Why does a serviced tower with hotel housekeeping change the brief?

It’s one freehold tower of 484 serviced homes, finished in January 2023, from 999 sq ft one-bedrooms with a study to 2,618 sq ft suites. Most arrived well equipped, so the real question is who each home is for.

Sundays in Bed designs homes in Kuala Lumpur and runs the renovation for you. At The Manor, each room we’d draw is costed separately, and the sum is confirmed on paper first.

Desaria Property put the tower up on a 1.5-acre freehold plot at 3 Persiaran Stonor, next door to EtonHouse International School and about 150 metres from Conlay MRT. Alorie, a hotel operator, looks after reception, concierge and optional housekeeping.

The Manor units range from 999 to 2,618 sq ft built-up; most are one- and two-bedrooms.

Search for this building and you’ll find another one. The 2015 launch spoke of 212 large apartments, six to a floor, due in 2018. What was completed holds 484, fourteen a floor below level 37. We plan from your own layout and sale agreement.

The handover brought kitchen cabinets, a hood, an oven, a fridge and a washer-dryer, laid over imported tiles and bathroom fittings. So the kitchen is largely done. What needs deciding is the home’s job: your weekday base in town, a tenant’s flat, or both.

Housekeeping is on call here, so some rooms will be tidied by staff rather than by you. That shifts which fabrics and surfaces earn their place.

Dual-key studio, fitted kitchen, west sun: which comes first at The Manor?

Three things: whose home it will be, the direction its windows face, and which parts of the 2023 handover are worth keeping. Most spending decisions settle once those are clear.

A studio with its own entrance. In the 1,926 sq ft layout, the third bedroom has a separate door, pantry, bathroom and yard. Rent it out, house a parent or absorb it: that comes first, as locks, wiring and storage depend on it.

Kitchens that came fitted. Below 1,400 sq ft, kitchens are compact and mostly open to the home, handed over with cabinets, oven, hood and fridge. Keep the appliances; change the doors, task lighting and what sits inside.

Your side of the tower. Desaria’s plans label every unit by its outlook. Rooms facing west absorb hot afternoon light, so solar film and lined drapes come before furniture; homes facing east need gentler control of the early sun.

Surfaces for other hands. With housekeeping available and many units let, things get wiped, moved and reset by people who aren’t you. Removable covers, tops that shrug off scratches and a lockable owner’s store beat another feature wall.

Leave the good bits alone. Tiles and sanitaryware went in during 2023 and were imported. Ripping them out rarely pays; a fresh vanity, mirror and light fitting change a bathroom’s mood at a fraction of the outlay.

What does it cost to design and furnish a dual-key three-bedroom at The Manor?

At The Manor, our design fee for the 1,926 sq ft dual-key three-bedroom is estimated at RM16,180–23,310, and for a two-bedroom of about 1,322 sq ft at RM12,615–19,745. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), the 1,926 sq ft dual-key three-bedroom comes to about RM157k–276k in all.

Put the money where the 2023 handover stops. Here that tends to mean west-side sun control, wardrobes, lighting and the studio room, rarely the nearly new tiles. Choose the type nearest yours and switch on only the rooms to be designed.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The first figure assumes a usual layout: living and dining with the kitchen, plus the bedrooms. The second leaves room for one extra, or two from 1,200 sq ft upward: perhaps a bathroom you’d refit, or a suite’s maid’s room turned into a study.

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

Each row prices a home still on its 2023 handover, so bathrooms are left out: their tiles and fittings are recent. Include any you plan to change.

In the three-bedroom row, the studio counts as the third bedroom; the 1+1 row includes its study. The suite row treats the dry kitchen and the enclosed kitchen as two rooms, and leaves the maid’s room untouched.

Renovation ranges include new kitchen cabinets, hob and hood, washer-dryer, wardrobes and air-conditioning. Your handover already supplied cabinets, hood, oven, fridge and washer-dryer; keeping them lowers the figure. Estimates as of October 2026; contractors’ quotes set the real price.

Furnishing to let? Many Manor homes are let, as short stays or longer tenancies. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee adds up. RM3,565 per bedroom, study or bathroom we design; RM5,485 for the open-plan living and dining. In a dual-key home, the studio counts as one bedroom, let or not; its bathroom counts only if we redesign it.

We confirm the sum on paper before starting, and you pay it in stages. Contractors’ bills don’t change it: choosing pricier stone for a worktop leaves our fee where it was.

You decide the spend. Give us a figure for works and furniture and, for a rental, the rent you hope to achieve. We work inside it and flag early anything that won’t fit.

How does a renovation run with housekeeping trolleys in the corridors?

One designer takes your home from the first call to the last styled shelf, whether it’s for living in or letting. We design and oversee; licensed contractors build, chosen by you once we’ve gathered and compared their quotes.

  3. Written scope, then the design
    Rooms, budget and fee confirmed on paper. Then plans, lighting, joinery and furniture, with the studio able to stand alone or join the home.
  4. One set of drawings, several quotes
    Every contractor prices from identical drawings. We gather the figures, walk you through the differences, and the choice of builder is yours.
  5. Building, then dressing
    Lift slots and deliveries are booked under the management’s rules. We inspect each stage against the drawings, then style the rooms for you or your first tenant.

Some neighbours may be short-stay guests, and housekeeping trolleys use the same corridors. We group the noisy days, schedule deliveries in advance and leave the floor swept each evening, without you having to ask. The full process

Two approvals first. The Manor falls under Kuala Lumpur City Hall, so DBKL issues the renovation permit, and your licensed contractor applies for it. The building’s management must also approve the works.

The deposit, working hours and lift-booking terms aren’t publicly listed. We request the current rules at the start and build the schedule around them.

Should your home look like the show unit?

Not if it’s going to work. With up to fourteen homes on a floor and many furnished for tenants, yours should be shaped around whoever will really use it.

A couple with a weekday city base, a family whose parent takes the studio, an investor letting to a long-stay tenant: one floor plan, three very different homes. So we start by asking whose it is.

What a renovation here has cost

We haven’t designed a home at The Manor yet. The published renovation records include one here: a two-bedroom of 1,200 sq ft, renovated for RM188,000, roughly RM157 per sq ft, over eight weeks on site.

What Manor buyers and owners tend to ask

Is this the 212-unit Manor from the 2015 launch?

The name is the same; the building isn’t. The launch described 212 large homes due in 2018. The tower completed in January 2023 has 484 homes of 999 to 2,618 sq ft. Some listings still quote the old figures.

Can I let the studio room of a 1,926 sq ft unit separately?

The layout allows it: the studio has its own door, pantry, bathroom and yard. Whether you may, and on what terms, depends on the management’s house rules, so we confirm them before furnishing it for guests.

What might the 1,926 sq ft dual-key cost to renovate and furnish?

Works and furniture typically come to RM141k–260k at Curated (Commune, Cellini, Poet Living) or RM300k–631k at Bespoke (Space Furniture, BoConcept, Molteni&C), before our design fee. Keeping the handover kitchen appliances brings it down; refitting a bathroom adds to it.

What suits a Manor unit furnished for tenants or short stays?

Pieces that survive heavy use and fast changeovers: zip-off washable covers, stone or compact-laminate worktops, blackout-lined bedroom curtains and a lockable owner’s store. We also leave housekeeping room to reset each space quickly.

Which homes have a separate enclosed kitchen?

Suites A and B do. Each has a dry kitchen facing the dining, with an enclosed kitchen, store, yard and maid’s room behind. In the other layouts we’ve seen, the kitchen is a single one and mostly open, so regular frying needs a more powerful hood.

I’ve bought a completed unit from Desaria. When can design start?

As soon as you hold the keys and floor plan; the tower is finished, so there’s nothing to wait for. The visit, design and quotes come first, and management approval is in place before any contractor starts.
