D'9 Bangsar floor plans: suites, pool duplexes and a penthouse
D'9 Bangsar is a single nine-storey block of nine freehold homes on Jalan Kapas: five suites of about 3,600 sq ft, three duplexes of about 5,270 sq ft with a pool each, and one penthouse of about 10,000 sq ft.
Interior design here begins with which of the three is yours.
Nine homes in a whole building is unusual even for Bangsar. StarProperty places D'9 at the highest point of Bukit Bandaraya, describes a square plan drawn to use every corner, and names it as the first project of its developer, Topaz Ace.
- 3,626–3,628 sq ftFive suites
- 5,272 sq ftThree duplexes, each with a private pool
- 10,000 sq ftOne penthouse, with an entertaining room of about 800 sq ft
Sizes from StarProperty and PropertyGenie. Two sales recorded in 2024 were of 3,401 sq ft, so measured areas can differ from the brochure. We couldn’t find bedroom counts published, so we count yours on the visit.
Living with a D'9 plan
A square floor plate has no long corridor to hide behind. Rooms open off a centre, so where the dining table stands decides how the whole home moves. We settle that first, then the rooms around it.
In a duplex, a pool on your own terrace changes the floor beside it: wet feet, towels, a door left open all afternoon. A hard-wearing floor, a shower and a cupboard by that door keep the living room a living room.
The penthouse’s entertaining room, which StarProperty notes could become a spa or a Jacuzzi room, needs a brief of its own: who uses it, how often, and where the sound goes.
Interior design at D'9 Bangsar for homes of 3,600 sq ft and more
With so few neighbours and so much floor area, a D'9 home is usually redesigned as a whole rather than a room at a time.
Interior design settles the order, the materials and the light, so the work is done once.
When the original fit-out is still there
Listings describe D'9 as finished by award-winning interior designers, and some of that work may still be worth keeping: a stone floor, solid doors, a staircase. We list what is sound before drawing anything, and design around it.
Kitchens for cooking and for company
In a home this size the kitchen is often two rooms, one where the cooking happens and one where people gather. We decide with you whether they stay apart or open up, and plan the ventilation and storage to match.
Duplex stairs
A staircase is the one piece of furniture you see from everywhere. Treads, handrail, the wall beside it and a light that reaches the bottom step are drawn together, so the stair reads as part of the home rather than a passage.
Light on the hilltop
On a square plan, one side takes the morning sun and the opposite side the late afternoon. We note where it falls before choosing curtains, timber and stone, because the same oak can look honey in one room and grey in the next.
What interior design costs at D'9 Bangsar
Designing a D'9 Bangsar home is estimated at RM23,310–30,440 for a suite and RM26,875–34,005 for a duplex, worked out on four and five bedrooms as examples.
That is our fee alone, agreed in writing before work starts; renovation and furniture are separate budgets.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Because D'9’s bedroom counts aren’t published, these figures take a suite with four bedrooms and a duplex with five; your visit sets the real list. Each bedroom and the kitchen is one room at RM3,565, and living and dining together are RM5,485. Suite: 5 × RM3,565 + RM5,485 = RM23,310. Duplex: 6 × RM3,565 + RM5,485 = RM26,875. Two more rooms, a study or two bathrooms, take them to RM30,440 and RM34,005.
Once you choose interior design, rooms that need only furniture are styled at half the styling rate.
4 bedrooms and the kitchen: 5 rooms at RM3,565, with living and dining at RM5,485. Entrance foyer and service yard: no fee.
Each level shows a starting figure for the essentials and a fuller one with extras such as panelling, concealed lighting or a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
Reading the D'9 figures
Change the bedroom count in the calculator and the fee moves by RM3,565 a room; nothing else about the method changes. Once signed, it holds: dearer stone raises the contractor’s price, not ours.
Add Curated renovation and furniture (Commune, Cellini, Poet Living) to our fee and a four-bedroom suite comes to about RM247k–457k.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| Suite, 4 bedrooms about 3,626 sq ft | RM23,310–30,440 | RM223k–433k | RM436k–953k |
| Duplex, 5 bedrooms about 5,272 sq ft | RM26,875–34,005 | RM252k–522k | RM486k–1,132k |
Curated means furniture from Commune, Cellini and Poet Living; Bespoke, from Space Furniture, BoConcept and Molteni&C. Neither column includes our fee.
October 2026 estimates, confirmed by contractors’ quotes after the visit.
How the D'9 ranges are built
We price D'9 as an established home, so the ranges allow for new floors, wiring, ceilings and paint along with the kitchen and wardrobes. The penthouse is priced on its own after a visit, and a duplex pool, its pumps and its terrace finishes sit outside these figures.
Furnishing to let?
If a D'9 home is being readied for a tenant, the Essential level, with Ikea, SSF Home or Harvey Norman furniture, is quick to fit and simple to replace between lets. Our design fee is the same at every level.
Essential renovation and furniture, excluding our fee
- Suite
- RM125k–215k
- Duplex
- RM142k–259k

Your D'9 Bangsar interior designer, from first sketch to move-in
One designer from us stays with your D'9 home throughout.
We draw it, gather contractors’ quotes for you to compare, and supervise the work; the contractors you choose do the building.
With nine homes in the block, a renovation is felt on every floor. We agree hours, lift use and deliveries with management before work starts, and keep the loud weeks of hacking and tiling as few as the job allows.
- A first call about the household FreeWho lives here, which of the three home types is yours, and what you would keep from the current fit-out.
- A measured visit RM200, deducted if you go ahead with usEvery room and terrace measured; wiring, plumbing and any pool equipment looked at; the light noted on each side of the square.
- Rooms listed, fee signedThe rooms we’ll design and our fee in writing, then plans, kitchen and bathroom drawings, lighting and a materials board.
- Quotes laid side by sideContractors price the same drawings, management reviews them, and we go through the numbers with you line by line.
- Built, checked, furnishedWe supervise on site, check each room against the drawings, then place the furniture and art before you move back.
A building of this age can hide old pipework behind good tiles. If we find any, you hear about it the same day, with what it changes.
Approvals at D'9 Bangsar
D'9 has a Kuala Lumpur postcode, so heavier building work needs a permit from Kuala Lumpur City Hall (DBKL). Management consents in writing first; your contractor then files the permit with our drawings.
We couldn’t find D'9’s renovation rules published, so we ask management for the current copy, the deposit and the working hours before any quote goes out. Work near a duplex pool, or anything structural, is raised at the first meeting.
Renovating at D'9 Bangsar, a building of nine homes
A D'9 renovation tends to be a whole-home job, planned to suit the household for years, in a building where the neighbours are few and notice everything.
The block keeps a pool, a wading pool, a gym, a sauna, a Jacuzzi and a barbecue area for its nine households, as StarProperty lists them. With those downstairs, a spare room at home can be a library, a study or a room for visiting family rather than a gym.

FAQ
Interior design questions about D'9 Bangsar
What does it cost to renovate and furnish a D'9 Bangsar home?
For a suite of about 3,626 sq ft with four bedrooms, roughly RM223k–433k at Curated (Commune, Cellini, Poet Living) or RM436k–953k at Bespoke (Space Furniture, BoConcept, Molteni&C), before our fee. A duplex runs higher, and the penthouse is priced after a visit.
What are the homes at D'9 Bangsar?
Nine in all: five suites of about 3,626–3,628 sq ft, three duplexes of about 5,272 sq ft each with a private pool, and a penthouse of about 10,000 sq ft, as StarProperty lists them.
How many bedrooms does a D'9 Bangsar suite have?
We couldn’t find bedroom counts published for D'9. Our figures use four bedrooms for a suite and five for a duplex as examples; on the visit we count yours, and the fee follows the real room list.
Where is D'9 Bangsar?
On Jalan Kapas, Bukit Bandaraya, Bangsar, Kuala Lumpur 59100. StarProperty places it at the highest point of Bukit Bandaraya.
Who developed D'9 Bangsar?
StarProperty names Topaz Ace and calls D'9 its first project; other listings name Orionluck. It is freehold, on about 15,000 sq ft of land, and listings give 2010 as the completion year.
Can a D'9 duplex pool terrace be redesigned?
Its finishes, lighting and furniture, usually yes. Anything touching the pool structure, waterproofing or drainage needs management’s written consent first, and a pool contractor prices it alongside the main works.
Do I need DBKL approval to renovate at D'9 Bangsar?
For more than cosmetic work, usually yes. Management consents in writing first; then your contractor applies to DBKL with our drawings.
How long does a D'9 Bangsar renovation take?
Allow a few months for design, quotes and consent before work begins. On site, a full suite takes less time than a duplex, and both take longer than a kitchen alone; the programme comes with the agreed room list.
Can I see a D'9 Bangsar home you’ve designed?
Not yet. The dining room at the top of this page is from our project at DC Residency, Damansara Heights, shown because a large D'9 home often starts with the same question: where the household sits down together.
What interior design services do you offer at D'9 Bangsar?
At D'9 Bangsar we design whole-home renovations of suites, duplexes and the penthouse, and single rooms where that is all a home needs. We draw the plans, compare contractors’ quotes with you and manage the works on site; contractors do the building. Styling on its own suits a home that needs only furniture, and Virtual Design serves homes outside Kuala Lumpur and Selangor.
