01Making it feel like home

Making Hampshire Park feel like home: floor plans and styling

Hampshire Park’s homes are large, and styling them starts with what each one already holds, then sizes furniture, lamps, rugs and art to rooms that are larger than most newer homes.

Built by Tan & Tan around the turn of the century, Hampshire Park dates from a time when city apartments were planned with the proportions of a house. EdgeProp’s reports mention en suite bedrooms and a sizeable living area, and that living area is where we begin: where the sofa faces, where the table sits, and how evening light reaches both.

  • From 1,809 sq ftThe smallest homes
  • About 2,680 sq ftThree bedrooms plus one
  • About 3,500 sq ftFour bedrooms plus one, five bathrooms
  • About 5,100 sq ftFive bedrooms, six bathrooms
  • Up to 6,000–7,000 sq ftThe largest homes

StarProperty puts the largest at 6,000 sq ft and EdgeProp at 7,000; room counts come from homes EdgeProp reported on and a 2026 listing. Plans vary, so we measure.

Twenty-five years of changes

No published handover list for Hampshire Park turned up, and a quarter of a century gives plenty of time for kitchens and wardrobes to be replaced. The homes EdgeProp has written about changed hands semi-furnished, which is a fair guess at what you may find.

We note what is built in and plan round it: the wardrobe wall places the bed, the kitchen colour steers the dining chairs. The landlord’s loose furniture we judge piece by piece. Your own things get the walls that matter.

Decide early what the +1 room is for. Its window and floor area tell us whether it should be a study, a guest room, a dressing room or a store for luggage between trips.

02Styling a home

Styling a rented Hampshire Park home

Renting at Hampshire Park, every loose item is yours to choose: furniture, rugs, lamps, curtains, art.

Drilling, hacking or building in needs the landlord’s written consent, then management’s.

A semi-furnished home

Where the home arrived with its fitted pieces and a few loose ones, we log what is in each room, agree what stays, and plan the rest around it.

A living room this size wants two places to sit rather than one long sofa: a main group on a large rug, and a pair of chairs with a lamp by the window. That is how a big room stops feeling like a corridor.

Freshening an older home without works

Without touching the walls, new curtains, lampshades at the right height, a rug that covers more of the floor and art hung a little lower change a room’s age more than its tiles do.

What your tenancy permits

Hooks and rods usually need the landlord’s say-so because they leave holes; anything wired, plumbed or built in needs written consent and then management’s approval. When the answer is no: a picture ledge, a console for leaning art, a freestanding rail in the +1 room, floor lamps, curtains on the existing rail.

Moving dates and furniture that travels

Tell us the date on the first call; slow pieces are ordered first and the bedroom finished first. If your shipment is at sea, the plan keeps room for it.

A sofa that suits a Hampshire Park living room may be too big for the next home, so we choose the large pieces with that in mind. Owners letting a home can use styling alone to ready it between tenancies.

03How does styling work?

Styling at Hampshire Park, from first call to install day

From the first call to the finished rooms, your Hampshire Park home has one stylist.

We plan, you buy from the plan, and we arrange it all on site.

Arranging takes one to two weeks. Delivery of new furniture adds four to twelve weeks, so the sofa and dining table are chosen first.

We measure the lift and the doorways on the visit before committing to a long sofa or a large table, and book delivery times with management so the van and the lift line up.

  1. Talking first Free
Who’s living here, what came with the home, what’s arriving with you and when you’d like to move in.
  2. Visit and measure RM200, taken off the fee if you continue
Every room measured, the +1 room and the lift checked, and the existing furniture listed.
  3. Written fee, then the plan
Our fee confirmed in writing; then a layout and buying list for every room, long-lead items first.
  4. Ordering at your pace
Buy from the shortlist yourself or let our Procurement Concierge handle orders and deliveries.
  5. Rooms finished
Your stylist comes in person to place the furniture, hang the art, make the beds and light the lamps.

Inventories, shipping and deliveries for a home this size make a long list. We keep it up to date; ask us at any point what comes next.

Interior styling The process

04How much does styling cost?

What styling costs at Hampshire Park

Styling at Hampshire Park is an estimated RM7,780–11,210 for a 3+1, RM9,495–12,925 for a 4+1 and RM11,210–14,640 for five bedrooms.

Rooms are RM1,715 each and the open living and dining RM2,635, written down before work begins.

The lower figure covers the bedrooms and the living and dining; the upper includes two more rooms, for example the +1 as a study and a family room. Styling has no free rooms, and big rooms cost no more than small ones.

Hampshire Park styling estimate
HomeLower figure includesLowerPlus two
3+1 about 2,680 sq ftThree bedrooms, living and diningRM7,780RM11,210
4+1 about 3,500 sq ftFour bedrooms, living and diningRM9,495RM12,925
5 bedrooms about 5,100 sq ftFive bedrooms, living and diningRM11,210RM14,640

The arithmetic: 3 × RM1,715 + RM2,635 = RM7,780 (or RM11,210); 4 × RM1,715 + RM2,635 = RM9,495 (or RM12,925); 5 × RM1,715 + RM2,635 = RM11,210 (or RM14,640), the bracketed figure adding two rooms. The largest homes are priced room by room.

October 2026 estimates, not a quotation. Furniture is bought separately from a shortlist matched to your budget.

Included in styling

The call, a measuring visit, then per room a furniture layout, art heights and a list of lighting, textiles and objects. Once it all arrives, your stylist sets the rooms up in person.

Our Procurement Concierge can do the ordering and delivery booking if you prefer.

Interior styling

05Want more than styling?

Want more than styling at Hampshire Park?

Furniture alone suits plenty of Hampshire Park homes.

In others, a twenty-five-year-old kitchen or bathroom is asking to be replaced.

Wardrobes that don’t fit how you dress. A bathroom from another era. A fifth bedroom that would be more use as a dressing room.

Interior design weighs what to keep against what to change, and what deserves doing properly, from one room to the whole home.

Styling makes the home feel like yours. Interior design changes the home itself.

06What does interior design cover?

Interior design at Hampshire Park, for homes that need more

Hampshire Park’s homes have the space and en suite bedrooms many newer homes trade away.

A quarter of a century on, some of the kitchens, bathrooms and wardrobes may be ready for a rethink.

If furniture is not enough, we’ll help you plan the rest.

A kitchen opened up to the dining room, a spare bedroom fitted as a dressing room, bathrooms brought up to date. It can be done in stages, starting with the room that bothers you most.

What a Hampshire Park renovation usually covers

  • KeepSpace, layoutGenerous rooms, en suite bedrooms and a +1 room
  • AdaptA bedroomIn a four- or five-bedroom home, one can become a dressing room or study
  • RenewKitchen, bathsThe rooms most likely to be original or tired
  • CheckWiring, pipesIn a building of this age, wiring, plumbing and air-conditioning routes come first

Your sale or tenancy agreement lists what the home came with; we check it against what we find.

Renovation rules at Hampshire Park

Hampshire Park’s renovation rules aren’t published that we could find, so we obtain management’s current copy, with deposit, hours and forms, before quoting. We haven’t yet designed a Hampshire Park home; on our first call we can take you through homes we have designed elsewhere in Kuala Lumpur.

Permissions for works at Hampshire Park

If you rent, the landlord’s written consent comes first. Then management’s written approval under its rules. Then any council permit the work needs, which your contractor arranges.

Relocated plumbing or a removed wall is the work most likely to need all three; styling that drills nothing needs none.

Hampshire Park design fees

07How much does interior design cost?

What interior design costs at Hampshire Park

At Hampshire Park our design fee is an estimated RM19,745–26,875 for a 3+1 and RM23,310–30,440 for a 4+1, confirmed in writing before we start.

It pays for design; works and furniture are separate budgets.

Each room we design
RM3,565
Living and dining
RM5,485

The fee is for our design work. Works and furniture are separate budgets, below.

A usual Hampshire Park brief counts each bedroom and the kitchen at RM3,565 plus the open living and dining at RM5,485: 4 × RM3,565 + RM5,485 = RM19,745 for a 3+1, and 5 × RM3,565 + RM5,485 = RM23,310 for a 4+1. Two extra rooms, say a bathroom and the +1 fitted as a study, bring them to RM26,875 and RM30,440.

Design comes with our Procurement Concierge, and any room that only needs styling is styled at half the fee.

Our design fee, estimated

3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

BespokeRM386,000 to RM802,000

Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Notes on the Hampshire Park estimate

We have priced your kitchen as a room of its own; if it has been opened to the dining area, it comes off and the estimate is RM3,565 lower. We bill in stages against the figure on paper; dearer worktops or fittings show up in the builder’s price, not in ours.

With Curated works and furniture (Commune, Cellini, Poet Living) added to our fee, a 2,680 sq ft 3+1 totals about RM215k–379k.

What the ranges assume

A building from around 2000 is priced as an older home: new floors, new wet areas where you ask for them. Bathrooms aren’t redesigned in the lower figure, and these homes have plenty, so choose yours in the calculator.

Wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood are in each range; anything you keep is taken out again. Vanities are not included.

Letting a Hampshire Park home?

Styling may be all a home needs between tenancies. Where works are needed too, our Essential level, with Ikea, SSF Home or Harvey Norman furniture, is fast to fit and hard-wearing. The design fee is unchanged by level.

FAQ

Questions on styling and interior design at Hampshire Park

How do you style a semi-furnished Hampshire Park home?

We list what came with it, keep the fitted pieces and decide on each loose one with you. In the large living rooms we usually plan two seating areas, each with its own rug and lamp, rather than one long sofa.

Can I style a rented Hampshire Park home without the landlord’s approval?

Loose pieces need no approval: furniture, rugs, lamps, curtains on the existing rail, art on a ledge. Drilling, hacking or fitting anything at Hampshire Park needs the landlord’s written consent and then management’s. We go through the tenancy with you first.

What does styling cost at Hampshire Park?

About RM7,780–11,210 for a 3+1, RM9,495–12,925 for a 4+1 and RM11,210–14,640 for five bedrooms. Bedrooms are RM1,715 each and the open living and dining RM2,635; the top of each range adds two rooms. Confirmed in writing first; furniture is bought separately.

What does styling include at Hampshire Park?

A call, a measuring visit, a layout and shopping list for each room, and a day on site setting it all up. One room or the whole home. You buy, or our Procurement Concierge buys for you.

How long does it take to style a Hampshire Park home?

One to two weeks once everything is delivered, with four to twelve weeks of lead time for new furniture. We order the slow pieces first and can plan by video before you arrive.

Can I take the furniture when I leave Hampshire Park?

Yes, all of it that isn’t built in. Since these rooms are bigger than most, we pick large pieces that can still work in a smaller home and limit anything made to measure.

How big are Hampshire Park’s homes?

The 194 homes run from 1,809 sq ft to between 6,000 and 7,000 sq ft. EdgeProp has reported on a 3,521 sq ft four bedrooms plus one with five bathrooms and a 5,134 sq ft five-bedroom home with six bathrooms.

Does my Hampshire Park home need styling or interior design?

Styling, if the layout works and the rooms just need to feel like yours. Interior design, if you want to change the kitchen, bathrooms or wardrobes. You can start with one and add the other later.

What is the interior design fee at Hampshire Park?

An estimated RM19,745–26,875 for a 3+1 and RM23,310–30,440 for a 4+1, agreed in writing before work. It covers bedrooms, kitchen and living and dining, with two more rooms at the top. Works and furniture are separate, roughly RM196k–359k at Curated (Commune, Cellini, Poet Living) for a 2,680 sq ft 3+1.

Are there renovation rules at Hampshire Park?

Yes, through management, but they aren’t published. We ask for the current rules, deposit, hours and forms before quoting. Tenants need the landlord’s written consent first.

Which services do you offer at Hampshire Park?

Styling for rented and owned homes, room by room, and interior design for kitchens, bathrooms and joinery for longer stays. We draw the plans, compare contractors’ quotes with you and manage the work; contractors build. Styling and our Procurement Concierge stand on their own, and Virtual Design covers homes outside Kuala Lumpur and Selangor.
