Why do One KL’s two-storey living rooms change the brief?

Each one is a duplex, most near 3,285 sq ft, with a two-storey living room, glass about 6 m tall and a pool of its own. So the brief here is scale, light, and renewing what seventeen years have worn.

Sundays in Bed, a Kuala Lumpur studio for homes, designs One KL duplexes for a fee per room, agreed with you in writing before work starts.

One KL is a single 35-storey freehold tower on Jalan Pinang, designed by Singapore’s SCDA Architects and handed over in April 2009. All 94 homes are duplexes, and each has a glass-edged pool set into the facade.

One KL units start at 3,265 sq ft built-up, and most are about 3,285 sq ft.

Upstairs, the floor stops short of the windows. The living room rises through both storeys behind full-height glass, and a glass-lined corridor above looks down into it.

That height is the first design question. A sofa, a pendant or a painting sized for an ordinary condo shrinks in a room this tall, and every lamp is also seen from the gallery. So we draw the room at its true scale before shopping.

Age is the second. Seventeen years of owners and tenants have passed through these duplexes, and some were refitted along the way. Bathrooms, wiring and air-conditioning are where that shows, so we see yours before pricing anything.

Glass, gallery, pool and two kitchens: which do you settle first at One KL?

Start with what no ordinary KL condo has: the height, the pool and two kitchens. Decide those first, and the rest of the home follows.

The tall glass. Six metres of window makes curtains a specialist job. Homes were handed over with motorised shades; if yours still run, re-covering them usually beats paying for new tracks and motors at that height.

The gallery above. The upstairs corridor is lined with glass and looks down into the living room, so sound and light carry between the floors. Rugs, upholstery and lighting planned to look right from above as well as below settle it.

The pool. Your pool is built into the facade, with double waterproof membranes, and the management looks after it. We arrange furniture and lighting around its edge, and fix nothing to the surround without written approval.

Two kitchens. Guests see the dry kitchen and its large island; daily cooking happens in the separate wet kitchen. The original Miele appliances are seventeen years old; often new appliances, worktops and fronts are enough, without new cabinets.

What stays. The Burmese teak stair and the master’s walk-in wardrobe are worth more refinished than replaced. The money goes to bedrooms two and three instead: modest rooms, where each wardrobe and bed wall must earn its place.

What does it cost to design and furnish a One KL duplex?

Our design fee for the common 3,285 sq ft 3+1 duplex is estimated at RM41,135–48,265; the four-bedroom of about 3,606 sq ft is also RM41,135–48,265, because the fee follows rooms, not floor area. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 duplex here comes to about RM351k–610k in all.

Spend where it matters. Skip what doesn’t. In a One KL duplex, that usually points at the two-storey living room, the smaller bedrooms and the bathrooms, seldom the teak stair. Tick just the rooms you want drawn; contractors’ quotes later replace these ranges.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Lower figure: the usual brief in these duplexes, meaning living and dining, both kitchens, each bedroom, the study and all bathrooms bar one. Upper figure: two extra rooms, for instance the helper’s bathroom, or the helper’s room made into a second study.

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

Every home here was handed over in 2009, so each estimate is for a resale home. Listings give the 3+1 five bathrooms: three en-suites, a powder room and the helper’s. We’ve counted four, because not every bathroom needs designing.

The 3+1’s study is priced as a room we design. Listings for the larger duplex disagree on its rooms; we’ve assumed four bedrooms and five bathrooms, to be checked when we visit. These are October 2026 estimates, and no quotation.

Every range pays for new wardrobes, kitchen cabinetry, appliances and air-conditioning. Where the Miele kitchen, the walk-in wardrobe or the motorised shades still work and stay, the real figure falls well below.

Furnishing to let? Furnished duplexes here are advertised at RM11,500–17,000 a month. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Your design fee adds up room by room: RM3,565 for each bedroom, study, bathroom or kitchen we design, and RM5,485 for the double-height living and dining. Keep the powder room as it is and it costs you nothing.

We commit the total to paper before starting, and you settle it in stages. Since it never tracks what the building work costs, stone for the island in place of laminate changes nothing on our invoice.

Your budget is the figure you name at the outset, whether it covers the whole duplex or only the floor you live on. We design to that number rather than talking it up.

How does a renovation run in a seventeen-year-old One KL duplex?

Whoever answers your first call at Sundays in Bed is the designer who styles your One KL duplex at the end. Our role is design and project management; the building is done by contractors, picked by you after we’ve sourced their quotes and compared them together.

  3. The written scope, then the design
    Rooms, budget and fee go on paper first. After that come layouts, lighting at two heights, joinery and materials, planned around the pool edge and the teak stair.
  4. Pricing the drawings
    Drawings precise enough that each contractor prices every room line by line. Several tender; we sit down with you over their numbers, and the choice of builder is yours.
  5. Building, then dressing
    Lift slots, trades and deliveries are cleared with the management; each stage is checked against the drawings; the rooms, tall wall included, are dressed last.

A seventeen-year-old duplex has its own order of work: wiring and waterproofing first, joinery next, the tall windows last. Keeping that order, so one trade never undoes another, sits with us. The full process

DBKL and the management. Jalan Pinang lies within Kuala Lumpur, so DBKL issues the renovation permit, applied for by your licensed contractor. One KL’s management has to sign off the works in writing as well.

No renovation deposit, working hours, lift-booking procedure or rule for work beside the private pools has been published for One KL. Before any pricing, we get the latest rules from the management office.

In a tower of 94 duplexes, will mine end up like the rest?

It shouldn’t. Some of these duplexes have been let furnished, styled to suit any tenant. Yours ought to suit the particular people living in it.

Your household comes first: who swims before breakfast, who works upstairs, which parents come to stay, and what you’ve collected that deserves the tall wall. Handsome rooms come easily in a duplex like this; rooms that are unmistakably yours take the effort.

No One KL duplex is among our own projects yet, so the evidence here is the area’s published renovation records: 18 KLCC condominiums, at a median of RM158 per sq ft. Applied to 3,285 sq ft, that is roughly RM519,000.

What should I ask a designer before hiring them for a One KL duplex?

Three things. Have they planned a double-height room, where every choice is also seen from above? Is their fee on paper before work begins? Ours is, room by room. What have homes this size cost? Published KLCC figures are on our cost index.

What does it cost to renovate and furnish a One KL duplex?

Before our fee, a 3,285 sq ft 3+1 typically needs RM309k–569k for renovation and furniture at Curated (Commune, Cellini, Poet Living), or RM569k–1,161k at Bespoke (Space Furniture, BoConcept, Molteni&C). Keeping the Miele kitchen and shades lowers it.

Can the study become a guest room for visiting parents?

Usually. With three en-suite bedrooms beside it, a good sofa bed, blackout and storage for a long stay often suffice. Designed by us, it adds RM3,565 to the fee; untouched, nothing. Its light and air-conditioning get checked on the visit.

What can be done about glare through the tall windows?

Begin with the motorised shades the homes were handed over with; new fabric on the old motors is often enough. Where they’ve failed, a specialist measures the full drop before ordering. We plan each room around its light, never around a view.

Can I change anything around my private pool?

With care. Each pool is built into the facade with double waterproof membranes, and the management maintains it. Loose furniture, pots and lamps near the edge are usually simple; fixing or drilling into the surround waits for the management’s written approval.

Should I refit a One KL duplex before letting it out?

Tenants here notice tired bathrooms, an old kitchen and sagging shades first. Renewing those in hard-wearing finishes, and furnishing the tall living room so it never looks half-empty, usually counts for more than redesigning bedrooms. Your plan sets our brief.
