01Making it feel like home

Making Hampshire Residences feel like home: layouts and styling

A Hampshire Residences home is styled around what was built in at handover, the wardrobes, kitchen and floors, and then given furniture, light and art chosen for the people living there.

The layouts below are the starting point.

Two towers, A and B, stand side by side with Hampshire Park on Persiaran Hampshire. Zelan finished them in 2009: four floors of parking below, then 29 floors with between four and seven homes on each. That spread is unusual. One lift lobby can serve a studio, a two-bedroom flat and a 4+1 with its own private lobby, so no two homes here ask for the same plan.

  • 753 sq ftThe smallest layout, which includes the studios
  • Up to 2,399 sq ftFive layouts across the two towers: 202 homes in Tower A, 186 in Tower B
  • Over 2,000 sq ftThe 4+1: private lift lobby, a bigger balcony, and living, dining and study in one open space

Sizes from StarProperty and EdgeProp. Plans vary between floors, so the visit begins with a tape measure.

Handed over in 2009: what’s worth keeping

Zelan fitted kitchen cabinets with a hob and hood, built-in wardrobes in every bedroom bar the maid’s room, air-conditioning, water heaters and a video intercom. The bigger homes got marble underfoot in the living and dining, and timber in the bedrooms.

Those finishes do half the deciding for you. Wardrobe doors fix where a bed can sit; cabinet colour sets what the dining chairs should be. We note them first, then sort the loose furniture into what stays, what moves rooms and what goes back to its owner.

Marble reads cold until it has company. Two generous rugs, one under the seating and one beneath the table, and lamps kept below eye level change it more than paint would. In a 4+1, where living, dining and study share one floor, each zone gets its own rug and its own pool of light instead of a partition.

The maid’s room came without a wardrobe. A freestanding rail and a folding screen turn it into a store for luggage or a small guest room, and neither leaves a mark.

02Styling a home

Styling a rented Hampshire Residences home

Tenants at Hampshire Residences can usually change anything that stands on the floor: sofas, rugs, lamps, curtains and pictures.

Drilling, hacking or building in needs the landlord’s written consent, and management’s rules apply after that.

Moving into someone else’s furniture

Plenty of homes in the towers come with furniture already in them. Before buying anything, we go round the rooms with you and tag each piece: keep, move to another room, or ask the landlord to take back.

A sound dining table stays. A sofa too deep for how you actually sit gets a conversation with the landlord, if the tenancy allows. Quite often the fix is cheaper: re-hanging the art lower and adding a lamp at each end of the room.

Reading your tenancy before we plan

The furnishing schedule and the alterations clause decide what we can do. Hooks and curtain rods leave holes, so most landlords want to be asked; built-ins, rewiring and plumbing need consent on paper and then the management office’s approval.

When the answer is no, we work around it: pictures on a ledge or propped on a console, floor lamps instead of new ceiling points, and felt under every chair leg so the marble and timber are returned as found.

Studios and the smaller layouts

In 753 sq ft, a rug can be a wall. We let one define the bed, another the sofa, and choose a two-seater that is properly comfortable over a three-seater that crowds the room. A low cabinet doubles as a desk; a bench at the door holds shoes and bags.

When the shipment and the lease don’t line up

Give us the move-in date on the first call and we plan backwards from it: sofa and table ordered first, bedroom finished first, cushions and pictures last. If your container is still at sea, we draw the placement guide around what is coming, so nothing new duplicates it.

Letting the home out yourself

Owners between tenancies often need furniture, not works. We keep the 2009 kitchen and wardrobes, swap tired loose pieces and finish each room so the home photographs well for the next lease. Homes that also need repairs are covered under Furnishing to let, further down.

03How does styling work?

Styling at Hampshire Residences, from first call to install day

From the first call to the last picture hung, the same stylist runs your Hampshire Residences home.

We draw the plan, you approve what is bought, and we place everything once it is all in.

Allow one to two weeks for the styling itself. Ordered furniture usually takes four to twelve weeks to arrive, so the slowest pieces are chosen first.

Persiaran Hampshire is a shared, busy road, so we ask the management office for its delivery window and lift booking before the big pieces are scheduled, and aim the van for a quiet morning.

  1. A call about the people moving in No charge
Who will live here, what is on its way, what the landlord left, and the night you want to sleep in your own bed.
  2. A visit to measure RM200, credited if you go ahead
Each room measured, the marble and timber floors noted for rugs, and every existing piece tagged keep, move or return.
  3. Our fee agreed, then a plan per room
We confirm the rooms and the styling fee in writing, then send a placement guide and shopping list for each, slowest pieces first.
  4. Buying, at the pace you choose
Order from our list yourself, or let our Procurement Concierge place orders and book deliveries. Either way, we track what has landed.
  5. Placing day
With everything delivered, your stylist arranges the rooms in person: furniture set, pictures hung, lamps on and beds made.

A lease start, a container and a landlord’s inventory make for a lot of dates. We keep them in one place for you and you can ask where things stand whenever you like.

Interior styling How we work

04How much does styling cost?

What styling costs at Hampshire Residences

Styling a Hampshire Residences home is estimated at RM7,780–11,210 for three bedrooms and RM9,495–12,925 for a 4+1.

Each bedroom is RM1,715, the open living and dining together RM2,635, and the total is agreed in writing before work starts.

The lower figure covers the bedrooms plus the living and dining. The higher one adds two further rooms, such as the +1 set up as a study and a dressing room. There are no free rooms in styling, and a larger bedroom costs the same as a smaller one.

3 bedroomsBedrooms, living and diningRM7,780RM11,210
4+1 over 2,000 sq ftBedrooms, living and diningRM9,495RM12,925

Worked out: three bedrooms at RM1,715 plus RM2,635 is RM7,780; two extra rooms bring it to RM11,210. Four bedrooms plus RM2,635 is RM9,495, or RM12,925 with two extra. A two-bedroom home begins at RM6,065 and, at 1,200 sq ft or under, adds one room rather than two (RM7,780). Studios are quoted room by room after the visit.

Estimates as of October 2026, not a quotation. Furniture is paid for separately, from a list matched to your budget.

What the styling fee pays for

The call, the measuring visit and a written plan for each room: where every piece goes, how the pictures hang, and the lamps, textiles and objects that finish it. Then a day on site with your stylist placing it all.

If you would rather not handle orders and deliveries, our Procurement Concierge can do that for you.

Interior styling

05Want more than styling?

Want more than styling at Hampshire Residences?

For plenty of Hampshire Residences homes, new furniture is enough.

For others, the 2009 kitchen or the bathrooms are what really need attention.

Perhaps the wardrobe interiors were planned for someone else’s clothes, or a bathroom still wears its original tiles. Changing those is interior design rather than styling.

We’ll help you decide which rooms deserve the work and which can stay as they are, one room at a time or the whole flat.

Styling changes what is in the rooms. Interior design changes the rooms themselves.

06What does interior design cover?

Interior design at Hampshire Residences, for the long run

Seventeen years after Zelan handed over the towers, the original kitchens, bathrooms and wardrobe interiors are what owners most often want to redo.

Floors and layouts usually earn their keep.

You need not renovate the whole home. A kitchen planned around how you cook, wardrobes rebuilt inside, one bathroom redone this year and another next: we plan the order with you and keep each stage self-contained.

What a Hampshire Residences renovation usually covers

  • KeepFloorsThe marble living floors and timber bedrooms, where they are sound
  • AdaptWardrobesCarcasses kept, with new doors, lighting and fittings inside
  • RenewKitchen, bathsMost often redone, and easy to stage room by room
  • CheckPlan, ceilingsCeiling heights and kitchen type are unpublished, so we measure

Your sale or tenancy papers list what came with the flat; we compare them with the rooms when we visit.

Renovation rules at Hampshire Residences

The towers are run by a management corporation whose committee members are volunteers, with Henry Butcher Malaysia (Mont Kiara) as property manager when EdgeProp profiled the building in 2021. That year Hampshire Residences took Bronze among strata homes ten years and older in EdgeProp Malaysia’s property management awards, after a repaint in 2020 and a new electric vehicle charging station.

Its renovation rules are not published online, so we request the current set from the management office, with deposits, permitted hours and forms, before pricing anything. Sundays in Bed has not yet designed a home in these towers; on the first call we show you work from elsewhere in Kuala Lumpur.

Before works start at Hampshire Residences

Permissions come in a set order. Tenants first need the landlord’s written consent. The management corporation then approves the works under its own rules. Some jobs also need a Kuala Lumpur City Hall (DBKL) permit, which your contractor applies for.

Relocating a wet point or removing a wall is where all three tend to apply, so we flag it at the start. Furniture, rugs and lamps need none of them.

07How much does interior design cost?

What interior design costs at Hampshire Residences

Interior design at Hampshire Residences carries an estimated Sundays in Bed fee of RM19,745–26,875 for three bedrooms and RM23,310–30,440 for a 4+1, set in writing before work begins.

It pays for the design; the renovation and the furniture are budgeted separately.

Each room we design
RM3,565
Living and dining
RM5,485

This is the design fee only. Building work and furniture sit in their own budget, below.

A usual Hampshire Residences brief prices each bedroom and the kitchen at RM3,565 and the open living and dining at RM5,485. So a 4+1 comes to five rooms plus the living area, RM23,310, and three bedrooms to RM19,745. Redo a bathroom and fit out the +1 as a study and the 4+1 reaches RM30,440, the three-bedroom RM26,875.

Our Procurement Concierge comes with interior design, and rooms that only want styling are charged at half the styling rate.

Our design fee, estimated

4 bedrooms and the kitchen: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

BespokeRM433,000 to RM901,000

Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Reading the Hampshire Residences figures

The kitchen is priced as a separate room because we don’t yet know whether yours is closed or open; if it opens onto the dining area, take RM3,565 off. Payment is staged and agreed in writing, and if you pick a dearer worktop the contractor’s price changes, not ours.

For a 2,368 sq ft 4+1, our fee plus Curated renovation and furniture (Commune, Cellini, Poet Living) totals roughly RM245k–431k.

Curated means furniture from Commune, Cellini and Poet Living; Bespoke, from Space Furniture, BoConcept and Molteni&C. Both columns exclude our fee.

What sits inside the renovation ranges

We priced the 4+1 as a 2009 home getting new floors; keep the marble and that part falls away. No bathroom is included at the lower figure, so add any you’d redo in the calculator.

Wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood are inside each range; if you keep Zelan’s originals, deduct them. Basins and vanities are outside it.

Furnishing to let?

Getting a Hampshire Residences flat ready for the next lease? Where furniture is all it lacks, styling covers it. Where it needs repairs as well, our Essential level, furnished from Ikea, SSF Home or Harvey Norman, is quicker to install and stands up to changing tenants. FAQ

Styling and interior design questions at Hampshire Residences

My Hampshire Residences flat came furnished. Where do you start?

With an inventory. We tag every loose piece keep, move or return, and leave the built-in wardrobes and kitchen as they are. New pieces go only where something is missing.

Do I need my landlord’s permission to style a Hampshire Residences flat?

Not for loose things: furniture, rugs, lamps, curtains on the existing rails, pictures on a ledge. Anything screwed, drilled or built in needs written consent from the landlord, and works then need the management corporation’s approval.

What does interior styling cost at Hampshire Residences?

Estimated at RM7,780–11,210 for three bedrooms and RM9,495–12,925 for a 4+1. Bedrooms are RM1,715 each and the open living and dining RM2,635; the higher figure adds two rooms. Two-bedroom homes start at RM6,065. Furniture is bought separately.

What do I get for the styling fee at Hampshire Residences?

A call, a measuring visit, a written placement plan and shopping list for every room in the brief, and a day on site when your stylist arranges it all. It can be one bedroom or the whole flat.

How soon can a Hampshire Residences flat be styled?

The styling takes one to two weeks once deliveries are in, and new furniture usually needs four to twelve weeks. We start with a video call and your floor plan, often before you land.

Will the furniture fit my next home after Hampshire Residences?

That is the aim. We choose pieces that would sit as happily in a smaller room, and avoid made-to-measure items. Only built-in joinery stays behind.

What sizes are the homes at Hampshire Residences?

From 753 sq ft studios to 4+1 homes of up to 2,399 sq ft, in five layouts. Homes over 2,000 sq ft have a private lift lobby, a larger balcony and an open living, dining and study area. There are 388 in all, across two 33-storey towers.

Is Hampshire Residences the same as Hampshire Park?

No. Hampshire Residences is Zelan’s pair of towers, finished in 2009; Hampshire Park is Tan & Tan’s separate condominium next door. Hampshire Place and 2 Hampshire are different projects again.

Styling or interior design: which suits my Hampshire Residences home?

Styling if the rooms work and simply need to feel like yours. Interior design if you want to change the kitchen, a bathroom or the wardrobe interiors. Many people start with the first and add the second later.

What does interior design cost at Hampshire Residences?

Our design fee is estimated at RM19,745–26,875 for three bedrooms and RM23,310–30,440 for a 4+1, agreed in writing. It covers design only. Renovation and furniture at Curated (Commune, Cellini, Poet Living) add roughly RM222k–408k for a 2,368 sq ft 4+1.

Are there renovation rules at Hampshire Residences?

Yes. Works go through the management corporation, whose rules aren’t published online. We ask the office for the current copy, with deposits, hours and forms, before quoting. Tenants need the landlord’s consent first.

Which Sundays in Bed services cover Hampshire Residences?

Styling for rented and owned flats, and full interior design for kitchens, bathrooms and joinery. We draw, compare contractors’ quotes with you and oversee the build; contractors carry out the work. Procurement Concierge is available on its own, and Virtual Design serves homes outside Kuala Lumpur and Selangor.
