Why is every Dua Residency home a family brief?
All 288 are family homes, from a 2,098 sq ft three-bedroom to a 6,033 sq ft penthouse over three floors, and all were handed over in 2007. So the work is renewing what nineteen years have tired, then fitting the rooms to a household.
We’re Sundays in Bed, a Kuala Lumpur studio that designs homes room by room, and we take on Dua Residency homes with the fee for each room set out in writing first.
Dua Residency is E&O’s pair of towers at 211 Jalan Tun Razak, a short walk from Lorong Stonor. Its 288 homes share a site of about 4.5 acres, with roughly an acre of it given to pools and gardens.

Dua Residency units range from 2,098 to 6,033 sq ft built-up, and every one has at least three bedrooms.

Three things shape almost every brief here. The first sits above the ceiling: the towers were handed over with concealed air-conditioning in every room, and nineteen years on, its condition decides where ceilings can go.
The second is count. A 3+1 has four bathrooms and a duplex five, more than most families use every day, so choosing which ones to redesign is where a budget is won or lost.
The third is who the home is for. Plenty of homes here have been let. Taking one back for your own family asks for a different plan from readying it for the next tenant, and we ask which it is first.
Ducts, four bathrooms, two kitchens: what comes first in a Dua Residency 3+1?
What the 2007 services can still do, and which rooms your household really uses. Settle those, and choosing finishes turns simple.
Above the ceiling. The sales particulars list concealed air-conditioning to all areas. Before we draw a lighting plan, a contractor tests the units and the ducts. Replacing them settles where ceilings drop, and doing it later means opening them twice.
Four bathrooms in a 3+1. Types A and B are both listed with four. Few families need all four redesigned, so we price three and suggest which one simply gets new fittings, a mirror and better light.
Two kitchens. Listings describe a dry kitchen and a wet one, where the real cooking happens, plus a helper’s room. We keep the wet side plain and tough, and open the dry side to the dining table as a counter.
Stairs and a roof. In the 3,502 sq ft duplex, one en-suite bedroom is downstairs and three are up, which suits a parent who’d rather avoid stairs. The triplexes add a roof deck with a jacuzzi, which needs shade and lighting.
What deserves to stay. The towers were built with full-height glazing and generously sized rooms. Where an earlier owner’s floors or wardrobe carcasses are still sound, we refinish or re-front them, and put the money into what nineteen years have tired.
What does it cost to design and furnish a Dua Residency 3+1 or duplex?
Our design fee for a 2,098 sq ft Type A is estimated at RM34,005–41,135; for the 3,502 sq ft duplex, RM41,135–48,265. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 2,098 sq ft 3+1 here comes to about RM308k–522k in all.
Put the money where nineteen years show. In a home finished in 2007, that tends to mean the air-conditioning, the bathrooms used daily and the kitchens, seldom floors still in good order.

3 bedrooms, 3 bathrooms and the dry and wet kitchens: 8 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Each lower figure prices the usual set: living and dining, both kitchens, the bedrooms, and the bathrooms bar one. As every home here tops 1,200 sq ft, the upper figure leaves room for two more, perhaps the helper’s room as a study, or that remaining bathroom.
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
These homes date from 2007, and seldom does each bathroom need designing, so every estimate counts one fewer than the home has: three of the four in a 3+1, four of the five in a duplex or triplex.
The +1 is treated as a helper’s room and left out. Bedroom and bathroom counts are taken from sale listings and vary between units; your own is checked when we visit. Every figure is an October 2026 estimate rather than a quote.
The ranges assume new air-conditioning, built-in wardrobes, kitchen carcasses and doors, cooking appliances and laundry machines. Anything a past renovation got right, and you decide to keep, comes off.
Furnishing to let? Dua Residency asking rents mostly run RM7,000–10,000 a month. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee adds up. Each bedroom, bathroom, study or kitchen we design is RM3,565, and the living and dining, open-plan, is RM5,485. Here the dry and wet kitchens count as two.
You see the total in writing, and agree it, before work starts; payment then follows in stages. It isn’t linked to what contractors charge, so choosing a better air-conditioning system or a stone vanity leaves it unchanged.
The budget is yours. Type A or triplex, name your figure at the outset. We work inside it and don’t talk it upwards.
How does a renovation run when the ceilings hide 2007 air-conditioning?
One designer stays with your Dua Residency home from that first phone call until the cushions go on. Our role is design and management; licensed contractors do the building, from quotes we gather and compare with you.

- Drawings and quotesA drawing set precise enough that each contractor prices it room by room. Several quotes come back; we go through them together, and the choice of builder is yours.
- The works and the finishWe book trades, lifts and deliveries with the management office, inspect each stage on site, and dress every room before you move back in.
In a tower finished in 2007, the order of work matters: air-conditioning and pipes first, then ceilings, then joinery. Keeping that sequence straight is ours to do. The full process
DBKL and the management office. Jalan Tun Razak is DBKL territory, so the city council grants the renovation permit, applied for by your licensed contractor. Written consent from the building’s management is needed too.
We couldn’t find Dua Residency’s rules on deposits, working hours or booking the lifts for works published anywhere. We get the latest from the management office before pricing, so the programme fits them.
Will my home end up looking like the other 287?
It shouldn’t. The two towers repeat a handful of plans up twenty storeys, but the families inside them differ, and your home should show who lives there.
A Type A might house a couple whose children come home at weekends, or grandparents, parents, children and a helper. We begin with your household: the cook, the late worker, the relative who stays for weeks. The towers supply the space; making it read as your family’s takes the listening.

Two neighbours on Lorong Stonor are among them. Suria Stonor’s 2,700–3,300 sq ft homes ran RM600,000–1,000,000; a 1,260 sq ft home at The Stonor 3 took RM83,000.

Dua Residency questions, answered
What should I ask a designer before trusting them with a 2007 Dua Residency home?
Three questions. Will they test the concealed air-conditioning before drawing ceilings? Will they put the fee in writing, room by room, before anything starts? We do both. Do they publish what neighbouring homes cost? See our KLCC cost index.
Roughly what will a Type A cost to renovate and furnish?
For a 2,098 sq ft 3+1, expect about RM274k–488k with Curated pieces from Commune, Cellini or Poet Living, or RM510k–1,009k at Bespoke, from Space Furniture, BoConcept or Molteni&C. Our fee sits on top. The air-conditioning and bathrooms swing it most.
Should the concealed air-conditioning be replaced?
Not automatically. A contractor tests the units and inspects the ducts first. If they’re sound, a service may be enough. If not, replacing them before new ceilings go in saves opening those ceilings a second time.
Can two bedrooms be joined into one suite?
Sometimes. A 2,315 sq ft home here, renovated in 2024, joined the main bedroom, the room beside it and part of the corridor into one suite with a walk-in wardrobe. Whether yours can depends on which walls are structural.
What can the helper’s room become?
The usual options are a study, extra storage or a dressing room. Much depends on its window and how air reaches it, which we look at on the visit. Kept as a helper’s room, it simply stays out of the design.
Where do you start with a triplex penthouse?
Floor by floor, then the roof. Triplexes from 5,427 sq ft have five or six bedrooms over three levels and a private roof deck. We decide which floor the family lives on and which receives guests, then how the deck is shaded and lit.
