Why do curved glass walls and 2008 plumbing set the brief at K Residence?

One curved glass tower with about five homes to a floor, handed over in 2008. So the work here is renewing what eighteen years have worn, and arranging rooms around full-height glass rather than solid walls.

Sundays in Bed is a residential interior design studio in Kuala Lumpur, and we design homes in K Residence for a fee per room, agreed in writing before we begin.

K Residence is KL Landmark’s freehold tower on Jalan Ampang, built over the Avenue K mall to a design by the architects DCM. Residents drive in off Jalan Mayang, to a lobby and lifts of their own, apart from the shops.

It is one tower of 50 storeys and 188 homes, with keys handed over from July 2008.

K Residence units range from 1,405 to 3,510 sq ft built-up, plus penthouses on levels 42 to 48.

Two things shape almost every brief in this tower. The first is age. These homes have been lived in, or let, since 2008, and many carry an earlier owner’s fit-out. We look behind the walls before we price a single finish.

The second is the glass. A double skin of curved, full-height glazing wraps the building, so many rooms have less solid wall than you’d expect. Where the bed, the sofa and the television sit is decided by the walls you do have.

Ceilings are about 3 m, generous for a KL condominium. We keep bulkheads tight to hold that height, and take wardrobes and curtains all the way up.

Curved glass, four bathrooms, chilled water: where should a K Residence 3+1 start?

What eighteen years have done to the services, and how the glass decides the furniture. Settle those two, and the finishes become the easy part.

Two kitchens. A 2,789 sq ft 3+1 listing, and the penthouses, show a dry kitchen and a wet one with a yard behind. We treat them as two rooms: the wet one built for real cooking, the dry one kept presentable for guests.

Living with the curve. Full-height glass on a curved façade means curtain tracks must follow the building’s line, and sunnier rooms warm up by afternoon. Sheers by day and dim-out at night come before any colour scheme.

Four bathrooms, plus the helper’s. Three of the 3+1 layouts list four bathrooms and a fifth for the helper. Rarely do all need designing, so our estimates leave one out. Give that one new fittings, a mirror and better light instead.

How the home is cooled. Owners’ 2019 court filings list chilled water among the building’s utility bills. If your rooms are cooled through that central supply rather than split units, moving an outlet is a job for the building’s engineers, so we find out first.

What’s worth keeping. Not everything from 2008 has to go. Solid wardrobe carcasses can take new doors, sound floors can be polished, and a good previous renovation can stay. We spend where the home has genuinely tired, and leave the rest alone.

What does it cost to design and furnish a resale K Residence 3+1?

Our design fee for a 2,534 sq ft 3+1 is estimated at RM34,005–41,135, and for a 1,405 sq ft two-bedroom at RM19,745–26,875. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM308k–522k in all.

Spend where it matters. Skip what doesn’t. After eighteen years, that tends to mean bathrooms and the wet kitchen ahead of bedrooms that still serve you well. Untick any room you’d leave alone; every figure is a guide until quotes arrive.

Our design fee, estimated

3 bedrooms, 3 bathrooms and the dry and wet kitchens: 8 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Read the lower number as a typical brief here: living and dining, both kitchens in a 3+1, each bedroom, and every bathroom bar one. The upper number stretches to two extra rooms, say that last bathroom, or the helper’s room as a quiet study.

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

Because keys went out in 2008, each row assumes a lived-in resale home. One bathroom is left uncounted in every row, since owners rarely want all of them redesigned, and the helper’s bathroom is left out too.

One 3+1 listing shows a dry kitchen beside a wet one, so the 3+1 rows price both, as an assumption. The two-bedroom and 2+1 rows assume a single enclosed kitchen, and the +1 stays a helper’s room. October 2026 figures, offered as estimates only.

New wardrobes, kitchen cabinetry, hob, hood and air-conditioners sit inside every range. If a past owner’s versions are still in good order and stay, your total drops accordingly.

Furnishing to let? K Residence homes are advertised to let from about RM6,500 monthly. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How our fee adds up. RM3,565 for each bedroom, bathroom or enclosed kitchen we draw, and RM5,485 for the living and dining as one space. A 3+1 here may have four bathrooms; any you keep simply aren’t charged.

You’ll see the total in writing and agree it before work starts, with payment spread over stages. Because it isn’t tied to construction costs, upgrading a vanity top to marble changes nothing on our side.

Your budget comes first. A tenant-ready two-bedroom and a 3+1 for the long haul need very different sums. Tell us yours on day one; we plan within it, never beyond it.

How does a renovation run in a tower that shares its management with a mall?

The person who takes your first call at K Residence is the person who styles the finished rooms. We design and manage; licensed contractors build, and the choice between them is yours, made after we’ve collected their prices and laid them side by side.

    We measure each room against the curved glass, open the distribution board, test the bathrooms, and find out how your air-conditioning is fed.
  3. Scope, then design
    Rooms, budget and fee go into writing first. Then the plans: furniture set against the solid walls, lighting, joinery to the 3 m ceilings, and materials.
  4. Drawings and quotes
    Detailed drawings let each contractor price your home line for line. Several bids come back to us; we walk you through the differences, and the appointment is your decision.
  5. Works, then styling
    We book the heavy-duty service lift, bring trades in by the route the management office sets, check each stage against the drawings, and dress the rooms last.

Approvals at K Residence. Two sign-offs come before any hacking. DBKL grants the city’s renovation permit, applied for by your licensed contractor. Then the building’s management body, which has also covered the Avenue K mall downstairs, gives its written consent.

Nothing public sets out that body’s deposit, permitted hours or lift-booking procedure, so we obtain its current rules from the management office first and plan the schedule around them.

With 188 homes in one tower, will mine look like the rest?

It shouldn’t. Many homes here have changed hands or tenants since 2008; yours should finally be arranged around whoever lives in it now.

Our first questions are about people. Does a helper run the wet kitchen? Do parents fly in for long stays? Is someone on calls from home all day? Pleasing proportions come almost free in this tower; fitting a particular family takes the real thought.

What homes this size have cost in KLCC

No K Residence project of ours exists yet, so we point you to neighbours instead. Across 18 published renovation records for KLCC condominiums, half spent under RM158 a square foot. At that rate, a 2,534 sq ft 3+1 comes to roughly RM400,000, within our Curated range.

Two Four Seasons Place homes, 1,570 to 2,500 sq ft, ran to about RM300,000; a 3,000 sq ft Park Seven home, RM450,000.

K Residence questions, answered

Who signs off renovation work in a tower shared with Avenue K?

Two bodies. DBKL issues the renovation permit, through your licensed contractor. The building’s management body, on the last public record a joint one covering the homes and the mall below, then gives written consent. Its deposit, hours and lift booking aren’t published, so we ask the office first.

What might a K Residence 3+1 cost at Curated or Bespoke?

Roughly RM274k–488k for a 2,534 sq ft 3+1 furnished from Commune, Cellini or Poet Living, or RM510k–1,009k with Space Furniture, BoConcept or Molteni&C. Both are estimates, before our fee. Keeping a sound earlier fit-out saves most.

Can I add or move air-conditioning?

Check first. Chilled water appears among the building’s utility bills, so some homes may be cooled through a central supply rather than split units. We confirm how yours is fed on the site visit, before planning any new or moved outlets.

How do you dress rooms with full-height curved glass?

In layers. Sheers on a track bent to the curve for daytime, dim-out behind for sleep, and furniture set against solid walls, not glass. Solar film can help on sunnier faces. We check which way your rooms face before choosing fabrics.

Should I renovate a K Residence home before letting it?

Often only partly. Homes here are advertised to let from about RM6,500 a month, and tenants judge a flat by its bathrooms and kitchen. Durable, neutral surfaces there earn more than new furniture. Tell us which it is, and the brief follows.

Do you design the penthouses?

Yes. The triplexes, the duplex and the half-floor homes on level 48 start near 6,100 sq ft, some with a private pool, beyond the calculator above. We estimate them room by room after a site visit.
