lanai Kiara styling and interior design questions
My Lanai Kiara home is large and mostly empty. Where do we start?
With the rooms you use every day. At Lanai Kiara we usually furnish the main bedroom and the living area first, then the dining room, and leave spare rooms until you know how you use them. Fewer, larger pieces suit these rooms better than many small ones.
Can I style a rented Lanai Kiara home without my landlord’s approval?
For loose furniture, rugs, lamps and art that leans, yes. Anything drilled, built in or wired at Lanai Kiara needs the landlord’s written consent first, then management’s approval.
How much does it cost to style a Lanai Kiara home?
An estimated RM7,780–11,210 for a three-bedroom home and RM9,495–12,925 for four bedrooms. Each bedroom is RM1,715 and the living and dining RM2,635; the upper figure adds two rooms. Furniture is separate, and the fee is agreed in writing.
How do you style around Lanai Kiara’s parquet floors?
By working with the timber’s warmth rather than against it. At Lanai Kiara that means walnut, cane, wool and warm textiles, plus rugs that soften sound and protect the floor. Felt pads under chair legs are worth adding in a rental.
How long does styling a Lanai Kiara home take?
About one to two weeks to set the rooms, after four to twelve weeks for new furniture to arrive. Maisonettes take a little longer, as pieces go up the stair. We order the slowest items first.
Do you style Lanai Kiara maisonettes and penthouses?
Yes. In a Lanai Kiara maisonette we treat the stair and upper landing as rooms of their own, with a runner, a lamp and a picture, so the two floors feel connected. Larger penthouse rooms are divided into places to sit, eat and work.
What sizes are Lanai Kiara homes?
From about 1,400 sq ft to about 4,300 sq ft, across standard homes, maisonettes and penthouses, with three and four bedrooms in listings. Recorded sales include homes of 2,874, 2,960 and 3,541 sq ft. There are 181 homes in all.
Does my Lanai Kiara home need styling or interior design?
Styling if the rooms work and you want them to feel like yours. Interior design if the kitchen, the bathrooms or the floors at Lanai Kiara need changing. You can start with styling and plan the design later.
What is the interior design fee at Lanai Kiara?
An estimated RM19,745–26,875 for a three-bedroom home and RM23,310–30,440 for four bedrooms at Lanai Kiara, agreed in writing. Renovation and furniture are separate: about RM194k–336k at Curated (Commune, Cellini, Poet Living) for a home of about 1,500 sq ft.
Are there renovation rules at Lanai Kiara?
Yes, set by management, though they are not published. We ask for the current rules, deposit and working hours before quoting; sanding the parquet, for instance, may be limited to set hours. Tenants need the landlord’s written consent first.
What services do you offer at Lanai Kiara?
Interior styling at Lanai Kiara for tenants, landlords and owners, from one room to the whole maisonette, and interior design when the kitchen, bathrooms, floors or joinery need work. We design it, compare contractors’ quotes alongside you and oversee the site; the contractors do the building. Virtual Design looks after homes beyond Kuala Lumpur and Selangor.
